The place is nice but the food it needs more taste, I like the idea of being like out on a lagoon but needs more improvement in the service.

The resort felt completely disorganized and overly focused on making money rather than providing a quality experience. The beach area was full of weeds, and there was no shade because the palm trees that were cut down were never replaced. For an amenity that's supposed to be a highlight, it felt more like an afterthought. The property seems to want the prestige of a Disney‑level resort, but it doesn't come close to delivering the same standard of service. read more

This neighborhood is beautiful but the HOA and their attorneys will harass you about any little thing. I learned a valuable lesson about not paying your yearly dues. I take accountability for not knowing things I should have. Even still after coming to an agreement with their attorneys after HOA tried to take my home, they failed to keep proper records of my sign agreement and refunded money that shouldn't have. After receiving an apology from their attorneys, yet, to date, I can't call to gain information without talking to a rude person or HOA avoiding talking to me at all. I work out of town and constantly get letters on my door about violations that are not necessary. I realize now that I've made the worse mistake moving here and will NEVER RECOMMEND ANYONE TO MOVE HERE. HOA ARE BULLIES AND I CANT WAIT TO MOVE. read more

Very bad with communication, they will "hire" you and forget about you until you have to text them repeatedly and then they say the spot is taken even though you were told you are hired. Very unprofessional and poorly managed. Need new managers or close the place DOWN. read more

This community is a lost cause. I am saying that as a previous board member. From HOA spending to violence at the basketball court and total lack of oversight and totally not family friendly child appropriate all ages space being made at the lagoon anymore... I am moving.... I no longer feel safe here. I do not feel valued as a community member. They have a toxic frigid Facebook page owned by a random woman that allowed total slander and defamation of my character. I have had neighbor issues for 3.6 years. My peaceful suburban paradise is not peaceful, it is not paradise, the lagoon water is warm too and that just feels gross. The food at the bar and grill is over priced the neighborhood parks are not safe, nothing feels good about this community anymore. It's a shame. It's gone straight to the toilet. Everything is overpriced, haven't enjoyed member events for a long time ...there are some good people here but the few rotten eggs make the entire place stink. It's too far to commute to any job in Houston and the school zoning is a nightmare, the music at the lagoon has been profane the last few times we went. The security guards don't make me feel secure. I'm going to Katy where I won't be disrespected and treated poorly. I really thought I could be helpful and make a positive difference as a board member but I simply cannot. I think the board members who are trying really do try. It's such a gigantic community it is nearly impossible to manage. The lagoon itself is beautiful and they have made improvements for residents by no longer allowing the public in and only allowing guests. They work to keep it clean which I imagine is very difficult. They really tried so hard to make this a nice family oriented place...but it just feels like it has lost all of its allure and what was good about it. I wish it was like a peaceful tropical getaway retreat still, but it's not anymore. read more

Terrible place. I understand there's rules and regulations but if we are paying an arm and a leg to be part of this community but then charge for every single thing the moment you step foot onto the lagoon is ridiculous. The pool are close during the peak season, you have to pay for umbrellas and if you dare sit at the cabana when clearly ALL THE CABANAS ARE EMPTY ON A SLOW DAY and the worker come chase you away or tell you that's $75, it's ridiculous. I can definitely understand if it was the weekend or holiday and it's literally pack but this is a weekday at like 2pm with nobody around. I was able to pay this one time the entire season and this is the service I received. You guys need to do better. That's why people are moving out of the community because of the management. read more

Took my wife and kids and service dog to this location, recently came home from us army service along with my k9. My k9 picked up on a sent or suspicious activity coming from a 12 yr old boy and his father. But I had retracted my dog so I can visualize the situation. The dad of the 12 yr old looked suspicious and might have drugs on his persons by the way he was looking at me and my k9. Because of this I was asked to leave the property along with my service dog who was trying to alert me that something wasn't right. This place has no good security and doesn't properly check person upon entering. Me and my k9 served this country so places like this and people who live in the US can be in peace. These owners and staff have no respect for my fellow brother in arms and service dogs. I advise my fellow brothers in arms to not take ur family and friends to a place that would not show any respect for army men and dogs. read more

I asked the guy inside if I could take a picture of the lagoon to send to a client and he was such a jerk about it I just told them to forget about it. Good community but management needs to stay on stop of cleanliness. I rented a cabana for a day, it wasn't stocked, and I had to remind them to clean it. I think they have too many I inexperienced people running point on high visibility projects, speaking from a consultant side. Aside from that not bad...needs improvement but not bad. read more

One of the selling points for buying a house in this neighborhood is the lagoon/pool area and it was not revealed to us that they would open it up to the public until after many of us built homes here. The streets are often crowded with cars and there's no space for actual homeowners to park or go to the pool. They are all about making money and it really makes living in this area less than desirable. I should not have to ask people who do not live here to close the car door so that I can drive past to get to my home. I should not have to be cursed out for a simple request in an area where I pay a mortgage, property taxes, and HOA fees. read more

Used to be a great place to go and cool off, until they came up with all these crazy things. For one if I pay taxes in the balmoral neighborhood why am I paying for a guest to come swim with me when just earlier this year you could bring up to 4 people for free? 2nd thing I don't know why the swimming areas are so small when there's all this room for kayaks and things that are underutilized. The HOA that runs the lagoon has decided that after 7/1/2022 our guest will no longer be available come in for free and they would need to pay 10 to get in and yet we still have a limit of 4 people per pass. I find this to be a slap in the face for homeowners who have big families. The only reason I don't give this a one star is cause the lagoon is actually beautiful to be at. read more

Balmoral was the worst community to live in. We built our home and within 18 months we were leaving. The POA is horrible. The community is a money grab. The lagoon is open to the public. Homeowners are required to pay for guests to enter, food, and beverages. Outside food is not allowed at the community pool/lagoon. POA fees are like throwing money away since you get nothing for it. read more

I bought a home in early 2021. Balmoral has been a disappointment. While the lagoon is nice, but the parking at the lagoon is absurdly inadequate. The joke of a restaurant they keep trying to run between "renovations" is embarrassing. The gym for this community is comically smaller than several luxury apartments I've lived in with far fewer units. The developer does not give a damn about the opinions of the homeowners. I recently moved into a brand new house built by Gehan Homes in the Balmoral Houston community. It has 5 months that I have had open tickets and every time I reach out for a status update I get no response. If they have started working on a ticket it takes weeks for them to complete the task. Some of the mailboxes in the community were knocked over and I have had to reach out to the post office, the hoa office and the community group me to find out it will take another two months or so to have them fixed, and the post office is not even sorting the mail so I have not received my mail since the middle of August. Anyone looking to purchase a home by the builder on in the community I would do some research prior to as this experience as not been the most pleasant. read more
