They are amazing folks that are truly doing it right. They are so professional and friendly, and when I contacted them about a faulty fridge, they responded in less than twelve hours and said a new fridge was on the way! Talk about amazing service! When I was first in the market to rent, Cohesion had a perfect little property for me. I called about it, but it turns out someone had applied already, and in order for Cohesion to comply with fair housing, that meant I was second in line. I was bummed, but so impressed with that level of professionalism in a small company. They know what they're doing! I also know Heather and crew don't rent out places they wouldn't themselves be happy living in. When Heather told me this when I first looked at the property (back in summer 2017) I was really impressed. In addition, they properly ensure all tenants are fully vetted to take care of the property. What company has those kinds of standards anymore? I typically wouldn't review a management company but Cohesion has been so incredible to work with. I am going to be so sad when I leave Boise to have to rent from someone else. In short, I can't recommend Cohesion enough. They are an honest, amazing company and their dedication and professionalism to their company makes them one-of-a-kind.     Review: In my…read moreopinion, Cornerstone Property Management has been the single worst company I've ever dealt with. I wouldn't recommend them to owners or tenants -- tenants are never heard, and owners are left footing inflated bills. This company feels all about the money, not the people. * Zero communication: At times, I waited over a month for responses. Tenants told me they were also ignored, leaving urgent issues unresolved. * Dishonest maintenance claims: They would say sprinklers were "on" or "checked" when they weren't. In reality, sprinklers were left spraying directly under the house for entire seasons, causing structural damage from neglect. * Questionable billing & conflicts of interest: In my experience, Cornerstone inflates repair charges. They funnel everything through Genesis -- the repair company they own -- while claiming work is "subcontracted out." In reality, it's subcontracted to themselves, with markups far above industry standard. * Fraudulent-feeling charges: I was billed for sod that was never installed, yet still hit with an $800 charge when tenants took the matter to court. I was told a bathtub repair would be split with the tenant, only to be charged the full amount until I fought it for months. * Unqualified labor: They bill top dollar but send out the cheapest, least-experienced workers to do the jobs, creating more problems than they solve. * Tenant dissatisfaction: Multiple tenants directly complained to me about the lack of follow-through and unaddressed maintenance issues. When I formally terminated my contract for cause and laid out these issues in writing, the owners didn't even have the professionalism to respond. I had multiple rentals managed by Cornerstone, and based on that experience, I would strongly caution both owners and tenants to look elsewhere. Update - over a year later! I'm still dealing with issues from this company. After my original review, I've now discovered an even more serious issue. While Cornerstone was managing my property, Caldwell Irrigation District confirmed that multiple billing notices were sent directly to them. I was never notified of these notices, and they were not returned to sender. As a result, I only became aware of the issue after liens were placed on my property. Regardless of whether irrigation is ultimately an owner responsibility, a property manager has a basic duty to communicate bills and notices received during management. That did not happen here. Based on my experience, there were consistent communication failures that led to financial consequences.

Later in the letter they said we could stay until the 17th of the following month, but we would have to pay for the entire month. We chose to get out at the end of the month so we wouldn't be stuck paying the full amount for two weeks. We were also told that we better leave it in as good of shape when we moved in if not better. We had texts from different people asking where the keys were. We had put the keys where they told us to. We've had continuous texts coming from different people. They do not communicate with one another. They're still insisting we have to pay even though we no longer live there. This company really sucks! Good luck on getting any information or answers out of them. These people's proctologist called, they found their heads.

This year in 2020 they changed their late rent policy…read morefrom the industry-standard fixed fee to charging 18% of your rent for being a single day late. Consider that on a $1500 a month rent you will pay a $270 late fee for being a single day late. We have rented from this company for over 3.5 years and only been a couple of days late once or twice and they refused to waive the fee even though it is a brand new policy. Consider for a moment what type of company and management/owners you would have to be to 1) think an 18% late fee is fair, ethical, or reasonable 2) refuse to give a long time excellent tenants a one-time waiver to continue a good relationship You can make your own conclusions but ask yourself if you really want to do business with this company. There are lots of property management companies out there, consider your options.

They are a smaller property management company so it feels like your working with people who care and are there for you. If I had property that needed to be managed, I would be working with them! I'm looking forward to our renter to management relationship with them.
