I was physically present THREE times. Three. The only thing I did was move their filthy, dirt-stained furniture around so I didn't have to look at it. The chairs looked like they had been dragged through a swamp and then tossed into a middle school cafeteria. And the kicker? They knew they were dirty because they magically "replaced" them once I said something. Why were they even presented to me in that condition? Then -- AND THIS IS THE BEST PART -- I am now being charged over $1,200 to "return the office to normal." Normal FROM WHAT? I barely breathed in there. If anything I improved the space. I should be sending THEM an invoice. Now let's discuss the parking situation, which feels like some kind of social experiment. The woman at the call box seems to have a personal vendetta against customer service. She managed to leave a lasting negative impression on a CLIENT of mine in less than 30 seconds because my access card wasn't working. Spoiler alert: it wasn't working because the office forgot to activate it. And yet I got the attitude. Absolutely unreal. This building is the embodiment of paying premium prices for Costco sample-level quality. Between the dirty furniture, the surprise fees, the incompetence, and the unprovoked attitude from staff, I cannot believe anyone rents here voluntarily. It's giving RIP OFF with a side of audacity. I am now actively warning people so they don't have to experience what I did. Do with that information what you will.

What really stands out is how friendly everyone is and how fairly priced the memberships are. It's modern, the appliances are new, and the floor is well-maintained. The overall vibe is positive. Everything - food, shopping, the beach, LAX, the freeway - is easily accessible from here. On top of that, the onsite management is excellent. Amy Unger, the Sr. GM for Premier, runs a smooth operation. She's quick to respond to emails. She's also very understanding. She didn't try to shove me in any open office space and push a lease agreement in my face. She listened to my needs and found a great spot for me. Inside the building, the elevators are interesting - it has a touch screen and you can only go to the 10th floor where the wework space is (the other floors, I assume, you need a card to scan to get to). No idea what's on the other floors - I assume billionaires' lairs, but who knows. The floor itself is very modern. The office space we rented had 4 desks and was about 6-7 feet wide and maybe 10 feet deep? There's glass between each of the offices but it's clouded over so you're not staring into the office next to yours. Sound was mostly quiet except when the guy in the next office took a very loud video call right behind where I was sitting. The floor has AC (phew!) and the cafe space provides free coffee and tea and on-tap kombucha and seltzer. The cafe space has lots of cute seating areas, snacks for purchase, some games, etc. Very spacious and nice views of LAX. Bathrooms were okay - nothing fancy, self flushers didn't all work. Overall we had a nice 'in the office' day here. A little pricy but seemed to be pretty on par with the price for other rental offices in the area. Loved the kombucha; wish parking was free or validated.

The size of the venue is fairly large. There is definitely enough room for a good amount of people without being too crowded. Watching the sun set from this location is enough of a reason why this is place is great! They do have a restroom down stairs and there seems to be office space that is connected to this venue, however I am not too sure. Parking is as available for the surrounding businesses as for this venue. There are meters and garage parking that is fairly reasonable in price. They do provide personal parking when renting the venue, so that will not be a problem. It is across from Abigaile Restaurant and not far at all from the bars at Hermosa Pier. I do not have knowledge of pricing or where the office is to rent this venue, however it is worth the search!

Baytower Corporate Center is the LLC for the building at 15901 Hawthorne Boulevard, Lawndale, CA…read more 90260. The primary management company is Sunny Hills Management Co., Inc. As a prior tenant of 7 years, we moved out as of 03/31/2020 because the management company increased our monthly price by 50%, WITHOUT ANY PRIOR NOTIFICATION. The management staff is terrible at communication and never notified us any lease renewal options. We were notified 2 months into 2020 that we owed a lot more money. They increased our monthly payment by 50% which was 33% over fair market value (FMV). We sent a letter demanding our deposit but have yet to receive it. We moved out on 03/31/2020 and today is 05/22/2020. Still no deposit refund check. As a side note for anyone looking at office space here: Here are the negatives: (1) The building is poorly maintained. (2) They always pick the lowest cost vendor and it is certainly reflected. (3) The flooring in the lobby took over 3 months to complete. (4)The front entry doors repairs took over 6 months to repair. (5) They constantly have low to no bathroom supplies. It is a BYO situation. (6) The building is not secure. Doors are either propped open and paper/rocks jammed in the locks to prevent good locking. (7) The lower parking garage continues to get flooded during any rain. (8) There is very little guest parking. All the tenants end up parking upstairs unless it rains. We found many other tenants parking in the designated guest spots. (9) The gates to the parking garage break often which can leave your vehicle stranded inside the garage for days. (10) The elevators are slow and tend to break down often. (11) During a power outage, which has happened at least a couple dozen times during my 7 years there, there is no lighting in the hallways. It is pitch black. We ended up having flashlights for those moments. (12) There are homeless. Because this building is freeway adjacent, there are a ton of homeless who live by the freeway. You can encounter them at the parking garage entry and also in the bathroom washing themselves. (13) You must lock your car doors since it is not very safe to keep anything in your vehicle. (14) There is no elevator to the lower garage and you are forced to take the stairs. The stairs are poorly maintained and you have a chance to slip on them. If you need to bring anything to your vehicle, you must park on the upper garage. (15) Night lighting is poor. If you are leaving at night, the lighting is very dim. This poses a safety issue. Here are the positives: (1) Building is in a good location (2) The building gets Frontier FiOS internet In summary, if I was to choose a location to lease, I would not lease from either Bay Tower Corporate Center or their parent company Sunny Hills Management Company. They have a lot of building in the area but their management style appears to be the same. On top of all this, having to wait for my deposit check to be returned is just plain contractually illegal.
