picked this park as a stopover on a trip to San Antonio, was very nice and very clean. Only problem was the GPS route through the neighborhood was not up to date, road was closed for construction, not the parks fault. Would recommend park for anyone to stay. read more

We picked this park as it had a wide range of amenities and close to Ford Park. Our son loves to fish, so we figured this was the perfect spot to relax between his ball games. When we arrived it was after hours (9:45pm) and we had a hard time locating our spot. We looked for a map online and at the front office, but there was not one available. The next day I went to cook dinner and tried to locate the grills and picnic tables that were supposed to be located "throughout" the park. (Per website) Walked the entire place and never found. We did find one back behind a pavilion that had not been used in years. All rusted and the grate was rusted through. But in order to see the grate, you had to remove all the trash and debris from inside. There was an old tree branch lodged in the smoke stack, that could not be removed as well. I messaged Crystale the manager on her cell that was provided and that lives onsite, but no response. All the neighbors that we met while there and some full-timers were awesome. Well maintained park. Friendly staff. Gated for your safety. Water is just a short walk away. Ladies restroom/showers were out of order. Other campers said that they had been out of order for weeks. I attempted to use the mens shower, it was clean but shower head barely sprayed. But overall I would recommend this place. Great price with fairly level and wide concrete pads. This used to be just a marina/ yacht club but now has a large RV park. Concert pads with nice post for electric, water, sewer and cable. Strong WiFi included too. Right on the river with a boat skip, storage and shaded areas for picnics. Gated and fenced. Very quiet and not much traffic. Has a bath house with laundry which appears to be free. Close to everything in the golden triangle area. Easy on and off freeway. Reasonable price and no issues. read more

We enjoyed our stay for the biking location. Not in the best part of town(according to locals), but convenient to downtown and the historical areas. Park is gated and secure, nice staff. Many long term refinery workers. It is a Marina as well, so boats coming and going. Grounds are clean and mowed. Pads are concrete, full HU, no picnic tables or shade. Wifi was streamable with little buffering. Plenty of green for dog walking. read more

Just off of I-10 west so there was some traffic noise. Very secure ..... it's a gated facility. Near many restaurants. We had a very strong oder all night ... it wasn't our rv.... We think it was from the water treatment plant just up the road. read more

This is a well kept clean park on concrete lots, it's a gated community, has showers and a laundromat. Sometimes not all the machines are in working condition, but they try to get it fixed in a timely fashion. But can't complain to much because it was free to do your laundry. The manager Crystal is awesome, she tries her best to accommodate your needs and will go above and beyond to make sure your stay is a pleasant one. The only problem is this park is monthly rent is every 28 days from the time you move in. Another issue is you would have to pay for a box to receive mail, and you can only receive 5 packages for free after that they charge you. If your in the area and are going to be here awhile I would recommend this place. read more

I am an extended stay customer. I dislike the fact that every month my bill is due on a different day. Why can't they just make it the same day every month like every other park I have stayed in for the last 10 years. On top of that, now they have added a 10$ a month fee for water, and RV washing is an extra 10$ per wash. Its a nice gated park with large concrete pads in a central location to everything Beaumont has to offer. However it is very close to the interstate and it can be noisy, so the scenic view of the river is not very tranquil. All in all, best thing available for the area. read more

We stayed here for about 6 months while our house was built. Overall not a bad experience, but there were a few bumps in the road (broken washing machines, security fence that was broken, lawn mowing few and far between). But our ending negated everything else. We had paid for extended stay through mid October (if you pay for extended stay and leave early, don't expect a refund). My husband let the manager know that we hoped to leave earlier, and from then on she set us up on a weekly payment schedule (even though we had already paid for the month). Therefore, not only had we paid for extended stay through mid October, we were also charged an extra $400 for the same time period. I was told that, when our payment plan changed, they had to charge us the new, higher rate. The bottom line is this: it may have been legal to do what they did, but it wasn't moral. We were steady paying customers for the time we were there, and the double payment feels like extortion. Also, don't wash your RV when the management is there - they will charge you for the extra water. I live in Beaumont, so I'd like to give a glowing review, but I can't, unfortunately. My advice is: stay away. read more
