BEWARE. I was very alarmed and disappointed by this company. The inspector was rude and abrasive, which it could have just been a bad day. I get it. What really brought the disappointment was he seemed to be set on killing the deal. We have an addition that was PERMITTED by the city and he refused to believe it was permitted. I asked another contractor to come and review the addition and he said he was dumbfounded by his inspection. It took a few years to realize the real price of this inspection to the tune of over $8,000. Against current code, our home was built without a water pressure valve. We now have a top of the line tankless water heater that should have lasted 15-20 years apparently but is shot and not covered under any warranty or insurance for leak damage because it wasn't to code. The water pressure valve itself is almost $2,000. The tankless heater is over $6,000 and the cost of the other repairs is still building. read more

Blu and his team are at the top of my list for home inspectors. Not only do they do very thorough inspections, but they are all patient and understanding when they explain things to Buyers. My clients absolutely love Blu! If there were less than one star on this review that I'd what I would give Battleborn Inspections . Eight days after I moved into my home the showers, toilet and bath tub were full of sewage. He inspected, (and I say that lightly) under my home. Want to know what's worse? He claims to have inspected this home in 2021 for the previous owner and disclosed on the report that the ejector pump was "less than adequate for a home this size". I incurred $17,000 worth of bills in 8 days because he didn't do his job. Wish you could see my emails he sent me today. He told me to "shut the fuck up" and asked if I was "stuck on stupid"? It seems like the reviews for Blu and Battle Born Inspections are eaither really good, or really bad. Unfortunately, I must have caught Blu on one of his off days when he inspected the home I bought. He came highly recommended by my realtor so I didn't read here...I have let her know that things Blu missed on his inspection resulted in more than $30,000 of repairs to my home. Some things included: -a DIY roof by the previous owner was missing flashing and sealing in many places, and there was an actual hole in the wall where the water had been collecting. Blu noted that there were several layers of shingles on the roof that would need to be replaced when they wore out, but said they appeared fairly new and the roof had years of life left in it. I had to buy a new roof 5 months after moving in, thanks to some of those "new" shingles being installed backwards and otherwise incorrectly, and leaking into my living room -water damage in the living room wall showed this had been a longstanding problem -opening up the ceiling revealed lots of mold that had to be remediated; although I know Blu is not a mold inspector, it was quite obvious had he looked(!) in the attic and could have given me a heads up. I guess he can't be held responsible for this one but really?? Man do I wish I had gone into the attic myself -he noted the garage door needed grease - it was making a horrible sound, which I also didn't hear until I moved in - but in fact it was a problem with a bolt and springs and was hundreds of dollars to repair -there was some crazy wiring in the garage, with multiple extension cords linked together - an electrician who came later was shocked that it had passed inspection. Electricians charge like $95/hour y'all. Not cheap to fix and I certainly would have negotiated that with sellers (when I was done negotiating for a new roof or credit) -an electrical outlet was installed right next to a hot tub instead of the 5 feet mandated by code; a repair person refused to work on it, he said it was so unsafe -soon I will need to replace the gutters, which Blu said were fine but actually have holes(!) in some places and are too far from the house to actually catch the rain running off the roof, so it drips down onto the house - oh look, thousands more dollars to fix -a backyard retaining wall is bulging and could collapse at any time - I have gotten estimates ranging from 6 months to three years. Nothing noted by Blu. $$$ -I spent 7 months repairing things that made my home dangerous and/or unlivable - many of which Blu did see, I will give him credit (and would like to give a star for some but just can't after what I went through with this house) - and every.single.contractor who came into the house said something to the effect of "I can't believe this passed inspection." Yeah, me either. Yes, I should have gone around myself and checked things. But the process was moving really fast and I thought I could rely on Blu. read more

Had our potential house inspection before closing! Blu did wonderful. Had our re-Inspection done by David, did wonderful calling out some still missed things by the seller. Seller drug feet until last minute deadline, had no time to reinspect before losing large amount of money and offer. 11 months later; asked battleborn for a re-inspection. Person scheduled me and quoted me cost for re-inspection with David. Night before re-Inspection Blu calls; advising of miscommunication in price since outside of standards for re-inspection. I asked how come it doesn't fall under that, he explained why and I still agreed to the price change. ($400) He asked why we are having it; I explain well one for warranty purchased on home but two the seller didn't repair the things they said they did after the re-inspection was done right before closing. So I wanted address all of it in one swoop but mainly for the discrepancies in seller repairs. He said that was normal for sellers to wait until last min deadlines to not do things. He said it sounds like I was unsure still and he could refer me out. I explained that he used terms I wasn't familiar with and I'm fine now that he addressed my questions, We agreed to continue and ended the call. Blue then called me back a few minutes later saying it sounds like I really am not understanding what the point of the inspection is and how warranties work. I need to contact my realtor. I explained I had and I though we were past warranties with him addressing my questions on the main focus of my concerns being seller not following through on agreed repairs. He then said, I don't think you understand the point of the inspection and I can refer you to another inspection place. I asked him to give me a reason since I am asking for an inspection. He said he will have to call me back. Ended call. Calls me back about 20 min later saying, " I don't have to explain myself to you, I took you off the schedule. Have a good day." The entire situation is sketchy as heck. I wouldn't recommend after this final round of interactions. Never have I met a business that talks to their customers like that. read more

Blu is a 10. He is thorough, willing to get dirty and very knowledgeable. He also gave me a ton of tips as far as what should be done immediately and what could wait. He creates a beautiful inspection report with details and photos. My contractor said it was the most thorough and useful report he'd ever seen, and I personally have been using it on my playbook to work on the house. Cannot recommend highly enough. read more

A Realtor we were using recommended we use Blu with Battle Born Inspections in our home purchase. The property was vacant when Blu did the inspection. After we closed and moved in a few days later we were very surprised to immediately discover defects that were NOT disclosed in the home inspection. The bathroom faucet single handle was NOT even attached to the rest of the faucet as it was just loosely sitting on top of the faucet. Therefor there was NO way to turn the water on let alone change the water temperature. While noticing that, we also noticed the sink was clearly cracked. A faucet and sink are clearly "major building components." That discovery left us with no peace of mind and us questioning what else what not disclosed to us. Yet, we were assured that the inspection had indeed checked items such as these defects. We had to immediately pay a licensed plumber to replace this defective inoperable faucet and defective sink. Since Battle Born Inspections failed to disclose these defects to us in their inspection report, we were denied our right to negotiate these defects with the seller. We feel Battle Born Inspections owes us for the licensed plumber services and the faucet and sink replacement as they were either negligent or just lazy or just plain lied to us in their inspection by failing to disclose to us what are clear and obvious defects to a licensed home inspector for it is clear we did not get a "quality" home inspection from this business. read more

Blu did a thorough inspection and provided us with a detailed report, including items that would need to be upgraded to make the place rental ready. While painting the condo I noticed something that I thought might be water damage and Blu was very quick to respond and come out and have a look. BEWARE! I used Battle Born three times. The first time was for a house we ended up not buying, not because of the inspection, but I have no idea how well it was done. The second time we did buy the house and the inspection on 6/25/18 seemed fine at first. However, when we moved in, one of the A/C units did not work. Battle Born said they were not responsible for that and that NV did not allow them to inspect A/C units in any way, only see if they came on. I had insurance, but had a deductible, which my real estate agent paid. Two units had to be recharged and a fan replaced. I was only in the house a few months, then moved. Battle Born did the inspection on my new since my agent vouched for them and said they would be very thorough. I sold the first house after doing all major repairs recommended by Battle Born except for replacing a double-pane window in the garage that had a leaky seal, which didn't seem like a major issue. The buyer had another company, TEK, do an inspection on 4/19/2019. Low and behold, they found a whole slew of major issues Battle Born had not found, including three windows in the house that had leaking seals. While I cannot prove that these did not happen in the less than 10 months I owned the house, it seems more than highly unlikely. Fortunately for me, the buyer only had me replace the four windows at a cost of over $2,200 (instead of the few hundred for the one I knew about). I have pdf files of both inspections and would love to share them, except Battle Born has in their contract "CONFIDENTIAL REPORT: Client understands that the inspection and the Inspection Report are performed and prepared for Client's sole, confidential use. Client agrees that Client will not transfer, disseminate or otherwise disclose any part of the Inspection Report to any other persons." Since I do not want to go to court for speaking the truth, I will just say be forewarned. However, I will never use Battle Born again and have warned my real estate agent. *********** Battle Born has seen fit to call me a liar in his response below (great customer service), so I am adding more information as proof of what I said. I notice no offer of making good my loss from your incomplete report. Regarding the A/C units: The other inspector used a heat sensor gun to see if the air coming out was cold. Blu did not take the time. The other inspector noted a large rock on top one of the A/C units and advised having the HVAC units all inspected. The rock was there because the unit rattled terribly due to a bad fan motor, which I had replaced, and the tech left it there after the repair. That repair was covered by home warranty. Blu did not note the rock. I stated that he advised he was not responsible for any of this by law. The invoice he has was only for the Freon not covered by warranty that my agent kindly paid and did not include the fan replaced by the home warranty company. You should get full information before calling anyone a LIAR!!! Blu got on his high horse about it not being his responsibility, more concerned with lambasting the A/C repair company than making the customer (me) happy. From his reply here, that's standard operating procedure for him. If he had done what the other company did, this would not be an issue. Was this simply sloppiness on his part? Regarding the windows: No boxes or furniture were in front of the windows that had to be replaced. While the people were packing, much had already been moved and getting around was not that difficult. I was there for Battle Born's inspection. One of the windows is high in the entry, above the front door, so perhaps he did not want to climb a ladder. More issues unreported by Battle Born that the new buyer let pass: The new inspectors noted missing insulation in the attic in a couple of places. There was also an uncovered electrical box in the attic that was missed by Battle Born, minor issue, but a code violation and quite obvious. Damaged rain gutters in a couple of places were also not noted by Battle Born. The other inspector used a drone to view the entire roof and noted this. There are more, but these show well enough the quality of the inspection Battle Born did. If Blu want's to say I'm lying on any of this, let him put his money where his mouth is. Say $10,000? I have written proof of all above. I am advising my agent of all this and hope he will warn every agent he knows. I've discovered some items missed on my current home's inspection.
