    Think twice before hiring City Seal Coating to seal coat your driveway. I had them do it in June…read more2023 and it was a big mistake. I have a large driveway (about 3000 sq ft total area). The driveway was dug up and replaced about 15 years ago and was seal coated about 8 years ago. I got two bids, Ciry's for $918 and a second for $1300. City told me that they applied a 'commercial grade material' (Sealmaster Sealcoating) twice. The second bidder told me they apply and scrub in by hand. I prefer the latter method (my son and I have done the driveway ourselves in the past), but $400 is a big difference, so I took the low bid. BIG mistake. City came in and completed spraying in about 30 min. That seemed strange since how can you apply two coats in such little time on the same day? If you put two coats of paint on your house, do you put the second coat on right after the first coat? In fact, the manufacturer of Sealmaster says that if you do apply two coats, wait at least 4 hours before the second application. The answer became clear in a few days as the driveway dried/cured. Only about half of the surface cracks (NOT spider-web cracking and no cracks larger than 1/8 inch wide or deep) were filled with sealer. These would have been filled if the sealer had been brushed in or, perhaps, if the second coat was applied after the first dried. Two days later we had some rain, and sealer washed out of many areas. After 6 months, car tread track were still being made over all the driveway and pin-point bleeding/seeping of sealant was occurring (and still is). Sealmaster is diluted with water---manufacturer says to dilue about 20-25% with water. Speaking as a chemist, given how the sealant continues to bleed out (especially after rain), it appears that City Seal Coasting diluted significantly more that 25% before application. Now, 10 months later, my driveway looks like it was never seal coated. I stopped the second payment check and complained. The owner of City said they'd come out and apply more sealant. They never did and I don't want them to. You can't correct poor work with more poor work. I'll have my driveway seal coated again next year but make sure it's done the right way---apply enough, properly diluted sealant and hand scrub in. Or we might do it ourselves again---even latex will last longer than what you get with City Seal Coating.
