Absolutely do NOT rent here by any means. Unfortunately Providence has gone straight downhill in…read morerecent years. When we first moved in, the property management was extremely kind, attentive, caring & friendly. Staff changed, and now it is a nightmare to try to work with them. The current management has been nothing but nasty and rude towards us, and our fellow residents. Specific issues with assistant property manager Deana, who has been extremely rude, inattentive, unhelpful, and baselessly calling us with accusations. My partner and I had rented for 3 years. Rent paid ahead of time every month, maintenance requests submitted immediately, never any problems, warnings, complaints etc. When we went to move out after 3 years, I spent months filling every single thumbtack hole, deep cleaning the carpeting, and wiping down every nook, crany, and surface, etc etc. I took video evidence of the apartment in great, clean condition on the day of move out. However, we were charged nearly $800 of our security deposit for "carpet and flooring deep cleaning". After pressing property manager Troy White several times & threatening legal action, we were sent photo "proof" detailing issues such as "dusty window blinds & dust on top of the fridge". Honestly. Nowhere in their photos were any photos documenting issues with the flooring or carpets; regardless of the me sending back my proof, they refused to budge and illegally withheld ~$800 of our deposit. It is an extreme shame, as the maintenance staff is beyond wonderful, and it's a beautiful apartment complex with quiet & friendly neighbors. For some reason however, the property management have nothing but spite in their hearts for the people that pay their salary every month, and take advantage of their residents & lack of protection laws for lessees.

So, I went looking, and fell in love with Providence at Palm Harbor! They had beautiful plants everywhere! Plenty of space, affordable, and an office that was open when it was scheduled! So I MOVED IN! For the first year it was peaceful and quiet. They had one Hawaiian. Luah party in summer. THEN WE GOT TROY!!!!! Every month after that there was an event!, There were raffles, contests, guessing games, scavenger hunts, yard sales and more! HERE IS THE BEST PART! THE CHRISTMAS GIFT _____________________ We had a great Christmas party! Catered Italian cuisine, holiday costumes for everyone, and the white Elephant Gift exchange (you know, where everyone there can steel your gift?) All I wanted was a crock pot (mine had broken. So I was number 9 and I picked the present for the beautiful shiny blue bag! It was a bottle of wine......AND IT WAS TAKEN NEXT TURN! Then I got a lunch box with all these pool things in it! It was taken by the maintenance man to bring his lunch to work. There was only one gift left! A decorative tree you paste on the wall! The lady who won the crock pot came over and started admiring it. I said "Im. An artist already I NEED A PRACTICAL GIFT! She said to me " I know what you mean, this is a nice Crock Pot but I already have two!" My finger went up in the air, "I HAVE A GREAT IDEA, HOW ABOUT IF WE TRADE?" SHE LOOKED AT ME WITH LOVE IN HER EYES, "REALLY , " SHE ASKED AND WE TRADED! THANK YOU TROY, TODD, AND DINA, YOU HAVE THE BEST COMPLEX IN THE WORLD AND MERRY CHRISTMAS TO YOU! My experience at this apartment community was terrible from start to finish. Upon moving out, my…read moremovers pointed out heavy mildew and rust in the utility closet, which explains the constant musty smell I dealt with throughout my lease. The AC and water heater were severely corroded, and all the pipes were a disgusting rusty brown, indicating long-term neglect and poor maintenance. On top of that, I had multiple issues with the AC not working, often going for days without proper cooling before anything was done. Walkways were constantly full of trash, food, debris, and dog waste. Most residents do not pick up after their pets, and maintenance does nothing to address it. Broken sidewalks created hazards throughout the community. Many neighbors sit on their doorsteps smoking, so walking along the single sidewalk in the community exposes you to constant secondhand smoke. The community is technically gated, but many gates are broken, have holes, or are left open, making the "gated" aspect meaningless. There are no security cameras near the gates or mailboxes, leading to frequent package theft. Mail carriers will often leave packages and letters on the ground in front of mailboxes, and I ultimately had to get a PO box to ensure my deliveries would arrive safely. The units are outdated, the water quality is awful, and overall, the buildings are in rough shape, very thin walls, you can hear your neighbors watching tv. Most definitely an overpriced community. On top of that, the leasing staff is very misleading when providing information and just refer you to the corporate MAA if you have any problems. When the hurricane hit last year, management completely disappeared. They went silent for days and took an unreasonable amount of time to clear the property. The apartment across from me had a shattered window with large pieces of glass hanging over the walkway, which all residents had to pass by. Broken glass kept falling onto the sidewalk, it stayed that way for a month, putting everyone at risk. I would never recommend these apartments to anyone. Save yourself the stress, money, and health risks, and look elsewhere.

The toilets also served their purpose but were not Chair Height. (When I moved in a year ago, there were barnacles on the inside of the tank, just owing to the previous tenants not caring.) The carpets were probably new (Mar 2024). The location of the apartment was awful. 50 feet from US19. Traffic noise 24/7. You don't need an alarm clock since the increase in rush hour traffic will wake you us every day. Semi-trailer trucks, diesel trucks, rice burner motorcycles, modded out mufflers will become your nightmare!! One advantage of the unit, it does not get any sunshine except in the morning, therefore keeping the unit "cooler" in the summer. The Maintenance guys are FANTASTIC!! The office folk, no opinion due to the fact we had no reason to interact with them directly. We did send in a couple complaints about the upstairs tenant pertaining to the bouncing of balls and jumping off furniture during late hours of the evening, sometimes until midnight. We never used the pool, occasionally used the small exercise room. The complex has a 'gate'. There were MANY days that the gates were knocked off by cars either piggy backing or just ramming it. I believe the website mentions gated community however the feeling of security was not there every day. They should consider gates that do not break away forcing visitors to call who they are visiting to open the gate. The trash concern. There are tenants who will bring their garbage and PLACE it on the edge of the chute instead of throwing it down into the compactor. That leads the next tenant, when they open the door, to think "oh, its full, I will leave it here on the ground". Everyone then leaves their garbage on the ground. There were several times the area was covered in garbage bags leaving it for the maintenance guys to clean up. Offer to renew the lease ... plus $300

On several occasions my apartment has had someone in it while I have not been home. I always provide clear instructions that I am to be present while anyone is in my unit. My unit has been trashed and made dirty by staff, things have been broken, money stolen from inside my unit. Packages stolen from outside my door, unsafe exterior fixtures that never seem to get fixed in a timely manner. I have had to call the police multiple times regarding someone attempting to enter my unit. Myself and other tenants have requested safer door locks but we're told no, such a simple fix to help people feel safe. The property manager has been completely dishonest and unwilling to take accountability. She doesn't care about the residents, just her bosses profit. Our apartment is literally falling apart with cracks in the walls and the ceiling is bowing but she denies there's an issue. I was over charged for water and sewer and Catherine tried to help me but Angela told her the leak in the toilet that the maintenance tried to fix for two months unsuccessfully was my problem not theirs. Pathetic. I wouldn't recommend this complex to anyone. $1500 for less than 1000 sqft is robbery. Absolutely can not move soon enough. No one ever answers the phone on the office. The parking is atrocious. They charge you $23 for "valet trash" that just sits on your porch because their lazy employees "didn't see it". It's not optional. Neither is the internet they force you to have that is WiFi only. Why can't I plug in to Ethernet? Just bad management all around.

I'm delighted to hear that your family had a positive experience with Stratford Court. At Stratford Court of Palm Harbor, there are two distinct sections: independent living and assisted living. If your mom was in assisted living, I am hopeful that my critical online review of my mother's stay at Stratford ALF, and her passing away as a result of their substandard care, resulted in the facility making changes to improve their deficiencies.   Above all, I want to see families' loved ones receive the quality care they rightfully deserve.
