I rented a small 2 bedroom duplex beach tree took over a lot of empty promises I had to move back to my daughter's house because of health issues I wasn't able to live by myself 2 months before my lease was up I gave them plenty of notice always paid rent on time broken stove bad refrigerator broken screen doors no screens on windows bad front door , they kept my deposit and last month rent and now charging me over 2,000 it was a medical situation I told them that , they raise rent don't fix anything yard is barrasaing , these people should be ashamed I'm 61 6 back surgeries I have to have another I pass out so my daughter moved me in there house I did everything right I did no damage to the property, and now they're trying to do this to a disabled person wife of a veteran , I hope they sleep well read more

keep raising prices without showing any justification. they do not allow to see any quotes or what is adjusted in the community unless it is authorized. in the last meeting, they muted folks that tried to speak. they also have neighbors watching each other, taking pics and sending fines. they literally said we cant park on our own street - until i called the city and they laughed saying it is city governed. apparently, a gazebo in the backyard that no one sees had to be hoa approved including needing approval to plant anything in the front yard. they are a joke. read more

Horrible, almost unbelievable experience with this very dishonest company. RENTERS BEWARE- I hope you steer way clear! Protect you, your family, and your money. OWNERS- Do you really want someone like this managing for you? We rented a place years ago that when we pulled up to move into: it was a total shambles. The carpets were old, very smelly with animal feces soiled, and the walls were trashed with scrapes scuffs etc. The carpets were very old, torn, pulling up everywhere, and needed complete replacing. The Garage was also very soiled and trashed by animals/feces and had to be professionally steam cleaned. We were totally freaked out. But- we had 3 kids and had to be out of our other place- so we paid our OWN money to professionally clean the thrashed carpets, garage, and to completely repaint the whole 3500 sq. foot house, just get it CLEAN and livable. They jacked up the rent way higher, and so we moved out, and we left it in nice, clean condition, way better and totally different than we found it. 4+ years later- they are trying to get 10k out of us for all the upgrades the new owners decided to do after we moved out, so that they could sell it for more. So many lies. So out of integrity. So sad! PLEASE Don't be taken by these people. *Read all the reviews. Read specifically what the RENTERS have experienced. Idaho, we are better than this. I am a business own with a small local business and found out I have to move locations in October 2017. I found a commercial building in the "Bellissima" business complex, that Bolton Property Management runs, that I wanted to rent. The application did not go through via internet, 2x of filling it out. They said to come in and fill out the application. Everyone seemed nice at first. I set up a time with Cory to check the building out. He was 15 minutes late to viewing. I told Cory I didn't want to pay double rent (my place I was in and the "Bellissima" rent). And asked if I put the deposit down could he hold it for a month. He did not like the idea, even though "no" other applications had been submitted for the building. After a week I decided I would pay dbl rent and called Cory back. His receptionist(s) said he was in a meeting and then the 2nd time I called back they said Cory was on vacation. I called back another week later and the receptionist "Bailey" said he was still on vacation, now making it 2 weeks he was out of the office, and said "Umm I suggest looking for another place to rent from". Cory told me that potentially he wanted to not just rent one room out to myself, but the 2 rooms available and the receptionist area. I gratefully found another place that knows how to do business with the general public. I called to get my $35 application fee back, calling 5x and leaving a 1 vm. They never picked up the phone, I went into Bolton Property Management and they said "Oh yeah we got your vm" but Corys in a meeting lol. Beech Tree is the most unethical and unprofessional company I have ever delt with. Once they have you trapped in a lease, they believe they can treat you however they like. They make no attempt to reconcile any issues you are having and only care about maximizing their profits. As long as they continue to benefit from the surge of people moving into the area, you and your family are expendable because "The market value has gone up and we can get more for this property" (President, Cory Tanner). If you are a good tenant, rent is always paid on time, have a family and kids, it doesn't matter because you are not their priority. You are not their concern and you and your family don't matter to them. I'll provide an example for you. Christmas of 2020 was spent trying to figure out how we could either come up with an additional $300 per month for rent, or how we can come up with money to move in the middle of winter. This was also right after surgery at the Veterans hospital along with a pending surgery for my 4-year-old daughter. It was a rough time of the year and the stress only increased by the rent increase and quote above from Cory Tanner about the market value and our choice to have our rent increase or move. Two months was not feasible to make this happen so we decided to go to a 6-month lease in hopes that despite our current setbacks, we could find something towards summer. As summer approached and our lease end was coming up again, we were thinking that we can continue to make the increased rent work and stay. We love the house and neighborhood and were planning to sign another 12-month lease. That is when we were told that because our lease was up for renewal, that they were going to increase our rent again by another $200. We were initially told by Holly Diem that we could do another six-month lease at the new rate. After several calls and voicemails over a couple of weeks, we finally got a hold of Holly right before the lease automatically renewed. Holly informed me that Cory Tanner no longer wanted to do a six-month lease. Cory now prefers that leases end in the summer and would need to sign a 12-month lease. When asked if this was a preference or if they were refusing a 6-month lease, we were told that all they would do is a 12-month lease. We were lied to and then coaxed into a 12-month lease and that Cory would at least remove the $50 per month "Term Fee". In six months, our rent was going up by over $500. While the market value is increasing, Beech Tree has no moral decency and has no intentions of conducting business ethically. As long as Cory Tanner was getting his extra $500 per month from us, he could care less. To add insult to injury when talking or trying to talk with someone if you could get a hold of them, Cory's property coordinator Holly Diem is rude and disrespectful and only encouraged by the example set from Cory himself. Holly is incapable of working to resolve conflict and takes her displeasure out through rude, condescending emails and phone calls. Another example. Holly Diem sent us an email telling us that the homeowner received a HOA violation and we needed to "move the red truck". I responded by telling her that there was not a HOA violation attached in the email and that she should update my wife's contact info with her new phone number (included) as well as her updated email. Holly Diems response, and I quote was "Here you go". If this was the first time dealing with her rude and condescending attitude, I wouldn't have thought anything of it, but she has continued to be rude and disrespectful to us for going on 2 years now. I asked Holly, why she wouldn't call or email us about the "red truck" and get any details regarding the claim? Beech Tree is a property management company and make money to manage the property and to be the "middleman" between the owner, tenants as well as any Homeowners Association. Holly's response to my question was "If you read the letter it is from the HOA not us". She is so pleasant to deal with and love that when you do get her on the phone, she just huffs and puffs and hangs up as soon as she feels. I asked Holly for the HOA CCR's as we were not provided them at move in and our lease states that street parking is authorized as to which Holly responded that she does not have the HOA CCR's but that I am welcome to call them. So, what do they do? They don't know the HOA CCR's, they don't even have a digital copy of them anywhere, which is weird, they won't attempt to resolve any problems that arise and yet they collect a percentage of the rent as well as being paid by the property owner? Why? Why go through Beech Tree when all they do is collect rent and treat their tenants like garbage? I sent Cory an email regarding my dealings with Holly and he chose to ignore my email and wouldn't respond. I would advise you to avoid renting from this company. They lack basic communication skills. When confronted with a problem they tell you that no one is around to take your call and that someone will call you back shortly. I can think of 3 times when I called with very important issues (some regarding my safety) and not once did I get a call back. No matter how many times I rang their office or the owners personal cell phone which he gave to me. They continue to show blatant disrespect towards their properties, the tenants living in them, and the owners of the homes they "manage". I am disappointed an upset with their integrity. My husband and I needed to rent out a home for a year until we could retire (this October). I've never taken time to do an online review before, but I feel a need to warn others about the unprofessional, careless and inefficient manner in which this company operates. Homeowners beware!!! Non-proactive communication has been a nightmare for us (literally awake many nights). We've had to spend time we didn't have "managing the property manager" in order to prevent problems. Customer service is terrible - the staff seems bothered and is S-L-O-W to respond. They definitely appear more interested in large accounts than in individuals. Our experience: 1 - It took several weeks for the PM to get our home rented out and suggested it would be easier if we allowed pets, assuring us over and over that "Any pet damage would be the responsibility of the tenant," as stated in the rental agreement. So we reluctantly allowed a dog. BIG MISTAKE! Not only was the pet deposit waived but at the end of the lease when extensive urine damage warranted carpet replacement, Cory the owner of BTM) said, "The security deposit doesn't belong to you, it belongs to the tenants and shouldn't be used for that purpose. You are being greedy. Your carpet needs replacing anyway and some damage is to be expected." Prior to the lease the carpet was in acceptable condition (to us and to Cory), so it was NOT something we had budgeted for. When all was said and done we received only $480 of the $1,300 security deposit to replace $2,800 worth of carpeting. 2 - The tenants failed to pay their rent one month and were late two other months. We weren't informed in advance of non or late payments. So it was quite unexpected when the expected income didn't arrive. Of course, I had to call to find out what was going on, and then learned that some late-payment penalties had also been waived without my knowledge. Monthly owner's statements were difficult to decipher without line-item descriptions of income or expenses. At the end of the lease I found the Tenant Transactions Statement and the Owner's Statement didn't balance. When asked about this Cory said, "Why do they need to balance?" Really?!! He obviously doesn't understand bookkeeping. 3 - We initially explained we were non-smokers and Cory assured us there would be no smoking in our home. Later our neighbor informed us that there were four smokers living there. When confronted the PM said we could either allow it or they could evict them at mid-lease. I had to insist on an internal inspection to assess damages. Either the PM didn't perform due diligence or she withheld that detail! 4 - Our contract with BTM states that drive-by inspections are done regularly each month. When I asked for a report the PM said, "We don't normally do that." So, I had send her a highlighted copy and insist on drive-bys with pictures. She apparently was not well trained and obviously was not mindful of our home. 5 - Moving in is a process that must be planned ahead when coming from another state. A week before our move Cory chided me for pressuring him and did not give us a final move-in date till two days prior. 6 - Finally, I asked Cory for an appointment to reconcile and settle our contract. He asked, "Can you please explain why we need to do that? I can just email you your final statement and check." Really?!!! I usually like to come to a final agreement before settling a contract. 7 - I asked Cory why the professional cleaning cost so much ($541.00). His answer was, "The first company we hired didn't do a good job, so we had to get a second crew." If this is really true it proves BTMs inefficiency and claimed another $250+ of the remaining security deposit. 8 - When considering writing this review I recently went to the BTM website and noticed something that said "You will be set up with an online account right away so you can monitor your rental." Well, nobody at BTM ever mentioned the option of an online account to us, which CERTAINLY would have improved communications! When finalizing with Cory I mentioned this and he said, "The online option is there if someone wants to use it." Uhhh, I was expecting a reply like, "Oh sorry we overlooked that." Throughout our year with BTM no one there has taken responsibility for mistakes made or issues overlooked, nor have they offered to compensate or even apologize. Something is definitely not right with this company. Things that are said versus those actually done just don't add up. Quite frankly the problems I've listed (which are by no means a complete list) have really caused us to question this company's integrity. If you go into their place of business you will see a large display behind the main desk with lists of affirmation words related to integrity and service. Do not trust this property management. They might try to hook you with low rent prices but they'll charge you all the fees they can. And outrageous fees at that. I currently have charges on my account for $220, $300 "late" fees. They don't try to work with you. They do not take care of their properties either. At least, not mine. I lived at the Michigan house for a year, all four seasons, and in the winter, not once did anyone show up to take a look at the house. There was a big thing on the news about ice dams and to look out for them and we had them. I sure as heck wasn't going to go up on that roof myself and break something trying to clean that mess. This summer, up until around July 15th, we finally got an AC that worked. Meaning, in the 100+ degree heat, we were melting in that house. We couldn't sleep, we took cold showers, anything to try to help. But I'm sure the property managers were going home to an air conditioned house. It's unprofessional on their part. If I'm going to end up paying $1,000/mo, I expect better service. read more

I have enjoyed living at Aspen Creek for the most part. The rent is reasonable and they are in a great location. The community manager Emily has always been helpful to me when I have had a question. The apartment itself is wonderful, lots of room! The only drawback is some of the pet owners don't pick up after their pets. read more

This is the worst apartment management I have ever worked with! The apartment was disgusting when we were trying to move in: Food all over the microwave, hairs all over the bathroom, Ramen Noodles in the cupboard, nasty carpet with glass chunks. When we asked management about it we were told the cleaning crew would be reprimanded and that the carpets had been shampooed. I hired a cleaning crew and rented a carpet cleaner myself. There was no way a cleaning crew had been there before. This is how I got to spend the week of my wedding.... There were also times where we charged random fees with our payment for things that were not specified in our contract; such as not writing our name on the check. When we reported maintenance needs the took months to be fixed. I do not recommend working with this company. read more
