$200 a night in June for a 180 degree view of Lake Tahoe, and a covered balcony? Imagine my surprise and delight when I was able to reserve a timeshare unit right on Lake Tahoe 14 months in advance for the middle of June. Hold it, not so fast now! We arrived Friday at 2pm, for a one week timeshare stay. Only 16 spots in the parking lot for the 21 units -later I discovered 5 reserved carport spots on the other side of the complex. Walked to registration and found our room was not ready. Drove down the road to Safeway, only a 12 minute walk, to pick up items like milk, lunch meat and cut watermelon. Came back and the room was ready. We had to walk down 15 stairs to the second level, to our studio. 12' x 19' unit came with small kitchen, dining table, sofa bed, 32" flat screen TV mounted over the gas fireplace. Kitchen had microwave, 2 gas burner stove, full size refrigerator, sink, dishware, utensils, glasses, bowls, pots, pans and coffee maker. No dishwasher. Refrigerator needed defrosting with no automatic ice maker. Minimal counter space, and a shortage of drawers to store food items. Our studio had a queen size murphy bed -it folded into the wall, and had no box spring, only a mattress on a board. The sofa bed had an air mattress inside. The studio was on the 2nd level, adjacent to the pool and hot tub. People in the hot tub could look directly into our unit through the balcony window. No AC, so we needed to keep the balcony window open with temperatures in the mid 80s all week. Kids and teens screaming and yelling in the pool, the next door pier, and dudes bellowing on the balconies, to impress their GFs! Some people never grow up. This timeshare is not for those seeking peace and quiet! 21 units on 4 levels, with registration on level 3, street level. 4 studios, labeled O, P, R, S, with up to 16 one bedroom units, and 1 two bedroom unit. The studios are all next to the pool, have a queen murphy bed and a pull out sofa bed air mattress, and sleep 4 adults. One bedroom units A, B, C, D, E, F are on lake level, about 30 stairs down from street level. One bedroom units G, H, I, J are above these units. These 10 one bedroom units have a queen bed and a sofa bed, and can sleep 4. One bedroom units K and L are on the third level, or street level and have two full size beds and a sofa bed, and can sleep 6. These would be for people who can't do stairs, along with unit T, over the swimming pool. Units M and N are above K and L, and on the 4th level, with two queen beds and a sofa bed. These are the largest one bedroom units, along with Unit Q and T. Units K, L, M, N have their own carports and are likely owner occupied during prime seasons. Studio units O and P and one bedroom Q with two queen beds are right next to the pool, and the last to rent out, due to noise issues. During our stay they were unoccupied except for our room O. Studio units R, S and one bedroom T with two queen beds are above O, P, and Q, and closest to the parking lot. We had big problems with the wifi getting connected, and it took help from the staff to reboot the router and reset the connections to get the wifi connected in the room. Place has a recreation room with pool table, guest laundry, outdoor heated swimming pool, hot tub, sauna, and work out facility. Each guest gets a single parking permit to be placed on the dashboard. Only 1 vehicle per room unit can be parked at the inn. 10pm, and no more noise from the nearby balconies, but wife can't stand the smell from the nearby communal BBQ grills, so the balcony door remains closed. At least we have an overhead ceiling fan. Can hear the upstairs unit taking a shower, and footfalls from the kids running amok. Minimal noise insulation in this 1950s design style of rectangular buildings. Sleeping on a bed without a box mattress is bearable but not as comfortable as a real bed. And an air mattress is better than a sofa bed. Some of the best restaurants in South Lake Tahoe, as rated by Tripadvisor, are within walking distance. These include Freshies, Sprouts, Heidi' s Breakfast , and MacDuff's Pub. Others like Taquera Jalisco are inexpensive but cash only. So bring lots of cash. My initial enthusiasm of getting a summer reservation here has been restrained once I found out about the 228 square foot studios, the murphy bed, noise from the adjacent pool and pier, and the lighter fluid smells from the BBQ grills. If it's too good to be true, it isn't true. A week's stay here cost me the equivalent of $1470 for a studio. Would come back only if I could get a one bedroom unit, and as far away from the pool as possible!

The rooms need some love as far as updates and electronics, however the view is AMAZING!!! Needs new organic mattresses and pillows ASAP. Will love to come back in summer! Excited to score this location on our vacation owners plan!

My mother and I chose this place to spend one night in South Lake Tahoe. Upon arriving, the staff was very friendly. We were shown our room and immediately very upset that we only booked one night!! The room was spacious and overlooked the lake. Everything was very new and clean and the attention to details were definitely impressive. We especially enjoyed the large patio with a table and chairs so we could enjoy some wine before dinner. I would have given this place 5 stars except for one thing: at the front desk I was given a sheet of paper with a long list of "Guest Rules". Once in the room I began reading and it was all pretty much common sense rules, so I stopped reading. Thankfully I went back and read the rest of the list which included a rule that all trash must be taken out and dishes washed and put away, otherwise you're charged 25$. Thankfully after only one night we didn't have much to clean up.. but it would have been nice to know this verbally, instead of on a piece of paper that could have easily been dismissed. Regardless, we are excited to come back next summer for a longer stay!

This is by far the best kept little secret in South Lake Tahoe!! Totally affordable and the most amazing views from every room :) The staff are awesome and always willing to do what they can to make your stay even more enjoyable. I probably spend at least a month there every year and wish there was a way to make it up there more often! Love it!!

Hotel was awesome , staff was really helpful and nice . Even the maintenance guy took his time to greet us and tell us about restaurants near by. I'm 100% satisfied with my stay.

Beautiful view! Even got some snow in last night! Love our room! So far so good !!!

Francisco came down to the spa after I called the office yesterday at a 4:45 PM and he freshened it up like a magician after the kids and a Windy afternoon polluted it. Staying after 5 PM when he was supposed to be off work. Marcos and all the other staff are my old friends now here and are always welcoming. Aloha Mark

This was a great stay! We rented a studio for low price with a small kitchen and fridge. We will stay here again... Right on the lake with every room with view of the lake. It is a bit old but clean

What an amazing little gem! Super cute, clean, rustic charm, wonderful place for the kids with beach access, pool, Rec room, free water craft (kayaks, SUP). Near lots of amazing places and a wonderful polite staff.

The townhomes are beautiful and have 3 levels. I see they've made some improvements- probably based on families. The stairs are steep, so with two kids running around, it can be nerve wrecking. I saw they added nice child gates to the top of their sets of stairs. In the townhomes, you have 3 levels and 2 patios: one patio on the second floor (living area with a half bath) with an egg chair and table setting. The third level is the bed space and that patio has the soaking tub and a little seating area. Their main bathroom is huge- beautiful modern shower with a huge soaking tub for two. The soaking tub takes some agility getting in and out, but is nice and deep and has jets. It takes a while to fill up, but once it does, it's really relaxing. We love how both walls next to the sliding glass doors on both levels have a see thru fireplace. Such a cute, romantic detail that's nice to have running while you're relaxing. The heated floors in the bathroom are an added perk. Oh! And you get your own garage- even though you still have to access the home from outside the garage. They are incredible accommodating. They have a list of things offered on request like kids toys, hygiene kits, ironing board, etc. They get added points for having those really expensive amazing Dyson hair dryers as their hair drying option too It's one of our favorite places to stay!

I had never stayed at the lodge before, but several of my friends have and could not recommend it enough. We had a ground floor two-queen bed room. Everything about this hotel speaks luxury. The grounds of the hotel are absolutely breathtaking and we enjoyed sitting in the Adirondack chairs on the beach watching the sunset over Lake Tahoe. I love that they offer fun activities such as board games and s'mores around the fire. They offer morning, yoga classes by the lake as well as lawn games like cornhole. The pool looked wonderful, although we did not partake. This is definitely a spot you would want to come if you were celebrating a wedding or an anniversary. Met a nice girl that told me all about her travels to Japan. Which is helpful and put my mind at ease as my husband and son plan their trip. Sorry to nearby guest if we were too loud. We were all just so happy to be together. Coachman is divided into two sections with a street separating buildings 5-8 from the lobby and…read moreremaining buildings. The area around the lobby is beautiful, appearing newly renovated with working fire pits, a deck and pool area, bar and lobby area. If you are in a room on that side, there are plenty of amenities for you to enjoy. We were in building 7, a room across the street from the luxury of those conveniently located amenities. In absence of the amenities, it did offer quiet as there was not a lot of foot traffic or people on our side. There was a fire pit directly beneath our 2nd floor room; however, it did not work since it needs gas (per the staff). None of the fire pits on our side worked, we were later told they were for the community center by reservation. Check in was easy, the staff who assisted were pleasant and thorough. When we arrived to our room, the in person version did not look as upscale as the photos I based our booking on. The fact that there is a shared microwave should have been the biggest clue. There is no coffee maker, rather a kettle for hot water and packets of something to use. Checkout was simple as well. Amenities: The fridge was pretty spacious for being small and there were plenty of shelving for snacks. The hanging space had five hangers, which were located directly above the kettle. The toilet seat had 3 temps to warm your bottom and the water in the shower (and sink) got really hot so be careful. The mini balcony was nice to exist on and fairly quiet even with cars and people passing. The staff were friendly and have been accommodating with requests for room service. Heavenly Ski Resort was a 5-10 minute walk from this location along with a plethora of eateries and shops including Target, Jamba Juice, Starbucks, Ace and other shops. All within walking distance inside the same shopping center. We will not return to Coachman Hotel for future stays. There are plenty of surrounding hotels near by. Our daughter did enjoy the balcony, the room was clean and well maintained. For us, we prefer accommodations with an actual coffee maker (as advertised), a microwave in the room and a more luxurious feel to our stay. The s'more hour was fun for our lil one to experience. Staff were exceptional so I would not discourage anyone to consider Coachman.

We typically stay at Edgewood when visiting South Lake Tahoe, but decided to try something different this time. Unfortunately, the stay got off to a rough start. We arrived around noon on Friday and were told our room was ready, even though official check-in is at 4 PM. When we went up, housekeeping was still cleaning and informed us it would be another 30 minutes. Later, the manager called to apologize and explained that we had been given the wrong room number. He asked for permission to have staff move our belongings to the correct room. While the apology was appreciated, it wasn't a great first impression and set the tone for the rest of the stay. There is no room service, despite having an onsite restaurant (Fire + Ice), which was disappointing after a long travel day. I also asked the front desk if they had honey so I could make green tea in our room and was told they didn't. For a Marriott property, that felt surprising and oddly basic. Housekeeping is not provided daily. There was no one to make the bed or tidy up during our stay. While we were told we could call if we needed anything, it still felt like a noticeable downgrade in service for a hotel at this price point. We stayed from Friday to Sunday, and the only complimentary item offered was a single homemade cookie, handed out individually. On Saturday, hot chocolate was available, but it was $5 per cup. Charging for hot water, cocoa powder, and a few marshmallows felt nickel-and-dimey, especially at a resort-style hotel. The biggest frustration, however, was the constant timeshare solicitation. Immediately after checking in, we were approached at the concierge desk and pitched a "promotion." We declined. Later that same day, we were approached again and declined once more. Then on Saturday evening at 7 PM, my personal cell phone rang with caller ID showing Marriott. It was the same person calling yet again to pitch the timeshare. While a gift card was offered, not everyone is interested in $200. Our vacation time is more valuable than sitting through a 90-minute sales presentation. After declining multiple times, the continued follow-up felt unprofessional. A clear "no" should be noted and respected. The room itself was nice. We stayed in a one-bedroom villa with a full kitchen, washer and dryer, living area, and a separate bedroom and bathroom. The layout was functional for families, with two TVs and a sofa bed in the living room. However, the sofa bed was extremely uncomfortable and made sleeping difficult, especially after long days out. There was a simple welcome note in the room, but no other welcome amenity. We weren't expecting much, just a small thoughtful touch. The property does offer an outdoor heated pool and jacuzzi, open from 8 AM to 10 PM, which is a nice amenity for families and for unwinding after a day out. Checkout is at 10 AM, which feels early. Many comparable hotels offer at least an 11 AM checkout. In our case, by Sunday morning we were so eager to leave due to the overall experience that we checked out at 8:00 AM. We genuinely couldn't wait to go. Overall, while the location and room layout are strong, the lack of basic hospitality, repeated sales pressure, limited housekeeping, and early missteps made this stay feel more transactional than relaxing. For the price and the Marriott name, I expected a far more polished experience. We would not choose to stay here again.

We also have a friend who is a photographer and we haven't had professional photos taken since our wedding 18 years ago so we thought The Landing would be the perfect place since they host weddings here and it's right next to the beach. There are so many excellent parts to mention but I will start with the staff. From the moment we walked in, everyone was so friendly and welcoming to us and our dog. Our 15 year old had just passed and so our 12 year old was a little lost and loved all of the attention. She was treated just like one of the family. They even allow dogs on the free shuttle which is so perfect so we were able to go into the village and have lunch with her. It's a downhill walk back and so pretty, so we enjoyed the fresh air back. They upgraded our room and the views of the lake were perfect. It was so easy taking Juno out for potty breaks. It was extremely quiet and clean. The heated floors and toilets are a nice touch. We had dinner one night in the restaurant and it is the best meal I've had in Tahoe. The Venison is unbelievably tender and flavorful. My husband loved his homemade pasta with huge prawns. Our server, Kevin, went above and beyond to make the night special. They even let us take a few pictures in the bar area which I think turned out really cool with all of the bottles and colors in the background. Of course we all come for Tahoe! This place is right on a perfect spot. Beautiful sunrises and sunsets, some trees and grassy areas also made for perfect pictures. We were there right at the start of Memorial Day weekend so it was extremely quiet and peaceful. I'm sure it will get busy in the height of summer but even then being able to walk across the street from your room makes it so convenient. We want to thank everyone at The Landing for a perfect trip! We can't wait to do it again!

All the included amenities make The Landing stand out! One of our drivers, Benjamin had great energy and suggestions! Loved the free shuttle drives to everything nearby within a 2mi radius. Amazing location. Everything is within a walking distance. We had a partial lake view room with a balcony and fireplace. Our room was spacious and beds were super comfy! There's a mini fridge and Lavazza espresso machine and coffee pods. Heated bathroom floors, heated toilet seats, great shower pressure, and a bathtub with jets. Loved the touch with bath robes and slippers! They also have a rooftop bar with a direct view of the lake. One of the nights, there was a wedding and it was closed to hotel guests. The next day around 5:30pm there was live music- the duo was singing covers and taking requests. They were amazing! There was also complimentary charcuterie. Definitely a perfect spot to watch the sunset. Here are some other noteworthy amenities during our stay: Complimentary champagne from 3pm-10pm. Smores kits 6pm-10pm. Coffee, hot cocoa, tea, fresh apples in the lobby- and the best water from Tahoe. Free daily admission to the private Lakeside Beach. Heated pool and Jacuzzi. Fire pits. Even after we checked out, beach admission, parking and shuttle drives are still included for the whole day. Onsite restaurant, formerly known as Jimmy's which we didn't try. We stayed for a couple nights and wished we could stay longer. It was a stay that made us not want to leave the room and hotel! It was a perfect getaway and we can't wait to return for many more firsts together.
