I can't begin to fathom what previous Yelpers based their low star reviews on. B&B gave me the…read morequickest reply and service in less than a week's time, and they're an out of town Company! I couldn't even get places in the same county to call me back on an estimate to survey my property. The closest place that did respond wanted nearly double the price I paid B&B...and the estimate came with a disclaimer that the price could be more or less than what they quoted. Who can be prepared to pay for a job without sound figures? I was prepared to send pictures of the property to companies to get an accurate quote, but no one asked for that. I was fortunate that B&B Surveying is a professional and precise company that knows what they're doing. No pictures are necessary! Coincidently, after sharing the quote from the nearest vendor, my Mom looked through my Dad's papers and found the survey for her property and B&B was the company that did the work some almost 25 years ago. I checked Yelp for reviews and saw how scattered they were, but something told me to reach out anyway and see what happens. I did notice that Yelp posted a Beaumont address versus the Houston one from 2000, so I wondered if they even surveyed land in my county. I used the Yelp quote option to message several survey companies- including B&B. They responded the same day, which was a Sunday and informed me that they still did work in the county where my property is located. I was asked for some details to locate the property with the Appraisal district and wallah- by Monday afternoon, I had the survey agreement and quote in my inbox! I did procrastinate a little while waiting on the potential builder for the home on the property to identify which type of survey I needed. B&B offers two types. If you ever do business with them, you'll receive a thorough explanation of the two to assist you with the decision. In any case, once I sent in my agreement, the very next morning,I had my confirmation number for the job along with the approximate time. I was told in the agreement that they would make at least two visits to the site, but I believe that's due to many cases where the property has lots of underbrush or obstacles to clearly survey the property, taking time away from the actual job. Since my property is completely clean and cut and only one lot, B&B finished the job in one day. By Tuesday, I had a pdf of the survey, and the company asked to verify my address one more time to send the paper copies of the survey. Friday evening, when I was taking mail out of the mailbox, the surveys were in my hands. I can't thank B&B Surveying for a job well done in a quick and most importantly professional manner.

I rarely leave negative reviews, but my experience with this survey company warrants one…read more What should have been a straightforward surveying engagement turned into a series of delays, arguments, and unprofessional communications. After providing a completion date, the survey was repeatedly delayed. When I asked reasonable questions about the missed timeline and its impact on my project, I was met with hostility rather than customer service. The larger issue was the attitude. Instead of working cooperatively with title companies, attorneys, and other professionals involved in the transaction, there seemed to be a constant need to argue and defend positions rather than provide solutions. I received communications criticizing other parties involved in the process, including the City of Houston, which I found highly unprofessional and irrelevant to completing the work I hired them to perform. When title-related questions arose and additional clarification was needed, I did not receive the level of responsiveness and cooperation I would expect from a professional surveying firm. Rather than addressing concerns and moving the project forward, the engagement was ultimately canceled after I questioned the significant delays. As someone who regularly buys, sells, and develops property, I understand that issues arise and schedules can change. What I do not expect is a surveyor who spends more time debating than delivering, treats legitimate client concerns as a problem, and appears unwilling to work constructively with the other professionals necessary to close a transaction. I ultimately hired another survey company to complete the work. Based on my experience, I cannot recommend this firm.

Those experiences have been mixed as in some places we found a terrific agent and others we did not. In selling our West-End Beaumont home we were extremely lucky to find Dayna Simmons Real Estate. Dayna herself came out and met with Lisa and I. Her comp numbers/examples, view point of the current market, and recommendations for the best approach were refreshing. They are probably to most tech savvy group we have ever used with respect to digital media and targeted advertising. Her team includes agents, a staging professional, an in-house photographer and specialists that deal with listings and digital media. Even those answering the phone were true real estate professionals. We had access and exposure to everyone on her team. A true focus on selling our home as quickly and for as much as possible. The bottom line is that results are what matter most. We accepted an offer within 3 days of the listing going live. Phone calls, text messages and the special "group chat" they set up were all answered within minutes. Communication was truly the best we have ever experienced. Every step was professional and made easy by Dayna and her team. Without a doubt Dayna and her company have our highest recommendation. There is truly no one better!

We had less than a week to find the perfect house. I worked with Katie to get together a list of suitable homes, and she had the appointments all perfectly lined up when we got to Texas. We looked at 30+ homes in just a few days! We did end up finding our home, and got our deal negotiated and even our inspection set up before we left. When we were transferred out of Texas in 2015, we listed our home with Katie. She came and gave us a market analysis, with all of the information we needed to list our home for the right price. She even had a professional photographer come to make sure that our house got the most attention possible. She stayed in contact regularly, and updated us with weekly stats. The one thing that is most important to me when working with a realtor is communication - and Katie is SO incredibly quick to respond, whether by phone, email, or text. You always feel like a priority to Katie; you know that she has your best interests in mind. I only wish that I could have taken her along with me when we moved!

We leased a home from them in HJISD school district. (SOUR LAKE) First off I refused the property…read morewhen I originally saw it because they were asking way too much for the rent ($1800/mth for a house on piers and about 1100sq ft) 2 mths later the realtor called me and asked me if unwound pay $1700. I said no. She came back with $1650 and THAT Is what I've been paying EVERY MONTH without fail for this property since Aug 2022. Another probelm,.. they were super great as we went through the process of leasing the house and were SUPPOSED to put a probable building on site because it had no garage. They bought a $200kit from.lowes and had someone put it.together. I refused it because my items would have been destroyed the first rain we had. So I paid for my OWN portable bldg at a whopping ADDTIONAL $250/mth! Then in order to GET the building on the property I had to PAY someone to take down a section of fence. But thinking ahead I asked permission to install a gate that would allow me.to remove the bldg when I left and they said yea. Cost me another $750. Then problems started happening with the house. The electric bill was DOUBLE what my 2000sqft brick home had been the last 8 years. (No insulation and leaks everywhere) the AC didn't cool the makeshift bedroom upstairs so I had to buy a portable ac for that bedroom and spent another $500! And I'm STILL paying $1650/ mth mind you. (Supply and demand my rear! It's greeed!) Then Christmas gets here and the pipes froze. They tried to blame it on me because THEY don't have the home skirted. That is NOT my responsibility! Went without ANY water for 2 weeks! I deducted 1 week from my rent because of this and paid the other because we were out of town anyways. But during this whole ordeal with the pipes the "maintenance person" that manages this house was so rude and condescending to me. Then they send out emails everytime.there is something different about the change in the weather (spring is here and summer is here etc.... telling us we are responsible for this that and the other ) well we had had 3 weeks of solid rain and were unable to even mow our grass (ive had a service doing my yard since I moved in) becsue it was so wet and they send out an email being passive aggressive about the yards not being mowed. Smh. I have NEVER had a owner or landlord EVER micromanage and be so blatantly rude about it either. I've been leasing for 15 years because I was a single parent and officed from home. So renting is more affordable for me and advatageous. Not to mention the maintenance. Anyways. This company has a 1 rating on Google and I understand why. It's been horrific! I would NEVER recommend them to ANYONE as a property manager. EVER!
