    Terrible service from viewing listing to asking questions about the property. After a month no…read moreresolution on reported problems at the property. Then they said it wasn't their problem and I as the tenant needed to contact the HOA again after a month of inquiry. There was no HOA the email bounced back. Then the tenants were told they needed to provide MORE pictures to the head of maintenance again of the issue despite the listing agent taking pictures for POM, the plumber provided pictures, the maintenance person took and provided pictures and the head maintenance had visited the property 2 days b4 move in and should have pictures. We asked for a decrease in rent for the ongoing issue and/or a phone call. Head of maintenance said it wasnt POMs fault so no decrease. I said well it certainly was not OUR FAULT. We received an email from Melissa to end the lease no conversation. Which we happily took. And from move in to move out ~ 20 days of communication there were more than 86 emails for submission and system response to maintenance requests and over 40 texts. Meld is the system and its terrible. I would not recommend this property mgmt in any way. I forgot we were forced to take an earlier move in date and then attend to no less than 4 different plumbing appointments on our time and dime that all should have been taken care of in advance. And no staff accountability.

That trust has been completely destroyed. After months of poor showing feedback, I repeatedly asked about the condition of my home and the reported odors. I was assured everything was fine and that it only needed a little paint and new carpet. Unable to get straight answers, I flew over 2,000 miles to inspect the property myself. What I found was unacceptable. The home was listed for sale in a filthy condition with an overwhelming dog urine odor. The laundry room and garage, where the dog had been confined, smelled terrible, and the damage to the laundry room door was obvious. These were not minor issues, and there is no way they went unnoticed. The most disappointing part is the lack of honesty and communication. Had anyone simply told me the truth, I would have immediately approved deep cleaning and repairs instead of allowing my home to sit on the market in a condition that likely drove buyers away. After paying Chesapeake Property Management for more than two years, I expected my investment to be protected--not neglected. I have lost all confidence in Linda, Mary, and everyone involved in managing and marketing my home. As a military family, we depend on property managers because we can't simply stop by to check on our homes. I should never have had to travel across the country just to learn the true condition of my own property. After seeing the condition of the home I fully understood why it did not sell, I myself would have never purchased this house in this condition.

Linda will tell you to "calm down" with whenever you provide feedback on basic customer service skills of her associates that were unsatisfactory. It felt that no one takes their clients here seriously with basic respect and professionalism that they deserve as paying consumers. The property managers are defensive or ignore any sort of negative feedback without taking any accountability whatsoever. There also seems to be a of forwarding any issues to Linda (the matriarch) rather than being able to resolve conflict or problems on their own. They are not responsive with respect to correspondence and take days to respond, when a typical expectation is to respond within at least one business day. I have also overheard them insulting clients over the phone in one particular instance, which was unprofessional. Property emergencies were handled frantically and they did some decision-making on their own without my authorization which caused additional issues. I also experienced problems receiving clear communications about what to do with the insurance process when damages to my property occurred. It could have simply been a template email on what the next steps with a reasonable timeline and what to expect in order to avoid this problem. Administratively, documents were not updated into the portal in a timely manner which was frustrating. I had to make sure to save all docs on my own (suspecting that this would happen) so that I did not have to chase people around. This is also family owned so perhaps nepotism is at play here. The overall aspect of servicing clients feels as if they are complacent and not willing to grow as they are not very service oriented and have outdated management styles that do not fit the demands of what clients need today. Now that my tenant has vacated, it has been almost a month since the property managers have not even bothered to contact me on what the next steps would be for that. On the plus side, they did recommend a good insurance agent for landlord's health insurance.

Everyone in the…read morebuilding is friendly (residents, leasing office, maintenance) and if I ever need something from the leasing office or maintenance, which hasn't been often, I've been helped right away. The office staff is great about helping out with packages and deliveries--there are lockers in the mailroom for packages, or if it won't fit in a locker they'll hold it in the leasing office for you. Office staff will notify you right away if you receive a delivery, everyone is good with communication in general. The building itself is well-maintained. The leasing office staff holds social events for residents which is a good way to meet people in the building. It's a wonderful place for dogs--and their owners. It's right next to the park and everyone in the building is understanding about having a pet. Having parking in the building is a huge benefit. I feel safe being able to park my car in the garage. One time there was an issue with the automatic door to the garage (a malfunction that was quickly fixed) during the interim, while they were fixing it, they had a security guard standing outside the garage for us. I thought that was impressive--they are pretty on top of things. I've only lived here in the winter so I haven't experienced the courtyard or rooftop deck, but am looking forward to doing so. The gym is beautiful--it's huge, and never super crowded. I am not much of a workout person but I appreciate it. Finally, I think rent here is a touch lower than other apartment complexes in Baltimore. I highly recommend 101 Ellwood to anyone in the market for an apartment! Jen G.

This worked for a couple months before they routinely ignored all tickets. They staffed the on-site management office with a rotating cast of characters who would not stay on the job for more than a few weeks or months before quitting. They were horrible at running board meetings. They billed our association without any consideration for the most efficient or productive way of doing things.
