My friends and I stayed in the Snead Cottage at Kilmarlic from 8/9 through 8/12, and although the house was great, cleanliness wasn't. When we first got in the house and started unpacking, I found straw wrappers under the beds in reachable distance and an old sock in the trash bin in the upstairs loft. And the worst part - LOTS of cockroaches! I asked for pest control on Tue morning, 8/10 and confirmed they put in a work order that morning at 10:08am, but we still had roaches even on the day of departure. I'm very grateful we decided beforehand to not cook in that house. It's obvious that the cleanliness here is only surface level. Additionally, we weren't provided a trash can to take our trash to the street for collection. They advise to bring it to the curb the night before because trash collection most often comes at dawn. We had to put the bags on the lawn and they were ripped open when we left the next morning. The trash was not collected. The house is beautiful, but I didn't plan on making friends with roaches. We will stay somewhere else next time. I do NOT recommend! read more

MY PREVIOUS POST FROM 9/2025 DISAPPEARED My friends and I were extremely excited with our choice of The Sandbar for our girl's trip, this year. Two of us arrived on Saturday and the others were due to arrive the following day. We CAREFULLY selected our home due to 2 RELYING on the elevator to get up and down the stairs. We rented The Sandbar from September 13-20th. Upon arrival, one person who RELIED on the elevator due to mobility issues was UNABLE to exit the elevator. The mechanism which unlocks the door upon its arrival to the designated floor WOULD NOT UNLOCK. They rode the elevator up and down trying to exit on each floor but remained STUCK IN THE ELEVATOR. Finally, after 10 minutes and much anguish (they also suffer from heart issues and severe asthma) they were FINALLY able to exit the elevator. I placed a call to the on-call repairman who arrived a few hours later. He stated the elevator mechanism was running as it should but the elevator company would need to come out to repair the door lock because if he did it would affect the warranty for the elevator. I asked him to get in the elevator to test it but he replied he would NOT ENTER IT BECAUSE HE DIDN'T WANT TO GET STUCK INSIDE. He said a work order was submitted the week before we got there and it was SUPPOSEDLY REPAIRED. Guess what, it obviously WAS NOT. He said he'd call in an another work order but since it was September 13th they no longer worked on weekends. They would more than likely be out on Monday. This was UNACCEPTABLE as what would happen in case of an emergency with my friend who was dependent on the elevator? I called Beach Realty and spoke with their office manager on duty on Sunday. She said there was no need to create scenarios that may or may not happen. SERIOUSLY??? She said there was nothing she could do and if something happened just call the fire department. She assured me she'd call with any information from Atlantic Elevators. When it was mid afternoon on Monday, I called Atlantic Elevators and was told they would not be out until sometime on Tuesday, September 16th. The office manager I previously spoke with was NOT happy that I called Atlantic Elevators. Fortunately, we had picked up a limited number of items at Food Lion and a large pizza before entering the house on Saturday. We were STRANDED on the top floor of this home for 3.5 days of our vacation. I would NOT leave my friend alone in that house in the event she experienced a medical emergency. Our other friend who has more severe mobility issues decided NOT to make the trip since they were afraid they'd arrive and not be able to use the elevator. I told the person I had been in contact with at Beach Realty that I was considering contacting an attorney because of the runaround I was getting. Her response was "YOU DON'T WANT TO MESS WITH THIS OWNER." That definitely was a serious threat from her. The weather on Wednesday and Thursday was not conducive for using the pool so we did some souvenir shopping and sightseeing after being STRANDED on the top floor for 3.5 days. Friday arrived with sun and bright blue skies. We made our way to the pool for what we thought would be a relaxing afternoon. Upon getting to the pool steps, we found a HUGE, DEAD RAT off to the side. ( I've included 2 photos). A call was made to BEACH REALTY and someone removed it between Friday night and Saturday morning. Our original check-out date was Saturday, September 20th. I called Beach Realty on Thursday to see if they AND the owner would grant us 3 extra days since the elevator wasn't in operation for 3.5 days and we were stuck on the 3rd floor. (MIND YOU, NO ONE HAD RESERVED THE HOME FOR THE FOLLOWING WEEK OF SEPTEMBER 20-27th). The owner granted ONE EXTRA DAY.... OH WOW!!! I WILL NEVER RENT FROM BEACH REALTY, AGAIN!!! We were in a rental of Beach Realty's in late May '24. The lower floor was infested with sand fleas! It took them 4 days get it dealt with, and then we got to live with the chemicals the rest of our visit. We asked for a 20% refund on our 2 week total, and today we got the 'no dice' letter. They want us to be satisfied customers, but will only give us a credit toward another visit, with the same owner--are you kidding me?! WE want a refund! WARNING: don't stay in Jubilee by the Sea--because it isn't safe!! read more

This company is one we have used for a long time. Whether we were renting houses, renting them out to other people or needing some kind of handyman/construction work done. On this note, whatever cleaning company was used for the house we are at, needs immediate improvement. This speaks for cleaning inside the house in the uncommon places and outside on balconies.  Leftover trash and food was found at The Galleon upon arrival This is not the best first impression upon visit a rental property. The house (Carolina Kai) is a good size and fairly close to a beach access area. That being said, way too close to 158, it was loud all day, all night. Okay, the condition of rental; filthy! We went with bring our own sheets and towels and so glad we did. Not sure who they employ to clean, but clean they don't. The mirror in the bathroom looked like a child had tried to clean. The floor, again - filthy. And yes, the roaches were present for duty day one. The hot tub was clean and we saw the pool guy servicing it, well, we had to let him in. The trash can was completely full. Overall, this was a D- at best. If we ever come back, we will try an ABB and see if actual owners do a better job. read more

I had to get a quick rental for a family vacation in the middle of a week because the house we rented from airbnb was inhabitable. I found a house that was empty for our week, called the office and within 2 hours we were moving into the new rental. The young lady in the office was so nice and accommodating. I wish I thought to get her name but she had brown hair and beautiful eyes so if you are her supervisor, she was amazing and helped us with a good attitude and a smile during a very stressful situation! We stayed at Joshua,s Tiki Hut in Nags Head from October 14th - the 21st, 2023. DON'T LET THE PHOTOS FOOL YOU!!!!!!! This house has dated EVERYTHING. The sofa, chairs, loveseat and carpet in living area is disgustingly filthy; we found yellowed pillows on beds, who knows from what?( please take your own if for some reason you decide to rent this place); torn comforters on beds which we had to use some of to cover stains on furniture. The outside looks nothing like the photos. Tike bar is filthy, pool was as dirty after the cleaner left as it was when he came. To put things in perspective it looks like photos are from 2003 when this house was built. Rent at your own risk. read more

We arrived to a house set at 78 degrees, the last tenant's used linens were not picked up and parking was limited. We waited a few hours once setting the ac on 72 and the house not cooling. Of course it was a Saturday and the realty company was closed so we were sent the emergency line. They were rather rude but that's another story. We were told that someone would be over Sunday morning to take a look. There was no contact Sunday morning so someone had to stay back from visiting the beach to be home for the property manager who arrived around 11am, unannounced. He advised that the ac was running but there does seem to be an issue, he would have the HVAC come out Monday to take a look. Here we are into day three 90-95 degree weather with no contact made until we called on Tuesday. We were given excuses and window units. Owners were unapologetic about the issue, and we were given more excuses. We had to fix the window units all week due to them not being installed properly. This home was $3k plus for the week and over half of it was ruined. read more

Now, the bonus to this property is all the extras that come with the property - ROACHES, ANTS, STAINED COUCHES, BED BUGS IN THE TOWELS, STAINED CARPETS, GARBAGE FROM PREVIOUS TENANTS, PUBIC HAIR ON THE TUBS AND TOILETS, SHOWER CURTAINS ONLY HUNG BY THREE HOOKS, BROKEN LIGHTS, AND FECES SMEARED ON THE BATHROOM WALLS! Numerous calls to the realty company with no return call from the Property Manager or his boss. Yes, they sent Pest control not once, but TWICE to combat the ant and roach infestation on the property, which only made Momma roach and her minions wreak havoc on the kitchen and all our groceries. Opening clean linens to find bed bugs in them, checking into a property that looks like a dog kennel was housed there with dirty carpets and unmade beds, makes for every family's dream stay for thousands of dollars out of pocket! Not to mention that the pictures of the property do it no justice - ask for up close pictures of the house so you can see all the rusty nails sticking out of the deck, the condition of the furniture and rugs, and the subpar cleaning by the housekeeping staff. Speaking about housekeeping - when we first checked into the property and saw a pubic forest and feces smear, the realty company did send housekeeping back to actually clean (floors were not swept, glass had dog drool and handprints all over it, to top off unmade beds, pubes, and feces), they spent ten minutes in the house and left. Our experience with this realty company was a nightmare. We left a message with the property managers boss with no return call. Absolutely steer clear from this company and this property! read more
