We rented 813B in Oceanside for 5 nights over Thanksgiving. The unit was clean and slept 16. The front hinged glass doors folded back to open the entire wall to the patio which was oceanfront. The biggest negative was the fact that all the bed mattresses needed replacing. The window mattresses seemed comfortable enough. For the price of the unit, every bed should be comfortable. Also there was only one patio umbrella that did not tilt making it very uncomfortable to the eyes especially when the afternoon sun poured down. The neighbor building was under renovation and we had to endure "wet saw" cutting tile on the patio next door for part of the time creating noise and dust at times on the patio. One last complaint would be the fact that the bedroom curtains were too small for the windows and did not close tightly. The concierge service was outstanding bringing us folding tables and chairs for thanksgiving guests and really responding to any of our needs. All in all this unit would be a 5 star plus if the above problems were addressed. read more

My family rented a nice luxury property with private beach access for our mid-summer weekend getaway posted from Beachfront Only. It seemed perfect for our growing family with two 7-month pregnant sisters and small kids. When you spend almost 7k for 2 nights renting a luxury beach front property, you have a higher than normal expectation which certainly includes basic amenities to live comfortably. That is sadly not the case here. It was baking hot when we checked in at 4:30pm in the middle of summer, then we found out that this newly renovated luxury property does not even have air conditioning after 2 technicians from the management company tried to help with the broken AC reports. Most Southern California costal residence like ourselves know that air condition is now an essential amenity to comfortably live through hot Southern California summer days. At the time the listing company Beachfront Only did not disclose this essential piece of information on VRBO or their own website (they have updated it since). They also did not mention that the 5th bedroom is separated from all others w/ separate entry. Although the company was prompt to respond to our complaints and provided small fans, it did very little to relieve uncomfortable humidity and heat. One of the wall-mount TVs also fell of on one side making a loud bang at 3am. Not the best way to jump up after finally falling asleep in the uncomfortable heat. The manager offered us another inferior multi-level beachfront property with AC but without private beach access. With two 7-month pregnant sisters and small kids, the other property was just not suitable. The manager did his due diligence and responded to our complaints but fail to provide real satisfactory solutions or offer any courtesy discount (really?! considering how much we spent only to be oven baked for 2 days and scared awake in middle of night by fallen TV). Asked questions like "Have you ever rented vacation house? Have you ever rented beachfront? Have you ever visited San Diego" to try making an argument to counter our complaints. Yes we have house right in costal community, rented another property before just 2 doors down and I had lived in San Diego for years. I didn't appreciate the attitude and didn't want to waste more time with him. He "nicely" asked us not to leave a bad review, however, we feel the need to leave a truthful review so other potential renters could be aware. read more

Great views, amazing location, customer service really missed the mark. My family and I stayed for 4 nights and while the location was awesome, and the property had some positive attributes I can't ignore the frustrations I had with this company. My family and I arrived 2hrs early before check in. When we tried to access the already vacated and clean property we weren't allowed in. I called customer service to see if I could get in early and they told me it would be $100 extra for early check in. Ok fine, I kind of get that; if I were in the money making business I'd probably nickel and dime my customers too. The first day was a mess; once were allowed in. The refrigerator didn't keep the food cold, and the 24 hour maintenance employee told me he couldn't come look at it until morning. He also said it's common for this to happen when the property sits empty like ours did. The a/c that was advertised as available by request was a portable unit that leaked water all over the kitchen floor. The wall unit is only a heater so our only option at this point was to again wait until the next day. Next, the hot water didn't work for showers. It was cool mostly, and warm at best. The repair guy who came the next day said he fixed it. But the water was still cool the remainder of our stay. When I emailed the customer service address with my frustrations I received no response. It felt as if they already had my money so why waste their time responding. As I write this review we are now 4 days past me contacting them and still no response. Again they already have my money so no need I guess. The app for the reservation was also pretty bad. I had to screenshot codes to enter the property because it just shut down most times when I tried to use it. Again beautiful location, and the property looked great. However future customers be careful about booking through this company without doing some research, and if you expect good customer service you may be disappointed. read more

We stayed at 1735 S. Pacific Street, rented through Beachfront Rentals June of 2015. This was a newly renovated vacation home that was large enough to house of group of 12 adults and boasted ocean front, semi private beach with rooftop deck and hot tub as it's amenities. We were the first group to rent this home and were promised that renovations would be complete two weeks prior to our arrival. But they were not, construction team was still cleaning up their debris when we arrived to take over the rental and though we were not made aware of this we later discovered after they left that the bottom level (beach level floor) had not been completed and windows were not installed to secure that level. Door codes were also not accurate so we had to leave the home semi unsecure for the entirety of our stay. To make matters worse there is an ambiguous Noise Ordinance of 10pm and if any issues occur after that then a fine of $1000 is charged to the renters. Or at least that is how the policy reads in the rental agreement but it actually means that if the neighbors to the south of the house that are not happy this is now a vacation rental call the owner at any time during your stay then they will charge you $1000. The owner is extremely unreasonable, made us close up all windows and come inside as of 6pm on our second night due to complaint from afternoon day before and then still charged us the $1000 fine. 50% of this house is meant for being open to the outdoors but because of the unhappy neighbors to the south you can't enjoy the property because they will complain about any noise coming from next door at any time of the day (even during the afternoon while enjoying the beach) and then you will be charged $1000 on top of the already expensive fee you pay to rent the house. And because this is California there is a total of 4 feet separating the house you are renting from the unhappy neighbors next door. The management company is not any better (while the management company was telling us that if we quiet down and bring it inside then there will be no fine and while we were being told this the owner was charging us the $1000 fine; management also stated that they had heard nothing to be concerned about while they were at the property checking into the noise complaint from the prior day yet we were still fined). Save yourself the trouble and spend your money on some other beach front house or a hotel as you will spend the same amount of money and have more amenities to enjoy. The hot tub was dirty, had foam in it which means it has not been cleaned in a considerable amount of time and is maybe lukewarm in temperature; rooftop deck and semi private beach are amazing but you cannot enjoy them because of the uptight neighbors next door. If you do rent this house plan on spending an additional $1000. We were unfortunately the first group to rent this house so did not have reviews to rely upon and I will not make that mistake again. Response from Beachfront Only management states that police were called at 2am on first night and we were given a warning the next morning but this is not true. We were not contacted until 5pm the following day by BO management and were told in first contact that police were called at 10pm the night before, which is when we were getting off the rooftop deck due to the 10pm noise ordinance. Pretty sure if there was a 2am noise complaint we would have been contacted by the police at our rental home at that point to get us to quiet down so just wanted to call out the duplicitous nature of Beachfront Only management--still same feeling, don't rent with them! I would also like to point out the management made no comment about the renovations not being complete and leaving 25% of the property exposed to the beach (thus more noise coming from it) and the not secure nature this left the property in. read more

I rented a beach house in Encintas for my husband's 40th Birthday. We have a 3 year old and stayed with another couple who had a 12month and 5 year old. The homes layout is perfect. Its three stories so each family had their own space and then a general living area. There are baby gates in the garage that we used and the scooters were fun. There is a pack and play in the down stairs closet and lots of beach and pool toys to use on the side of the house. The views are breath taking and if it was the middle of summer we would have enjoyed the beach more. I really didn't mind the stairs as many other reviews complained about. Now the negatives. Since we came in DEC we paid to have the pool heated ($300 for 4 nights). It was freezing cold and dirty the day we arrived. I called and they sent someone out to look at it. Day two the pool was still cold. The pool cleaner came that day and I happened to catch him and spoke to him. He said the water was too low so the heater wasn't working. He filled the pool and by the third day it was warm. This shouldn't have happened. It took two full days that we could have been swimming, to get the pool in working order. I chose this house for the pool so was extremely disappointed that we only had one day to use it. There are a lot of other maintenance issues with the house that need to be addressed. The water and ice in the refrigerator do not work and another guest had mentioned this issue before. A BOV employee stated they had been fixed, but most certainly were not. The toaster doesn't work and almost all of the landscape lighting is out. There is no radio or docking station to enjoy music during your stay either. There are kitchen items that need to be purchased or replaced as well. They use the fire pit as a selling point but don't supply wood for guests. They also don't supply charcoal for the indoor bbq. A small packet of coffee for a first morning pot would also be a nice touch. As someone who manages guest houses in CA wine country I would suggest a staff person staying a night and reviewing what needs to be addressed. I can tell that management doesn't check in on the houses to be sure they are warm and welcoming. Over all the house we chose was comfortable and I would go back in summer time. However the house was not worth what the agency is charging and I wouldn't use this company again. read more

While the view was beautiful and the location great we experienced several issues with the property and management of the property during our 3 day rental. The ceiling fan in the first bedroom was loose from the ceiling. It was repaired shortly after our arrival. The hot tub was not functioning when we arrived. It was fixed the next day. There were ants in the kitchen. Lastly and most disturbing, electronic equipment was accidently left as we departed. Even though the management company was called within an hour, at 3 hours, and the next day, they were not able to find the equipment and failed to follow-up with any information regarding the status of the claim...they were obviously not interested in helping! read more

Very clean, sunny apartment in a complex of apartments with SOME of them right on the beach. This one was not. It was in the back of the building facing onto a very busy street. The place had a moldy smell when I arrived even though all of the windows were wide open. I bought Febreeze and a candle to make the place smell better....it helped some but that smell just wouldnt go away.. The hot water heater was turned way down and I had a cold shower the first night until I figured out how to turn it up----then it was only luke warm. The living room had the most uncomfortable futon on the planet!! I finally brought in a patio chair from the deck to sit in because it was so uncomfortable. Beach access was sketchy and dangerous with a very uneven set of steps. The entire outside was pretty run down. I was looking for a place to rent the entire month of March...this was not the place...but with a few minor adjustments---like a new couch and better beach access this could be a nicer place. Come on management----go look at this place and see if I am not right. read more

We rented a 2 bedroom in Oceanside P5161-2 from Beachfront Only in March. We looked for weeks to find something that would accommodate my elderly mother since she cannot do stairs. There were only about 6 stairs from this unit to the beach. We did find a lot of great places that were much more affordable but they had more stairs so we choose this place. The actual apt was nicely furnished, 2 bedroom, great kitchen and right on the beach - we were excited. That is until we walked in and were hit with a strong MOLD odor. We immediately opened all the doors and windows and turned on the fans at 4pm (that is the check-in time with a very early check out 10am). By bedtime the smell was still there so we had to leave the fans on and windows open - it is cold at night in March and there were not enough blankets so we slept with jackets and 3 of us even had to put something over our faces to sleep - miserable night. It is amazing how smell can effect your entire stay - the smell took almost 36 hrs to go (and we were there only 42 hrs). There were other issues but this was the big one which we tried to minimize. After we got home, I sent an email to let the management know. Three weeks went by and I didn't hear so I called them. They interrogated me about where and when sent the email and wanted the original - which I forwarded. It is interesting that they were more concerned about how they missed the messages than actually addressing what happened. They didn't apologize or ask for details to insure it would be corrected before someone else used it. Very disappointed with their reaction and service. They did offer a meager 15% discount- but NEXT year in the LOW season! No thanks - we will not be back - one ruined special vacation is enough. read more

My wife and I decided to rent this property p5161-4 for a few months while selling our home. The pictures are amazingly deceiving. When we arrived the apartment was clean but completely outdated and falling apart. a couple weeks in and everything started going wrong. Being an electrican I realized how unsafe this place was, microwave plug would spark and breakers would trip when we used the microwave. I found the breaker box deep in a closet, which is against code, when we tried to reset the breaker it was stuck, so old the brand isn't even manufactured anymore. We were without power overnight. The light fixture Over the kitchen table short circuited needing replacement, the Internet constantly went out, the bathroom vanity was so warped the doors wouldn't shut, the toilet wouldn't stop running, a couple kitchen cabinets were painted so they wouldn't open, the front door wouldn't latch and just swung open randomly, screens didn't fit allowing bugs in, and worst of all the smoke detector and CO were broken. Downright death trap. the location looked fine however there was zero security, we brought our bikes, on Christmas morning both bikes were stolen! Literally Right in front of the door! Lock was cut. We bought one more cheap bike and that got stolen. For a 1.5 months we pleaded With the beachfront only to do something. They refused to Do anything blaming the property owner and eventually just relocated us when we felt a break-in was imminent. The office staff particularly Julie was just awful, only willing to do the bare minimum when we discussed all the issues. She Even started getting angry with us when we had concerns. So sad when your paying 3000+ to rent a small apartment. We highly warn anyone interested in this or any other property managed by Beachfront only. read more
