Wow! I don't even know where to begin. I loved this place. A huge group of us rented unit P128-3. It was huge! The building was a stack of 3 units, and the one we stayed in was on the bottom floor. It had a total of 3 bedrooms and 2.5 baths. However, I didn't choose to sleep in a bedroom. There were little sleeping areas along the walls. There were two little mini sleeper areas right by the patio that faced the ocean, and that's where I chose to sleep. It is a perfect spot if you want to wake up to a view of the ocean. Not everything went smoothly during our 2 day stay at the beach house. We had an issue with the loft in the garage, but the management said we can park in the spot for the unit above ours because it wasn't being rented out during our stay. The kitchen was fully equipped with a huge fridge, stove, and even a dishwasher. We did have a slight issue with the water not getting hot in the kitchen and the shower went cold after a couple minutes in the second bathroom on the first day. The next day, however, the water wad nice and hot. They have tv's in every room and the do have access to wi-fi. My phone didn't get any signal at the house, but it was a blessing because it forces you to put down the electronics and to just enjoy what is around you. The house is right off the ocean, but there is a huge rock barrier instead of a sandy beach. If you want to get to a sandy beach, you have to walk a few minutes toward the pier to get to some sand. The patio faced the ocean, tho, and was perfect for just sitting and watching the waves. The best part is that just a short walk up the road is a coffee shop called The Cup. I stopped in there every morning for a fresh hot cup of coffee and took it back to the beach house to sit and watch the morning waves. read more

FOR THOSE IMPACTED BY COVID-19 - We are looking into filing a consumer complaint with regulatory agencies against Beachfront Only and reaching out to local media outlets with this story. If you would like to provide information to us to include, please feel free to message me directly. Best of luck and please stay safe. Also, for those of you who got a standard email saying that you should have purchased travel insurance, we would note that the travel insurance coverage they have does not cover "travel restrictions imposed for a certain area by governmental authority" - so this would not have been covered anyway. As has been stated in about a dozen other reviews, Beachfront Only has taken a really unfortunate and unconscionable stance regarding COVID-19. We were part of a party that had rented from Beachfront Only property in Oceanside as part of a wedding, but the bride and groom are no longer able to attend due to travel restrictions in their hometown (Sacramento) and have had to cancel their wedding (also due to the CDC recommendations re: gatherings). Moreover, the bride is a doctor and is trying to avoid travel and be cognizant of the health of her patients, who may be especially susceptible to infection. The owners, David and Adele Fischbach, have refused to consider any refund. As others have noted, where other companies have stepped up to help people bear the financial burden associated with having to cancel, postpone or reschedule large events. Ironically, the owner, David Fischbach, is actually a retired doctor, so you would think he would understand the seriousness of COVID-19 and would encourage people, especially doctors, to stay home during this time. read more

AWFUL COMPANY!!! We had plans to fly from Pennsylvania to California to visit our son and his family. We chose Beachfront Only Vacation Rentals and booked a condo from March 22-27, 2019. As much as we have been looking forward to seeing our family we have chosen to do the responsible thing and avoid unnecessary travel because of the CORONAVIRUS. Our AIRBNB in Palm Springs and American Airlines easily refunded our money. Vrbo.com sent an email stating that they have strongly encouraged property managers/owners to offer a full refund in light of national recommendation. THIS OPERATION FINALLY RESPONDED BACK OFFERING A 50% CREDIT FOR FUTURE TRAVEL. Be advised that this operation is run by heartless and irresponsible people. They are also very short-sighted because when this pandemic is over, and we make our plans, WE WILL NOT RE-BOOK WITH THEM! 3/21/20 update: national and California travel restrictions in place. If I could leave no stars, I would! This company only cares about money. We booked through Airbnb. Needless to say we will no longer be renting with this company. We tried to get a refund for our trip in April due to the COVID-19. We have a family member that has a chronic health condition which weakens his immune system. Even though he was not going with us, we did not want to take the chance of bringing something back with us. After 2 attempts of contacting Beachfront, they finally answered but refused to give us a refund! This company does not care about the wellbeing of anyone. I have never felt taken advantage of by a business ever in my life until April 2020. While small businesses are struggling throughout the pandemic and statewide shutdown, across the board, business owners have been responsive and accommodating to the challenges of paying customers. Not the case with Beachfront Only. We were unable to obtain a full refund (understandable in these times). However half credit to reschedule is greedy and unacceptable My family and I have met in Oceanside for several years for vacations. This was the first time my mother booked a place for all of us with Beachfront Only Rentals and it will be the last. We were coming down for a family wedding and as Covid was becoming more of an issue, we didn't know if we could attend. Governor Newsom literally declared a statewide Shelter in place order 2 days before our arrival. Not only were we not able to obtain a full refund. We could only receive half credit if we rescheduled at a later time. This policy goes beyond the pale of shady commerce. Neither my parents nor my family want to use the lame partial credit and I'm hesitant to offer it to any other friends or family because I do not trust this company. This review is for property P318-1 in Oceanside, CA. This is a pretty nice beach rental. Very clean & organized with all the things you need for your stay. Awesome view & a decent amount of space for 9 adults and 4 kids. It can get a little crammed when everyone is in the living and kitchen area but you adjust. There are a couple of complaints I do have about this property and there is one in particular that i felt was false advertisement and that is access to the beach. From the pictures posted by the property owner I really thought our rental was on the beach. Instead we had to walk about 10-15 homes down to access a tiny beach. We were surrounded by huge rocks and could not climb down. The second complaint is privacy. You are so close to your neighbors you might as well be living with them. We could not open all our windows which was a bummer but to be on the fair side beach properties are usually on top of each other. Other than these complaints the property was fantastic! read more

They cancelled my reservation before I even confirmed I wanted to cancel it. I gave the negative issues along with the good points which must have caused a problem. I even called to ask why my review was taken down and was told someone would call me back. Never heard from them. I feel it isn't very honest to only post the glowing reviews. So, I am posting here: Unit P809-5 Pacific St, Oceanside Submitted 10/31/20 to Beachfront Only Vacation Rentals 3-Night Oceanside staycation The view from the condo is absolutely incredible! When you wake up in the morning and walk down the hallway, you are greeted by the ocean. The panoramic doors and large deck make it really special. The unit is very spacious and can fit a large family easily. I counted bedding for 14 with the sofa beds. The condo (especially the kitchen) is extremely well-stocked. One hassle is that there isn't a garbage disposal (to empty food scraps into the trash can be quite smelly). Two garage parking spots is a real plus. Loved having an elevator. There is one TV in the living room that uses streaming service. WiFi is strong. The exterior of the building is very ocean-weathered with rust. Anything metal is crusty and rundown. Looking down from the balcony, there are two drainage ponds on the ocean side that are pretty unsightly. They are empty with dirt, weeds and I even saw dog residue. All that can be lived with for the spectacular condo. All except...the sounds of the train blaring. The tracks are just a block away. Every time the Coaster/Sprinter passed through the intersection of Coast Hwy and Wisconsin, they blasted the horn. This continued until 3AM each night. It woke me up every time and the last night I checked the clock...1:25AM, 2:28AM, 2:59AM. It started back up just after dawn. The trains may be going to the north Oceanside train yard because there can't possibly be passengers in the middle of the night. I have never had so little sleep on a vacation. It is very enjoyable to lounge on the deck, take beach walks (sand only available in the afternoon as the waves make it all the way to the rocks other times) and take in sunsets worthy of a screen saver. read more

Our women's group HGHG planned to stay at this 4 story beachfront property at 823 South Pacific Street Oceanside, CA 92054 when our city, as well as the property were both put on a state of emergency. I pled with the property manager to refund our money back since we had a travel restriction but I was told NO because the area was not impacted. When in fact, they had 39 cases of COVID-19. When I asked if they were aware of this, they stopped responding and began sending generic messages instead. So upset, that we were all refused a refund in the midst of a pandemic!! So sad!! Shame on you not refunding during a pandemic. read more

Ok, I get lots of people are affected by COVID and they are within their rights to keep their cancellation policy as is, and some would say they are being flexible by providing a 50% refund since they are losing money too. What is NOT OK to me is that they are keeping 50% of everything - 50% of the cleaning fee (ummm if we don't go there is no need for cleaning), 50% of the damage waiver (ummmm, if we don't go there is no damage), 50% of the taxes. Keep 50% of the nightly fee, I've comes to terms with that, but refund all the fees! We will not be booking a property managed by Beachfront Only ever again. read more

This is an update just from later this evening since I wrote that last review. Guys, I'm just going to be real. I think this is a pretty sketchy area. We literally just had to call 911 due to a LOUD (and it should go without saying, terrifying) gunshot that literally sounded like it was directly outside of our unit. Pay a little bit more and head further north. I know this isn't this company's fault, this is just a tip that I would appreciate knowing upon considering various properties. We had way better luck when we stayed at a property, of the same company, further down, closer to Ruby's pier area. This aspect of our stay is not reflected in the three star rating.** Upon arriving back to our rental after a much needed relaxing morning of visiting Coronado beach, we drove up to the garage that we had been parking in, There was since our gate code opened it, we were under an apparent misguided assumption that it was OK for us to park there. When we inquired how long they would be there the nice gentleman told us about an hour. I then sent a text message to the company and let them know that there was somebody in there and asked where should we park. That is when they informed me that that garage was "not yours to park in". This is after almost a week. I let them know at that point that we have been less than impressed with our stay. And then they sent me a text after that asking "what could we have done to make your stay better?" *** EDIT*** After reviewing the website thoroughly and the various emails that Beach Front Only sent us, there was NOTHING that specified not to use the garage. It, in fact, it said that the gate code and garage code were the same.*** This is my response to that question: Well, maybe for starters don't make the gate code open the garage door. That's misleading. And also, make sure your units are completely clean. When we checked in the floor was dirty, there was layer of "dust" on everything, and surfaces had water marks from where glasses had been set. The place just does not feel clean. Not bad enough to have somebody come in and re-clean it, but not clean enough for it to feel comfortable over the last week we have paid to be here. There are also cigarette butts, bits of garbage, and little "teeth pics" on the "grassy" area towards the front of the property. It feels really gross. Regardless, we check out tomorrow morning. Also, since you mentioned the website listing, it did state that there would be laundry detergent in this unit. We had to go buy some since there was not. Just a little detail that would have been nice to know. I do apologize if all this sounds petty, however there are a lot of different places we could have stayed due to vacancy being high and our circumstance being dire. However, we chose to stay with Beachfront Only properties because we have stayed at a few other of your properties in the past with family and felt confident that we would have a good experience. We are due to check in on Sunday March 22 2020, California has just announced a "Stay at Home Order". Traveling to Oceanside California is not longer a possibility for us or for anybody. Yet I was told by this company 7 days ago, I would lose my total 5 nights of payment if I cancel. All airlines and hotels are allowing cancellations with full refunds during the national no travel emergency. My airline from NY canceled my flight 3 days ago. We a doing our patriotic duty to stay at home, How dare this company deny a refund!! All of America is going through financial hardship and my company had to shut down this week. We found 12 cockroaches in our place. It was disgusting. We tried to call Beachfront Only about it, but for three hours nobody picked up. When they did, they did literally nothing to help us with the situation. They didn't even apologize. Also, the pictures they post of their properties are highly misleading. They are much smaller than you would think. I know many companies pick flattering angles for their pics, but just be aware that in their case you're REALLY not getting what you think you're signing up for. I think they are under new management. It used to be an ok company, but it has really gone into the toilet. They're basically a PR company now. Selling pictures of these luxury vacation houses, but the reality does not match. read more

My wife and I booked a Beachfront Only condo in Oceanside on Dec 31st, 2019. We go there every year and this year was no different, until Corona Virus crisis started. Our stay was booked for May 1st to May 8th.Three friends also payed for a week. We are all in our 70's. Tried to cancel and the response from Beachfront was; sorry no refund! Under normal circumstances, I wouldn't have a problem with them. What's happening now with the pandemic changes the game! It's all about the money and they know it. I've contacted our lawyer and he is working on it! This is the last time we will use them. They just don't care!! All who are having the same problem need to get together and go after them. Honestly, I don't even know where to begin with this company. Experience of dealing with them has not only been profoundly disappointing but also infuriating and exceptionally confusing. I booked a $5000 weekend on the beach in San Diego through VRBO for my sisters bachelorette party which was supposed to be in July. when Covid hit, obviously we could not take 20 women to the beach so we had to cancel the trip. every other vendor was offering full refunds, so I thought there was no way that beachfront only would not honor the same policy. Not only did they tell me that I could not have my money back, but the woman who answered my phone call was unbelievably rude and exceptionally condescending telling me that "she was also experiencing hardship and "believe me, she knows struggle". She told me that "though they value their customers, they owe it to their owners to honor a no refund policy." I called and left a message for management and asked them to call me back. They did not call me back for four weeks and when they did call me back, they told me that there would be no refund granted but that I could book another trip using my credit. I explained to them that we are not in a position to be making future plans, they did not care. I recently got an email telling me that I had six weeks to book my trip or I would not be given a chance to use my credit. This company is now telling me that I need to commit to future travel plans when there are 180,000 Covid cases a day in this country with no signs of slowing down. Literally, the United States is telling us not to book travel but this company is telling me to book travel or I am out $5000. To say that I am flabbergasted is a true understatement. This is the exact opposite of what people should be doing for each other during this time. My sister did not get to have her wedding, and now we are all out a ghastly amount of money. This company is an absolute joke. We had previously tried to book a vacation rental through them; however, when we attempted to cancel because of the worldwid pandemic happening and travel restrictions in place, they wouldn't allow a refund or to even give us a credit for future travel. My husband had been sick and had a doctor's note advising him to not travel and they wouldn't accept this. I guess they would be more comfortable having someone ill stay and possibly infect other travel guests in the future. And then it gets better. We received this rather comical email from them practically begging people to come and stay! Shelter in place at the beach! We're still open! Are you serious right now?! This company is money hungry and has no care or concern for what is going on in the world. The CDC has advised everyone to stay at home and do not travel at this time!! This is my 4th time using BFO, and another great staycation with minimal issues. I stayed in an amazing condo in Carlsbad Village this time. The location was fantastic and a great value during off season. The condo was clean and well equipped, other than no beach chairs, umbrella or beach toys. My previous stays with them were in Oceanside, which has issues with no sand to enjoy, even during low tide, but this spot had plenty of sand 24/7 to enjoy. The negative was this unit did not have heat, only space heaters, which tripped a breaker when I ran two. The gas fireplace didn't work either and a few other small maintenance issues typical to beach houses, but that didn't ruin my trip. I used their texting feature to report the issue and they responded in a timely manner. I emailed them before my trip and they always responded quickly. The pictures on their site matched what I got in person. I did not like that they didn't divulge in listing that this location had many flights of stairs to go down to get to the unit or that there was no central heating (it was stormy when I went). Their check in (4pm)/out (10am) times could be better, and they actually charge to have early check in/ late check out. I think that's a bit greedy, especially if the unit is ready. I've read alot of the negative reviews and am surprised. I only rent their lower cost units off season, so not to be out alot of money and be disappointed. I've learned with all beach rentals, regardless of which company you use, they have maintenance issues due to constant use, abusive renters and exposure to the salty air. A fantastic stay with stellar service from Beachfront. Our extended family (pod) was in dire need of a staycation and this property (827-1) was the perfect answer. The view from the property was second to none. The brand new property was well appointed. There was plenty of room for everyone to spread out. Three decks with views of the beach can't be beat. We had an issue with the hot tub not working but the staff- particularly Peter and Nancy - were responsive and went above the call of duty to make our stay complete. I couldn't believe how shameful that was. THEN on April 7, I received an email from them offering a 100% credit to be used by May of 2021 contingent on taking down bad reviews and removing credit card disputes. SUPER SHAMEFUL!! Well Beachfront Only...you had a chance to do the right thing and you blew it big time. Your business is sure to continue suffering long after this virus because of your greed. read more

We have never written a review before, but feel it's important to do so this time. We stayed in a Beachfront Only property in Oceanside (unit #208 on the Strand) in late July. While the view was truly amazing, the property had many problems. For a "luxury" condo this should not have been the case. To start, the outside areas were filthy. We spent the first night cleaning up dog hair, spiders, trash, and layers of dirt, just to make the patio and balcony usable. Although the inside of the home had supposedly been "cleaned," we found dog hair everywhere. The BBQ was in very poor condition. The dials were unreadable, and the igniter did not work. Dangerous! The garbage disposal and the DVD player did not work either. Although we were hoping for a "socially distant" stay, we ended up being visited three separate times over several days by Beachfront team members, in order to address these problems. We also felt that the unit had not been advertised correctly. It was supposed to sleep 8 people, however we discovered upon arrival that the 3rd bedroom contained cheap bunk beds, rather than the stand alone full-size bed shown on the floor plan and called out on the website. Our group consisted of older adults - none of whom wished to sleep on a thin bunk bed mattress. For this reason, the 3rd bedroom was not used, and some of our family had to stay elsewhere. Last of all, we noticed a few ants on the first day, and were told that there was ant spray under the sink. There didn't seem to be too many, so we sprayed a few areas, and thought that would be it. However, the problem got worse every day. Every time we sprayed in one area, the ants would pop-up in another. Trying to prepare meals became especially challenging, as the ants spread to the counters, the stove, and the microwave. The last straw? We even had ants in the beds! (One of our guests spent several hours having an ant removed from deep inside their ear. It had crawled in overnight!) Overall,...way too many problems for a "luxury" experience! read more

Arrived Thursday Nov 3rd and had no hot water. Immediately Contacted Beachfront Only and they sent someone on Friday who could not correct the problem. He was to contact HOA. We have been waiting for a response since Friday. at 10am Monday I contacted Beachfront Only again. At 12:56 received a response asking if I had hot water now. My response, NO! At 1:35pm received message that hoa was turning water off till 5pm due to a hot water leak. It is now 5:20 and still no hot water and have left several messages to no avail. This is totally unacceptable especially with COVID still lingering around and one of us has cancer and needs to protect our immune system. read more

My wife rented 823A S. Pacific Street, Oceanside in July for a birthday party weekend. When she went down to see the place, she was told that the lower level was rented by another family and her agreement was for the other 3 floors. This was never mentioned in the advertisement. Though deceiving, the upper levels still provided enough room for what we wanted. The house is amazing. Beautiful views, nice interior, and a number of amenities which made our stay wonderful. After settling in, we quickly realized that the television and surrounding outlets were not working. Many light switches throughout the house and outdoor lights did not work. It was a weekend party and though these items didn't stop the party, we felt as though their part of the contract was not met. Over the past 4 weeks is where we really struggled with the company. I called on the Tuesday after our weekend to talk to someone about the issues. I talked to someone and she said that we should have contacted them during our stay. I explained that the issues were somewhat minor but we expected some compensation. The representative then told me that there was no way those problems could have existed as the house receives a thorough inspection prior to each rental. When I asked for documentation, I was told a manager would call me. I never received a call and called three other times with no response. My wife called and they said they had no record of any calls. This is a complete lie and extremely irresponsible on their part. When she explained the situation, she was told that in order to get any kind of refund, the board needs to approve it. I know...seems far fetched in the least. Obviously, 'the board' rejected our claim but they'd be happy to give us a percentage off our next rental. We rent many houses and I would never deal with this company again. As I see the reviews, it seems many people had similar issues. When you spend as much money on a vacation home, you expect what is offered and impeccable customer service. We received neither. I'll gladly take my business elsewhere and I suggest anyone looking at Beachfront Only do the same. read more

Last night, Los Angeles and the State of California ordered lockdowns. According to the LA Order, all travel to vacation houses is prohibited. I informed the company of this, and attached copies of the orders. Contracts are unenforceable that require one party to act illegally, as this would. The company knows this, and this was their response - they are knowingly acting illegally: "We are OPEN for business! Beachfront Only will continue to provide an exceptional vacation rental experience as our guests shelter in place and comply with state direction. Like many other services such as grocery stores and take out eateries we have modified our procedures to intensify sanitation. Every property is equipped with a full kitchen in addition to other amenities and an unbeatable view. We can't think of a better place to shelter as the situation develops. Our normal housekeeping, maintenance and linen service is maintained and prepared to address any issues. Our stay has been horrible....and we will never book with BeachFront Vacations ever again. NO WATER for our showers, both yesterday morning and again this morning....the water has just stopped twice in the middle of the day yesterday. There are missing tiles all around on the home, very very dirty windows, missing screens in the windows, the home is in need of significant up keep and maintenance. The air conditioners do not work, they do turn on and blow. but they do not blow cool air nor cool down at all...it is a joke...the amount of money being charged, the owners should be ashamed and embarrassed to let anyone stay here....the home we are renting now is located at 3015 Ocean St Carlsbad Ca. we will not ever use this co again. read more

Recently stayed with this company in Oceanside, had family flying in for a small family reunion since we had not seen eachother for over a year due to COVID. I informed the com when I called to inquire about booking with them, I asked about the rules on how many people could attend the dinner only wherein I informed them the dinner would be over by 9:30 pm, he said they did not care how many people we had for dinner, but just needed to be careful because if we were seen doing any type of wedding ceremony on the beach, we could be fined if a police officer saw us if we did not have a permit for wedding ceremony on the beach. So I agreed and made the booking. About a week later I receicved an email from Beachfront informing us that we could not check into the rental until 4:00 pm. I immediately called and told them I had family flying in and we would have nowhere to go abnd asked please, please for an early check in. They said they do not allow early check ins unless I pay and extra $160.00, even after paying the $160.00 we still only be allowed to check in at 2:00 pm. So I paid thge $160.00 for two hours extra (absolutley rediculous) after payibg $2,000 for the two nights. Later that evening, I was browsing their website and saw my listing and noticed my unit was open the night before for 4:00 pm check in and out by 10:00 am Friday, the day I was checking in. For this half day they were charging $245.00 when I just paid $160.00 for an extra 2 hours. So I called and asked why I wasn't told about the unit being open the night before (Thursday) for $245 when I just paid $160 for two extra hours on Friday. The lady just said sorry and asked if I wanted to book the Thursday night and I said yes. On Friday we were setting up on our allotted outside area for the dinner, and we noticed someone watching us from the upstairs. Thinking it was the renters, I went up to invite them down to the dinner as a courteous gesture. The lights were all off in the unit, which I thought was strange, but I rang their bell anyways and a man wearing a mask answered the door in a very irritated and aggressive manner. I introduced myself and asked if was the renter. After a mean glare and a pause he said No I'm the manager at beachfront. He started interrogating me about our event and said if he finds out we have a wedding ceremony THEY would fine us $1,000, but when I booked I was told that would be a city fine only if we did that. I assured him we were married already and the dinner was for the people who could not make it to the wedding. Not having my friends and family at my actual wedding ceremony was absolutely heart breaking for me. That is why we paid so much for this place and were so excited to see our family, who were flying cross country to see us. The man called me a liar and said he knew we were having our actual wedding there. I told him NO we weren't and I had evidence of our actual wedding ceremony. I told myself and a couple other girls I knew were wearing cute white summer dresses and that I wanted to know if that would cost me $1000.00, to wear white. He said no, and that the rental tables were was white that I was wearing to He also said he saw our registration form and just because my husband is a retired fire captain (of over 20 years) doesn't mean we can do anything we want. He then began bashing firemen, saying that they weren't heroes at all, that they get too many privileges' and think they can do anything want. I gaped at him in shock I could not believe this man was bashing my husband who he never met, and all firemen. I was mortified by the cruel things this stranger was saying to me. He said he has been spying on us and that he had other workers and also neighbors who would be taking photos of us and spying on us for the rest of our stay. I felt terrified by his cruel, aggressive behavior he was displaying. I was so saddened, scared and shocked I burst into tears and immediately left the upstairs unit. This monster showed no empathy, or professionalism towards me when all I did was show him kindness and complicity. When I came back down in tears and told my husband how I was treated and how cruel and aggressive he was towards me, he immediately went upstairs to speak with him. At 6:30 our guests began arriving. All the guests had hotel rooms and I informed the company only 4 of us would be staying the night while at at the unit. After about an hour and half, around 8:00 pm they were knocking on our door. He sent an assistant and posted more men around our front street entrance area. We had two late guests who showed up and the men posted out front told them they could not come into our unit. WHAT?!!!! We had about 15 people. They threatened to call cops and when the mean man showed up he walked right in the house without permission. He humiliated us in front of kids, our family and ruined the dinner. They said half the guest must leave or they will bring cops. RUINED MY WEDDING DAY. read more

Our review on "Beachfront Only Vacation Rental" was DELETED by their management, which is why we are leaving a review on Yelp! We stayed at one of their properties right on the beach, which had an amazing view, but unfortunately had cockroaches inside their property. The gradual appearance of cockroaches throughout our stay was a turn off, especially after seeing one of them crawling on our bed. We could tell that they've had a cockroach issue at their property for a while because we saw cockroach traps throughout. We reported issue during our stay and we tried to get a partial refund, but they only gave us credit for one night to use towards our next booking. Unfortunately, it's not worth staying at their properties even at a discounted price. We expect cleanliness and fair customer service, which unfortunately this business does not provide! Beachfront Only operates a wide range of properties based in Southern California. They offered us a great location, right on the beach, with a good setup. The downside was they did not include any toiletries and for the price we paid, some basics were missing - the entire house had one hair dryer and lacked some basic amenities. Another big downside - they charged us almost $500 to check in two hours early. There wasn't a rental immediately prior to us so the cleaning staff wasn't rushed or led them to incur additional costs. I couldn't understand $100, but almost $500 seemed like extortion. They also nickled and dimed us on other charges. In the future, I would skip Beachfront Only and look to VRBO, Airbnb, and other options. read more

RENTERS BEWARE! **FALSE ADVERTISING!** The property we rented (825 S. Pacific Ave, Oceanside, CA, Units A & B) was poorly kept up. The condition of the house was subpar, and underwhelming. Nothing worked upon our arrival and calling maintenance was ridiculous (it would take them longer to repair than your rental stay). The list is long: King beds were advertised on the floorplans and almost half of those rooms had either Queen or Full beds in them. The mattresses felt more like you were sleeping on bed springs, not mattresses. Floors were dirty and towels provided were old and disgusting. Dim lighting in the large shared spaces, dining table was cracked (prior to us renting) and never repaired. There was no garbage disposal in the kitchen sinks. The door locks worked when they wanted to. A rental for the prices they charge should never look like this! The photos are deceiving. The only redeeming thing I can say about this place is that it has an ocean view - that's about it. I would NEVER rent from Beachfront Only Vacation Rentals again - NEVER. I'm sad to say our stay at 1809 S. Pacific Street, Oceanside was a disappointment. This vacation rental is managed by Beachfront Only. It had been a really difficult year and my best friends really needed a retreat, so we invited them to stay with us at this luxury four-bedroom oceanfront home. It was expensive, but it looked great online, and we thought it would be worth it for a nice, restful stay in such a beautiful place. Unfortunately, it wasn't as advertised. This is an excellent location, but the house just isn't up to par. First, the property wasn't clean, especially the floors, and the hot tub was dirty and full of sand from the previous guests. We were kind of grossed out to be honest, especially with covid concerns, so we didn't use it. The furniture was tired and stained. The upholstered dining chairs had greasy stains and the padding was completely worn out. We ended up covering the couch with a blanket we brought from home. The master bath hot water wasn't working properly. It took about ten minutes for lukewarm water to reach the shower, and then the water pressure was so low, it almost wasn't worth the bother. The tub faucet was literally falling off the wall. I can't imagine how this was overlooked. The downstairs bedroom wasn't comfortable to stay in. The room is very, very small and hot tub was right outside. The entire room smelled so strongly of chlorine we couldn't stand it. The window screen and door were torn. It looked like someone had broken in, and no one ever bothered to fix the screens? Not a good look for the property for sure. The entry code for the garage was not working, which made parking a hassle. Every time we came and went, we had to go through the front and then run around to the other side of the house to open the garage to park the car. The cable tv wasn't set up properly and there were no instructions on how to use it. In fact, there were no instructions for anything in the house, so we wasted a lot of our time looking for things and trying to figure them out. The window blinds, for example. It appeared they needed some kind of remote, but we couldn't locate one. When we inquired, Beachfront Only told us that the blinds were "not for the use of tenants, only the property owners." Same with the awning over the balcony, "not for tenant use." With no blinds or awnings, the house gets very hot in the afternoons, and the blinding sun doesn't let up until the sun goes down. The ignition on the bbq was broken and it was very hard to light. You had to stand back and hope you still had eyebrows once it caught. We had planned on sitting around the large fire pit and visiting with our friends in the evenings, but the fire pit was inoperable too. We called Beachfront Only and they said the fire pit was "not included in the rental." We were very upset, because it was so prominently featured in the photographs for the home, and they finally agreed they would have someone come over and work on it right away. About four hours went by and no one showed up. Eventually, it got dark and we went back inside for the night. Then around 9:00 p.m., we were startled to see a man hanging out by the kitchen window. The property is gated so there shouldn't have been anyone in that area. It turned out it was just the repair guy, but he didn't ring the bell or anything, and having him just pop up there scared us out of our wits. He didn't try and repair the fire pit, just dropped off a replacement one and left. The replacement fire pit was very tiny and not one a large group could enjoy. We were upset that he didn't service the existing fire pit because we could smell propane when coming up the stairs from the beach. It appeared to be coming from the large tank under the deck. We notified the management company, but they never came to investigate the leak. We reminded them again as we checked out, because it's very dangerous to have a gas leak, especially with tenants using a BBQ and fire pit in the immediate area. To add insult to injury, our stay was not the least bit restful. There was an active construction site next door. They are building a new house from the ground up and workers were onsite at 7:00 a.m. digging the foundation and throwing dirt against the side of this house. We should have been notified about the construction prior to our stay. These are, what you might consider, first world problems, but when we pay top dollar, we expect a certain level of service, and at minimum, everything should be as advertised, clean and in working order during our stay. We understand that issues can crop up at any time. However, there were so many obvious issues that could have been corrected before we arrived, its apparent Beachfront Only didn't inspect the property prior to arrival to make sure everything was in good shape. Unfortunately, I can't recommend Beachfront Only. There are better options in the area. read more

At half the cost it would still be overpriced. We booked it for 2 weeks a year in advance, when the company apparently didn't suck, and it looked good onscreen. Like others reviewing here, we found mold in the shower and dirty conditions elsewhere. No hangers, unworkable receptacles, an assortment of bugs. We too experienced a sinkhole, at the end of week one. Workers marked it off with caution tape and put a slab of plywood over the gaping hole. That became part of our seascape and made getting to the water a balancing act. But wait, there's more. A fire alarm in the middle of the night in a locked space. Foul water bubbling up in the kitchen sink for no apparent reason. A range exhaust fan that hasn't been cleaned since the Summer of Love. I could go on, but bygones. Return our fee for the second week and we will be on my way. On the phone one of the minions said a refund was not possible but we could take a credit for a future week in another house. Sounds fair. We started to pack. But then another of the minions called and said he wanted to "survey" our complaints. I explained that he would be the 4th stranger to enter the house in one week, which is how we both caught Covid-19 back in December. He told me the pandemic was over, contrary to obvious evidence. He came by anyway, looked down at the sinkhole and declared it "an act of God." I declared it shoddy construction. He told me there would be no credit. The other guy didn't have the authority to say there would be. They would be happy, however, to fix the sinkhole and send in people to fix the other complaints. And that would be how we'd spend the second week of our vacation. I ordered him out of the house. There is no beach, by the way. You have to drive down the road to find some sand, if you can find a parking place. read more

We rented in 2019 from the above. We left 3 items accidentally and followed protocol and notified the office manager immediately. The cleaning gal stole 2 of the items and left us a beach ball. The manager at the time offered us a 15% discount on renting the property again in lieu of $$ to reimburse us. Now that we are ready to rent again, they aren't honoring the discount. Whatever you do, get everything in writing with the Management group running this show. The pricing has doubled and we're unwilling to rent without our discount. read more

I don't like to give a BAD review, but Peter and his staff at BOVC went up & Beyond to earn it hands down!!!. I rented one of there most expensive home rentals in Encinitas and it was NOT AS ADVERTISED :( !!! I can be sympathetic if small problems arise w/renting a property, but the list of PROBLEMS w/the rental was LARGE, ranging from Refrigerator, and other Kitchen Plumbing Problems, Broken & missing bathroom towel racks, Shower, Bathtub and Toilet Not Working. Broken patio furniture, Exposed electrical wiring and other Code Violations, Dirty Floors inside & out, Rodent problems including exposed traps, and uninvited guest....Cockroaches!!! The place was more reminiscing of a BAD frat house!!! They advertise the rental as "Gorgeous Eight Bedroom Oceanfront Home" WHAT A JOKE !. Okay, you see the place has some problems so of course I called their customer service during our stay and was told they would looking into it. NO one ever came out during our stay. Afterwards I called and emailed them regaurding the conditions we encountered and they did nothing!!! It has now been over Three weeks and I still have not received the promised call back from Peter the manager??? I would not recommend anyone to use this rental company. I can only give 1 star because of the location of the unit we rented. Otherwise it wasn't clean, there was mold in one shower and the other shower barely operated. There were several other issues so I called the management company and was told they would create a work order. When no one showed or contacted me we decided to leave 1day early. It wasn't until we returned that's I received a message from someone named "Peter" that said sorry we were disappointed and he would call back 9 days ago. He has yet to call back. We were celebrating our 20th wedding anniversary and we're excited, we made the best of a terrible situation. We will never use this company again nor would we ever recommend them. read more

My family of 14 stayed here for five nights. The layout was great - 6 bedrooms, all with en suite baths. Ocean view, dining room with seating for 16 - it became our great room. But the issues and the slow resolution were unacceptable. The first afternoon (Wednesday), we turned on the ceiling fan and dirt flew off the fan onto the bed. Yuck! We called to have the ceiling fans cleaned - they were cleaned two days later. One of the mattresses was extremely lumpy. We reported it Thursday. It was replaced Saturday, first with the wrong size and then without linens. Only for the last night did we have a good mattress. The shower rod in one bathroom was broken. On Thursday, the repairman said he would be back later that day. Didn't get fixed until Saturday. The second biggest issue was hot water. The hot water wasn't working, and wasn't reliable until Saturday. I HATE COLD SHOWERS! And the State of California requires hot water. The worst thing, though, is that I called with this feedback last Monday. I was told I'd get a call back Monday or Tuesday. No call. I called again on Friday. No call. I paid over $10,000 for this rental. Come on. Had this issue been resolved last week, I would have left a much more favorable review. Had there been timely responses, even better. Now I cannot recommend this big company at all. Disappointed doesn't begin to express my feelings. I will be seeking an adjustment. read more

I selected one star because there isn't an option to go lower. I live in South Oceanside and was planning on flying my parents out for Thanksgiving. I cancelled my reservation a full six months out from Thanksgiving because my parents are in their late 70s and cannot travel. I was not given my $700 initial deposit back. The company will not return calls or emails. Despicable. Not only will I never use them in the future but I'll advise my friends and family to do the same. This is the ONLY company refusing refunds.
