The right property management company will treat your property as if it's their own, and that's always been the case with Chesapeake. Whether it was handling issues with my tenant or ensuring I got my annual tax paperwork, their team has always approached my property with my best interests in mind while at the same time providing exceptional service to my tenant. In the few instances where there have been problems (most recently a leak in the ceiling) they were on top of the situation and my tenant was taken care of within a matter of hours, and I had emails with pictures of the damage waiting in my inbox. However, most of the time I honestly forget that I have a rental property, and that's the best compliment I can give Chesapeake. I trust completely that they are taking care of my property, and so far they have yet to let me down! read more

As an active-duty military service member stationed over 2,000 miles away, I trusted Chesapeake Property Management and their real estate team to care for my home. That trust has been completely destroyed. After months of poor showing feedback, I repeatedly asked about the condition of my home and the reported odors. I was assured everything was fine and that it only needed a little paint and new carpet. Unable to get straight answers, I flew over 2,000 miles to inspect the property myself. What I found was unacceptable. The home was listed for sale in a filthy condition with an overwhelming dog urine odor. The laundry room and garage, where the dog had been confined, smelled terrible, and the damage to the laundry room door was obvious. These were not minor issues, and there is no way they went unnoticed. The most disappointing part is the lack of honesty and communication. Had anyone simply told me the truth, I would have immediately approved deep cleaning and repairs instead of allowing my home to sit on the market in a condition that likely drove buyers away. After paying Chesapeake Property Management for more than two years, I expected my investment to be protected--not neglected. I have lost all confidence in Linda, Mary, and everyone involved in managing and marketing my home. As a military family, we depend on property managers because we can't simply stop by to check on our homes. I should never have had to travel across the country just to learn the true condition of my own property. So far in the last several months this has been my personal experience as a property owner. Please take what you will from it. Linda will tell you to "calm down" with whenever you provide feedback on basic customer service skills of her associates that were unsatisfactory. It felt that no one takes their clients here seriously with basic respect and professionalism that they deserve as paying consumers. The property managers are defensive or ignore any sort of negative feedback without taking any accountability whatsoever. There also seems to be a of forwarding any issues to Linda (the matriarch) rather than being able to resolve conflict or problems on their own. They are not responsive with respect to correspondence and take days to respond, when a typical expectation is to respond within at least one business day. I have also overheard them insulting clients over the phone in one particular instance, which was unprofessional. Property emergencies were handled frantically and they did some decision-making on their own without my authorization which caused additional issues. I also experienced problems receiving clear communications about what to do with the insurance process when damages to my property occurred. It could have simply been a template email on what the next steps with a reasonable timeline and what to expect in order to avoid this problem. Administratively, documents were not updated into the portal in a timely manner which was frustrating. I had to make sure to save all docs on my own (suspecting that this would happen) so that I did not have to chase people around. This is also family owned so perhaps nepotism is at play here. The overall aspect of servicing clients feels as if they are complacent and not willing to grow as they are not very service oriented and have outdated management styles that do not fit the demands of what clients need today. Now that my tenant has vacated, it has been almost a month since the property managers have not even bothered to contact me on what the next steps would be for that. I wish I had known about these Yelp reviews... I've owned rental property for over 30 years and have managed several of them by myself, some out of state, so I am no newbie. I also renovate homes, so I am not uneducated in the realm of home repair. This property, in a desirable waterfront area, was our family home which we renovated top to bottom. Many contractors who did work on the property were very complimentary and several people said we would have no trouble renting it out. I spoke to Linda, the owner, at length before I signed the contract. Little did I know that I should have been taking notes and had those notes verified and signed! One thing that Linda told me was that she and her spouse also run a handyman company that does repairs at a reasonable rate. When a very minor repair was needed just prior to putting the house on the rental market, CPM denied making the statement about the rate. If they tell such boldface lies, what else is in store? Inexplicably, they did not put the property on the market for FOUR months. After one month of finally being on the market, they recommended a rental reduction. I asked to wait and, lo and behold, a desirable tenant signed the lease. Since the property sat for so long, landscaping needed to be done before move-in. CPM got a quote for over $200. I shit a brick and called the landscaping company, who obviously had no idea what the scope of work was. When I explained what was needed, the cost was reduced to $80. So, don't expect this company to work for your interest. Pre-move-in cleaning was also outrageous (and mandatory) especially considering that I had it cleaned when I handed over the keys four months prior. Heather (in the office) has been sometimes helpful and patient but there are questions that I've routinely asked again and again with no answer. I cannot trust this company at all and am biding my time to make the switch to another property management company. read more

I highly would not recommend to rent to this property management. They provide poor service. The Maintenance Person does the bare minimum to repair household items, have to come to the property multiple times due to lack of knowledge. I had move in the property January 2022, the house was not professional clean, had trash in the closet, house was not painted had stains in the bathroom. Please read your lease agreement thoroughly. You are required to hire Chesapeake Property Management preferred Cleaning Company when it is time to move out of the property. The prices ranges from $200 and up. If you decide to move in one of Chesapeake Property Management, make sure you take pictures of the property prior to moving in and after. Working with this property management company on the renting side was the worst. They were so unprofessional, the move out demands were insane, and the process was not smooth. When renting, most times you don't think about the management company. But I'll be sure to not work with this company again in any capacity because it was so difficult. read more

My wife and I were putting out feelers at the possibility of renting out our house in order to move closer to family out of state. We contacted several companies including Chesapeake. We had a conference call with Linda (owner) and felt confident they were the company we were going to select. They have a stricter than usual tenant application process, comparable fees to other companies, and lots of positive reviews on google. During our chat it came to light that her husband owns a handyman repair company, so they operate the property management on one side and repair on the others. I mentioned that other companies charge an outrageous price for repairs, some times up to $200 an hour for their repair people or charge a higher rate and farm the work out to a repair person who charges less, meaning they pocket the difference. She mentioned how unethical this was and how they would never charge for minor repair services. My wife and I were both floored that such services would be included in the management fee. It was what pushed them ahead in our search (we both came to that conclusion independently but agreed). A few weeks later I followed up with an email about what exactly is included in "minor repair services" asking specifically about painting. I figured we'd have to pay out of pocket, but wanted to check that it wasn't an included service. We talked again and this time were told their fees don't cover any repair costs. To be fair the wording in their contract agreed with this, which is partly why I asked. She went on to say we could hire her husband's company for repairs for a charge, which went against her whole "unethical for the property management company to charge for repairs" spiel we discussed earlier, which is exactly what they were doing. There clearly was a miscommunication/misunderstanding. The fact that my wife and I both thought some repair work was included suggests Linda said things in that first discussion that lead us to believe it. Where do I begin?: My condo was not professionally cleaned to begin with at move-in. Not to mention, I had to email a request to repaint the nasty walls. You could see dirt, patches, and dings where previous tenants hung TVs. While the landlord did pay for the walls to be painted back white, they quoted me an additional $900 if i wanted to paint the walls any color outside of that. I happily declined. I've only put in 2 maintenance requests during my 2 years at the condo. The first request was for black particles coming from the jets in the master bedroom tub. One of the office employees emailed me back and suggested I try to resolve the issue myself and sent YouTube videos. I was able to clear the clogged jets by running them with dish soap, but I never used them again. During my final month, my toilet clogged. I put in a maintenance request and received a phone call from a guy saying "I'll take a look at it, but if it's a serious plumbing issue, i will have to call a plumber and that is an out of pocket fee. I think it's best if you to use your plunger a couple of times before I come out". Needless to say, i resolved it myself with a snake I ordered from Amazon. So ultimately, I was my own maintenance. After my first year, I received an email 30 days after my lease renewal that the landlord suddenly wanted to sell the property and asked if I could move out in 30 days. They were well aware that it was just me and my 1 year old residing there. I'm not sure how they thought I'd find another place with such short notice. I kindly declined as I had already signed my renewal for another year. As my 2nd year is approaching, I was automatically sent a lease renewal agreement 90 days prior to my lease end date. I was relieved, as I thought the landlord may have changed her mind. About a month later, I received a phone call that though that email was automated (signatures and all), it was a "miscommunication" and the landlord is still selling the property and to be out by June. The entire move out process gave me so much anxiety. CPM only allows you to choose 1/2 professional cleaning companies that they* refer. I was told I'd pay a maximum of $400 (a ridiculous amount). The unit had average wear and tear at best. The day of cleaning, the cleaner texted me at work quoting me a new price of $500 for "lots of work to do". There was no cleaning team with this company, just her and another woman who was elderly and could barely get up the stairs on her own. You would think there would have been more able helpers to do "such a tough" clean. $450 was taken out of my security deposit for the "professional" cleaning. Other fees taken out of my deposit included not changing light bulbs in a high penthouse* ceiling. $200. Needless to say, I basically paid for all the fixes/improvements in the condo for them to list on the buyer's market. I've been nothing but a loyal and timely paying tenant of this company for 2 years. Out of all apartments/rental companies I've experienced, this is by far the worst one. I would only refer CPM to anyone that doesn't value their time or money. Avoid them if you can. read more

I was a client for several years. I was also a property manager, by profession, for 12 years prior to becoming a healthcare practitioner. This organization, more specifically, the "husband and wife team" hire incompetent people. They took their monthly fees out of the rent, and I had to handle all the rest, If I wanted anything done in a timely fashion. My best recommendation would be to simply do it yourself and buy AMERICAN Home Shield! I love that company and I am glad that I got rid of these people who I am quite sure make money off your repairs, as well! In my expert opinion, these people are nothing more then a greedy husband and wife lawyer team who could care less about your home management needs. read more

Those of us who live in the city and love it know what that means (usually fears over race and crime). Count yourself lucky if they decided not to manage your property. They managed mine by telling me they could not get a renter for a newly renovated two bedroom condo in Owings Mills for an asking price of 1500. They said they only had one interested person who I reluctantly agreed to rent to at 1200.They made me have everything cleaned and maintained by certain people from their list. Every year something happened maintenance wise that I had to pay for. They let the renter go on a month to month after a year and never told me. Renter did not allow for regularly scheduled HOA inspections and I was fined because of it. Chesapeake said they would handle it not to worry- they did nothing and would not even reimburse me for the fine I received because of the renter. Renter moved out and left the condo dirty with smoke stains on the carpet, missing blinds, etc. I asked why he was allowed to leave it this way and they offered no explanation. I tried to sell the condo once I knew the renter was moving out and they told me I could not put the property up for sale or have showings while the tenant was in there. I always felt that they knew this tenant because they seemed to protect and let him get away with things that I then paid for. They do it all from screening tenants by using credit checks, dealing with tenant issues, working with the home owners association to coordinating repairs. Not very upfront about their practices. Currently shopping for a Property Manager and had a few very specific questions regarding their fee structure (especially as it concerns new/renewed leases and vacant months). Since I couldn't find it on the website I tried their Questions/Comments box on the site. The person who gets back to me tells me to call in and discuss rather than simply answering the question I asked. The inability to answer simple questions directly and clearly is not only a waste of my time but also theirs. I'd advise property owners to steer clear of any company that can't answer "do you charge for ____?" succinctly. read more

We interviewed about 7 companies to manage our property before meeting with Chesapeake. When we met with Jessica we knew they would be perfect for us. We have not regretted that decision one bit. The thing that stood out is this is their full time job. They do this as a profession and not something on the side, they know the business and have great attention to detail. Don't be deceived by friendly faces. I was happy at the beginning of my lease but could not wait to leave. I leased from this company for about a year and a half and went 3 times overnight without a workable toilet in a 2 bedroom 1 bathroom unit. Furthermore, I left the property in mint condition and cleaned by professional as stated in my lease agreement. However, the company hired could not remove the burnt debris from the oven and did not do the dishwasher because I never used while in the unit. Therefore I could understand the cleaning of these two items but not an overall deep cleaning cost of $200 deducted from my security deposit. Moreover, there month to month agreement is not month to month but 60 days notice. My advice to renters who are good tenants, who pay there rent on time, and don't cause problems like myself be careful of the fine print and if possible avoid this company. read more
