We decided to use Beka Property Management after I was given a good recommendation from a friend. We signed up with them last December and it was a great to work with them. We finally found a good company to deal with after having a few duds. The sales rep was great and went out of her way to really find the right tenant for our condo. They worked closely with us to get the correct rental rates that would help to rent our condo quickly and it did. We had it rented in less than 4 weeks above market price. Not only were we pleased but the tenant was also extremely happy, she moved into a beautiful property with NO hassles, and has thanked us since. Do not rent or get involved with this rental management co. All you are doing is asking for trouble. They have no back bone. You can do everything right....and will always have issues regardless with maintenance....and more.....that never end with no resolution. I rented a condo with an association at Country Club Manor, Bloomfield Hills Mi. It's the worst place ever to live. It's just awful. Never once late on my payment. They (Beka) are too much work for the trouble. They expect the world with payments contracts on and on and on. But even if you were the perfect tenant...never once late on a payment.they do nothing to assist you. You can go an entire 2 years with no heat in your bedroom and they sit there acting like they try and try and try to help...but did nothing. I went 2 years with literally no heat in my Master bedroom...a broken heater. How can this be!!?? you tell me. Just forget them. I could go on and on and on.....too much to write. Move on. Find better. They are not worth it. My best advice.-- In response to Courtney below: I suggest you look up Michigan Law: Under Michigan law, landlords are legally required to provide a working heater and maintain the unit in a habitable, safe condition. If the heating system breaks or fails to meet legal standards, you have the right to demand repairs, withhold rent, or report the violation. Further it was Beka who sent me the bylaws to adhere by which notes maintenance procedures ......"procedures" everyone involved simply ignored and I was left stranded with terrible problems living there. This was all spelled out in my lease agreement WITH Beka. Everyone knows the Landlord has legal obligations to fulfill their lease agreement. You were not there and know nothing about my experience with them Courtney. They (Beka and Association) both pointed fingers at each other for every problem leaving me stranded with problems, and the bottom line is I went 2 years with unattended, outdated wall-unit heaters built in the 60s that rarely worked, were filthy, broke and I endured 2 very cold winters without proper heat - even in the severe zero degree weather we had in January. They were not working when I moved in and Beka Management knew this and rented out the unit anyway, so carelessly! I had 2 cats constantly crying because they were so cold. This really happened, you were not there, and it's no argument. Its the real facts. The entire building is filthy and not properly maintained. They have 1 maintenance guy that makes you wait and wait and wait and play guessing games when things will get attended to and fixed including water emergencies I also endured in their filthy unsanitary laundry room in the basement....A water emergency in which was a potential fire hazard that I had to try and fix myself for everyone's safety! It's ridiculous! So like I said, not worth 1 dime living there. It's draining, its dirty, its loud, its chaotic...it's just not worth it! So please get your facts straight okay. My interactions with the property manager was so interesting. she wanted to get a 1 and half security deposit for the house and treats everybody the same regardless of their background check and credit score. Trust the reviews. We were looking for a new home to rent and found one we really liked. We were directed to apply on their website, which both my fiancé and I had to complete and both fork out $40. They were slow with communication and we had to follow up a few times. After being given our information they informed us we would not be qualified for the home based on income, which makes 0 sense since we applied to other, more expensive rentals and were approved. I went to check the listing and come to find out it had been removed BEFORE we gave them the money for the application. If you can find a sturdy cardboard box, my recommendation would be to winterize it and live below a bridge rather than give this company any of your money. 8 years we've been tenants and 8 years we've had problems. After asking the property manager, Michelle, time and again for repairs to the trailer, both small and large, benign and hazardous and getting the runaround each time, we finally found the management company (she wouldn't give us an email, even after directly requesting one) and sent them a strongly worded email demanding at least SOME of the repairs be attended to or legal action would be sought. Less than two weeks later we were served with a notice to quit, which is legalese for "ya gotta go". I cannot stress enough how little they care about anything beyond collecting your rent, and if they can get away with it (they can), your security deposit. Their business model is as follows: buy dilapidated trailer, put on site, hook up unprofessionally (that's an entirely OTHER can of worms), rent out to people with little to no choice for as long as possible, evict. That's it. This is a college town in the Upper Peninsula, so I suspect in addition to people like my small family trying to save money for an actual home, their main tenants will be young students that don't know any better and the elderly or otherwise infirm. If you, as parents to an incoming student, can find housing ANYwhere else, please take it. You will find nothing of worth here for your child and only frustration for yourself. These people are scammers!!! I have receipts showing everything I paid for to be removed out of my home!! They bought this house from my previous landlord and never once walked through the home before purchasing! The house was unoccupied for 3 months after I moved out hence why the lawn wasn't kept up! My old neighbors whom I made sure wouldn't have to look at a unkept lawn allowed me to use their mower and trimmers the day I moved out! We will be going to court! I will not pay for your updates to rent out the house to new occupants!Also let me add I'm fully responsible for my rent and water bill which I don't mind paying!! But the repairs and damages I'm being charged for are unbelievable. So glad for my amazing neighbors who helped me with the move out and will also be going to court! To new tenants!!!! This management company manages the apartment I rent and the owner of the company also owns the building. People grandfathered in that are allowed to smoke in the building (33 Monroe Street). Will not do anything about other tenants disrupting the safety and sanctity of the building. Says that the inside and outside video cameras of which there are many were fixed and working then 8 months later when another tenants car is hit while its in the back gated parking lot suddenly the cameras aren't working again anymore. The owner of the property puts in half of a door answering/ opening system that's been incomplete for 2 months now instead of fixing the outside cameras, repairing the building or making the building a non smoking building. Collect rent and do nothing else do not expect anything else from this company or the owner. read more

My father, a 80 year old senior leased a home from this company in Redford MI this year and the experience was VERY unprofessional. The request we made to have the home cleaned out before move in- was never completed, but my father was tired of looking for a home and decided not to "make a fuss" about the issue. He also requested a new stove- which he was never able to use; the company promised him a new stove that he never received. There was constant traffic from inspectors and contractors while he was already moved into the home, which were at most times inconvenient and a nuisance. Not to mention all of this should've been done before they moved anyone into this property. From the very first meeting with the leasing agent, my gut told me that this was not a good idea, I only wish we would have stuck with my first mind. My father collects social security every third Wednesday of each month and paid his rent faithfully one week in advance EVERY MONTH. We also went in as a family and cleaned this home top to bottom because NOTHING had Been done at the beginning of this lease. So needless to say the home was 100% more clean when we moved out then it was when we first moved in this place! Long story short: we finally received the security deposit check and of course it is less all types of made up, petty, and malicious charges. I will attach the pictures so that future tenants BEWARE! This company should be ABSOLUTELY ASHAMED for the charges that they have noted against my father..an 80year old senior, who lived alone and could not have possibly caused ANY such damages or left this place in any other condition other than AWESOME. We have contacted our family attorney and plan to follow suit- somethings are more about principles rather than money. Although I usually do not write reviews, given my experience with Beka Management, I felt it necessary to share my experience(s) as a tenant. As I'm sure other potential Tenants can relate, I was unsure of what to expect renting from a management company with which I was unfamiliar. However, in the entire four-year period of renting with Beka, I did not have one, single issue with their service or process and was treated professionally and courteously at all times. To elaborate, and with regard to payment, their website is easy to navigate and the payment process is easy to use and track within their website. If service and/or repair issues arose, I was always able to reach a member of their staff - day or night - to address issue; I must say that a capable and readily available facilities team, day or night, is exceptionally rare. Further, I was able to schedule a move-out appointment, easily communicate with management, and received my deposit/check-out list in a timely fashion. My son was looking for a property very close to where he will be working next month. We contacted her about a condo we viewed online. She told us there was a lot of interest in this particular listing. To make sure we could see the property as soon as possible she changed her schedule and met us for a showing within an hour. This is the exact email Ive sent to the company, it explains just how poorly this company is operating. I would never trust them to rent a house for me, due to the unbelievable amount of difficulty I've had just trying to get someone to show me the damn house. I applied yesterday for a rental house that you have available in Warren. After waiting around 6 hours I decided to call you guys since I paid 40$ for an application and didn't even receive a phone call or email to let me know what was going on. The employee I spoke with tells me that she does see my application and that she will process It the next day. I was already upset that I waited 6 hours only for me to find out that they had not even known about my application. I waited patiently until around noon the next day to hear back from someone to let me know if I was approved or not. After not receiving a phone call I once again decided to call back to see what was going on. I was told that my application had been approved and that they would just need to verify my employment and I would have to put a deposit down. I agreed to both and asked if there was a time I could meet someone at the house to view it just to make sure it matches the pictures shown online. I unfortunately work until 6pm every night. I had asked if it is possible to have someone meet me there at 630, she said she would try her best to get someone to meet me there and that I would receive a phone call if no one could make it. Well at 5:30 I decided to text back the person whom I was dealing with to make sure someone will be at the house. The response I have just received is "that will not work, call me to reschedule a time". So I fully do not understand what more I can do to help rent this house. Its almost like you guys are trying to make this process more difficult for me.. I am approved for the house, have the deposit to move in, have my first months rent, Supplied you with my current landlords phone number to prove on time payments. They in fact manage between 400 and 700 units. I have emails from them backing up my statements that they did make mistakes and never corrected them, fees and percentages taken out of my account. I wish I would have read the reviews before I decided to take a chance with this joke of a "business". The "realtor", Kathy, is clearly NOT licensed and to say she is unprofessional would be understating. In real estate it is your job to listen to what your clients want and to remember who she has talked to and the info the client provides. It might also help to be familiar with the properties you are showing so that potential renters can have their questions answered. I asked Kathy several times what fees they charged ( while on the phone with her ) and she assured me there were none. We actually would have loved to rent the house we saw, and all she wanted was to take our $40 per applicant, yet couldn't provide an answer as to why both my husband and I would need to shell out $80 when we both had recent copies of our credit reports. She had NO answer for anything we asked and rushed us out of the house so she could try and get another family to shell out hard earned money for "application fees". My guess is she shows as many houses as she can to anyone who asks, just to collect the fees (that had to be in cash or money order). I left 4 messages after seeing the house to ask where to send application and never heard back. I am outraged with this business and urge people to go elsewhere, where you aren't treated like $$$$ dollar signs and find someone professional, familiar with the properties and actually listens to your needs and wants. I also don't enjoy being called "Hon" by a stranger in a condescending manner. I'm not your "Hon" and since you can't remember my name, write it on your hand so you know who you are talking to! All BEKA wants is your money, and to show as many people they can a house for rent so they can collect your "fees". Kathy spoke to us about other clients and how she had just shown the house to 3 people and "felt so bad taking their hard earned money ($120) and then deny them for previous evictions. This was NONE of our business and just proved to me how shady and unprofessional this racket is. When my husband asked why they charge $40 per applicant when most charge $25-30, he was told to call the next day and ask the company... Ummmm, isn't that what he just did? We told her we had 2 dogs, before seeing the house and then were told the landlord didn't allow dogs. There's just so much to say about this place, but I'm too angry to keep typing. I met w/ Kathy at the property I wanted to rent. Kathy was late, so I left after waiting for her. I later received a call from Kathy saying she was at the property and had to leave for another appointment. I returned to the property and met w/ Kathy. Kathy could not answer most of my questions. Kathy also told me, the condo came w/ a storage area in the basement, washer and dryer and a carport. When I moved in (against my better judgement), the storage area in the basement was full of the actual owners furniture, there was no washer and dryer and the carport was taped off w/ yellow caution tape. I called Kathy several times and never received a call back. I called the office and was told, the ad for the property did not include anything about the storage area or washer and dryer. I was told they would look into the carport issue. I let the lady in the office know what Kathy told me about the storage and washer and dryer. I was again told the ad did not mention those items, therefore I was not entitled same. I then requested to either have my rent lowered or be let out of my lease, based on Kathy false promises. I was told no. Kathy also told me, it was ok to paint as long as I used neutral colors and left the left over paint for touch ups. I can't wait to see how much they charge me for that, since everything else Kathy has told me was wrong. Five months later, I still have not heard anything about the carport. They are incredibly hard to get ahold of but most importantly our air condition has been out since we moved in, we have complained almost daily but they keep giving us the run around it is July 5th and 87 degrees in our house. After 4 days of e-mailing, texting, calling the agents cell and calling the office I finally received a response. I was told there was a open house 12-2pm. I told her I was 25 miles away at work and she asked if I could come on my lunch. I said I could not and attempted to end the call but she stated I should call her and she would set something up later. My boss ended up letting me leave to go to the open house. I attempted to call with no answer or call back. She showed up at 12:30pm talking on her cell phone ignoring the 3 interested parties that had been waiting over a half hour. Once inside a couple who, stated they had spoken to her earlier on the phone, hands her a deposit and she tells me they had already filled out the application and have a deposit and it's first come first served. I told her I had been trying to contact them for 4 days and she could have told me that before I left work and drove 25 miles. She then stated I should still fill out the application and send her all my information because it isn't first come first served it goes by who is more qualified. She stated if I am not chosen I will get my $40 application fee back. I paid the fee PLUS a $5 processing fee (nice scam since they don't give that back). The next day she calls me asking if Saturday was when I tried to contact, when I confirmed she told me someone got to it earlier than me so they will get the house (so it is first come first served and I didn't have to leave work and work late that night to make it up). Then she tries to talk to me about other properties like I would ever do business with this company again. I wonder how much they make off of telling people to apply knowing they already are renting the house to someone else???? **** After reading other reviews I would just like to note that Kathy is the one I spoke to also read more

I've been a client of Beka Property Management for many years, and they have provided consistently excellent service for my rental property portfolio of single family homes. Van truly cares about my properties, and he keeps them in great shape for my tenants. Van is high energy, intense, enthusiastic, passionate about what he does, and he moves at a million miles per hour; you can definitely hear that in his voice. I can see how some people might misinterpret his tone, especially if you've never met him in person! Van and Lorrie are prompt and responsive communicators. They let me know immediately about issues, and I'm copied on e-mails from tenants when there are issues with a property, so I've seen their approach with tenants. They are very reasonable, and have resolved complaints quickly and professionally. I can only speak for my own properties managed by Beka, not as a tenant or potential tenant, but earlier reviews indicate a misunderstanding of their leasing process. Information about the application process is on their website. It isn't reasonable to expect approvals and showings should happen the same day an application is made or an appointment requested. The idea that anyone's profiting from application fees is also off the mark. If you think about it, by the time staff have shown properties, gone back and forth with correspondence with the potential tenants, read applications, entered information for background checks, and verified references and rental history, that $40 application fee doesn't even seem like it could cover the staff time spent and any associated overhead. I can't recommend Beka Property Management highly enough from the owner side, I love working with them, and I would never dream of switching companies. If you're interested in renting one of their properties, I hope you don't let these reviews scare you off. Make your own decision about whether or not the property is right for you and your family, and make sure you understand the application criteria and move-in and maintenance processes, so that everyone's on the same page from the start. read more

My rental flooded four times twice from sewage from a bad septic they didn't fix. Once from a bad hot water tank I told them was rusted out and once from ancient brine tank and softener and this company still tried to take my security deposit money to clean the carpet. Obviously they should have replaced it for me. My family could have been seriously sick from that. read more

The most unprofessional company I've ever dealt with! First of all, the advertisement stated that large dogs were welcome. We called to make sure. We were told our pup's size was not going to be a problem. We made an appointment to see the house. When we got there, there were three other families looking at the same property. Kathy made it seem like if we were interested we had to fill out the application right away, first come first serve. I filled out the application online while we were still looking at the home. You pay $40 per adult. I made the payment and was told I would know for sure by three o'clock the next day. My husband called and was told we were denied because of our dog. I was livid, so I called considering they said she wouldn't be a problem. They couldn't even find our application. Then she started asking me if I was this person, or this person, giving me people's names that had filled out applications. She told me the house was offered to someone else that filled out the app before me. Remind you, the house just went on the market the day before and she said we were there first ones to see it. When I questioned her she then said I didn't have my birthday on the application. She kept asking me if I was sure I paid the application fee. I told her I could give her a reference number, and she stated she didn't know how to do that. Asked me to call her back. My husband called and the supervisor claimed they had rented the house out on Tuesday!!! That was the day the house went on the market. So that means they rented it out before we, and the other families, wasted our time looking at the place. Why would you take my money if the place was already rented? Excellent, professional company. We were in a hurry to move because our previous management company was not responding to our maintenance requests. One of the big reasons we chose this company is because they have a professional website and emergency maintenance available. They are very easy to get in touch with. Kathy responded promptly to our emails and returned our calls, even on a Sunday. She was very helpful in showing the property and has kept in touch with us throughout the process. read more

We rented a beautiful condo from BEKA management. There was water damage from the upstairs that they guaranteed would be complete before we moved in. They did it 2 weeks after we moved in! When we moved in someone had pooped in the bathroom and there was feces everywhere! Kathy (beware completely incompetent) just called me honey like I was a child told us it wasn't a big deal and to move on. I then called Van, the president. And he yelled at me and told me to move out! I have never been so disrespected. The whole team was useless but van is the reason that place is not successful. They had the condo cleaned before we moved in and it was terrible! I had to clean everything again especially that bathroom! Once our lease was up we moved out! I don't recommend going through them and if you do beware van! Incompetent, rude, disrespectful and unprofessional is only grazing the surface of Van and Kathy and their abilities. They only get a 1 because it doesn't allow you to put zero. Very unprofessional when it comes to addressing maintenance issues on their properties. You have to call 2 or 3 times before repairs are even scheduled. Then wait 2 weeks to be completed and average at best are the maintenance techs. They try to charge unwarranted late fees in order to not accept your check and force you to pay online on their website with a $75 usage charge. I recently answer an ad to move in one of there properties, Kathy was totally a bi, she told us a number then lied and said she didn't. Van agreed to the first number then changed his story. They took my money and denied me rental based on false information. I provided documents proving my case, then Van got irate with me because he was running a scam. Looking on calling an investigation against Beka property on running scams. if they are that hard up for money i could of gave them a loan instead of them praying on innocent ppl and their well being.
