The prices for 3-bedrooms were decent and hey, it's not CPM (Campus Property Management, the worst managers in CU) right? There are three buildings in the complex that open onto a grass courtyard with barbecue pits that is just perfect for hanging out, playing a game of touch football with friends, or a vigorous hacky-sack circle. The north and south buildings have laundry facilities on the top floors (there are 3 floors in each) while the west building has a larger, locked one on the ground floor facing the courtyard. The apartments themselves are standard college fare: carpets and couches that hide dinginess, stucco ceilings, and older appliances. Where Lincoln Place really sets itself apart from other companies is in the reasonable prices and the responsive management. While I lived there, the complex manager was a very nice guy named Corey (it might be Cory) who cut the grass, responded VERY quickly to service calls and helped with any random thing. I cannot stress how nice it is to have the manager actually living on site when a pipe bursts at 3 in the morning! One other little thing I appreciated from LPA, they give you pre-addressed, stamped envelopes for your rent checks. This is such a nice thought for college students who don't tend to be the most prepared and is indicative of their general attitude as a company.

The first year, we were able to haggle down the price due to how understanding cory was. throughout the two years there I had zero problems with cory. Broken door? no problem. fixed on the same day. broken shower? no problem. On top of this, I got most of the deposit back at the end of both years. I'm just in regret right now because I'm forced to be at cpm due to my laziness. I would go back to lincoln place in a heart beat if i could.

This is a major project, which very much affected our use of the apartment, and they scheduled it during the last 3 months of our lease, so there was no way we would benefit from it. When I explained this to John Gillespie, pointing out that I needed to use that space to assemble parts for my online business, he threatened to evict me for running a business out of the apartment (the 'business' was basically an ebay store, and in no way violated our lease terms). The other units in the building all had the same type of issue with Gillespie wanting to do major renovation work at the tail end of their lease. It was a gigantic problem for everyone living there. We had to go to the tenant's union multiple times, and get student legal involved. Eventually, Gillespie agreed not to perform the renovation work. Very near the end of our lease, I approached John Gillespie and proposed a trade: they could start their renovation work, if I could extend my lease by 3 days. He agreed, and they began work. After moving out, and waiting, we received our security deposit. John Gillespie subtracted as much as he possibly could, including several days of "holdover" amounting to hundreds of dollars, because I stayed in the apartment a few days after the lease ended (which is exactly what we agreed on). Basically, he committed fraud, and went back on his word. It took student legal 3 years go finally get our deposit money back from John Gillespie. I would never trust these snakes again. I really liked the maintenance guy, Jerry. But the manager, Bill, was such a sketchy guy, and the owner himself, John Gillespie, outright defrauded us.

When we moved into the apartment, the dryer was broken, (which they didn't fix for 2 weeks), our sink was leaking, and there was food all over the floor. They are incredibly disorganized and unresponsive to your maintenance requests. They constantly come up with lame excuses for why something is broken or why they didn't fix it sooner. We've had a mold problem since we moved in, and they still haven't done anything about it even though we called about it 3 months ago. The tipping point for me was when water stopped coming into our apartment, and it wasn't fixed for multiple days. You shouldn't be paying this much for rent in Champaign, IL when the apartments are run by textbook slumlords.

It's a quiet building with considerate neighbors, and the landlord, John Hamilton, is fantastic and has always been great about having things fixed as soon as they break. It's in a beautiful area with brick streets and tons of trees, and West Side Park is only a block away. It always felt like a really safe area, and despite having things shipped to me all the time I only had one package go missing in 7 years (compared to where I live now, where I had 2 packages stolen in the first month). Units have wall air conditioners and dishwashers, and there's parking in the back, with covered parking available for a small charge (great in winter). My unit also had a ceiling fan in the bedroom and a huge walk-in closet I mostly used for storage. Downtown Champaign and a couple of bus lines are within close walking distance, with Illinois Terminal just a few more blocks out, and the university and the big commercial centers north of I-74 on Neil and Prospect are a short drive away.

Very responsive to maintenance tickets, extremely helpful in things like early move-in, temporary storage- anything they can offer help on. Both of my apartments were big, nice and clean. I don't have a single incident that bothered during my stay with them. Most of all, they helped me find sublease for last couple of months because I got relocated and guess what they also temporarily furnished my unfurnished apartment for the sublease. Smith Apartments is family owned, so you don't have to jump through hoops to figure out who you need to talk to for anything. Emails were always answered promptly, and in general, there was pretty good communication between management and residents. You can set your rent to pay automatically, so that can be super helpful if you tend to forget to make rent payments. The biggest flaw I saw was that maintenance requests were not always processed quickly. When I moved in, the bathroom sinks were dripping, and it took a couple weeks for those to get fixed. Sometimes we had to send a reminder email or two to get a job finished. However, you'll note I still gave them a 5 star rating. I'd like to give a 4.5, but this is one of those cases where I think it's more appropriate to round up. My security deposit was returned quickly, and the few small deductions to it were justified, so no complaints there either. The building I lived in was 1010 W Clark in Urbana. These two bedroom apartments were originally rented to four students, and as a result, they're huge! Rent was rather cheap, especially for the size of the apartment. I shared the apartment with my boyfriend and another roommate, and there were definitely no issues with space. The furniture is reminiscent of the '70s, but seemed to be pretty sturdy. The beds weren't the best, but they did offer to replace them if needed. My couch was probably the worst of what we were given, but it was obviously near the end of its life, and I'm pretty sure it was replaced when I moved out. I especially loved how there was a large storage closet in the apartments. During the winter, we fit two bikes in there easily. I guess my only complaint would be that the kitchen didn't have enough cupboards or counterspace, but I also cook and bake a lot, so I think it would be fine for the average college student. I never had any problem with noise from other residents, and the laundry room was always kept clean. The location is great if your classes are closer to north campus, but it wasn't bad getting to the main quad at all. Additionally, there are a bunch of restaurants right in your backyard, which is great if you don't cook or are just looking for greasy drunk food. Sometimes you can hear the drive-through from Niro's at night, but it's not normally an issue. Overall, I really liked living with Smith Apartments. I definitely would have stayed in the same apartment had I not graduated and moved.

When we went in to sign the lease he didn't just hand us a pen and say sign her,e they took the time to go through each clause of the lease and explain it all as well as answer any questions I had. I'm very excited to call this new place our home and work with Rent Champaign as our landlords for the foreseeable future.
