    We have lived at the 2020 Building for 3 years as of June of 2026…read more The apartments are large, well built, and the management is lovely, repairs are prompt. HOWEVER; Villa Property Management is dreadful. This is the kind of organization typical of America, they are uninterested in their residents. They CHARGE a fee for you to pay rent online. Who even has checks anymore? In the summer of 2025, the single elevator was out of service for over 6 weeks, solely because of deferred maintenance, another Portland property had their elevator out for 3 MONTHS. Their accommodation? For the 2020 Building they graciously provided 3 carts that could be dragged up the stairs! This building has 7 floors, we are on the fifth. We are elderly, we have serious health issues that made that experience very difficult, but we managed. When we requested a rent credit for the out-of-use elevator we got a "no". The elevator needed a new electric motor, it had been in service since 1963! Their decision? Have the motor rewound, not replaced. We are very patient people, but this weekend (Friday Dec 5-7 2025) they decided to have the elevator "serviced" (it was functioning perfectly) on the late afternoon, exactly when everyone was coming home from work! It will be out until Monday, they claim; but Villa Property Management can't be trusted! Again, the building manager and maintenance person are stellar, the apartments are lovely, it is Villa Property Managements that is HORRIBLE, greedy and thinks of their tenants as faceless, worthless, sources of money!

However they have recently switched to a new app called "RowCal" and it sucks. It is all pull down menus and nowhere to send them any text or explanations. It's probably easier for them, but doesn't help us or improve service.

    This review is of Ralph Huszagh, a particular agent at this firm. I rented an apartment from him…read moreat 575 Berry Ave in Grayslake and this was my experience with him. I strongly urge everyone not to work with his as he is an extremely dishonest person. Prior to moving in I was assured all problems would be take care of and that it would be clean and livable upon my move. I fell for it and decided to take the place. Now certainly some of this fault is on me, this was my first apartment and I should have asked more questions and looked at the place with a more discerning eye. Anyhow, the day I moved in was also the day I signed the lease. It was January 3rd, 2015, and as soon as I arrived I started hauling my possessions inside because it was a rainy day and they were all sitting in the back of a pick up truck. I gave the place a passing glance and signed the lease, my fault. Upon further inspection of the unit I discovered that nothing had been cleaned. The old, dirty carpeting had not been replaced, the dirty walls had not been painted, the window blinds looked as though they'd accrued ten years worth of built up filth. A hole in the ceiling of the bathroom had been patched with extremely shoddy workmanship. The fridge had not been cleaned, old food stains abounded, the back of the fridge was moldy (something Ralph denied to me over the phone WHILE I WAS STARING RIGHT AT THE MOLD) and underneath the fridge was absolutely disgusting. All this I discovered after moving in my possessions. I called Ralph and he said the turn around rate between the past tenants moving out and me moving in was too quick for him to clean and he'd hoped the previous tenants would have done a better job. They obviously did nothing. His solution was to ask them to come back and clean, which I declined because I didn't want these strangers in my apartment and if that's how they left the place I knew they would do a terrible job of cleaning if they came back. I spent around nine hours cleaning the place to get it in livable condition, simultaneously leaving a scathing voice mail for Ralph. He informed me that his cleaning service consists of an older woman and her son whom he pays $80 to clean each unit (keep this in mind for later) but refused to refund that $80 from my monthly rental fee. I stayed there a year and have since moved out. I contacted Ralph for my security deposit which took him a full month to mail out to me. Of the $750 I paid for the security deposit I received a mere $151.26. He included a handwritten note (with nearly indecipherable penmanship) explaining his deductions. He wrote it on official looking paper with his address and phone number printed in the letterhead, only these must have changed at some point so he had to black them out with black marker instead of buying new paper. Very unprofessional. I took care of the apartment and even cleaned it before I left, it was in the same condition, if not better, than when I moved in. Now, he did deduct $300 because my girlfriend moved in with me halfway through the year, which I am fine with. I informed him I would be the only tenant and that changed. I am fine with him deducting that, though $300 is an arbitrary number and he gave no explanation for how he settled upon that figure. That would make the total refund $450, which I believe I should have gotten. He deducted $260 for an apartment cleaning fee (remember when he told me he pays a little old lady $80 to do it? Yeah, me too.). That is a ridiculous sum because the apartment was no worse for wear when I left it. He noted that the shower curtain was missing and he had to buy a new one for $8.74. Yes, he did leave a shower curtain there when I moved in, which I took down and threw away. I bought my own, which I also took down and threw away when I moved out. No one wants someone's old, grimy shower curtain and no landlord worth his salt leaves an old, grimy shower curtain and expects to have it returned. When I moved into my new place there was no shower curtain, nor should there have been. He also deducted $20 to re-screen the front door, which he says I tore but I did not, it was torn when I moved in. He charged $10 for a replacement mailbox key, now there's a story in that. Halfway through my living there the standalone mailbox unit rusted out and fell over. It laid on its side for roughly three weeks before anything was done about it. When a new mailbox was finally installed I called Ralph and he informed me that I needed to go to the post office to pick up new keys for it. They gave me two keys for my box. He now says I did not return a third key when I moved out, a key that I never received and that he never saw because I was given those keys directly by the post office. Do not rent here. It is dirty and the landlord is dishonest and petty.
