When we first moved in service was amazing, 6 months in the service and attention dwindled. The apartment had mold that after several requests was treated 1x and it didn't solve it, the mold kept returning as it was in the drywall. Pest control is a joke, ants coming out of the outlets, infested with crickets, roaches, German roaches and recluse spiders. They have mice on property! The landscape company constantly blows everything into the private patio areas and under stairs, weeds are knee high on regular basis. Trash dumping at back of property from move outs and non-residents, dumpsters constantly overflowing. Cars being broken into, stolen vehicles and damage to vehicles is a regular issue. Get ready for MANY MANY MANY domestic violence issues and police constantly being called for crimes. They charged on move out for carpet when state law states 5 years they can not charge for this. The parking lots constantly flood, tree branches from the nearly dead trees are constantly falling and left for weeks. The 3 pools are constantly broken or closed, the only one that is semi maintained is the one they show at the office, the playground is closed on regular basis. They have issues keeping office staff so no one knows what's going on and requests get lost. They have had a fire 3+ years ago and never replaced the fire extinguishers leaving 1 for an entire building (16 units). They say there is security but you call the number and never get a response, in the time living there we saw the security guard 3x (almost 7 years). They continue to raise rent with no upgrades to anything. The gym has extremely used equipment and it's not maintained very well and it smells like mold and sweat, used it 1x and it was filthy! They charged fee for the key to the gym stating it is for "cleaning, upkeep, and upgrades" the equipment is out dated. The walls are thin you hear EVERYTHING, you can hear your neighbor using restroom very clearly!!!! Internet is always going out due to they won't update the wiring in the apartments. Your electric bill is going to be outrageous since all the windows and doors have poor seals. The sliding doors are so worn you have to fight to get them open, they will charge at end of lease for the repair to it during the lease. Storages on patio leak don't put anything in boxes in there make sure to use plastic totes only. Kitchen cabinets are falling out of the ceiling, doors are constantly falling off, water damage from previous leaks in all under sink areas they don't treat that area or replace the existing warping boards. The rental washer dryer breaks down on the regular and the stove was repaired many times but of the four burners only 3 ever worked, oven was uneven heating but when put in work orders they would "repair" it to make due. Took a year to get the dishwasher replaced, took a year and a half for the ac to get replaced and about 50 maintenance requests and they would rig it to work for about a week or two leaving us in 110 degrees and 6 fans to help keep it livable. MOVE HERE AT HIGH RISK! AND LACK OF SANITY! ***edit update**** Called the number but no one ever answers it! Called the corporate number and the response was "Well didn't you read your lease" and "I will transfer you to the district manager" Left a message almost a week ago and have yet to hear back! The "call us we want to resolve this" is just for show on here!!!!! ADDITIONAL UPDATE: YET TO GET A RESPONSE! SENT EMAIL TO THE PROVIDED EMAIL IN THEIR "WE TAKE THE NEGATIVE EXPERIENCE VERY SERIOUSLY" THIS JUST PROVES THE POINT DO NOT RENT HERE THEY DO NOT TAKE CUSTOMER/RESIDENT CARE SERIOUSLY NOR DO THEY ACTUALLY WANT TO RESOLVE ANYTHING IT IS JUST TO MAKE PEOPLE BELIEVE THEY CARE FOR SHOW! Rating this apartment complex a one out of five is more than they deserve. The apartments are infested with cockroaches - inside and out. German cockroaches inside, that do not go away even after 2 bombings and multiple regular pest control treatments. You can see the cockroaches crawling around the grounds at night too. It's nasty! They run across the sidewalks right at your feet - so watch out! Nasty. The grounds are also disgusting with trash and dog feces. They don't water the very large mature trees. The trees are practically dead and are constantly breaking and falling into the apartment buildings. The police are here at least twice a week. Lots of crime. Lots of car break ins. Lots of domestic violence. It reeks of weed smoke outside. You can smell weed inside of your apartment too. The windows are paper thin - which also leads to a high electric bill. They charge at least $120 for the water/trash bill, which is ridiculous for an apartment. It's also ridiculous because the dumpsters are always overflowing and smell of hot trash. The office staff are rude, clueless and corrupt. They evict people on a weekly basis, which might be one the reasons the dumpsters are constantly full. You can see whole apartments being chucked in the dumpsters. If you finish your lease, don't expect your deposit back. Like I said, they are corrupt. They accept homeless vouchers, section 8 and felons - which is great to give people a second chance but the property management is corrupt. They love that government money. Just be aware of the high crime in the area and the high volume of police activity. The pools are nasty. They only really maintain the front pool that is right by the office, but even that pool is closed every other week. Tons of mosquitos. Don't believe the photos they have on their website of the interiors. The kitchen cabinets are falling apart. No caulking around anything. The stoves catch fire. The washers and dryers barely work. The bathrooms have mold. They have a revolving door of maintenance workers. The maintenance men have all been very nice (I guess this justifies the 1 star) but they don't work for Aztec Springs for more than a couple months. They do not have "security" - that is a blatant lie. In conclusion, these apartments suck. Worst apartment complex I've ever lived in. Horrible. Nasty. Terrible management. COCKROACHES. If you are thinking of moving to this area - Miles Motel might be a better option. Just sayin. read more

Lived here for a year. Left right after the lease was up. Roaches everywhere even if you get pest control regularly and maintain a clean space. Neighbors are we're always smoking weed and we could smell it inside of our unit. Cops were there every other day not to mention how loud it was all the time because people would be throwing parties. I will say the flex payment option they had was nice for those who struggle financially and the office was never rude but also never made any changes to our concerns and complaints. They've started charging a utility for common areas like the pool. The tenants are charged for things they dont even use, such as exterminators, etc. I do NOT recommend this place at ALL. Most of the buildings are infested with roaches, German roaches which are way worse than regular roaches! Building M has a German roach AND bed bug infestation. The management sprays once a week but only if you remind them to. Otherwise they don't really care. If you're thinking of moving into this complex, make sure to avoid Building M especially, but you should prob just avoid the entire complex. read more

The staff has been helpful and supportive. They were very accommodating me with situation with me needing to find an apartment! At first I was kinda of scared of reading reviews about roaches and the maintenance of the apartments. I had drove around the complex and saw some crazy stuff with ppl have so much stuff on there balcony's. I thought to myself I see why ppl have roaches and etc. But the day I got my key and cleaned out the apartment I didn't find no roaches. i had a fresh paint job and new carpet and floor. I was thankful for that! It came out pretty nice! ehat I must say they do charge you a lot of fees such as washer and dryer $35 internet $65 cover parking $15 plus trash valet. So the rent might look low but it's really not ! it's pretty ok complex and kinda quiet!! I would recommend it! read more

Trash, just straight up trash. They don't care about their tenants, only the $$ you pour into them. They lied about how the move out process goes(don't ever expect your deposit from them because they will use it to pay off your account but tell you that you will be receiving it??). Chelsea, the office lady always gets a fucking attitude with her ugly ass. They have roaches (red racers which are huge) and swear it's normal because of the sewer. I would have to rate Aztec Springs a 1 star on the way that I was treated when I moved out. I followed directions and gave them a 60-day notice in writing. I had informed the office that I would be actually vacating the premises before the 60 days but knew that I still had to fulfill my expectations of paying the remaining rent. I was trying to give Aztec Springs a head start on getting the apartment ready for someone new. I made an appointment and did my walk through and turned over all of my keys gave them my new address and waited for my final statement. it never came in fact Aztec Springs was in violation of the landlord tenant law by not getting that to me in a timely manner. when I called to ask questions they said we never even knew that you moved out and I said how can that be I did A Walk Thru and formally handed over my keys? I was told so it looks like we made a mistake. I was told they would mail the bill in a few days and still I never received it. at this point I owed 20 days of prorated rent minus my deposit and minus the charge they charged me for carpet cleaning fees which amounted to a little over $300. the next thing I know I received a bill for $1,600 saying that I did not break my lease correctly that I have late fees even though I stayed in touch with them every step of the way asking for my bill. I finally got contacted by their loss prevention and told them that I will be happy to pay the actual amount that I owe but under no uncertain circumstances will I pay these other fees and if necessary we can settle this in court. finally they agreed to take the amount that I actually owed but I was so surprised that they would treat a tenant who never created any problems and always paid their rent on time this way so just beware the management has changed and they are just in it for the money. keep very very detailed records and get everything in writing. read more

Lived at Aztec Springs for over a year. I ended up breaking my lease due to domestic violence. I followed the DV law and gave them notice under said law and the office replied back that they didn't care what the law said that they would still charge me for breaking my lease. After contacting their corporate office and filing a complaint the office manager then contacted me and said I would not be charged for breaking my lease due to DV. However, upon moving out, I had the carpets professionally cleaned, even painted, replaced any damaged blinds, etc. and next think I know they refused to give me back my security deposit as they said there was extensive damage to the apartment which there clearly wasn't. I took pics and video and sent them to the office and they still maintained there was damage. Then they turned me over to collections for more than $1300 which I refuse to pay because not only did management lie but they committed fraud by knowingly lying and creating damage that didn't truly exist. They will get you one way or another but don't stop fighting. They are crooked and money hungry. And as everyone else has stated ROACHES everywhere. read more

We came to visit our daughter and her family, when we arrived and settled in we noticed a horrible German roach issue. Frankly it was GROSS! I mentioned it to my daughter, her response was, mom, we've notified the office and they don't care. The roach problem is so bad it requires bombing, a simple spray isn't going to work. I am not comfortable even taking our pillows back home. I don't live here and I am appalled at how the apartments are taken care of. On top of that, the rent is exorbitant! Definitely not worth it, especially if their management team is unwilling to help. Pay high prices to live with roaches! Yuck!! Also, I have worked in the pest control field for years, german roaches cause health issues. Great job management!!! You have managed to run the place into the ground. read more

My family has lived at Aztec Springs for 3 years. The staff, especially Dawn, is ways extremely helpful and friendly. They are always quick to come and make repairs as needed. The grounds are beautiful...green grass and a lot of trees and shade. The neighbors are generally pretty quiet and friendly. Some of the older tenants are a bit busy bodyish but that's not the properties fault. We haven't had much to complain about since living here. And the things that have come up in the past either have been dealt with by staff or didn't have anything to do with the property itself. Great place to live. read more

We stayed here for 3 lease terms. For the first month everything seemed fine then boom bugs are everywhere, I was getting sprayed every Friday, the pest control man was try to fight to help us get rid of them, he had to.peove to the office we had them cuz they called us liars. We couldn't get rid of them what so ever it go to the point they were running around during the day with a grandbaby that is in unacceptable. They lied to us about security one reason we wanted to move in said there was 24 hour security nope. One manager told my fiance I lied and didn't call about a leaky toilet when I really did. Things were breaking because they weren't fixed right. Be careful with ur kiddos at the pool I had one guy take pictures of our kids at the pool and I reported him and the excuse everyone gave me was maybe he was trying to protect them like that's no excuse so they allowed that. The kids are very rude. One kid pulled a knife on my son my special need son and nothing happened. We broke our lease due to it not being sanitary, unliveable with all the bugs. We spent close to 500 dollars to fix a problem they should be willing to help fix. I do not recommend. read more

Nice building and courtyards maintenance and office respond fast to issues with the apartment. They do not care about the pools or safety of there residents. Showers are totally gone at one pools and the plastic water drainage system is broken all over the place at one pool could do some damage to your feet. pool gates are propped open a lot of the time. Lots of bugs crawling and flying all around inside apartment since day 1 here for us. Lose safety rail to our 2nd floor apartment. I have trouble walking up and down stairs and use it wattling for it to come undone so I can file a claim against the property. Main pool was closed for 3 weeks to change out hot tub heater 2 months ago . Now a sign on gate says to use other pools that they just opened that the pools are nice and clean but none of the hot tubs work and always have rocks in them or are green. Just waiting for all pools to be shut down because of chemical shortage. I totally understand not wanting to deal with pools they should take off as a amenity for selling apartments. Also, major Pot smoking complex. a major fire that burned 2 apartments. No security to be seen other than the cops here every couple of days that the residence usually have to call. Dogs use the restroom everywhere. Maintenance is very good about cleaning up everyday. Ladies in the front office are very nice and apologetic. Things that are expected with a older property, but i really feel that mislead people with there main webpage with security and the pools. Also rent goes up and Amenities go down. Kids screaming in courtyards like they are being kidnapped or attacked all the time other than school hours. Kids kick rocks into walkway not a few a lot of them I have walking and balance issues so I sweep some of the time so I don't fall in the dark with them. Not part of the landscaping contract i guess. This apartment is reasonably priced for the square footage. That is literally the end of the nice things I have to say. The apartments have not been maintained. Everything is as cheaply made as it could be. For instance, our cupboard doors are clearly ones that had been broken at the hinges from a previous install, and so they have just been flipped around. The damage is apparent even when closed. I see the maintenance being praised here and I can't understand why. Every "fix" so far has been a half-measure at best. After the work is done, the thing fixed is likely to break again in the space of a few days. The bugs are the worst. We find multiple roaches a day no matter how much we clean. Almost every morning we find one in the middle of the floor on its back. They crawl out of our cabinets where the clean dishes are. Whenever I tell the office about this issue, they offer to send someone to spray, but all he does is the baseboards, and I have noticed no difference in the frequency since we started spraying. We feel they must be coming from a neighboring apartment and just coming into our apartment to die, so no amount of treatment in our unit will resolve the issue. When we found these apartments we were excited because we thought we had found a good deal. Be warned, these are not a good deal, your cost just won't be in dollars. read more

Okay so first of all this is the only apartment I know that just to check your credit and history charges you almost $200. $50 of it they keep for the to check 150is supposed to be refunded if they find something wrong with your credit. It's been over a month and I still have not received my refund. I've called them and they said they sent it to the wrong address and sent another check out. I still have not received the other check and I'm getting to the point where I'm going to have to take other actions to get my money back from them. Most apartments only want 50 to 60 dollars to check your history this was outrageous and completely uncalled for. read more

Our apartment is cute and best of all.... NO BUGS !!! However there are a few complaints... the washing machine in my apartment only fills up halfway with water when it's set on a full load, which means I can only do small loads every time.... I put in a work order to have it fixed as soon as I saw the problem and was disappointed when the maintenance man told me they are all that way.... so I'm paying extra money each month for an amenity that doesn't work properly The have 3 pools and 3 jacuzzis!!! ‍‍‍. Only problem is the jacuzzis never seem to be working except for the one by the office No Bugs ranks higher than my complaints! read more

We're approaching the end of our 2nd lease here and leaning heavily towards leaving. Apartment itself: the floor plan (2x2) is a nice layout. But we have had SO many things break... a cupboard door (within an hour of moving in), no hot water, the master bathroom toilet (twice), the front door lock/screws, a doorknob fell off, half the stove burners rattle... the list goes on. Everything is cheaply made. Maintenance: we took to fixing things ourselves (luckily they are all minor), because maintenance proved useless when we called. Took 3 days to fix a hot water issue upon moving in. Two guys came up another day to 'fix the rattling stove' without us asking... came in, pulled the stove out from the wall, knocked all my stuff off the counters and then said "Uhh... never mind" and ran out, leaving me to put the stove back. No eye contact the whole time. They seriously skeeved me out. Grounds: nothing ever works here. The hot tubs are constantly broken, they removed 2 of the washing machines in the laundry rooms & increased the prices. They cut trees and leave the massive branches laying around for a week. Nowhere near enough parking; you couldn't buy a covered spot if you wanted to. Office: Their main saving grace, Erinn, was replaced by another girl who is rude and unhelpful. The other day she told me she couldn't do something... turns out she can, she just didn't feel like moving to her computer. We've had a lot of issues otherwise with the staff; last year they ran paperwork wrong and almost charged me an extra $700, they have threatened to tow my 'abandoned' car (which was registered and running per the lease, & we were parking our other car on the street to only use 1 spot), and we were charged to replace our glass door after we *saw* their landscaper shoot a rock into it and break it. Right now they are expecting us to give them 60 days notice... last year we knew our new rent amount 90 days before; now I have asked 3 times what the new rent/fees would be and they keep saying 'they don't know yet'... how am I supposed to give you 60 days notice if 55 days out you don't even know the new rent? Neighborhood: has REALLY gone downhill. How is the rent increasing, but the class of people going down? My car was vandalized (covered in frosting that took detailing to get out). They no longer have security except for once or twice a week at weird early evening hours. I have had ghetto-looking teenagers light off firecrackers next to my car and then verbally threaten me while I was on my balcony. I had to call the police for domestic violence a few weeks ago. We often come home to cop cars everywhere. One night, there were 10 cars & 20 officers, firing off pellet guns into some guy's door to get him to come out. We would *like* to stay but if this continues to go downhill & the prices go up, we kinda have no choice but to go. read more

I've lived here for about 8 months and have no desire to resign the lease. To be honestthe only reason I moved in here in the first place was, it was the place that could get me in the quickest. The price is way too high for what you get. My first month here we underpaid by $20 (ok our mistake) and they charged us a $15 delivery fee to give us the underpaid notice. I have also had issues with parking. There isn't even any open spots near my apartment that I could choose to purchase. Forget finding an uncovered spot if you get home after 3pm. Oh and if you park by the office be prepared to have sap all over your windshield in the morning. I am constantly having to have maintenance come in to fix the light covers in the kitchen. Even they will tell you, they fall all the time. They time one fell, it was on my friend's 1yr old while he was in the highchair eating. The same cover has also cut my roommate when it fell. Another safety issue is the balconies. As a full grown adult I can fit through the railing of the 2nd floor balcony... which means a child could most definitely fit through. Yes there is locks on the doors but this still makes me very uneasy. Another thing I do not like is that the model we were shown has vinylin the "dining" area and when we were given the keys to our apartment and came to look at it the dining area was carpet. If you live near the dog park area be prepared to here dogs barking at all hours of the morning as well. While this apartment has definitely worked for the time I needed it to and was OKAY, I would not choose to live here again. read more

On top of headache after headache living here, upon move out they charged me an additional $260 that I have in writing FROM DAWN AND ERRIN that would NOT apply to me. We have lived here over a year. We are most likely leaving, just sick of apartment living. If we don't, we will stay here. We love the trees throughout the complex. It is an old complex but still nice esp. for the cost. The layout is nice. Lots of windows (we are on the side end of a unit) . We rarely hear our neighbors, I do know others have problems with this. Parking is limited so pony up the extra $15 and reserve a spot. Dog friendly. Expect to hear barking, not out of hand though. Kids playing, only thing I would like to see change is them not playing in the parking lot. Someone is going to get hit, even going very slow. The photo of the kitchen in the gallery, would love to have new appliances, I think ours are the original appliances when the complex was built. Now SMOKING. Dear God. I didn't think that so many people still smoked. If we leave our windows open our apartment reeks of smoke. Even with the windows closed, if you have smoking neighbors (to the side or below, kitty corner) your apartment will smell like smoke. It comes through the drains or so I am told. The office and maintenance staff have been very nice and helpful. They have helped with misplaced packages, lost key, AC repair, toilet repairs. I'm telling you for the price it's a very nice place, but would be better with an non-smoking section. read more

I have had bad experiences with previous apartments. I have been living in the complex for about 5 months now and I love it!! It is quiet, clean, the apartments have an awesome layout. I have a two bedroom two bath and we can have someone stay over and they feel as they have their own apartment! I love the kitchen! Although.... I wish they would upgrade the stove. It is probably from the 1980's. Very old and used! Other than that, everyone is nice and if you need anything they are pretty good about getting it done in a timely manner. read more

My boyfriend and I have been living here for 5 months, and we have mixed feelings about the place. The negative: While I do not completely blame the complex for these issues, I am going to list them for potential renters because if I had known about them, I may not have moved here. First of all, the residents. There are some that are extremely noisy. We are surrounded on both sides by incredibly loud neighbors (music, door slamming, yelling, stomping - you name it) and obnoxiously barking dogs at ALL HOURS of the day and night. There are constantly children in the parking lot on bikes and scooters, and they are always yelling and screaming. (Normal child play noises would be fine, but these kids scream like they're being murdered.) Traffic is also very loud. There can always be a bike or car heard gunning it down the side streets. The apartments themselves are fairly nice, but they are overpriced for what you get. In my unit at least, there aren't any lights in the bedrooms, the kitchen light panels fall out all the time, the light switches and outlets are confusing. Some outlets are controlled by some switches while others are not. The closet for the washer and dryer is just that - a closet. It's a very small area that made installing our stackable washer and dryer unit incredibly difficult. We have yet to figure out the mailing schedule. Some days it's here before noon and some days it's after 6 before its arrived. The okay: We have had a few issues with maintenance. They give an ETA of an hour or so but don't show until three hours after the original call. However, once they do finally arrive they are quick at fixing whatever needs fixed. Parking, at least for us, isn't that terrible. Sometimes getting a covered spot is difficult, but we are fortunate enough to live in a building with other sources for shaded parking. The air conditioner works very well, but it is pretty loud. The good: Despite the negatives to this place, it's still a decent apartment. The unit was very clean when we first arrived. It's comfortable and a nice size for us, at least. The kitchen has TONS of cabinet space, and a nice amount of counter space. There is also a nice amount of storage space in the interior of the unit, and the storage area on the balcony is also much larger than I expected. I was pleasantly surprised by how much privacy the balcony had. Even though we think the rent is a little high for what you get, the unit doesn't feel cheap or anything. There are outlets EVERYWHERE, which is super convenient, and the carpets are nice and fluffy. The people in the office are all very nice and provide excellent service. We did go to them about the noise from our neighbors and they were incredibly understanding and polite. I've read other reviews stating they had pest issues, but we haven't had any issues like that. Overall, I would recommend these apartments to others. read more

I have lived here for 10 years. Aztec Springs' manager and day crew PLUS the emergency crew have always been there for me. I am so pleased to be with them for so long. They were fantastic, great, superb. I don't know what else to say about them. Yes, in 10 years, I had the regular ups and downs. That's only natural. When I had trouble with my sink clogging up multiple times or my w/h broke or for some other reason, someone was always there within the hour or at least I got a call back. Some people expect them to call within 5 minutes. CUT THEM SOME SLACK! Aztec Springs is a big and huge community. The people that work for Aztec Springs are courteous, professional and definitely know what they are doing. And do it fast!! I have been residing at Aztec Springs Apartments for the last 16 months. The office staff have been very responsive in addressing any issues that have arisen within 24 hours of calling them in. The staff can consistently be seen around the property cleaning and repairing things. read more

After working with them finally got the problem fixed and havent had isues sence. The office people are verry understanding was in a car accident and let me keep the totaled vech there till it was picked up. And hasbeen verry supportive on the whole ordeal. read more

I have lived here for almost 5 months and I love it. The apartments are spacious with many amenities. I live on first floor and there is very little noise from above or beside me. My biggest concern is having carpet vs. tile, as this is harder to keep clean with kids. This community has 3 pools, with one heated year round, a small playground, dog runs, and many trees for shade. The office staff are friendly and helpful; they even have cookies for the kids as they get off the bus on Fridays. It is a family-friendly environment and I recommend it to anyone looking for an apartment home. read more
