Gabe and his team at Allegiance are so easy and great to work with. It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies. When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. Their knowledge, professionalism, fair pricing, and outstanding customer service also set them apart in the industry. They will continue to be my first choice in the Sacramento area and I can't recommend them enough. Thank you Allegiance Team! Highly Recommend!

We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

Unexpected work for months that was never discussed prior to moving in and then blamed the landlord and workers for not even letting us know the work had been finished over a month prior yet we were not allowed to use our premises (confirmed myself with the construction company who said Keyrenters was aware) Upon moving out, they also will keep money for repairs and promise to give receipts (CA law) and then they ghost and block you right after you move. Myself and other tenants have moved strictly because of this company and how awful they are with privacy, communication and unlawfully keeping your money without any proof or receipts (AB2801). Notice how their good reviews only come from landlords because they do not give a shit about tenants AT ALL.

    Warning to Property Owners: do not list your property with RNB Elk Grove. They barely lift a finger…read moreto market your property. * They take 5 business days to process each application. * They will not show the house to any prospective renter until the renter has paid an application fee, submitted their application, had their credit, income and rental history checked, and been approved. Very few tenants are willing to go through all of this for a house they have never seen. * I had to show the house myself or have friends show it. * RNB did not list it on Zillow or Redfin. They said they submitted it to these sites, but RNB never followed up to see why it had not shown up until I pressured them 5 weeks into the process because we had so few inquiries. In the 5 weeks I worked with them their "efforts" produced a total of one applicant. They charged me $600 to break my agreement so that I could find another management company. It's true their contract says they charge $600 if you cancel before 60 days. It's also true that their contract says they will post on CraigsList but they did not do this and Nichelle even told me when I terminated that they did not do this. Their contract also says they will post on Zillow, Redfin, etc. but I checked those sites and it was not there. When I asked for proof that it had been posted there, they simply sent me a page that said "posted to internet." It also says they will post on Social Media which they did not do. It also says they will provide "unlimited showings" yet omits the very important part that they will only show it to prospective renters who have paid $50 application fee, gone through the process and been approved. When I told them I should not have to pay the $600 due to their lack of good faith effort to rent my house and their breach of contract by not doing what their contract says in terms of leasing and being deceitful about the showings, they refused to terminate my agreement, take down my listing to allow me to find another company and refused to return my keys or garage door opener until I paid the $600. I lost that money plus rental income from the time they wasted. I signed their agreements and entered the relationship in good faith, trusting they would make a significant effort to find a renter for my home. I hired them to help me and they only caused me stress.

    Absolutely document everything with Kari before you do business with her. She will nickel and dime…read moreyou for anything she can when you move out. She gave myself and three other roommates 2 months to move out (standard for a 60 day notice). She waived our last month's rent, which was considerate. However, we were promised our 1,500 dollar deposit back for each roommate. We were recommended HER cleaning service even though there were much cheaper options. Kari worded it in a way where that was the best option to get our deposit back. She didn't disclose the price. It ended up being 900 dollars for 4.5 hours. We also had several walk-through of our house before we moved out, one with my dad, one with Kari and my roommate, and one with Brian and my other roommate. Nothing they had gone through was damaged and they didn't indicate that anything indicated we wouldn't get our deposit back. The day after the cleaners came, Kari sent us a picture of a damaged drawer which would have been impossible for us to do because we had left the keys inside of the house two days prior after we had moved out. Kari had said that the cleaners had observed it like that when she had arrived. She tried charging us again after docking off more than she should have from our deposit. We disputed this and had to tell her that it was definitely not like this before we moved out and had to be the cleaners that damaged the shelf. Explaining that we had done three walk-throughs, it was definitely not in that condition before we left. After going back and forth with Kari with my roommates and I, she had to admit that it would've been impossible for us to do this. This resulted in her waiving that fee off, but had we not kept debating this we would have had another docked off our deposit. Also we had a stain in the wood that wasn't brought to our attention which we assumed the cleaner could get it out (which is why we paid to get it cleaned in the first place). So she docked us off for that as well. To summarize, even if you do everything she says, she will still find ways to take off more from your deposit. Avoid her being your property manager. Her husband was cool though.

Brian is very busy due to his legendary service and the real estate market, but he carved out an hour the other day to go over many details to help me get a great MLS email service for the right rental property. Also, Brian connects folks with trustworthy people for the financial portion of buying homes. The connection to Big Valley Mortgage is now one that I will have for many years to come. Please give Team Kassis a try! His wife, Kari, also does Property Management, so they can really be a good team for the right person's real estate needs.

The monthly rent was $2,950 with a deposit of $2,950. I rented for 1 year and six months, the owners gave me notice to move out, they were going to move in. M&M property Management was very prompt about correcting issues; the air conditioner broke twice while I was there. I moved out and left the place absolutely spotless with the yards well mowed and the trees appropriately trimmed. The place looked way better both inside and out than when I moved in. I received a check eighteen days after moving out for $670. The invoices claimed $2,000 in yard care and $280 in inside cleaning. I can't claim fraud, it's possible that my property manager Jason Oliveira is blind or incompetent at his job. It is possible that M&M Property Management calls in their contractors regardless of how the property was left. I don't know how they function but do know that this is not best management practices and appears shady.

Given that it was a long distance move, Sarah was really sweet in helping me by doing virtual walkthroughs, sending me videos and making deposits and leasing all available online. Even when I was moving in, she was kind enough to leave me a lockbox and forms in the house as my arrival window was 8pm - 4am. While I've only been in my house for a short time, I'm very happy with my home. The area is a quiet, less rented part of Sacramento that fits my needs. It's safe and close to most things I need. It was as she described 100%. The only drawback I'm finding is that the response times are slow on their end, most likely due to the fact they don't have 24/7 maintenance (you have to schedule repairs) and things that need to fixed have to be relayed to them through property owners. Currently, I'm trying to get lights fixed and I'm hoping that gets done in the next decade :). Overall, I love my diggs and I'll renew my lease as long as it's an option. Moving one more time? No.

I honestly believe any good reviews are fake or bribes, that is how poor mine and my family's experience has been with this company. If you're thinking "wow this price is a steal" that is because they will STEAL from you/your tenants/your landlords at every point they can. They intentionally write all of their financial statements incredibly vague and confusing. For example: let's say 7 different charges, for maintenence and repairs. Each would have a different price listed next to it but with NO other description, so it literally says R&M charges... so could be for anything. I started to type out a quick story of just our CURRENT unresolved issues and it ended up being 6 pages worth of bulleted facts of this company's fraudulent behavior. Most recently they drilled off our smartkey doorknobs and deadbolts without my knowledge, because the renters I evicted didn't leave a key apparently, left the gate clicker under the mat, and the back of my home completely accessible. Then the company charged me $350 for the new lock and $220 for the drilling! They are dishonest, take forever to respond to messages, even though portal messages are the only way to get ahold of any one. They only give you 1 point of contact and if that 1 person sucks, you're out of luck. Steer very clear unless you want to fight tooth and nail for your own money even if it is clearly documented on Mynd's end that you are entitled to it. My family is most likely going to end up having to fight them in court.
