Roaches, ants, and lack of communication between office staff, maintenance, and their residents are our main complaints. Staff needs trained properly and protocols put in place to make sure things are actually getting handled. When you live at an apartment community you know that you will come across problems here and there but having an efficient staff that is able to handle those issues in a timely manner and with good communication is really what's important. This is the worst experience we've ever had nobody ever knows anything or can give you an actual answer. I sent in a work order June 9th for an electrical issue the bedroom light won't stay on longer than a couple minutes at a time they keep closing the work orders without fixing anything or just let them sit weeks at a time. 5 weeks later and it's still not done. (Note on first closed work order was "done." It was not done. Last time was "I went and knocked on the door resident said we already came but maybe it wasn't the resident I don't know I can go back and check") what? lol and then proceeded to never come back again after I told them they actually never came. Whenever you finally get a hold of someone and explain they say they will handle it and then nothing, every single time. Last week I sent in another work order because our cabinets are infested with hundreds of ants I've had to throw away all kinds of food and huge live roaches have started coming out of the drains and bathtubs. I asked for new weather stripping on the door because you can see outside with the door closed there's a huge gap where all the ants are coming in and for it to be sprayed. I asked for it to be taken care of that day or the next at the latest but they didn't send anybody for 5 days, finally they sent someone to spray (still no weather strip) but they once again dropped the ball and didn't give him keys or permission to enter even though I approved entry. When you tell them they're wrong they just ignore you. I called after I found out he didn't spray and told them they need to have him come right back and I've still received no response so once again we're sleeping with roaches but paying over $2500 a month? I'm still unable to buy new groceries until we get the infestation taken care of. They work remote you can't actually go to the office and talk to someone we've been here 6 months and I've never once met anyone it's horribly mismanaged and instead of holding themselves and their co workers accountable and trying to do a better job they just don't do anything at all it's been extremely frustrating. Moved into San Villante July of 2020 when the property still hadn't been completed. Rent was very affordable with excellent promotions discounts. I lived there until the end of November 2024. In the 4 years I lived there, the community got worse and worse and rent got more expensive. There were amazing leasing agents on site and very attentive at first. Then things slowly and steadily went downhill. Leasing agents closed the leasing office and were moved off site somewhere. Getting in touch with someone was a real hassle. Maintenance seemed prompt and efficient atleast when I lived there. It turned into section 8 housing based on the clientele who were living there the last 6-12 months of living there. A lot of riff raff and lower class renters. The tenants who lived below me for close to 6 months before I left and moved elsewhere were druggies and would have screaming fights and arguments with police being called. Nothing was done to address that. Management didn't do anything while I lived there. I couldn't hear them but neighbors 2 floors down from me dealt with excessive noise disturbance constantly. Very loud with screaming and yelling at the pool especially during the hotter months of the year even with the windows and doors closed inside apartments. The sound would travel straight through the walls. I moved out when it seemed like things were getting a lot worse than they already had. I had a positive and pleasant move out experience and wasn't over charged or fined for anything thankfully. It's too bad the community really went majorly downhill. Lots of dog poop that owners refused to pick up, even after countless warnings from the leasing office. Leasing office staff needs to be back in the leasing office daily to ensure things are running smoothly. That was their first mistake and things just took a turn right after. I wouldn't recommend this property. There are other far better living options and communities out there. I do hope San Villante gets their stuff together and things turn around. I was very glad to leave when I did. read more

High price to live and costly to move out! The interiors are nice, although the bathroom fixtures, seem cheap and highly porous, which makes cleaning and keeping clean difficult. The walls are considerably thin, allowing noise to easily travel in, out, and between units. This is not kid--or pet-friendly. I've also experienced the smell of my neighbors cooking and pot smoke coming through my vents. I was charged over 1000 to clean and replace carpets in an immaculate unit upon move-out. As for the customer service , it's horrendous. San Villante's definition of "exceptional customer service" hinges heavily on their convenience and willingness to address residents' needs and concerns. There is no on-site management or staff available to residents or potential residents. All correspondence is through text or email. If you call and are lucky enough to have someone answer, they are a concierge service and have likely never stepped foot on the grounds. The individuals I have spoken with have been unhelpful and directed me to text or email my issues, which they would forward to management. To talk to someone about my situation, I was asked to schedule an appointment because they are appointment-based, and if I wanted to express my concerns, I would have to go through the proper communication channels. I set an appointment on two separate occasions for two separate issues. The first phone appointment was missed by over an hour, and the second appointment was never approved- even after I texted management to say I requested an appointment. I have expressed frustration with their lack of competency in addressing residential concerns. I even went as far as emailing Mark-Taylor corporate. I received an automated response, which no one ever followed up on. The text or emails that have been answered are often rude and vague. Leaving me feeling unheard and disregarded. My review is not to badmouth or disrespect any one staff member, as I believe this style of management is their corporate robotic culture. Before considering making San Villante your home consider the $$$ and, ask yourself if limited and unreliable access to a property management team is comfortable for you. Lesson learned. read more

I submitted a work order on May 21st 2024 stating my dryer is not working. Maintenance showed up the same day and informed me it would be 2-3 days for them to get the parts in. On May 30th, I sent an email to management requesting an update. No update was provided until maintenance called me on June 6th stating they had to order a new dryer and it would be there on the 7th or the 10th at the latest and that my work order was a high priority. I sent another email on the 13th requesting an update. I called management the morning of the 19th after not receiving an update and was told the dryer would be replaced that day and that my work order was a high priority. I've only been here about a month, so I'll update my review at some point in the future. I was looking for an apartment to move to and found this place completely by accident. After checking out the pictures online and their YouTube video, I was pretty well sold on it. From the time I started looking into the apartments all the way through to the move-in, every person I've dealt with from the front office has been great. Any questions/concerns I had were answered quickly and without being openly annoyed by how often I was reaching out to them. The apartment itself has been perfect (being brand new helps) and I pretty much never hear any noise from neighbors which is a nice perk. They're still under construction but it's very much out of the way and doesn't cause any problems in the complex. In the 10+ years I've been bouncing around apartments, this is the first time I've ever used a complex's pool and all of their facilities are beautiful. I definitely feel like I lucked out finding this place and really hope I can stay long term. read more

I have lived at this complex since July 2020. The apartment home is absolutely stunning. The community is also very well kept and beautiful as well. The amenities, from the pool to the dog park and volleyball court are great to use all year round and fun to mingle with other residents. The staff at this community is also wonderful. They are eager to help and very responsive to issues, concerns or questions. My fiancé and I have enjoyed our time here and look forward to another great year in this community. read more

They force there residents to pay for a program called fetch where they make 124000 annually. It's 30 a month and they have 348 units. I spoke with fetch and they told me they do not charge us, the apartment does. So I have been trying to reach the community to see how many people pay it because they have no choice vs how many actually use it, but management will not allow me to ask the question on there Henri app. I moved from one unit to another and they charged me for a lot of items and the new unit they gave me was disgusting and smelt awful, so I know that unit was poorly cleaned. It's an amazing place for young families and they know that so they take advantage of peoples desire to have a nice home. The office told me I could just live somewhere else, instead of just removing the fetch program I don't need nor want. The management here are honestly POS don't buy into there fake nice attitude while they are convincing to rent there. Between San villante and San piedra they make thousands of dollars by forcing the fetch program on there residents. read more

My husband and I moved into San Villante in May of 2020 and we just renewed our lease! We were so lucky to get a place here when they were brand new! This is the BEST apartment complex in Mesa/Gilbert you could possibly find. The apartment itself is gorgeous! Everyone who comes to visit us compliments the beautiful large kitchen and abundant storage space. It definitely is a LUXURY apartment! The complex is beautifully maintained, the amenities are incredible and the staff is extremely responsive and helpful 100% of the time. I love that everything is accessible via the Henri app which makes paying rent, maintenance requests and updates to the community easy to access at all hours of the day. The maintenance team is tremendously helpful as well and fixes any issues the same day or early the next day after submitting via the app. I also feel very safe here as it is gated and there is security at night that patrols . You are able to message them directly via the app as well. There are resident appreciation parties put together by the staff, amazing food trucks scheduled weekly, fun contests and an overall wonderful community dynamic! If you do decide to apply for an apartment, get your offer (rent, lease terms, and any promos) in writing before you apply. Was told rent, lease terms, and offered a promo of 4 weeks free rent. Then after I applied (and paid a $50 app fee) they told me that offer was no longer available. Instead, the rent w/b higher, the lease longer, and the promo shorter. I walked away. If this is how they treat you when they're trying to get your business, imagine how they'll treat you when they have it. read more

I just moved out of San Villante after living there for 1 short year. I enjoyed the neighborhood, neighbors and the brand new construction but had little to no contact with management. I have a small dog, which I paid to have living with me and the office was aware hence the monthly pet fee. While living there I had a large rug in the living room that my dog would stay on. He didn't like the feeling of his paws on the hard floor so he regiously stayed on the rug. I would literally carry him to and from my bedroom everyday! He is a Chichiuahua so he literally could not get on and off the bed without me, thus he never stepped foot on the carpet. Imagine my surprise when I received a bill for $150 due to "pet treatment needed due to damage" in the mail!!! I'm beyond livid at how Mark Taylor would take advantage of a tenet. Please beware of bogus charges upon moving out!!! I moved because they raised my rent $500/month. Paying $2k for a one bedroom apartment is absolutely ridiculous and also what I shared with them when I requested to terminate my lease. TAKE PICTURES!!! DOCUMENT EVERYTHING! While COVID has not made anything easy, I will say that the staff at San Villante have done what they can to make it a welcoming, smooth move-in. As I looked across the valley for an apartment San Villante's staff was by far the most responsive! The apartments are beautiful - no carpet in the living areas at all (a huge deal for me w/ pets) and their floor plans are modern and BIG! After moving from a house, I'm appreciative of the extra storage and open floor plans. Amenities are beautiful and well maintained. Easy to get a hold of staff and maintenance if you ever have a problem. Loved it so much, my parents moved in too! ha! Would highly recommend. read more
