Winterberry Lane seemed so lovely. --Hello 'Gail'. Telling me that month two equals month one OVER AND OVER does not explain the discount clearly and trying to make me sign something that defies material reality is not honest dealing. You refused to give me a 7/31 end date, because it was 3 days short of a full year? Instead, you recouped that 'free month' by adding a thirteenth payment period, which is frowned upon and not standard. Putting a lockbox on an occupied home and waiving your liability is not okay. Anyone who does business with this firm must beware of the clause that I have uploaded here. It was the main reason I could not sign the lease. I would not feel safe with a lockbox on my front door FOR TWO MONTHS. This violates the tenants right to enjoy the home they are renting. 58. AUTHORIZATION TO INSTALL KEY LOCKBOX: You agree that during the last sixty (60) days of this Lease term or any extension thereof, we may install a key box on the door of the Premises for the convenience and use of any authorized real estate salesperson and/or broker to show the Premises to prospective tenants/purchasers, mortgagees, inspectors, contractors, exterminators, appraisers, or other necessary parties during normal business hours including weekends except as otherwise may be agreed upon by you and us. You agree for yourself, your heirs, and assigns to indemnify, save and hold harmless the Owner and its brokers, salespeople, cooperating brokers, agents, and all above parties from any and all claims, loss, or liability arising from the use of said key box unless caused by the negligence, omission, fault or other misconduct by Owner. --- READ THE LEASE PEOPLE. Better yet, don't even apply. 'Second month free' is not what it sounds like. One year term is not what you will get. Their lease allows them to walk into your home whenever they want. They tell you they give notice, but don't want to put that in the lease. They have 1 out of 5 on BBB. They are loved by property owners for squeezing money out of families (Cody Bishop's expertise). But tenants hate them. I assumed a luxury property on the resort of the Hyatt would have higher standards. Unfortunately, this place is the stereotypical problem that is affecting the housing security and well being of working class families across America. HORRIBLE customer service. You can call until the cows come home, the property management department does not answer. I've called 15 times in one day and you will not get a response, voicemail all day. Work orders open for 60 days and you essentially have to stress yourself out to the point of a strike to get any response. I find this unacceptable and I know the owner is unaware of the horrible level of service they are paying for. I'd much rather deal with the owner directly than this company full of lazy employees and this is apparently the organizational culture of the company reading these reviews. read more
