We recently had our backyard completely redone by Bella Vista Landscape, and we honestly couldn't be happier with how everything turned out. They replaced our old concrete with beautiful stamped concrete, installed new sod, sprinklers, drainage, and a retaining wall, and completely transformed our yard into the backyard we've always dreamed of. It's been about three weeks now, and everything is doing amazing. The sod has grown in beautifully, the sprinkler system works great, and you can really tell they took the time to do quality work. Every time we step outside, we're reminded of how much we love it. Emilio was fantastic to work with throughout the entire process. i hired them to do cement work. Days after completion I noticed some marks surfacing. I phoned Emilio. He said wait 28 days. After 28 days he came by and said marks appeared to be debris such as grass left on tools when workers laid tools on grass. Workers didn't notice and debris mixed in cement. He said he could fix. Color would not match exactly but it would look better. Worker came by and had spread mix over large areas (not just on markings) which made it more noticeable. I texted Emilio the cement looks worse and what could he do as issue was caused by his workers sloppiness and he said nothing. They also left cigarette butts thrown on grass, hairline cracks immediately after cement was laid, left a nail sticking out of cement. Thank God the kids didn't get hurt. The full story: We bought a new build with an absolutely bare backyard. Between the stress of home buying, moving, and deciding on a million other things we didn't get around to thinking about our backyard until a year after moving in. Our backyard after a year was a jungle of weeds, welcome to the valley I guess! We went into our contractor hunt with a vision and a price range. I drew up a design and started yelping around. We spoke with quite a few people for quotes and Bella Vista won our vote. Pricing wise they were the best value for our dollars (in case you're wondering they weren't the cheapest or the most expensive. What they offered for the price was a great deal). They also passed the "vibe check" upon the first meeting: Emilio was professional, easy to chat with, and answered all our questions in a way that made us feel like we could trust him and the team. When we were ready to commit, we spoke with Anna who went over all the logistics of our project. Bella Vista's contract is very thorough and sets expectations very accurately. They covered the project scope, materials and their options, payments, and additional project details. Both Anna and Emilio continually checked in with updates and reminders when necessary. I really appreciated how we could text them anytime with questions we had. They were also very flexible with our schedule in times where we needed to meet to discuss selections or payment information. Additionally, the workers were also very respectful of our property and kept things as clean as they could while they worked. The cement, grass, rock garden, retaining wall, and irrigation all turned out beautifully. We will continue to monitor things as we start to spend more time in our backyard but so far all is looking good. Now that our backyard is complete I'm so happy we decided to go with Bella Vista. All the pre-project jitters that I had of everything possibly going wrong were thankfully just jitters and did not come to life. If you are on the fence on deciding whether to go with Bella Vista Landscape, I highly recommend them. They are very dependable. The quality and customer service are excellent. They performed yard cleanup, slope leveling, removed some large tree roots, front yard planting, designed and built a retaining wall around our front tree, installed a full drip system and tied it to my existing sprinkler system, installed weed barrier and topped it with a 2-color lava rock, and relocated 5 of my boulders. They programmed my water schedule and showed it to me on my automatic sprinkler system. They also installed my flagstones and added a drip ring around my tree both free of charge. It all started with a quote. Ana got back in touch with me within a very reasonable time. She was very personable and had great ideas. She is a good listener. She setup the quote appointment with Emilio within a week. Emilio came out to my house to walk the job and give an estimate. First of all, Emilio was on time and friendly. Emilio set the expectations that they were 3 weeks out which was okay with me. He gave me an estimate draft right there on the first visit. I had 2 other estimates, and I am glad I went with Bella Vista Landscape. The contract that Ana gave me was 2nd to none. The contract was very detailed and covered everything. The scope of work was very well defined in writing and the plan forward with payments was very clear. Ana always made sure I was getting what I wanted and offered great suggestions. She even sent me pictures of examples of retaining walls ideas with a topper. I agreed to go with them and gave them a small deposit and was able to secure a start date 3 weeks out just like Emilio stated originally. Emilio and his team came to my house on the start date and again was "on time". Like I said, he was very reliable. He showed me examples of the retaining wall blocks and lava rocks before moving forward. Emilio and his team did a wonderful job on the retaining wall around my tree. It really stands out. And as Ana said, it gave us the wow factor. All of his workers worked very hard and smart. Cleaned up after each day and respected our property. They did broom finish concrete, colored stamp concrete, grass, rocks, drip irrigation and a customized gate to hide the neglected part of the property lol. Calling these people for landscaping work is a waste of time. They're so big popular, and important, they're too good for us regular people. You posted our texting conversation, proving what I said was true. The projected cost of my renovations is confidential. Violating that is another strike against you. I am unable to find a state contractors license for Bella Vista Landscaping on the Department of Consumer Affairs website, nor has Yelp! verified one. I'm updating this review 2 months after the landscape project to downgrade to 1 star. Emilio has disappointed me, and have showed that after he has collect the full amount he can careless about any issues your landscape may arise. I'm done calling this guy, for not installing a proper drainage and now I'm getting puddles in my fire pit area. He kept coming with excuses not to come or attempt to fix it. I also have couple of bad sprinklers and couple of areas where water is not reaching causing the sod to die. I paid this guy well over 30k for a poor job done. He demands to get paid on time but won't do anything to fix the issues afterwards. I've been calling him and the business number and texting several times that I'm done playing around, Emilio lacks of professionalism by not answering or attempting to fix their mistakes. Save your money this guy sucks. He's never at the project, leaves his guys unattended and new guys showed up everyday I wonder where he gets this people? read more

The project was a mess from the beginning. We never received our formal quote with payment terms until the Sunday before the job. We were never told key milestone dates and completion date and they complained we never paid on time! We gave them a check and told them to wait 1-2 days since we need to transfer from bank and they said we were unprofessional! We just wanted to be done with them so we told them return our check and we will pay by card. Very unprofessional company and had to tell them to clean up after themselves on the first day since they left trash and bottles on our front porch. We live in a new home community and our backyard was a blank slate. Our neighbors had their yard done by Bella Vista and they couldn't have spoke any higher of them. We gave Bella Vista a call and we're out to our house in a few days to provide a quote. We went over our wants/needs and Emilio gave us a quote on the spot. We ended up getting one more quote, but went with Bella Vista. They started about 3 weeks later and we're done in 2 weeks time. We ordered plants from Rainforest Nursery in Manteca and Bella Vista picked them up for us and then planted them. They did new sprinkler system, drip system, leveled the ground, sod, plants, bark, and decomposed granite. They did a great job and will recommend them to neighbors, family, and friends. read more

Giving 2 stars because they were reasonably priced and were able to come out quickly. Most places were months out happy they could accommodate soon. The concrete work they did actually came out really nice minus one spot. Sod grass was cut too short around the edges, thus a lot of the grass hasn't properly grown in. I've been watering it by hand now for almost two months and it's not growing back. Also there is 13 sprinklers for one zone. Usually two or three sprinklers don't come on because there isn't enough water pressure so I have to manually go and pop them up and readjust. Overall, the grass just looks like shit now. I've had a few people take a look at it and explain how the cuts were too wide between sod grass at installation and was cut too short along the edges also sprinklers should have been installed along middle due to the odd design. Side of house we had concrete poured in which looks really really good, however we have an A/C condensation line which I asked to have a hole drilled under it and for it to connect to the drainage. Well Emilio came out and drilled the hole deep. We just started using our A/C and now water is overflowing on the concrete this is what I was afraid would happen. The last issue our driveway was built with a curve I asked for concrete to he poured in filling the curve from sidewalk up to where it meets at a straight line when the finished it was filled in, but a small part of it broke off. Emilio came by and just chiseled it off. After looking at it overtime it just doesn't look right. This is a good company. Both Emilio and Ana are very nice people. They do have good prices and I'm not saying their work is terrible quality, but as you can see in my pictures there's work that needs to be done. I'll gladly update my review and give you guys the 5 stars you deserve and have earned if you can come out and fix the mistakes. read more
