I have rented a 2 bedroom apartment at Badger Mountain Ranch for about 18 months. As I near the end of my lease I thought I'd share the great experience I've had here. The grounds are always well maintained. The apartment is relatively new and in good condition. They even plowed the parking lot and sidewalks when we had an expected amount of snow this winter. I grew up in snow and rarely have I seen apartment complexes plow the snow away. We would've been skiing around on sheets of thick ice if they hadn't kept up with the plowing. The management is great! Our new managers came about 6 months after I moved in. I've often stopped by the office to chat and catch up. They have always been friendly and helpful. When my air conditioning broke they had someone here to fix it quickly. They also hold regular community events. The majority of the people here are quiet and respectful which definitely helps make it a nice place to call home. read more

My wife and I lived at Badger Mountain Ranch for three years and just recently moved out. When we moved in it was really an idyllic little apartment community at the foot of Badger Mountain. Unfortunately, malicious management practices have forever tainted my memories here. Management changed over the course our residence, and Avenue5 is the current management company. We long planned to move in June 2026 and went to the leasing office in May to add on a month-to-month lease for the month of June. We signed the lease and made it very clear that we would be moving in mid June. read more

I was considering a lease takeover for a 2 bedroom. The manager told her they don't do those so just add me as a roommate and then take herself off. The tenant had purchased a condo and I had recently closed a bankruptcy, (and management was made aware of that ) so it seemed like the perfect match. I paid the $65 and at first they added my name to her lease as a co-tenant, and I thought I was good to go. Then they said I got denied, due to the bankruptcy, I had told them up front about my bankruptcy finalizing a month ago! Out $65, the tenant stuck paying thousands to break her lease, because after the process she didn't have time to find someone else. read more

Very satisfied with my experience of living here so far. Friendly and professional staff from the moment I walked in for leasing information, to the day I received the keys! The location and apartments themselves are everything you could want! Clean and quiet grounds with lots of grass for kids to play and they are close to shopping, banks, etc. Great neighborhood as well. They have a pool and Jacuzzi and a nice gym for working out. Beautiful apartment...horrible experience. My husband and I fell in love with our apartment the moment we saw it. We immediately signed the maximum length lease (two years) and have regretted it for the last six months. Now, we are counting the days until we can move to another complex. First, construction on the grade school next door forced mice into our apartment and it took nearly four weeks to have them removed. Second, we watched the Richland police remove one of our neighbors repeatedly before he was turned out. Last, but not least, we have new upstairs neighbors that stomp, jump, and run across the floor until the artwork on our walls rattle. (Management claims that nothing can be done.) Don't be fooled. Badger Mountain Ranch has beautiful apartments, but it is NOT a luxury apartment complex. A quick update...06/01/15 Pay close attention to the other reviews about this complex. Moving out is a disaster. My husband and I spent an entire day cleaning to test their moving out policy. And yes, just like everyone else said, we were charged an outrageous amount. Great Apartment layouts but they are built cheaply and the management is the worst I've ever experienced. Our light switches literally buzz when you turn them on because they used the cheapest switches available and they arc when you turn them on. When we brought it up as a fire hazard, they said, "Oh no that's normal. All the apartments do that. They're just inexpensive switches." And I was quickly dismissed on the matter. I've never experienced something like this in any place I've lived and will be calling the fire marshal to have them re-inspected. When we first moved in the manager gave us our keys without having us sign the lease because she couldn't find it. Then when I did finally get our lease (I swear they're never in the office to get a hold of) I got sass because they couldn't back date it so we would be paying less rent. They also never gave us any information on where we pay utilities (so we assumed we paid them directly for it all) and our electricity ended up being shut off for a few hours one day then had the balls to blame me for not just knowing! These are just a few things that are insane about living here. I wouldn't recommend it. Oh, and one more thing, the water heater only holds enough hot water for one 10 minute shower. We only have two people living here and it really sucks. I couldn't imagine having a family and dealing with that. read more

These apartment appear nice but that are complete garbage! I hated living in these apartments after 1 month. They are cheaply built, my roommate and I couldn't have our bedroom lights on and play video games at the same time without the breaker going off. They came and looked at it and did nothing cause they said there was nothing wrong. They put up a gate so they can now be considered a "gated community" and soon after my car was stolen and they have no cameras. There have been cops her on numerous occasions. These apartments overall are way overpriced and one of the worst living situations I've been in. Do yourself a favor and don't live here. read more

Beware that they will try to trick you into extending your lease by a month if you don't give notice (which makes no sense since the lease is terminating)... I have rented 8 corporate apartments in Washington, Colorado, Oregon, and Arizona and have never encountered such a sneaky practice. Terrible management. They owed us a credit from the City of Richland that they claimed they never received. I had to call three times to verify with the City that is was sent and they finally credited our account. I am writing a review although I have never done so before for a company. Please stay away from Badger Mountain Ranch Apartments. This is my experience and I have never experienced such an incompetent group. But first I must say the apartments are nice, clean and well kept. There is not a lot of insulation in the walls, so we find ourselves turning on the air conditioning during the day and heat at night, but these are apartments, so no big deal. My bad experience is with the unexpected costs and lack of acknowledgement of what I have paid. It started on the day before move in. The manager said I could pick up the keys at closing the day before if I promised not to move in until the next day. This is because my moving van was coming before they opened, and I was never told there was a starting time for move in. That was very nice of her, but then, I was told, no I could not move it..huh? It was because my husband, who was on the lease had not had a background check. I had one and I paid $35 but since he will be living there too, he needed a background check. That was odd considering he was on the lease that we both signed. So I had to pay another $35 and wait a couple of days. I had to stay in a local hotel and double pay for those nights (hotel + rent). Then after that was settled, I was told that my son, who was staying with us temporarily (lost his job to covid, had another but it had not started yet) he ALSO needed a background check, so ANOTHER $35. Whatever, I need to move in. Then, I receive an email saying I needed to provide proof of renter's insurance. I had already done this but, ok, things get lost so I email it again. Two weeks later, I receive ANOTHER letter saying I need to provide proof of renter's insurance. Once again, I send in the proof and think all is ok, until last week. I received a bill in the mail for renter's insurance. Badger Mountain said since I had not provided proof of renter's insurance, they purchased some for me and then billed me. After 2 hours on the phone with the third party which is hired to track these things, I * think* it is all cleared up. But who knows, that phone call was today. Now I receive ANOTHER bill for $103 for "utilities". When I moved in I was told that all I pay is the rent and the electricity which I set up with the city. Now it seems I owe for electricity for the common area, pest control, etc. etc. etc. I am so glad this is a temporary place until our house is being built and we will be out in 2 months! This really is a terrible place. If you do decide to move here, have deep pockets. read more

This was the worst apartment living experience I have EVER had, and I have moved a lot for work in the last few years. The management was really difficult to get a hold of, and generally not very helpful when I did manage to track them down. On moving out, they also presented me with a bill for $250 for "cleaning, carpet shampooing, and painting" - even though none were specified or agreed to in my lease. They charged us $125 to "deep clean" and I had already spent hours cleaning (exactly like the other review I just read.). They charged me to repaint, even though the walls were fine (almost brand new...no pets, no smoke, no damage.) And they charged to shampoo the carpet, even though it was brand new. I reviewed my lease after the walk-through, and neither were mentioned or explained in the lease. Both numbers were listed on the paper they taped to my door, but it had no additional information about what that meant. The standards by which they classified "dirty" in the walk-through seemed completely seemed completely unreasonable because there was no allowance for wear and tear. I called the manager the next day to discuss my questions about these terms not being specified in the lease, and she refused to speak with me but threatened to charge me more instead, as if I had left the apartment filthy and damaged. read more

I feel compelled to add to this string of negative reviews that as of April 2016, there is a new manager and it's finally someone that seems to have a higher degree of attention to detail and quality assurance than the prior staff. If you've ever lived in a large apartment complex, you'll accept that some things just come with the territory. I'm still not a fan of the out-of-state company that owns the property, but I think the management experience has improved. I won't be renewing my lease when it's up, but it was always my plan to buy a house and get out after a year. read more

I honestly cannot express to you how horrible this place is. It looks nice and clean during the initial visit, but everything in these apartments is extremely poorly made. Drawers, handles, and toilets break seemly every other week, and while the maintenance team here is good, the materials used shouldn't be cheap enough that I need to keep calling them. But the worst part is definitely the management staff. They're incredibly rude, and incredibly controlling. First example, a couple weeks ago they had mandatory apartment "maintenance" inspections. They literally walked in, took a look around, and left. Presumably to see if anything needed maintenance, but realistically to see if we were being tidy tenants. And now they're doing ANOTHER inspection just two weeks later! If you check google reviews, I posted proof there. Second example, IF YOU HAVE KIDS DO NOT LIVE HERE. They have a rule that says that children can't play outside without parental supervision. Are you serious? Do I have to force my kids to stay inside while I'm at work? Can I not relax at home without forcing the kids to stay inside with me? Ludicrous. read more

I absolutely loved my apartment. I had a ground floor one bed one bath. Best apartment I've ever had....until moving out. It was absolutely disgusting how much money they want back. I was charged over $270.00. My apartment was one that just got finished being under construction, and at the walk in inspection was still very dirty (Sheetrock dust everywhere, missing registers, scratches in the floor, etc.) and I specifically mentioned all these items on the walk in check list. At move out, their notes say "apartment very dirty $125.00, repaint $69, fix nail holes $13, carpet cleaning $45 (I had no pets, no smoking).. etc). I would love to know what their definition of very dirty is as I spent hours cleaning before hand, and honestly that apartment looked cleaner than it had when I MOVED IN! They also gave full permission to mount TV's and hang things at walk in--even on brochures! I'm just disappointed that my memories of living in such a great apartment will forever be marred by the management over charging for unacceptable things, with unreasonable expectations of tenants on move out. read more

I'm not kinda of person who writes negative opinions but i feel compelled to write this one .I totally agree with the previous reviewers that the management charges you unreasonable amounts for cleaning and painting while moving out.Wish i have read previous reviews wouldn't have spent my precious day cleaning the apartment.They simply said leave it dirty we have our own cleaning agency .Mind it my apartment was all laminated no carpet and the walls and door were nicely cleaned by myself wish i knew i would have spent my day with my family .For future tenants don't expect your deposit back and be prepared for monthly inspections. read more

If I could give this place negative stars I would! This is the worse place to possibly rent from. Nothing gets fixed! If you file a complaint about anything (speeding cars thru the parking lot at all hours, kids playing in the road, riding their bikes not watching for cars, outside lights out for months making it difficult to see at night walking up the stairs or down the sidewalk, dog poop everywhere including on the sidewalks, garbage everywhere BUT the dumpsters! etc...) the management goes out of their way to make life hell for you. The management is lazy, bitchy, talks down to you and has no customer service skills at all. There have been chairs IN the hot tub since early NOVEMBER!! and it is almost February! The fire pit hardly ever works, broken glass and garbage around it. The parking sucks! For how much we pay in rent, and it is extremely high, there should not be so many issues with a place! read more

The management is well trained to appear accommodating and helpful. When action from them is needed they are masters of stalling your issue making you think that they are doing someting.. ah.. and then they loose stuff. e.g. I had a brand new 2000 USD Lenovo computer delivered. The lady in the reception/office signed for it. When I went to pick it up it was no longer there. She claimed that it was shipped back to Lenovo in China, but she could not present a shipping receipt. She stalled me for solid 3 weeks "trying" to get a hold on the local UPS guy. In the mean time I contacted UPS. They said that it is not a lost package because it was signed for so they could not do anything, they also noted that the package could not have been send back because they cannot do that to a foreign country. After 3 weeks the lady agreed that they: Badger Mountain Ranch really should pay for this and order me a new computer. When it came to actually paying, she stalled for another week saying that the management had to approve they never did. So Computer lost. My friend also forgot her expensive watch at the pool. She called the reception and they said they had found it. 2 days later when she came to pick it up, it was gone. When I moved out they kept all my deposit and I never got a reason why. I was barely in the place and it was spotless when I left. read more

Don't live here unless you want to be charged hundreds of dollars when you move out. Lived here for 6 months and was fine until moving out. Could never even see anyone in the office to drop off the notice of moving or turning in a key and then get a bill for over 600 dollars for cleaning and 'full paint'. We were told initially that drilling holes in the sheetrock for hanging things were fine but afterwards they nitpick and say 'small nail holes' and charge us over $300 for 'sanding' and whatever else they did. We were told to just simply putty the holes in before we left, which is what we did. And what do we get for doing what we were told? These people are just money hungry and give stupid charges for ridiculous reasons. read more

DON'T RENT HERE!!!!! Its the worst apartment complex I have ever rented in my life. Poorly built poorly managed poorly maintained. The way the run this apartment complex is really shitty!!! They have been through so many managers since I have been living here. You put in Maintenance request nothing getting done at all. They never done a walk through with me when i first moved in and then when I moved out the decided that they were going to take my deposit and also charge me $200 saying I damaged their washer when I reported it when I moved in and no one came in to fix it. The manager they have now Rene is the worst manager in history. She fired her best assistant a few months after she started. Her last assistant actually got her work done and made sure stuff was done. I had a lot of issues moving in the the complex. Maintenance has a big issue. Don't let them in your apartment without you present!!!! They will say they did their job and they never did. BIG ISSUE!!!! Christine is a sweet heart until there is someone that she has an issue with. Then she will talk with the residents negative about her manager and all the maintenance workers. Oh i forgot she even talks negative about the other residents as well with the other residents. We pay about $1,300.00 for our apartment and the bad thing is that we don't get what we pay for. Last year for the 4th of July they shut down the pool and spa stating that it was under maintenance..... Which it wasn't it wasn't due to that they forgot to get the licence to have it open. They forgot to keep up with the permit on the pool and spa so the city of Richland, Wa came in and told they that it needed to be closed. Also they way they talk to their residents is really f'ed up. They treat them like they are children. They also act like they don't know anything. When there is an issue they need to stop blabbering their mouth and bite their tongue because it's going to catch up with them. I also am getting a lawyer on this amount that I supposably owe them. Take me to court I have my pictures of when I moved in with the dates on them and when I moved out with the dates on them as well. When you call the manager not Rene the property manager but her manager. She is one of the dumbest people you will ever talk to. She will just agree with you over and over and then never do anything about the issue. So that was a lost call.
