My husband (at the time), our children, and I were the very first tenants to move into the Aviara Apartments when they first opened in 2013. The apartments were brand new and very nice, but despite that, it was the worst renting experience I have ever had. For the first month, we were the only family living in the complex. After that, other tenants began moving in. When I applied, the manager at the time, Christina, told me over the phone that I needed to make two and a half times the monthly rent. I told her that wouldn't be a problem. She also told me that I could move in for $99 upon credit approval. She then rushed me to bring in proof of income and the rest of my paperwork. When I arrived at the office, she looked at me and immediately said, "I don't think I can get you approved." I asked why, and instead of giving me an answer, she asked for my proof of income in a rude tone. When I handed it to her, she snatched it out of my hand. After looking at it, she turned around, gave me a fake smile, and said, "There's no way you make more money than I do." I responded, "I don't know what you make, so I couldn't tell you." From that point on, she constantly harassed me. She repeatedly demanded that I help her get a job at Stanford Hospital because that was where I worked. I told her I could recommend her, but I couldn't guarantee she would be hired. She also noticed that I had a brand-new Dodge Grand Caravan that was almost paid off because I had made a large down payment. She wanted me to trade my van for her older Mini Cooper, which was in poor condition. I told her no. I had purchased the van because I have four children, and we all fit comfortably in it. We would not have fit in her car. After I refused, she started deactivating my parking garage key fob, leaving me with nowhere to park. I shouldn't have had to park on the street. I was forced to stop in the middle of the road with my emergency flashers on just to go into the office and argue with her so I could get access to the garage again. The harassment continued. One day, my sister, my nieces, and three friends were visiting. We were all sitting in the living room watching a movie when Christina showed up at my apartment with four police officers. My apartment door was locked, yet she told the officers that I wasn't allowed to have guests over. I was shocked. Eventually, I decided to move out. While I was loading my belongings into my van, I parked next to the elevator. Management had previously told all tenants that it was acceptable to park there temporarily while unloading groceries or moving items, as long as we moved our vehicles afterward. While I was moving, a security officer came to my door every 30 minutes asking if I was finished yet. It became so excessive that my nephew finally told him it was none of his business. After I loaded the last box into my van, I went upstairs one final time to make sure I hadn't forgotten anything. When I came back downstairs just a few minutes later, my van was gone. I looked up and saw Christina and two of her friends standing in a second-floor window laughing at me. It was almost 9:00 p.m., the office was already closed, and she didn't even live on the property, so she had no reason to be there. I later learned that tow trucks were not allowed to enter the parking garage. Instead, she allegedly had a friend's husband use his pickup truck to drag my van out of the garage and into the hospital parking lot across the street, where the tow truck was waiting. I was devastated. Because of the value of my van, I was told it would cost $3,200 to get it back. At the time, I only owed about $635 to pay off the vehicle and receive the title. I had just moved and simply didn't have that kind of money. On top of that, my van had been damaged from being dragged, and it would have needed to be towed from the impound yard to the dealership for repairs. I filed a complaint against Christina and believed the apartment complex should have been held responsible for the damages and losses I suffered. However, I never received any compensation, leaving me feeling as though her behavior was considered acceptable and that no one was held accountable. read more

I had an absolutely terrible experience with this company as a prospective tenant recently. I toured with Daniel and found a unit I liked, I was hesitant on the rapid price increase that happened within a day so he agreed verbally and in writing to allow me to have the unit for the price before the increase if I pursued the unit within a time frame. After the tour I let Daniel know I would be receiving temporary assistance and after I said that he completely changed his tone and demeanor towards me, totally different person. I emailed him about my concerns and he didn't apologize but told me "sorry you feel that way" and then informed me that he changed his mind about the agreement we both had on the unit price, he blamed it on a technical glitch and claimed because the glitch was fixed he could no longer offer that price to me. It was completely stressful on me that I had to push and remind Daniel of our agreement that was verbal and in writing and reiterate how concerned I was on how his behavior was toward me after I spoke of receiving assistance. It was a lot of push and pull just to get him to agree with our original agreement. After some time he finally agreed again to the price (so stressful!) The agency to provide assistance informed him they would only cover a certain amount to which he ended up declining their offer. Going over numbers, the apartment complex currently offers a one month free of rent which can be spread over your 12 month lease (according to Daniel) which drops the rent down about $200 less a month. The agency was offering Aviara Apartments more than what it would be with the one month free offer so ultimately the complex in the end would have made more rent money each month if they leased to me without the one month free rent. This unit i viewed had been sitting on the Aviara website for MONTHS. Yet the complex would rather leave the unit continuing to sit losing money than to lease it to someone who is receiving assistance. As mentioned, the complex would have made more money per month with the agencies offer than they would have leasing it to anyone else with offering their one month free offer which leave me to believe that discrimination had played a factor in the companies decision making in this case. A Fair Housing Complaint has been filed for further investigation. This is my personal experience and you may be treated differently but I can attest that Daniel did not hold up to the high reviews left here on this site. I was mistreated and made to feel bad about it and in the end he blamed me for feeling the way I did, never took any accountability for his actions. It's a rare thing to find an apartment that has an amazing manager (Hi, Daniel!), friendly and courteous neighbors, a beautiful kitchen with an amazing marble-top island, laundry in the apartment, and is but a stone's throw from the Bart station, two libraries, Target, and several grocery stores. The rent is reasonable (for SJ), and the building is clean and tastefully decorated, thanks to Daniel. He makes this more than just a building we all live in; he makes it a community. I Must Say, With All The Closet Space That My New Place Has I Can Barely Tell The Difference. During The Time Of A Stressful Move One Has So Much On Their Mind With Movers, Rental Equipment, Packing & So On. Christina Made My Always Available To Answer Any & All The Questions That I Had. She Made Me Feel So Comfortable. I Did View A Few Other Properties But Having A Friendly Manager Was Very Important To Me. I Mean This IS The Person You Will Be Having Contact With For All Your Living Needs. Who Wants To Deal With A Grouch Or Someone Unprofessional. So With That Being Said, Because Of Christina I Choose To Make Aviara My New Home. The Small Community Of People Here Make The Complex Even Better. With Only 46 Units It Gives You An Opportunity To Get To Know Your Neighbors. So Far I Have Met About 10 & They Are All Very Wonderful. Its A Great Pet Friendly Community That I'm So Very Happy To Become A Part Of. Surprisingly The Area Is Very Quiet At Night. Even With The Hospital Being So Close. I Love My View From The 4th Floor. We lived over four years in this community. The wait time for the maintenance requests is minimum. The fix-it guy is very experienced and friendly. The manager, Daniel, is nice and approachable in case of any problems. He also is very good with kids. Before the pandemic, he always had candy for my little daughter :D Everything is clearly communicated and there's no confusion about the services available at the building. The fitness room is small but does the job. The trash service is convenient. The building is always clean and well taken care of. Overall, we had 4+ years of happy and hassle free life at Aviara. Nice, quiet apartment complex we moved in about 10 days ago! Matience staff are very kind and propment. Management is very professional and kind. Complex is very clean and up kept very well. So far so good! We are pleased with our apt. This is the 1st time we have lived in such a nice place. The only complaints i have are the loose boards in our walk way, the crack in the cement side walk and the excessive bees and hornets flying around. Im sure these will be fixed soon. This is an excellent property to live in. The management is great and handles all of your needs. It is very clean and gates, which answers the concerns about the property's location. They do community events, BBQ's, and raffles. They have a trash service, covered garages, and a jacuzzi. If you have kids there is a park right to the side of it where you can watch your kids from the window. What's most important is the home. I lived in a 3 bedroom 2 bath apartment and loved it. It is very spacious, brand new appliances, new washer and dryer, as well as clean and renovated bathrooms. If I move back to California I will move back into the same spot. read more

My husband and I have lived here for a year and a half and really enjoy it. The people are nice and the building staff is fantastic! The location isn't great neighborhood wise, but it's close to other stuff not to matter. The parking is gated and the building is locked, so it feels safe. I LOVE my kitchen. I've lived in apartments for the past 16 years and I've never rented anywhere with a kitchen this nice. The rest of the amenities are nice too, but that kitchen was the deal maker for me. The only downside is the lack of guest parking, so it's difficult to have people over. Street parking is at a premium, but there are a handful of side streets within walking distance, so it's never been a HUGE issue. read more

Living here since May and the community is clean all the time. They periodically check with us to see f everything is okay. Daniel and Sam are awesome!!! They are friendly and they are very responsive to any work request, though any issue is very minimal in the first place. At first, the washer in my unit was acting weird and immediately, they replaced it. Garbage collection is awesome. They have separate containers for compost. read more

The management is what makes this place so good. Christina makes you feel as if you're part of her family. She takes pride in the community feeling of this building. It is a clean, new building, well-designed and quality furnishings. Not a good place if you're super private, maybe, and limited amenities for the price, but the quality of the building and tenants make it worthwhile. The building is located on a dead end street, which makes it quieter, although being so close to a hospital means you get more siren noise. But it is also close to all the products and services that most people regularly seek out. There is an on-site maintenance person, who is also friendly and super helpful. On the downside, we did have a break-in into the parking garage. My car's window was broken, and several other cars were broken into. But now the mgmt. is installing cameras, so that might help. The building has been open for two years, and this is the first time this has happened. I have only lived in the building for two weeks, but it looks as if it's going to be a good experience. read more

Sam, our maintenance worker, gives the best service and is always friendly. For example, one night (after 10PM) the power in our block went out and he waited outside the front of the building to help people get into their homes until the security company came (our property needs power for the doors, garage, and elevator to work.) Our office property manager, Daniel, is friendly too. For example, he goes out of his way to respond to emails promptly and finds answers to all your concerns . He also says hello as you pass the rental office. I gave a 4 out of 5 stars for the lack of handicap parking. For example, When I moved in I asked when they would be providing handicap parking underground as they took it away and it still not back. For people like me, I've been waiting a long time and for outside the building too. All in all, nice staff team members! read more

They not only failed to have the apartment ready on our move-in day (I had to keep my dog outside in the hot son for hours while the cleaners did work that should have already been completed), but there were NUMEROUS significant repair issues that still have largely been unaddressed. I moved for Internship from TX and this was my first residence in CA. It is an awesome community to live in. Below are pros: 1. Very safe if you're inside. 2. Very Clean 3. Manager is amiable. She helped us a lot when we were moving in and moving out. 4. Family friendly community 5. Fire Alarm and Water Sprinklers equipped apartments 6. Kitchen is huge and appliances are very neat and clean. Once you live there, you're not going to like any other kitchen of an apartment. 7. Community is new. and now cons: 1. Neighborhood(Alum Rock) is quite bad (I have heard of gangs from locals) 2. Comparatively expensive community 3. Lots of people have dogs there 4. Gym is very small. 5. Poor schools -- Helicopter from SJR hospital flies over at night making HUGE noise -- High utility cost (more than $100/m not including PG&E) -- Garage was broken in three times in the past two years -- NO visitor parking. My roommate and I have been here 3 months so far and couldn't be more pleased. The staff is so nice and helpful with anything we need. The new maintenance guy Anthony had big shoes to fill when Sam left but he has surpassed all expectations. I found this place on yelp w/no comments cuz this is a brand new condos. So I called and scheduled a tour. Christina, the office manager was very kind and nice. After a tour, I liked this place very much, everything new & it has a gated underground parking lot. I moved into Aviara March 2016 to be closer to work. The building is a great place to live in. Everything looks brand new and modern, nothing is falling apart. The management team is great, always looking for ways to improve the aesthetics, functionality of the bldg, but overall the comfort and safety of the residents. Daniel (property manager) is pretty cool, always in a friendly mood whenever I walk by his open office door. He makes time and effort to genuinely get to know you and your family/pets. Always answers your questions and will work with you to find a solution. He even hooks up your dog with dog treats after a walk. Lana, my shiba inu, automatically bolts straight into his office after a walk for treat and petting when his office is open. Anthony (maintenance tech) is on top of his game. His knowledge on everything mechanical is mind boggling, always listens to your requests even when he has his hands full with other service requests. He's pretty quick to resolve your issue, I was surprised he took care of my service request the next morning after submitting my ticket the evening before. I always enjoy my conversations with him regarding: video games, computers/tech, cars, etc. It's pretty cool that they have a company who picks up your garbage you place outside your door every night. The parking garage is great, especially Daniel gave me VIP parking right in front, plenty of space for my Subaru STi and Honda CBR600RR. It has a motorized gate, so I feel my motorcycle is safe compared to parking in an outside spot. The only challenge living here is the parking for your guests or if you have more cars than your allotted parking spots, but people make it work. read more
