My partner and I were very interested in renting one of the properties listed by Owen's Property Management, but unfortunately our experience has been frustrating from the start. We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. I called a day prior to submitting an application and no one followed up. I went ahead and applied bc I really like the unit and it was available on their site and on Zillow. The following day I called again to follow-up. No one called me back or returned my first voicemail but 5 minutes later they sent an automated text message that "they chose another tenant and to look at their other properties" but couldn't bother to return me call. Their voicemail says they are a family owned business but I found this extremely unprofessional something you'd expect from the corporate rental companies. Owens Property Management is amazing! My family and I needed a spacious home within a two-week time frame during the peak of Christmas season and Adam delivered with a move in date 9 days later. My journey started on Zillow, when I saw a gem which peaked my interest. I immediately sent a message and soon received a text message inviting me to an open house viewing. From the first introduction, I was impressed with Adams' management style as well as impressed with the house itself. After a brief conversation, Adam advised me if I was interested in the property to please apply ASAP (no pressure) as the property owner, his staff and OPM would all be going out of town for the holidays and since I was in a time crunch he would do his best to review my qualifications and present my application to the property owner. To my surprise, within two days, I received the message Congrats you are approved! WOW, what a blessing early Christmas and Birthday present. My family and I were OVERJOYED!! Adam is phenomenal at his job. He is dedicated to business, the property owner as well as me, their new tenant. While on vacation, cooking holiday dinner and nursing his precious sick daughter, he kept the lines of communication open. Often, I shared with him that we could resume business when he returned into town yet Adam stepped away from family duties to provide me with updates. As a new tenant I appreciated his commitment and felt welcomed into the family. Every step of the way, all of my questions were met with straightforward answers and the paperwork was explained flawlessly. It really made the entire process pain-free and very reassuring. I recently bought a new home, and rather than selling my first home which has under a 3% interest rate, I decided to rent it out using APM after calling several other management companies in the area. From day 1, Gabe has always been extremely professional and quick to respond. He provided a free rent analysis, a sample management agreement, a sample lease, and very easy to follow onboarding instructions (see photo). I received all of this information within 15 minute of getting off the phone with Gabe. In comparison, many of the other management companies I called either never got back to me, or if they did, it was very delayed. Also, all of the other companies charged significantly more money for their management services, while APM charges a simple monthly fee of $100. Within a few days of my initial phone call, APM had already fully onboarded my property information into their system, and began marketing my vacancy with professional photos (all of this at no cost to me). Within two weeks of my initial phone call, my vacancy was rented and the tenant had already moved in. I was absolutely blown away by their quality of service, attention to detail, and how quickly they were able to make it all happen. I had to scramble to get my home ready for the tenant, because I thought it was going to take much more time, and APM even assisted me with getting the home rent ready. On our very first phone call, Gabe promised me that he would manage my property as if it were his own. I've been using APM for close to a year now, and this statement has proven itself true over time. If I had written this review a year ago, I would have given APM a 5 star rating. Great communication, fast and efficient. But then a "new team" was put in place and communication is now poor. We requested the annual property inspection in August. It is now Oct. 22 and the inspection hasn't happened though we were charged for it. I will drop my rating by one star for every additional month of delay in performing the inspection. The disturbing thing is that the "new team" has given us 3 different answers concerning the inspection, so now we don't believe them and don't trust them. read more

I hired Allegiance Property Management for my townhouse in Downtown Sacramento on 6/30/25. They had a good rating, and are a family owned company which I liked. On 7/19, they told me I had a tenant who was going to move in August 1st. I had okayed the tenant and our agreement was they will collect the rent 8/1, I would get my portion on August 15th. So I felt it was smooth sailing until on August 11th when I received an email stating the tenant had backed out , and apologizing that they had tried to email me earlier but it did not go through. This does not seem true, as all the emails are on a thread. This was unacceptable to let me know so late. So I called the property manager, Jesse, whom I had been working with and heard back from him the next day-he blamed the poor communication on the office person "she must be new." So he doesn't even know his office person? At a family owned company? Even so if he had not heard back from me he needed to call or text well before 8/11! The tenant must have declined well before the 1st and a deposit would have had to be given to hold the place -which I was told they did not receive a deposit. So they basically dropped the ball. I told Jesse I was breaking the contract with the company to which he said , "Oh that is too bad as I was going to show it tomorrow." I really don't believe him as he told me this so late in the conversation and in response to my severing the contract. I feel he was not being truthful and I told him they needed to build trust with new clients like me, and they were not doing so. Jesse told me to talk with his manager, Gabriel Owens-who apologized and said he wished they could make it up to me. I said you can pay me the money I lost on rent-which they declined. Perhaps they have too many clients and can't keep on top of all of them? They are very nice and professional sounding at first but not trustworthy in my opinion. They lost me a lot of $ . Gabriel did give me the photos they had taken to reuse with the new company I hired, but to be honest they were not that great and I had them redone. read more

But above all, you can tell they just want to do right by their tenants as well as landlords. Absolutely terrible property manager. Not only did he place a tenant without disclosing their financials he also did a repair without authorization. He quit being the property manager. He took the placement fee and the excess repair cost. That tenant is now late and probably will end up being evicted. This is the first that I heard about safety or health issues. None of this was mentioned until I wrote the review. As a good property manager, should he not have told me about them? Also why place tenants if these issues existed. Let me first say, I don't write a lot of reviews because I typically have to be blown away by service to do so. I cannot begin to describe how great Allegiance has been in renting out my home. I had weird requests, specific requests, annoying requirements for who could reside in the home I had put so much love and care into.. and they more than over-delivered. Adam was not only super helpful and patient with me in getting things set to rent out my home, but finding the perfect tenant and everything that comes with having that new tenant. I was worried about recommendations coming from a property management company not being in line with what I would expect to pay by pricing out quotes myself on things like maintenance or readying the home. Not a concern here.. they make great relationships with good people who help out where they can and are more than fair. They treat me like family and they care about the tenants they choose. You don't think about all the things that go into renting out your property until they come up, can't imagine doing it myself and not having expert help.. or the wrong help! I signed a contract to have APM managing my rental property in November 2023. APM informed me that the property was rented in Apr 2024. It is now Aug 27 and APM never send me the following: 1. The rental agreement with the new tenant, 2. Rental income from April 2024 to Aug 2024. 3. Monthly reports of the incomes and costs for my rental property. I knew the property was rented as APM asked me to pay for repair. However, without the rental agreement and rental income, I am not sure if my property was legally rented, to whom and the terms of the lease. I emailed and called Adam and Gabriel, but did not get any answers. What a headache! This is not professional services, APM! Hoang Nguyen PS. They were professional, courteous, and above all very transparent with the process. This a family run organization, with Adam being the property manager, Gabe, the brother being a real estate agent, and their sister performing the financial side of things. When I moved into my unit, I was told to list anything wrong and send it to them so they could take care of it. The biggest things I had issue with was that the AC unit in the bedroom did not work, and the screens in the windows were either missing or had large tears in them. I informed them the moment I noticed these issues. That was in June/July 2020. It is now April 27th, 2021 and they have done absolutely nothing. In August 2020, my shower stopped draining due to the last tenants hair. The blockage was too deep for a standard store bought snake. It took them 2 weeks to finally send out a plumber to fix it. APM often likes to ignore you until you send multiple messages. Then they tell you that they're working on the issue. Then they hope you just stop bothering them so they can ignore you for 9 months. They've told me that the delays are because of the owner's unresponsiveness. I don't know how true that is, and they can't share the owner's info, so the blame falls to them. read more
