They rented me a house that the pictures showed a beautiful clean pristine house and when we arrived it was dilapidated worn down poor excuse for a $4000 rental for 3 nights. As soon as I arrived and saw how bad of shape it was in I contacted them and sent pictures and was in contact the whole time of staying there. It was an embarrassment for me when my guest arrived. Beach reality didn't do ANYTHING or compensate anything. All they did was tell me that they would not delist this property after the first of the year. I would NEVER recommend or use this company again, due to them, not standing by their customers. Absolutely horrible company!! And you would think by their response to my review that they would have compensated me with something. They knew the property was at a lower standard than they were charging for yet they still will not take care of their client. Complete trash will never recommend this place ever. read more

We rented their Jessea property the first week of June 2025. The house is in a nice area, but it really needs work and was a big safety issue for our group as we had multiple children, 7 and under staying there. First no one can walk on the deck without some type of foot wear on as the first day multiple people in group got splinters from the deck including the children. As many of the boards were rotting away. On the 3rd day of the stay, part of the deck by the pool collapsed with me on it. We had to block it off and was barely able to have the kids use the pool as this was a safety concern. The management company did send someone out, but he was there for 10 minutes claiming he couldn't get under the deck to determine the amount of damage. He said five joists were broken, but offered us nothing to provide safety for that area of the deck. If you look around the deck multiple path jobs were done to keep the deck somewhat functioning but were also a concern. The top deck was in just bad shape, as multiple pieces of the top railing were missing or loose. One fell off while we were staying there, making this part of the deck also off limits to us as we feared one of the kids and fall through the railing if getting to close. The inside was dated and looks like they just painted over questionable mold spots. We brought all these concerns up to the management company, but they did nothing also refused to give us any type of refund as we couldn't use some of the amenities listed in the house for safety concerns. We were all ready to leave the house when our week was over and that is sad because the OBX as a whole is one of our favorite vacation spots. I do not recommend this property to anyone especially those with young kids. As the management company and owner clearly don't concern themselves with the safety of the property just looking to bait and switch people for a quick profit. read more

Worst rental property that we have ever had in the Outer Banks was from Beach Realty. My sisters' and I have rented a house for our families each of the last 10 years in the Outer Banks or Topsail. The property is poorly maintained with a rotting deck, pool was dirty when we arrived (and is still dirty 3 days later), the hot tub is not working with no ETA on a finish time, and the house was poorly cleaned. Our house Big Wave (formerly Big Blue) is a mess and I would not rent this house or any house managed by Beach Realty. read more

Station Vacation Unit 2B is a lovely home, spacious and a good layout. It's within easy walking distance of the beach access and shops. The building was in a very quiet neighborhood and met some of the other residents who were very friendly and welcoming. Unfortunately, the cleanliness left much to be desired. We felt that the property has not been properly cleaned and inspected before we arrived, even though the rental property informed us that ALL of their properties are cleaned and inspected before being rented out. Judging by the pics below it is safe to say that no cleaning nor inspection has been done on this property! Not having an outlet cover can be extremely dangerous, especially of kids would have been present. The dryer vent has probably not been cleaned in ages and constitutes a huge fire risk. And the only reason we didn't do it ourselves was because we could not figure out where the lint vent is in the dryer. There have been a number of issues we had that, not only it took days before they were addressed, but they could also have been easily prevented: 1) The initial door code that we were given did not work when we arrived on the property; 30 minutes later we get a temporary one that was supposed to work for couple of hours and then it would revert back to the original code. We ended up using the temporary code the duration of our stay as the permanent code never worked. 2) There was no shower liner in one of the bathrooms and it took 2 days to get a liner installed and only after we informed the rental company that we will not be liable for any water damages since we informed them immediately and were promised a liner will be installed on the same day by COB, which never happened. 3) One of the outlets did not have a cover and it took 3 days to get a cover installed. 4) Piles of dust in the main living area the day we arrived. 5) The vent in the master bedroom - yes...the 2 long black lines you see on the ceiling is the dirt being blown from the vent. 6) The bathroom vent. 7) The hallway vent. 8) Kitchen light and cabinets. 9) The dryer would not work, and this is what the technician took out of the dryer vent and the aftermath he left behind on the floor and the washing machine being covered in dirt and sand and lint. read more

When asked for their liability insurance holder, I was given various hoops to jump through before they provided (which they still have not done) the information. they are polite, but not terribly helpful. To get a response requires constant follow up. read more

After renting many times, I was forced to cancel my reservation. I cancelled four months ahead. they said they want the entire amount now. Unfortunately, there are many negative reviews about this ridiculous policy. Even during the Pandemic, they show no loyalty to customer service. They were professional, accommodating through the whole process, kept you well informed throughout the booking and signing contract, along with helpful information to know before you get there. WORST VACATION EXPERIENCE EVER! Our family goes to the Outer Banks almost every year. This rental company was new for us and I would recommend anyone going to OBX for vacation avoid them at all costs! Firstly, our hot tub was leaking all over wiring on the floor below it. It took them 2 days to come look at that. When they came, we told them the pool was not heated. (It was considered off season and we were promised a heated pool) He looked at it and said the pool was fixed. 2 days later...still NO HEATED POOL. We discovered the worker LIED to us and had never even looked at it. Next, we had no electric on the bottom floor of the house. (Possibly due to the fire hazard that was water leaking onto electric cords.) We had to rearrange our whole stay due to 2 bedrooms and 1 bathroom being without power and unusable the entire trip. The "outdoor shower" advertisement for the "heated pool" was a joke too. It was shoved full of equipment and definitely not useable. Lastly, the cable went out in every bedrrom on the 1st full day of the stay and was NEVER fixed either. We complained multiple times about all of these issues and were just told that workers would be sent out, but they never came. (Except for the one that lied to us) AFTER ALL THIS...WE WERE OFFERED NO APOLOGY OR COMPENSATION FOR ALL OF THE INCONVENIENCES, EVEN AFTER WRITING A FORMAL COMPLAINT. THE "CONTRACT" IS JUST A JOKE AND AN EXCUSE FOR THEM TO GIVE POOR SERVICE AND NOT HAVE TO MAKE IT RIGHT. read more

our family rented a property on the beach in nags head thru Beach Realty. we have a disabled family member who needed an elevator. the elevator failed multiple times on the trip. the office was notified and they sent an inexperiened kid to fix it. as soon as he left, it failed again. This place is old, damp, leaky, and not a nice spot it's called K0090 , Flying Tiger Inn. Very disappointed. The elevator is a safety issue that needs to be addressed asap read more

Beach realty: Dream catcher house was told pool would be heated for our week stay and it was not, and was lied to that someone had came out to get it heated for us. Hot tub leaked took 2 days to get it fixed. basement floor only had 1 light working on whole floor. cable went out second night never did have cable the rest of the time in our rooms. claimed to have a outdoor shower but they had crammed the pool cover in there and everything was rusted in it anyways. fridge filter was over a year old and light was on that it needed changed. all these things were mentioned to the maintenance crew as they came up but hardly anyone would come out to fix anything just kept being told someone would be out. then when we asked for a little money back for the lack of really anything in the house working we got denied due to the contract you sign to book it. apparently there is a spot in the contract that says may come without anything besides a roof electricity and running water. waste of money and we go every couple years and rent houses like this and never have had this kind of experience then didn't care to take our money and do nothing to help make the stay nicer read more

The home my family rented was on Lee Street and a DUMP, it took you months to respond, and you never responded to them when they called to advise of problems, main one being hornets nest under the house! I They were at my home off First St when they called and it didn't seem important. I reviewed ALL Areas of concern, and you could only say to check your website. This was our first family trip to the outer banks. Very well may be our last. It was literally just one thing after another. Some things I realize were not the companies fault but they weren't ours either and they made money, we still had to pay. When we arrived at the property (Sunset Villa, Bay Dr) and walked in we could immediately smell the cleaning products. Which is exactly what you want during a pandemic right? That's where it ended. The house was filthy. Literally filthy. Surfaces were dirty, toothpaste in bathroom sink, dust everywhere, a mini blind completely caked with crud. King bed skirt had what appeared to be blood on it. King pillows were filthy with visible yuck that you could feel. We were also informed that the comforters on all beds are not laundered between guests. That's nasty on a normal day but it's a freakin pandemic!! We went and bought all new sheets and comforters even though we paid extra to rent theirs. At that point I didn't trust theirs Even when they brought new ones. Now to be fair, everyone at the company was nice, they sent someone back out to help. But, this should never had happened. It was literally disgusting. We were so on the fence about even taking vacation this year due to Covid but were assured there were extra cleaning precautions. EXTRA?? What does normal look like? We spent the first 2 hours of our vacation scrubbing from top to bottom. The pics are of our cleaning wipes and other various nastiness. The owners of this home clearly take no pride in it. They just want your money. Now for the rest. The house was advertised with a private pier which you could fish, crab, swim Etc. Oh there was a pier. But the water was so nasty and stagnant that you could not catch anything. My husband tried every day. And no way was I letting my family dip a toe in that water. The bay grasses under the water were so thick even getting the kayaks out was rough. Let alone had we brought/rented a boat to keep there. Locals told us they haven't even been able to get their boats out. Like I said, no ones fault but I still had to pay, they gladly took my money. The house next door was being torn down/rebuilt. Constant loud construction noise that terrified my dogs. So even sitting out on the deck was not happening. Not that we would want to. The bay grasses that had washed up in our yard/all the neighbors yards were rotting. The smell of sulfur was unbearable. It even permeated inside the house. We spent a small fortune on air fresheners. It didn't help. We stayed mostly inside, doors and windows shut. The pier itself was shoddy and needed some serious attention. The spiders were insane. In the inside entry way to the house they were everywhere. And they were huge. Just what you need with teenage girls. ‍. Then to top it off on Thursday they came to mow the grass. At 7 am. It was so loud (the house was like a speaker to every noise outside). I'm not sure what I expected from a vacation in 2020 but this one fit the bill for a year with utter chaos and disappointment. We are never ready to leave our vacations. This year, we were ready. This place was not cheap. Money is tight but we just wanted a break from the craziness. All it proved was that apparently in 2020 changing locations doesn't help, you just experience a new level of ridiculousness. Think twice before renting. read more

The home we selected fit our family needs. It was hard to find a rental with 10 bedrooms for mostly adults (no bedrooms with bunk beds) in the Outer Banks, NC. The property was right on the beach so the location and set up of the house was perfect. The house had all the amenities we needed for our large family over Thanksgiving week. The furniture, carpet and walls are "worn" or "broken" and need to be updated so I am giving it 4 stars. There were some maintenance issues when we arrived but we reported them right away and they were fixed/replaced immediately (light bulbs out, small refrigerator not working). The staff was helpful and friendly and answered all my questions. Would definitely consider renting again but would look somewhere else more updated first. read more

Worst rental property we have ever had in the Outer Banks was Out of the Blue from Beach Realty. The pictures on the web site had to be over 20 years old and did not reflect the current condition of the property at all. Everything about this property was old and run down, and truly uncomfortable. It was dirty and had not been cleaned - there were cobwebs in the light fixtures and dust everywhere. We found bugs and spiders in the house. The furniture was old and broken down both inside and out. The chairs on the deck were made of PVC pipe and were literally falling apart. The kitchen was so old and not stocked well. The appliances were ancient and didn't work properly. The kitchenette downstairs had no dishes or anything useful - just a sink and a refrigerator. The entire listing was totally misleading. The only positive thing about the house was the beach access, which was right across the street and fairly easy to pass through. That being said - it is shared with several other homes so the beach is somewhat crowded. It is not a private beach access. We will never rent from Beach Realty again. We spent more on this property than we have oceanfront property in the past and it was a total disappointment. read more

if o could make this a 0 rating I would . we have been coming to obx for 10 years and have never had even an issue , generally we stay with midget reality so this was my first with beach reality. upon arrival we noticed that the house was not sparkling clean but wasn't going to make a fuss after a 10 hour drive . then we saw the dead roaches . ok still I figured they are dead apparently measures were being taken . by day 2 a live roach was crawling on my bed where my grandson was napping . after at least 5 calls I was told they would send out a exterminator who would evaluate the situation. I said I wanted moved . they said they would get a report from exterminator and as soon as they did they would get back to me asap. the exterminator came and said yea they were roaches but they were not German ones , they were palmetto and they only move guests if they are German . she also went on to tell me that everyone has roaches to include herself . she said there were 0 chance of bringing them home and were harmless . as she was telling me this one crawled up the seat I was sitting on and she smashed it with her hand to show me roaches are just a fine and dandy addition to a 5000$ a week vacation . beach reality never called me back after their report . my daughter left the day after the roach in the bed and we stayed two additional days washing and bagging our clothes up in zip tight bags. and sleeping with lights on as they scurried about mainly my bedroom . i did not call them again but made sure they were told why we left early via email . at minimum I should be financially reimbursed. I am a nurse and I know that all roaches carry disease and my husband is a codes officer and he is fully aware that yea u can bring them home with u. their big clause is interesting to look at if u choose to stay with beach reality I'd take a look at that first . We are not first time beach house renters, but this will be our last with this company. First off, when we booked the hotel, we were told we could check in between 4pm-6pm. Although we had to wait for a text message stating if the house was finished being clean or not. 6:30 rolled around and we still hadn't had word yet if the house was ready. I called and they said it was so we proceeded to the house. When we walked inside, I immediately called them back and told them it had not been cleaned. There was linens in a pile by the door, none of the beds were made, trash everywhere, etc. when I called the lady to get someone out to clean it, she asked me "so you need to re-clean?" I told her no it hasn't been cleaned at all. She then asked me when should they come to clean. I told her now considering we had been told we could check in between 4-6 and here it was 6:30. The cleaning lady that showed up was really nice about it and completely understood our frustration. read more

CASTLE IN THE SAND (Southern Shores, NC): This home was Fantastic!! By far our favorite home rental in all the 12 years our group has been vacationing together. Completely stocked kitchen with every gadget we could possibly need to prepare meals and cocktails for our group. The home was well kept and clean when we arrived. Linens and towels were supplied, and having the beds made up for us, was a nice touch. The only hiccup was us trying to figure out how to navigate the channels and streaming options on the televisions. Our group was looking to watch a rival football game on Sunday, and we struggled. ONE CALL to the maintenance staff and they walked us through which buttons to push without making us feel foolish. THANK YOU!! Only suggestion for improvement would be to provide a brief 'HOW-TO' cheat sheet for the TVs. Otherwise, we were extremely happy with our stay, the house, the customer care provided by Beach Realty, and the Maintenance crew. read more

I have rented through Beach Realty off and on for more than twenty years and have never had a bad experience. In fact, once I misplaced their check for the damage fee reimbursement more than a year after it was issued but they cut another one. My only suggestion for Beach and all the other rental companies is PLEASE start renting more houses Sunday-Sunday and SOME small percent Friday-Friday. Traffic from DC area almost puts this 5 hour drive into the + 8 hours and not considerable range! read more

A tale of two rentals my friend and myself both rented large houses in Nags Head we both arrive around noon. My friends house is ready to go with her realty co and they move right in. My code won't work but I'm early so we go have lunch. By 1:30 I call from the driveway to see if I can get in the very rude employee tells me that check in isn't until 4. I Understand I say but have been traveling for over 30 hrs and would appreciate any consideration. She reminds me check in is at 4. My daughter and I sit in the driveway til then no one comes but the code works at 4. Sheets and towels are in a bin I'm the maid. No coffee not one stitch of toilet paper anywhere the refrigerator is completely empty no salt or pepper you rent this place you better be prepared to bring EVERYTHING. Great location nice unit but unbelievable lack of hospitality and I'm a Marriott employee of 28 years so I do know hospitality. Find another rental agent is my advice read more

First vacation rental and it was a nightmare. We had cockroaches, spiders, broken screens, dirty windows, stained carpeting (from dog urine and feces) pots and pans that were rusted and unusable. Contacted manager at rental place and was given two gift cards for a restaurant and received new pots and pans. ..1824 Bay Drive should not be a rental house! Owners need to update and remove disgusting carpeting and fumigate. Very disappointed on a whole. Beach Realty tried contacting owner but we never got a clear answer about getting our money back. I came down with 56 golfers and have been for 20 plus years. We have used Beach Realty for the past several years as I've been told. This year it was my turn to get house for my guest. I was also told we rented 5 homes from Beach Realty for over 13,000.00 dollars. Our house was Skippers Sun Light in Duck Four Season. Well this house was beautiful but as poorly managed as one could be. I had the following problems: 1) There was rotten seafood from previous renters with maggots all around trash cans. 2) The comforter smelled of mold on the beds. 3) We had major ant problems on third floor and they were coming from under large L shape couch. A army of them that covered our food in kitchen and crawled on us when we sat in chairs and couch. I looked under couch only to find 6 months worth of grime and filthy. 4) The smoke detectors were beeping and needed new battery's. Well Beach Realty after emails and several calls told me the following. We have ant problems down here and if you want the house cleaned you will have to pay for it. All I wanted done was clean under couch and spray for the ant problem. I ended up buying spray and killing the ants and removing smoke detectors from ceiling so we could sleep. I recommend if you're going to the Outer Banks to never rent anything from Beach Realty/Kitty Hawk management. I know my crew of 56 won't ever again! read more

We reserved for a wedding, instead there was a hurricane and the wedding was cancelled, an official state of emergency was issued for the county, but all we got was "sorry not sorry". Renter Beware! Checked in on a Sat in July. By 10:30 pm we were calling office to complain 1) Jacuzzi not working. It Shocked my daughter when she touched the water 2) None of the 3 tv's were working (yes, only 3 tv's in a 6 bedroom house) and last but not least, 3) The water was barely trickling out. If someone was in shower, you couldn't even brush your teeth in another bathroom, and if someone happened to flush the toilet, water in shower would totally turn off. Sunday, after several repair people, one TV was working and water was better. Monday morning, the house phone rings. My brother-in-law answers. "This is Brenda, the homeowner. You need to sober up and get the f--- out of my house. You have 17 people, when there is contracted to be 16 and you are trashing my house. You have till Tuesday to get the f--out, because you are being evicted." And she had some other choice words and laughed when he asked about getting money back. We have 16 people in the house, including a 15 month foster son. She would not listen to reason. Beach Realty said that they didn't see over 16 people when they fixed tv and did not see any damage, but we were still being evicted. No refund, no $ back ...nothing. So we paid over $5000 for a house that was dirty, no water, no tv;s, no Jacuzzi, frogs and toads all over back yard and IN the house... Worse house we have ever stayed in! DO NOT USE Beach Realty and DO NOT stay and the Tern & Stumble Inn. THANK God Twiddy found us a better house at a discounted rate because of the HELL that Beach Realty and Brenda put us through. Stay away from any homes that Brenda DiBenedetto owns and STAY away from Beach Realty. They made our vacation, the vacation from HELL. read more

Stayed at the Carolina Cottage. House was in pretty good shape except for the gas grill. It obviously hadn't been cleaned in weeks, appeared broken and was unusable. We had chosen this place part in fact that it had a gas grill and had already purchased steaks and other items to cook on it. My friend decided to just go to Home Depot and buy a small tailgate grill and accessories so we could cook our dinners. I contacted the rental company the following day and reported the issue and was told to "bring in the receipt for the grill for reimbursement". Satisfied, we continued enjoying our vacation. On the check out day, I went to the rental company with the receipt and left it for the manager. As I drove home, the manager called and questioned why I had left a receipt with the front desk. I explained the situation to her, only to have her explain that policy is to place a work order for all repairs/cleaning in the units and that she would have to speak with the employee that I had spoken to on the phone. She advised that she would contact me promptly after the weekend on 9/6. I waited a week, still no call, so I decided to contact them. I was advised that the manager was not in and left a voice mail detailing the problem again. As of this post on 9/19, I have not been able to contact anyone and have yet to hear back. Our families rented a beach house for this week (June 10-June 17) from this realty company. The house is called "Serenity" and is located in Nags Head. I will start out by stating what I like about this house. The view of the ocean from the house is beautiful. The house itself is adequate enough, I guess. My main complaint though is that the wifi associated with this house is atrocious. We have only been here since Saturday evening and our data plan has expired! The owners of this house need to fix this problem. It's an easy problem to fix but apparently the owners of this house don't seem to care because they have been getting complaints about this wifi for at least 2 years and they have not done anything about it. The cost of renting this house for one week is very expensive and you would think that you could at least rely on the house wifi instead of having to use up your data plan. I will be complaining to the realty company for whatever good that will do. Will NOT be renting his house again. read more
