I had one and last transaction with this company and from my experience with them i am highly not recommended to anyone to have deal with this title company. Since 07/01/2025 until now 12/16/2025 I cannot receive my title and they even don't have clue when is gonna be because in time of the settlement they forgot to check if the seller was paid everything, if the seller paid they taxes. Also they forgot to include my taxes in time of the settlement and I figured it only after 4 month. Is hard to get someone on the phone, is highly unreliable and unresponsive company. Beeline's workplace culture is awful. Their staff acts very unprofessionally when dealing with customers. Chelsea Herkert. They trick people with empty promises and hide important information. When I asked questions, they barely answered or gave confusing responses. They never made the requirements clear, and they kept the costs hidden. Don't trust Beeline with your business! Unless you want to walk in blindfolded and have your money taken, stay away from this company. They will take advantage of you if you give them the chance. One star. After locking my rate and completing the appraisal, this lender disputed the appraiser's valuation and claimed the property was worth 30% less than the report. They insisted the cap rate/income approach was the only valid method for a multi‑unit property, ignored sales comps in a market with ample data, and tried to size the loan off that flawed assumption. A licensed local appraiser inspected the property multiple times and delivered a supportable report, yet the lender's remote team dragged the file for nearly two months. Beeline also changed the loan terms and interest rate after they were locked, and the deal fell apart as a result. I provided full income and expense documentation from the start, but shifting terms and missed timelines wasted time and money and ultimately killed the purchase. Future customers should be aware: promises can change, rate locks may not hold, and delays and last‑minute surprises can derail a transaction. read more

No one ever answers the phone, called multiple times on multiple days, including the 800 general number as well as the licensed rep who was assigned to me. calls instantly go to voicemail and no one ever calls back. This has got to make you feel uneasy if you start an app with them and then get ghosted. Luckily I have not started. read more

We closed on a refinance at a good rate, we thought it was good enough to don't even shop for better rates with other lenders. The process starts very easily online, once you are pre-approved and moving to the next step is when they actually review every single line of everything you submit and ask to clarify everything. On one side they are very thorough, which is good, on the other they should make it clear from the beginning that the first step online is just a basic screening that will require you send them a ton more documents later on. All along we dealt with Chamira Watkins, she was very active and kept me informed of the status of each step via text, emails or calls. From start to finish took about 2 months. Overall we would work again with Makeabeeline and recommend them because their team is very active in following up and staying on top of the process. read more

I did 2 refi loans simultaneously with Beeline - a Primary home and an investment property. I found the entire process to be disorganized and frustrating. I've done quite a few refis and purchases over the years and I'm familiar with the process. This was my experience with Beeline. Pros: * Super responsive and helpful before you apply. Communication is fast, details are thorough. This is why I chose Beeline. * Cheap. You will save a couple grand in closing fees and get a competitive rate. Being cheap is the real benefit they can offer. Cons: * Documentation is just as involved as any other lender. I did not find the application or documentation process to be any shorter or easier than any other lender I have worked with. It was all online, but everyone is all online now. * Website is painfully slow and clunky. It looks pretty, but the functionality sucks. Frequent outages, slow performance, and poor design. The details of your loan will mysteriously change with no explanation. When you drill into a loan it no longer tells you which one you are working on. Confused? Go back to home and drill in again. The refresh on the home screen will take 30 seconds or so and sometimes it will just bump you out entirely. You also have to keep checking the website for new paperwork requests. It does not email or text you - you have to keep on top of it to see what the next request is. For a company that is really trying to leverage "fast and easy" they need to do some serious work on the functionality of their website. * Communication. The communication before you apply is awesome. Once you are in process though its a whole different story. With other lenders I would get questions answered in minutes or hours. With beeline you get your answers in days, if at all. You need to push the process along the entire time. Do not expect that your rep will be on top of things. We had one appraisal just not get scheduled for almost two weeks after the other loan had already been done. I would email every day or two and just be told that sometimes it takes a while. If you want a copy of your appraisal you have to ask for it. The web tracker will ask you to complete forms but you then have to hound your rep to provide them to you. Nothing comes to you - you have to chase it all. * Speed. They are remarkably slow. I would return my paperwork within minutes only to wait days for a simple yes/no question. They touted closing in 30 days when in reality they could barely schedule an appraisal in 30 days. * Advocacy. There is none. We had one loan get entirely restructured with the cash out being reduced by half. It took me over a week of asking why to find out what had happened. It turns out that it was due to the way they calculated our DTI ratio. I've never had a loan without a hiccup, so no surprise. With other lenders I would get an explanation of this immediately. With beeline I don't think I would have ever been told if I hadn't pushed the issue to find out why. It took multiple emails to even verify that it had actually changed and it wasn't just another mistake. Our actual DTI was fine, but underwriting excluded some of our income. I have had this happen in the past with other lenders and my loan officer was able to work with the underwriters to find alternate ways to document income. With beeline there is none of that - Your rep is just there to push paper and not to work as your partner. I know that we don't always get what we want, but I expect my loan rep to go to bat for me. I guess this goes into the "you get what you pay for" bucket. They're cheap, so expect the bare minimum of support. As my closing date slipped out into the new year I repeatedly asked for my case to be escalated. Those requests were ignored. Eventually I emailed the CEO and it was smooth sailing from there on out. I really appreciated it, but that never should have been necessary. If you want the absolute cheapest price & have a simple loan, beeline could be a good option. If you want a low stress & professional experience, look elsewhere. read more

I'm not sure if I would recommend this company. I am towards the end on a cash out refi. Great communication in the beginning, but bare minimum to no communication after your pre-approval. Do not expect anyone to contact you on the process after the pre-approved. I am very familiar with the loan process with multiple investment properties over 13 years. I typically use quicken loans and love that they close less than 30 days. Beeline was recommended as a easy smooth process with less headache paperwork with quick close. In fact this has been the longest process I have ever experienced. Also not much cheaper than quicken loans like promised. Honestly, I want to speak with the CEO on why these promises are made and not delivered. It is very frustrating and discouraging. They keep asking for more paperwork and to find out they already have my paperwork, but maybe the underwriting doesn't know how to read business tax returns. I have excellent credit, tons of equity and a large emergency fund in cash reserves. I just don't understand why it is taking so long to close. I would love a call back and explanation. So if you are looking for a smooth process lender, I would look elsewhere, because Beeline is not it. read more

I decided to use Beeline for my home refinance when I compared their advertised interest rate on bankrate.com, with their competitors' rate. At the time, my loan financer was Rocket Mortgage. I attempted and got approved for a home refinance, with Rocket Mortgage, but the cost was too high and I decided not to proceed. I decided to look at Beeline and see if the low-cost and quick turnaround was true. Given the low interest rate environment, I wanted a lower interest rate for my cash-out refinance, but I wasn't willing to pay thousands of dollars in closing costs. I'm really glad I decided to do my home refinance with Beeline. From start to finish, I had support, and the process was very smooth and easy.
