ROACHES! ROACHES! ROACHES! Rented unit 605 at Beachcrest through Benchmark30A and while the unit was updated it was overrun with roaches. We left in the middle of the night to escape it. The roaches didn't emerge until late at night but when they did - they came from everywhere. When I contacted management for at least a partial refund I was told "Roaches are very common in FL and if it were just a few you should able to deal with it". While roaches may be "common" in FL they SHOULD NOT be common inside a condo. Especially a condo priced at the rate as Beachcrest 605. Snakes are very common where I live.....but they certainly don't reside in my home! Shame on you Benchmark. I was also told by management that since I didn't contact them to rectify the problem before I left...there was no recourse on their end. Really? All they could have done was come spray a heavy pesticide (the next morning I'm sure) to ward off the infestation but who wants to stay in a condo smelling of chemicals?? Or even worse make the roaches come out even more as they are dying from the pesticide. And while I'm at it....the elevators were stifling with no air or even vents. In the heat of the summer this is unacceptable. Especially since Benchmark touts "Customer satisfaction and comfort" as their main goal. read more

Don't rent through Benchmark. We stayed at Margarita Days on 30A September 10-14. We called because we didn't get a beach access code and while waiting an hour until someone responded back to us we couldnt get back into house because our lock would not work. We called back twice before someone came out to look 45 min later. Then my friend found bites on her on the 3rd day so we looked and found bed bugs. We called and they told us someone would be out to look. No one came. Called back and they said send pictures so we did. They said that exterminator would be out next day that they couldn't put us up anywhere because they couldn't take there chances on infesting another place. They fought us on refund because they said they didn't know it had bugs. Well hello if they cleaned properly they would have seen. It only took us minutes. They are very unprofessional people. My sisters and I booked what we thought was a two-bedroom condo for our first-ever sister trip. Wow, were we excited. Turns out, it was a one-bedroom with twin bunk beds hidden in a little cubby. The online photos of the property were amazing and we were so excited to arrive. Much to our chagrin, when we arrived, we were met by the smell of dirty feet, like Cheetos. We immediately knew we were in trouble, and did a quick assessment of the property. To put it simply, the place was filthy, the rug was horrific, ragged and disgustingly dirty. The upholstered furniture and throw pillows needed to go in the trash. We were afraid to sit on it. This may be appropriate for a low-rent Motel 6, but we paid top dollar for what we thought would be more in line with what was presented in the online photos. The mattresses on the beds were so worn out and cheap that my back was ruined from the one night I tried to sleep on it. Oh, and there were bugs!!!!!!! The bottom line is, we reported this to management and were given a $112.00 refund. No apology, no effort to make things right, no acknowledgment that the property wasn't up to standards. Nothing, but $112.00, really. So, I feel compelled to come to a public forum to expose them for ruining my vacation. I ended up sleeping on a recliner after covering it with a blanket. Unfortunately Benchmark management company fell far below our expectations. The Intensive Care unit was not cleaned satisfactorily upon our arrival. The pool and deck areas were unusable due to debris in pool and filthy chairs, filled with leaves and other debris. There were items left under a bed in one room (lip gloss, a retainer for teeth, napkins) a Doritos bag and water bottle left behind a nightstand. I had to clean the porch chairs in order to sit in them...lots of grime and dirt on them. The grill looked like it had never been cleaned...a half smoked cigar was left on it. The spots on the sofas made them look dirty and unkept. I called/texted management several times about the pool and grill. The pool was cleaned 4:00 pm before the last day of our stay, same with the grill. We will not be using Benchmark in the future nor recommending them to anyone. read more

We stayed here from May 7th-14th 2023 with our entire family and can provide you with an accurate and detailed review of the property. Please know that this is more a reflection of the management company and the terrible job they did than the house itself or the homeowner. We rent beach houses all the time and have normal expectations of typical wear and tear, etc. Let's start with what is great about this house. The location is excellent, right in the heart of Destin and the views are amazing for lack of a better word. The home itself, while dated, is spacious and beautiful. That is about all you can say that is good. Below was our expierence at the house: 1. We arrived on Sunday 1 hour prior to check-in time. I had my father-in-law with me who is handicapped. I called Benchmark and asked if we could go ahead and enter the property since it was hot outside and the home looked vacant and ready. They informed me to do that would cost $65.00. I said that was a bit ridiculous but okay. They then informed me that they had not completed the final inspection so that we could not enter. I felt relieved that someone was going to come look and make sure everything was ready and accepted the situation. 2. The trash out front was jam packed full of trash when we arrived and smelled terrible. The cans were not brought to the road, and we ended up having to haul the trash from the previous guests to the road. 3. While waiting I walked around to the back of the home to look at the view and the pool. The pool was completely full of sand, trash, and dirt. I showed the lady completing her inspection and she told me that it should have already been cleaned, that she was sorry and that she would get someone to come clean it asap. 4. The next day no one had come to clean the pool, even after calling and emailing and texting them. Obviously with young kids they wanted to use the pool. I took it upon myself to contact a company who came out an hour later and paid to have the pool cleaned. When I told the management about this and asked them to please take the $50 off my bill the refused to, didn't apologize, and didn't even thank me for cleaning their filthy pool and hauling their trash to the street, even though they would have had to pay someone to clean the pool anyways. The irony is that they finally sent someone out to clean the pool on THURSDAY, five days later who told us they just started working with them (old company quit or got fired). If I had not taken it upon myself to clean the pool the trip would have been ruined. 5. Many of the windows on the lower floor are completely fogged out, you cannot see the view from the living room, they know about this and don't show you in the photos. 6. The house over all is very DIRTY. It needs to have a deep cleaning done, handprints all over the walls, spill marks, etc. We were at the beginning of the season so I can't imagine how disgusting it will be mid-summer. 7. We had the chef come cook, guess what? Only one oven works, and they know about this, rather than tell you or fix it they just ignore it. If you plan on cooking be prepared to use only one over. 8. There are hardly any towels in the entire house, each bathroom comes with 2 bath towels, 2 hand towels, 2 wash cloths. We ended up doing laundry every two days and buying towels. 9. The kitchen sink constantly clogs because the disposal is broken and doesn't work. They know about this because they left a dirty plunger under the sink so that every time it clogs (which is every time you run the sink) you get the pleasure of using a disgusting plunger in the kitchen sink. Apparently, they cannot afford to replace a $200 garbage disposal. Perhaps the same company who cleans the pool does the plumbing? It's unacceptable. 10. The home is CRAWLING with roaches. We killed probably a dozen or more. All over the walls and floors, disgusting. Really not that hard to have the home sprayed. 11. We decided to use the jacuzzi tub in the master. When we fired up the jets, they started spraying out tons of black mildew pieces into the water (not a small amount, I mean the whole tub was full). This is because it had not been used or properly serviced, we had to drain and clean the entire tub. Absolutely disgusting. I am sure I left out additional pieces of information that could help you decide on where to stay but if you plan on luxury and good service, this place is not it. For what this home costs and for what it rents for these types of issues should simply not happen. The issues at the house are known and have been known for some time. The management company does not care about the property or the tenants and will not take ownership of anything. We will never book a property they manage again and would encourage you not to either. If I owned this home, I would be switching to another company to manage the property as soon as possible. read more

Stay was great! This condo is on the front of the property so you can see the water from the porch! It's on the E line so the trolley is easy to get to the beach and they come quickly! Easy walk to the pool, the pool has a cafe which is awesome. Two min walk to Starbucks and the shops at seacrest beach. There is a little grocery store over there too incase you forget something. We enjoyed the grill on the porch as well! The only negative would be that you can hear walking in the house. If people are getting up early or staying up late you will hear them walking around but bring a noise machine and it makes it better. That is literally the only thing. House is huge, very spacious, has everything you need and we truly enjoyed our stay. We will definitely be back! read more

Due to walkway construction, Sand in Your Toes 5B was NOT "steps from the beach"... more than 1/4 mile, out to 30A , through another condo parking lot and through that condo's locked gate. The parking lot and pool were not usable due to the construction. The noise made the deck unusable. We were notified of the construction 2 days AFTER it began. We notified Benchmark 4 times in person, 7 emails, 8 letters and 5 phone calls. NOTHING! read more

We had a great experience renting through Benchmark Management for our recent stay on 30A. We had a few maintenance issues (towel bar fell down, smoke alarm beeping and a loose cabinet door) and they were quick to fix them all. We had a wonderful stay for Spring Break at Pete's Palace on 30A. Great location, beautiful home! The house was fully stocked with everything you could need. Classy coastal decor and plenty of room to spread out. Just a block from the beach so an easy walk and only about 10 minute walk/bike ride to the main downtown Seaside area. The home was not well maintained and they did a bad job cleaning it. It's a beautiful home but they are not paying attention to detail so the house needs some love. We asked for a heated pool and it was not heated when we got there then it was supposed to be heated the next day and that never happened nor did it ever happen. We were never able to use the pool so I wish I just picked a house with no pool to save my $. I asked for some $ back and they ignored my request. On day of checked out they had the cleaners show up right at 10am with a rude lady telling us we have to leave but we were still loading our cars until 10:45am and she was loosing her mind. Very rude. Then we left one car parked there till 12 to go enjoy the beach till it was time to hit the road and the Benchmark lady threatened to call the police and have our car towed. She told us we we were on a private beach and we have to leave even though the public beach access was right next to the house and there is no defined space that says it's private. She was so rude and ruined or experience with no apology later from anyone. Totally unnecessary argument especially after being so disappointed about the pool not be heated. read more

Hello, I'm reaching out to make sure your company is aware of the experience we had at one of your properties last week. This was our first family vacation with my daughter and the first trip my sisters family had taken in over two years because of Covid and other health issues. We were all so excited and couldn't wait to get to the beach. To say we were extremely disappointed with the house would be a huge understatement. We rented the Sublime house from 8/14-8/21. The condition of the property when we arrived was unexpected and unacceptable. I'm not sure if you have someone who checks the houses after they are cleaned but this one had not been cleaned thoroughly at all. The floors were filthy, there were a pair of boxers on one of the balconies along with a water bottle with dirty cigarette butt water in it on the railing. There were broken blinds on doors upstairs. There were pieces of cereal and other debris all over the floor which were choking hazards for my 9 month old baby. The kitchen sink had a ring of black mold growing around it and all over the hand sprayer. There was dried blood on the bedding (pillows and blue blanket) of the bedroom on the main level. Outside there were more cigarette butts and ashes everywhere, cigarettes that had been put out on the deck, in the landscaping, and around the pool. The patio table was being supported under one leg by a crushed beer can. The rest of the patio furniture was completely falling apart along with the unleveled surface with weeds growing through around the pool. There were a lot of pine needles everywhere, including in the pool. It would have been very helpful if there was at least a leaf blower on the property to use or even an outside broom. It possibly looked like the pictures you have posted at one point but the property has definitely not been maintained. The last thing we wanted to do when we arrived for our vacation was to clean the house, pool and patio but we spent most of our morning and afternoon Sunday doing just that. While cleaning up and also preparing for tropical storm Fred we also discovered black mold throughout the entire home. It is in all of the hvac duct work, it's coming out from the electrical outlets. It's EVERYWHERE. This was extremely concerning to us having a baby who was staying in the house along with my nephew who is highly allergic to mold and my sister who is immucompromised and shouldn't be around mold at all. At this point we weren't sure what to do with the threat of a tropical storm coming and no where else to go. By Tuesday morning we were all feeling sick especially those in our group who are at higher risk so we reached out to your company to see if we could be moved to a different property and we're told that wasn't an option. A man was sent over to "clean" what he could by spraying bleach in one intake and one vent but this is not a situation you can just clean up with a little bleach. You need to have a mold remediation company take care of this or you are putting the health of your guests in danger! The health department should probably be made aware as well. We had to go to a hardware store and buy fans and good air filters to filter the air in our bedrooms to sleep. Because nothing else was done by Benchmark or the property owner, part of our group had to leave Wednesday and the rest of us left early Friday. We expected a better experience and for what we paid to stay at this property we are beyond disappointed and hope this doesn't happen to any other family. read more

We had excellent service from the very beginning with getting all of our questions answered, easy to book and received constant updates about our upcoming stay. Check in was super simple with the app provided and our condo was updated and very clean upon arrival. The unit was extremely quiet and was completely stocked with everything we needed for the week. We had beautiful views, clean pool and grounds plus super easy access to the beach with complimentary chairs and umbrella each day. We can only speak to the property we rented through VRBO at 56 Suzanne Drive. It was a wonderful house with private pool, well-equipped kitchen, in a quiet neighborhood (not a through street), and a short ten-minute walk to the beach. Benchmark Management sent us timely texts, the correct entry codes, and clear instructions on vacating the property. Our only concern was on the second night of our five nights when someone opened the front door while our family was watching a movie (about 8:00 p.m., after dark.) We heard the electronic lock beeping as someone entered the code numbers, then the lock turned to open. We were all quite scared, and luckily the door sticks a bit and has to be pushed open with a tiny bit of force. Before that could happen, I turned the lock back and yelled "Who's there?" There was no answer and we did not find anyone on the porch or around the property. I sent an email to BM asking about maintenance people or others having entry codes, but we never heard back. Other than that, no problems. Advice for renters at this property: if you plan on using the kitchen for meals, bring all of your own spices and ingredients. Perhaps it is because of COVID, but this unit did not even have salt and pepper in the cabinets. Nothing. Not a big deal since we grocery shopped (a Publix less than a mile away) for fresh ingredients, and picked up spices there. Also, the coffee maker is a drip machine, not a Keurig or other pod machine. We'd absolutely stay at this specific property again. read more

9/16-9/24/22 Bon Temps, Rosemary Beach 1) Reported a leak in the upstairs shower. Repairman came, stated he needed a gasket to repair it, left to go to Home Depot to get the gasket and would return for repair. He never came back. 2) A load of very heavy beach towels, belonging to the property, were left in the washer. Rather than leave them to mildew, we were attempting to dry them (1/2 load at a time due to size) when the dryer stopped working. Repairman came, stated that the drum was not turning, and not to expect the dryer to be fixed for the next two days. We had six adults, a toddler and an infant in our group; this was a problem. We were also renting the carriage house on the property and used that dryer to dry the towels (THEIR TOWELS!) 3) One of our vehicles was pulled into the garage on our arrival date (9/16/22) and was not moved until the day of departure. The garage door malfunctioned using the opener. We had to manually open the door. When backing out, a metal bar (held up with 3 bolts, but required 6) fell and bounced on the trunk and bumper of the car. Although the damage was not severe, it was due to an equipment malfunction. This was reported to Benchmark Management, via their answering service, at 8:20 AM local time. The woman who took the call typed up the details, said the office would be opening in 10 minutes and to expect a call later that day. We never received a call that day, nor on the following Monday, Tuesday, or Wednesday after leaving additional messages. Customer care and concern at its worst. Renter beware! Shirley D read more

I paid 2200 for this week in Seagrove. I had an accident on July 11th. I started calling inbetween hospital stays to cancel or get another week. They will not do anything. They had a 14 day cancellation policy. I cant even drive. read more

Terrible customer service. We booked a property through them and they failed to tell us the elevator was under renovation. They claimed to send communication, but we never received it. When I called to inquire about it, they told me it wasn't their problem. The property had not been properly cleaned either, but we overlooked that because it was beachfront. Not having an elevator for a 4th floor condo with 2 small children was unacceptable. read more

We stayed in the Rollin Tide condos in Santa Rosa. Negatives: The description said it was a two minute walk to the beach...maybe if you're a sprinter in the Olympics. It was more of a 10-12 min walk, and if you're carrying all of your gear for the day, probably longer. The mattress was very firm and we didn't sleep well all week. Also, the list of items suggested to bring were: - Beach towels - Hair dryers - Sunglasses, sunscreen, and chapstick - Beach chairs *I suggest adding extra blankets and coffee filters to the list. We only had one blanket and it was the quilt on the bed. Nothing extra for the pullout couch, only sheets. Positive: The condo was clean. We were allowed to bring our dog for a fee, and there was a designated area for pets in the grass. read more

Let me just make this real simple: If you use Benchmark for your stay, especially at Beachside Villas #223.... DO NOT USE THE CHEAP PLASTIC BRACELETS that they say is a requirement for their amenities!!!!!! If you lose one you will be charged $25!!! What's makes this whole thing worse is that there's no one at the complex enforcing the "wearing of these bracelets" to use at any of the amenities, which only consist of pool, tennis and beach. Also, we were the only guests that I saw all week wearing them so after the first day I had everyone leave them back in the basket for fear of losing them. Turns out we were one short after we checked out and halfway home I got a text from Benchmark that they were charging us $25!! These are the very cheap plastic bracelets you can get online that are less than .50 each. read more

This house was perfect! Close to everything and had all of the extras like beach chairs, bikes etc. The master opened up to the porch which lead to the private pool. House was extremely clean and like new. We can't wait to book another trip! read more

I've stayed at the Palms for years till now my experience has been great. The carpet in the living room was dirty and stained ,the furniture was great if you liked the1980s. When the lights went the roaches in the kitchen came out.Two chairs on the balcony are rusted and could be dangerous, this has already been reported on other reviews. I have rented from this company several times and had no complaints. However, I have never needed to cancel a reservation. Due to a family emergency, I had to cancel my reservation for a rental home. Per the Benchmark management cancellation policy, a cancellation must be requested in writing 60 days prior to the arrival date for a full refund. My written request was submitted and accepted more than 60 days prior to the arrival date. I received a check on April 19th for my full refund. This check bounced. I received a second check on April 28th for my full refund. This check bounced. I have called, messaged, and emailed several times to no avail to get some help with this matter. I was subsequently told over the phone that a third check was mailed to me; I have not received this check. Now I am owed my full refund as well as $10 in bank fees for returned checks. It is disappointing that after being a customer of this company for some time, they do not honor their refund policy for repeat customers. read more

We rented a condo that slept 8 and on our way to the condo were called and told we had to switch due to the original one having mold. They gave us a condo that slept 4 instead. Oh they did provide an air mattress but I still had family members sleeping on the floor. The list goes on. AC stayed above 7 for longer than the 1st 24 hours we were there. The new condo had horrible elevator service we would have to wait in excess of 10 minutes since we were on the 12th floor. They did compensate me $262 off the $3500 I spent. read more

Do not stay with this company. We stay in Destin/30A every year and have never had major issues until this year, thankfully. But if something happens, you want a good company who will make it right and this is not the one. A roofing company performed work on our last day of vacation, much to our surprise as we were not notified of any work that would be taking place while we rented the property. A huge piece of sheet metal slid off the roof onto our rental car, scratching the hood and breaking the windshield. Thank goodness it didn't hit a person!!! But from that moment on we just stayed inside the house due to the dangerous conditions. I simply expect an apology and to be comp'd for that last day and yet, nothing... just excuses every time I call as to why I can't speak with a manager but "they'll call you as soon as they can." It's been 5 days. I've also emailed, sent pictures, and received no response. Very unprofessional and just shows they don't care. They had plenty of opportunity to make it right get a good review. read more

I love Seagrove. I have loved the Palms in the past. We have been to Benchmark properties many times. I stayed in Palms A5 last year. It was pretty run down but my husband liked the end unit. This time it was terrible. The refrigerator was broke, the washing machine broke while we were there. The couch and loveseat were terrible to sit on. We saw 2 huge roaches or water bugs whatever. Terrible! Do not rent from Benchmark!!! We got there and they did not have hot water. We were told it would be fixed that day. It wasn't. Over 24 hours later before it was fixed. Had a plumber in our unit and so loud our baby couldn't nap. After traveling all you want is a hot shower! No one will call me back and had to deal with text messaging. Do not rent here. Attached is a picture of the water heater in the unit blocking the kitchen entryway. Sat there for 24 hours. Unexceptable. Kids need to wash off chlorine. Could not even get cold water in master shower. If I could give it zero stars foe customer service I would! read more
