I rarely leave negative reviews, but my experience with this survey company warrants one. What should have been a straightforward surveying engagement turned into a series of delays, arguments, and unprofessional communications. After providing a completion date, the survey was repeatedly delayed. When I asked reasonable questions about the missed timeline and its impact on my project, I was met with hostility rather than customer service. The larger issue was the attitude. Instead of working cooperatively with title companies, attorneys, and other professionals involved in the transaction, there seemed to be a constant need to argue and defend positions rather than provide solutions. I received communications criticizing other parties involved in the process, including the City of Houston, which I found highly unprofessional and irrelevant to completing the work I hired them to perform. When title-related questions arose and additional clarification was needed, I did not receive the level of responsiveness and cooperation I would expect from a professional surveying firm. Rather than addressing concerns and moving the project forward, the engagement was ultimately canceled after I questioned the significant delays. As someone who regularly buys, sells, and develops property, I understand that issues arise and schedules can change. What I do not expect is a surveyor who spends more time debating than delivering, treats legitimate client concerns as a problem, and appears unwilling to work constructively with the other professionals necessary to close a transaction. I ultimately hired another survey company to complete the work. Based on my experience, I cannot recommend this firm. read more

The service I requested, survey of front yard, could not be done. This company does not perform partial surveys. How unfortunate.

I can't begin to fathom what previous Yelpers based their low star reviews on. B&B gave me the quickest reply and service in less than a week's time, and they're an out of town Company! I couldn't even get places in the same county to call me back on an estimate to survey my property. The closest place that did respond wanted nearly double the price I paid B&B...and the estimate came with a disclaimer that the price could be more or less than what they quoted. Who can be prepared to pay for a job without sound figures? I was prepared to send pictures of the property to companies to get an accurate quote, but no one asked for that. I was fortunate that B&B Surveying is a professional and precise company that knows what they're doing. No pictures are necessary! Coincidently, after sharing the quote from the nearest vendor, my Mom looked through my Dad's papers and found the survey for her property and B&B was the company that did the work some almost 25 years ago. I checked Yelp for reviews and saw how scattered they were, but something told me to reach out anyway and see what happens. I did notice that Yelp posted a Beaumont address versus the Houston one from 2000, so I wondered if they even surveyed land in my county. I used the Yelp quote option to message several survey companies- including B&B. They responded the same day, which was a Sunday and informed me that they still did work in the county where my property is located. I was asked for some details to locate the property with the Appraisal district and wallah- by Monday afternoon, I had the survey agreement and quote in my inbox! I did procrastinate a little while waiting on the potential builder for the home on the property to identify which type of survey I needed. B&B offers two types. If you ever do business with them, you'll receive a thorough explanation of the two to assist you with the decision. In any case, once I sent in my agreement, the very next morning,I had my confirmation number for the job along with the approximate time. I was told in the agreement that they would make at least two visits to the site, but I believe that's due to many cases where the property has lots of underbrush or obstacles to clearly survey the property, taking time away from the actual job. Since my property is completely clean and cut and only one lot, B&B finished the job in one day. By Tuesday, I had a pdf of the survey, and the company asked to verify my address one more time to send the paper copies of the survey. Friday evening, when I was taking mail out of the mailbox, the surveys were in my hands. I can't thank B&B Surveying for a job well done in a quick and most importantly professional manner. read more

B-Line did an amazing job! I highly, highly recommend them. I needed a survey for a title company before closing with no time left. I Called numerous companies who all said they were unable to get the survey done on time not even for a month or so and needed this or that, just a complete run around with not even a quote. Then a friend recommended I call Carl with B-Line. He called me back immediately. No hassles no run around no games. Gave me a Straight forward solid price and ETA. Not only did he get the job done EARLIER than the ETA, but did a superior job. He was honest, straight forward and did the job on time with no problems. You just don't get that kind of service anymore in today's world. If you need a job done, done right, & on time; look no further, just call Carl with B-Line and it's done! I would not use this company. I would have to reiterate what a several other reviewers have said about this company, if you have four out of six of your reviews negative, there is a problem! LOL. Their employees become rude and belligerent if you dare ask a few questions and then hang up, I would question my own demeanor if it wasn't for the fact that another reviewer "Hussain N." also commented he was hung up on AND a third reviewer whose review is hidden (below) also commented he was hung up on, if three of us on here have been hung up on, how many others do you think this has happened too? Obviously not an isolated incident, but more like routine business for this company. This company epitomizes unprofessional behavior! Nevermind, They took two months to start a very basic survey. I ultimately had to hire another surveying company. Do yourself a favor and skip this company!! I wish I had read all these reviews before wasting my time with them, but you have the chance now to save yourself the trouble hire one of the other highly rated companies on here. read more

I have used B&B Surveying Company on multiple occasions and generally have positive experiences. That was until today. I recently hired B&B to conduct an elevation survey. Unfortunately this survey provided a result that isn't helpful to my project. Therefore, I called the surveyor to try to educate myself on the methodology utilized to conduct such a survey and to understand if errors are possible in the process. In essence, I was proposing to "redo" the survey at my expense. The surveyor, after initially being helpful, became extremely agitated and ultimately hung up the phone on me while I was in mid-sentence. Needless to say, I am not pleased with this surveyor or his company. The customer deserves more respect. I have the right to ask questions. Ultimately, this will cost them the "redo" of this survey and several more surveys to come. I hope you consider my experience when making your next decision to hire this company. read more

I researched this company and checked out their BBB rating. I found they weren't accredited by BBB, but the majority of reviews I read on different sites were happy with them. I emailed them, along with three other companies, to get estimates of a survey for our property. They were the first to answer (that day!) and also seemed most professional and reasonable, after speaking with them. Two of the other three I emailed never bothered to return my email or call me, and the third didn't get back to me until a couple of days after I contacted them. B&B was professional, courteous, and always responded to correspondence from me, happy to answer any and all questions. They asked if I might want an abstractor's report, which would list set-backs, easements and restrictions that would be included on the survey if I chose to get it. They recommended a company and the cost was reasonable. Why not have as much information as possible on your survey? The abstract company wasn't able to complete the work until the following week, unexpectedly, but B&B didn't react negatively, even though they had completed their work 4 days before and couldn't be paid until they received the report. The report came in as promised the following week, and B&B hand-delivered five copies of the survey to my downtown office the following day. The wait was worth it. We delivered our survey to a contractor building behind us today, and were told that ours was one of the best surveys they'd seen in a while. We were pleased with it ourselves when we received it; everything was marked, labeled and easy to read. We knew we'd made the right decision to go with B&B today though, after hearing the builder compliment our survey. read more

I had a very unprofessional experience with these guys. I work in commercial real estate and get 10-20 surveys done every year. We had our seller spend $3k to get a new survey done, which was provided. But when asked to provide the CAD file for architectural purposes, they claimed their computer had crashed and that they no longer have the file. Bare in mind, this was a survey done a few weeks ago. Their response was essentially "tough luck" - not in a rude manner, but more of it is what it is. It's a bit disappointing that A) Their computers supposedly crashed and B) They didn't recreate the file because their computer crashed. There are plenty of surveyors in Houston that do great work, and have the ability to backup files (It's 2015, c'mon man!). I would recommend going with a more established firm. read more

Laura and Karl are a great team. Karl helped me win a boundary line dispute with my neighbors. Karl is a historian and knows his stuff. He helped me when my neighbor's surveyor would not amend his inaccurate survey which caused the boundary line issues. There was a misplaced monument on the block which my neighbors survey company H &M failed to uncover in 2003, when they purchased the property. I would highly recommend Karl especially in the Heights and Historic districts! If there are any issues with the property Karl will figure it out and provide you with a nice survey report. read more

Unprofessional is an understatement for this business! The proprietor would not even let me finish a question before he cut me off and started demanding personal information. He had no idea what I needed because he could stop talking long enough to listen to my question. H&M answered the question in about 2 seconds - it was a routine question. read more
