Weintz performed home inspection services for the buyer during the sale of our house. There were multiple items listed on their inspection report that were not properly inspected or tested. This ultimately affected the sale of our house. If a certified inspector is going to create an official document that affects major purchases or has legal use, they should perform a full and proper inspection--do the job they were hired and paid to do. Items were incorrectly identified that demonstrated their lack of knowledge. For example, "Master bathroom does not have an exhaust fan." Inspector either doesn't know what an inline exhaust fan is or they didn't take the time to properly inspect. If an item is going to end up on an official report make sure it's accurate. Another couple example, "South exterior outlet is not GFI protected, all outlets throughout house must be GFI protected". That statement made the potential buyer assume none of the outlets were GFI compliant. The south outlet Weintz notes was not even connected, it was an old existing abandoned outlet that just needed a $1.00 cover plate instead of making the buyer think an electrician needed to be hired for the whole house. I would not hire Weintz to be inspector for a sale or purchase. Find an inspection firm that understands what their service is ultimately being used for and doesn't just go through the motions. I should note that I work for a general contractor and I have never worked with Weintz before. read more

Kevin Weintz was the inspector for our home buyer and realtor. I was surprised by how many false items he wrote up on his report.GFI's he said were non functional because he didnt press on the reset button hard enough. Vapor barrier he wanted could not be reinforced 6 mil visqueen, it had to be replaced with black 6 mil. visqueen to his liking and would not sign off on the new reinforced visqueen unless it was black. So many other issues that he can up with for the buyer and wouldn't let me know when he was doing inspections and 3 more reinspections without my knowledge.He does not work with you, just the buyer realtor and buyer themselves. read more

We were selling a home and the prospective buyers hired this company to do inspection. A major item listed on the inspection made the buyers drop our home and we had to disclose this report to all future buyers making it impossible to sell. Therefore, we hired a general contractor that we used in the past to take a look at the issue and the information on the home inspection was totally inaccurate. The home inspector listed that the foundation was wood and that it was rotting and needed to be replaced. There was a big crawl space under the home so he had adequate room to do a good inspection. We were in panic to read his report. The stress was awful because we know that replacing a foundation is very costly and the home would never sell until it was done. The general contractor went under the home and reported to us that it was not the foundation at all. Someone build a small storage area under the home with wood. The wood was not in good shape after being on the ground for many years and all we needed to do was hire a handyman to pull out the wood at a cost of $100. Simple as that. It had nothing to do with the foundation of the home. But we lost not only the buyer who hired this company but several buyers afterwards until we solved the issue. It appears this company want to earn the money the potential buyers pay them by fabricating issues that are false. The stress they caused us was immeasurable and not necessary. My husband was a Real Estate broker in the area before he retired. He is now going back into Real Estate and we are currently looking for a Inspection company to use. Kevin Weintz is very thorough in his house inspection and report. He has extensive work experience and is very well recommended by many realtors in the field. He is also sufficiently insured. We had him do the inspection 5 days prior to our FIRST walkthrough of our new quick delivery house. He got it done and report is sent to me in a couple of days. I sent that report to the builder right away to give them enough time to address all the items. He also did a follow-up inspection the day prior to FINAL Walkthrough to check off all the items that are completed or still pending. I felt so confident that all the items were addressed prior to signing at escrow. Now I can focus on enjoying my house rather than worrying about pending items. First time buying a home, and worst experience!! I would not recommend Kevin Wentz as a home inspector... did NOT note MULTIPLE leaky faucets at the head just dripping water!!! When you simply just had to turn the water on to note... but clearly did NOT even turn hose faucets to 'on' around the property to check, when one doesn't even work period!!! Also he does NOT take the time to make sure window tracks work and stay up in the home... the actual function of a window in the home! So.. if you look up what a home inspector should do (&what you pay for), the basics are not even being noted! Will not note on your inspection if your water heater is not properly installed and venting emissions out correctly. The result of this was almost an explosive house or someone dying from gas poisoning while living inside a home with emissions. The door covering the water heater unit, would not properly shut and clearly had no vents installed... many red flags to someone whom considers themselves a professional inspector of a home. Also when asked in regards to the work he stands behind, the answer will be that the customer simply paid for a 'partial' home inspection. So if you want a partial home inspection, and a desire to be fixing obvious problems as a home owner later... look no further then your partial home inspector! read more

READ THIS REVIEW! I have been in the real estate business for over 35 years. This pre-dates "home Inspections". In the early days of inspections anyone could do this job, and anyone did, including myself. You can imagine the mistakes and corruption possible. Regulation and licensing has fixed this. When it was obvious it was a bonifide business, many novices got into the field, not knowing anything about construction or real estate. Take a class, pass a test, off you go! It is scary. I have had every inspector in this town do inspections for me, from the newest to the "old guard". I also have a construction background. The thing I hate about inspectors the most is needless overkill, pointing out every chipped roof tile, every crack in the driveway, every "potential problem" of the future. Homes are like cars, they wear out. If you don't take care of them, they wear out sooner. They show the wear and tear. What I want is a sensible, thorough report of what exists, with some recommendations on how to inexpensively correct or prepare for problems-not "hire a licensed, bonded, insured electrician" to change a light bulb boilerplate language. Kevin's experience as a general contractor in this town gives him an edge, as he uses his contractor "X-RAY" vision to look into walls, foundations, and mechanical issues. A popped drywall nail can be the "canary in the mine" for bigger issues, and Kevin knows that. What others may deem as "a code violation" worthy of razing the structure to the ground, Kevin has explained correctly as "the way things were done at that time". What others have over analysed, Kevin's sensible approach has simplified. His knowledge base surpasses the usual inspector, as Kevin can explain (in simple terms) every detail of construction techniques, new and old, in EVERY home. Who do you want for an inspector, a pencil neck fallout who finally found a job that can't "fire" him (I know these guys), or a seasoned warrior, trained in the trenches, honed by years in the qualified trades? I understand home inspectors are primarily out to protect the home buyer but should also be fair and consider the fact that their inspections need to be fair to all parties involved. I also understand that home inspectors must find something to earn their fees but should also be cognizant of the power they wield. Weintz did a home inspection for buyers of my parents' home and appeared to be over-zealous in trying to make a name for himself and "earn his fees from the potential buyers". On the report, he stated there was a (gas) leak with the furnace and scared the buyers into cancelling our contract. I had two inspections on the furnace afterwards, by both a General Contractor and Sierra Air. Both of these follow-up inspections concluded there was no leak, no poisonous gases leaking into the home, and that the furnace required a simple seal to make it run more efficiently. Weintz' report should have noted this was a matter of efficiency and not a hazard! He also listed other things that were not up-to date- code requirements, too long to list here, but the supposed gas leak is what killed the deal. In your eagerness to earn your fees, please be fair to ALL parties. Pretty much everything is fixable and not everything is a hazard. And most important, most home sellers are ethical people, just like you and ME , trying to do right by their buyers. read more

Kevin Weintz did an inspection of a condo that we were buying. He inspected absolutely everything and actually climbed up on the roof and spotted a loose roof tile. My home was inspected by this company recently, the inspector found some items in my home that needed minor repairs. The problem I had with this inspector was he made conclusions about areas of my home without a thorough investigation, in other words, he guessed. The first was that my water heater was too small for the house and we could never fill up the bathtub, he also said that we damaged the water heater by turning it up to a higher temperature, this is absurd, as we never had any problems with four adults and two children living in the home. He stated the attic was too hot and not vented properly, I find this difficult to believe as the house was custom built three years ago and passed building inspection. He stated the flooring throughout the house was installed improperly without removing any flooring or baseboard. He also stated the exterior concrete had been improperly installed because of surface chipping, which is common in northern Nevada! In all this guy made many statements second guessing the county building department and the building contractor without ANY supporting documentation. read more

His knowledge helped us avoid a beautiful, charming house that was an absolute disaster under its façade and helped us understand the amount of work needed for another house that we ended up buying.
