We are thankful for the crew mixup because Horacio and his crew did a good job with the foundation. Although there was a language barrier, they addressed our concerns as the work progressed. Even thought the project was larger than expected, his crew took the time needed to do the job right. The only had concerns when the production manager showed up on the site. This is when the job seemed rushed. I rated the work three stars because of the mistakes made by non-workers. I asked the salesman, James, the estimate of work and he said 5 to 6 days. The scheduler at the office estimated 4 days. These estimation inconsistencies seem to be a common theme. The crew started our work a day late because they were finishing a previous job. The salesman didn't quote replacement of the main beam even thought it was obvious that at least some of the beam needed replacing. The main beam was a change order.

He also said that we needed to encapsulate our crawl space to prevent any future moisture issues and our air quality would be much better and less dust inside the home. We did not have bad air quality before just one room had a musty smell. We trusted him and agreed for his company to complete the work. Little did I know that his "DanJacks" was not going to be able to live up to hype. None of the floors are more level than they where initially. He did nothing to get rid of the existing mold issues before encapsulation and there is multiple areas where the barrier is not taped up you can see the dirt ground covered in mold and fungi under the barrier he installed and also under the plastic that was under the house before he done any work. He stated they was going to remove all debris. We are a little over three months into this situation and ever since we have had nothing but problems. We now have standing water on top of his barrier bc he cut into our ducts and it is condensation from them, it is so humid inside our home the floors feel wet and sticky, and our electric bill has increased bc we have to run the air a lot more bc the humidity makes it feel hotter, & worst of all our air quality is very poor bc of high CO2s, vocs, & humidity. Mr. Daniel said just to give it a few months and it would probably get better. He said the mold would go dormant but it is not going to at 68% humidity. I would not recommend his company unless you want more issues than you did to start with. We are now having to hire another company to come and correct his mistakes.

It's probably rare to need a foundation company on a brand new house. My builder left me with major…read morestructural problems that cannot be repaired. I had four foundation companies look at it. It isn't settling. The framing was just installed wrong. All four companies said in various ways that they could do their best to improve it, but it couldn't be fixed. Mario was the one who was the most forward with explaining this to us. In fact, he turned the job down at first. My builder left me high and dry, and the house did not have enough support. We had an engineer who agreed that it couldn't be fixed, and we asked Mario to support the house and told him we realized we would have to settle for the best he can do. His price was in line with one other company, half the price of another, and 1/5 the price of the 4th company. Mario was the only foundation company out of the four who spent time drawing plans and studying the load paths and determining exactly where to put each pier. The other guys suggested a one size fits all approach. Mario drew a blueprint of his proposed work which was very impressive. It had every single detail that he promised to include, and it also served as a guide for his workers to follow. We hired M&R a second time to add additional support to the roof because it was bowing in. He met with the engineer who proposed a plan. Again, he provided a detailed blueprint of his proposed work. He built two support walls with thousands of nails. Both jobs took two days. The floors are not level, but they are better. The important thing in this case is that now the floors are strong and sturdy. They added 24 piers. Actually, after the engineer's evaluation, I think Mario did a better job than we expected. They were not able to straighten out the roof either, but we can finally sleep comfortably in our new house knowing that the roof is stable and secure in a storm. The engineer recommended demolishing the house completely. We are suing the builder. We couldn't just abandon the house, so we needed to make it safe to live in. Mario did that. Mario was on the job himself both jobs he did for me. Not the whole time, but he only left the workers alone when he was sure they had it under control, and he inspected both jobs before he considered them complete. They cleaned up every trace of their messes on both jobs. They were very careful while lifting the house to make sure sheetrock didn't crack and he wanted to make sure the doors work. This is not something you can do by yourself. You need experience to know what happens when you use jacks. What really impressed me about Mario was when he first met with us, he gave us a package that has a copy of his license and his insurance. That is important to us, because our builder lied about being licensed. Included in his package was also a list of referrals and pictures of examples of his work. This way the customer knows exactly what they are getting and what it will look like, and they understand completely what the problems and solutions are prior to hiring him. Both of my jobs ended up being more work than he expected, but he did not ask for another dime. These guys are fully legal, completely honest, fair on prices, and they have their act together. I doubt I'll ever ask him for any warranty given our unique circumstances, but I'm sure he would make good on warranties too, if I had issues. These are good guys.
