Great condo! Location is perfect. Walking distance of everything. The condo was wonderful. Completely clean, adorably decorated and perfect location within Gulf Place. Close to the laundry room (which is free, by the way) and you can see the ocean from the balcony. Pool is heated - and heated well! No other pools in the area were heated like this one in December. There were even beach amenities here. A beach wagon, beach chairs, table and boogie boards. Awesome surprise! We cannot recommend this condo, and this area enough. Well done, owners! And well done Benchmark, the management and cleaning company. There's literally not one thing we found that was not pristine clean, and I'm picky. We are moving our spring break vacation from another place to this one. Cannot wait to come back! read more

We were extremely disappointed with this property and ended up leaving instead of staying. The house appeared to be in very poor condition, with mold, deteriorating wood, and areas that looked like they were caving in. The deck was in terrible condition, and we even tripped over a rusty nail. The screened porch was ripped apart, with torn and missing screens, making it unusable. There was trash scattered around the property, and we even found a knife lying in the sand. One of the most concerning issues was what appeared to be exposed electrical wiring around the outdoor shower, creating a serious safety hazard. Overall, the property looked neglected, unsafe, and nothing like a place that should be rented to guests. When we contacted the property manager, the only alternative they offered was another property about 30 minutes away and nowhere near the beach, which was not a comparable replacement for what we had booked. I honestly can't believe this company rents this place out in its current condition. It should never have been listed as a vacation rental. It's shameful that guests are expected to stay somewhere with so many obvious maintenance and safety issues. We recently planned a vacation in 30a Santa Rosa beach Florida. Our search was for a 4 bed with 4 ensuite baths. Benchmark had a property in the beach that filled our requirements. Upon arrival the home was in fact a 4 bed with only one en-suite bathroom It was false advertising, bait and switch and not what 4 couples wanted. We are not college students willing or needing to share bathrooms. I would never rent one of Benchmarks properties again. They assured us multiple times ahead of our arrival that it was 4 bed with 4 ensuites. Renter beware. Benchmark is not trustworthy! read more

No running water on arrival. Displaced for a night. Four days later, the septic system failed. Feces were left in the yard after the repair. Asked for one night's compensation; received half that amount. Was ghosted. We rented SeaTreat / 84 Dalton Drive through Benchmark Management for a five-night stay. Here is an honest account of what happened. Night One, Monday: We arrived to find no running water and non-functioning toilets. After 90 minutes of phone calls, we were given a one-night relocation address, began preparing to leave, and were then told to wait. That property wasn't available. A second address was provided shortly after. We were relocated at 10pm at the end of a 14-hour travel day, leaving our luggage behind. We weren't cleared to return until nearly midday the following day. Night Four, Thursday: A foul smell, along with feces and toilet paper, led us to contact Benchmark. The septic grinder was misplaced and not working. It was repaired that evening. The Following Morning, Friday: Benchmark texted asking if the septic issue was resolved. We confirmed it was fixed, but reported feces and toilet paper were visibly present in the yard. Benchmark never responded. Compensation: After significant effort, we received a $188 refund described as "only a night," even though it significantly altered the following day due to a midday return to the house. A request for an additional partial refund reflecting the lost following morning was never resolved. No response was ever received regarding the sewage in the yard. The staff we dealt with were pleasant. However, every decision - no matter how straightforward - required escalation to management. Their agents appeared to have no authority to make things right in the moment. If you are a traveler considering Benchmark, read this carefully. If you are a homeowner allowing Benchmark to represent your property, consider who is speaking on your behalf when things go wrong. read more

Renter beware, 4 adult couples contracted with Benchmark Management to rent a 4 bedroom home with 4 en suite bathrooms. Benchmark Management confirmed when they accepted our deposit and final payment in April, that there were 4 bedrooms all with en suite bathrooms and there were "no shared bathrooms. We arrived for our vacation on May 16, 2026 and discovered that the rental had only one bedroom with an en suite bathrooms, one bedroom with a separate bath connected to the main living/kitchen area and two bedrooms that shared a common bath. We immediately complained to Benchmark Management with, calls, texts and emails with promises of callbacks and after two days we have received no response. We have file a complaint with the Florida Better Business Bureau and sending warning via social media platforms. They represented this property with deceptive, misleading and false advertising and continued this practice via email and texts and now simply do not respond. To summarize Benchmark Management is dishonest, misleading and unresponsive. We will never use them again and would strongly advise Renters beware. read more

The worst property management company we have ever dealt with. We rented a high end condo on the beach. We called and argued consistently for four days before we were able to get a satisfactory answer to two very simple problems. The weather was cold and we asked for 3 blankets for our three bedroom condo. The beds have only thin coverlets on them (think sheet). After numerous calls and 4 days later we had blankets delivered. We slept in our coats until they arrived. The WIFI never did work. After much arguing they delivered a cheesy battery operated router that was inoperable. We value customer service and needed to be responsive to our business. (It's how we afford such an expensive condo) It was easier to buy and install our own router than spend hours on hold only to have an unhelpful argumentative employee of Benchmark Management waste our time and energy. This company is focused on arguing as opposed to problem solving. I had to turn into a creature from the Black Lagoon just to get a few blankets. Be prepared to spend your vacation on the phone arguing for simple requests or be prepared to fix it yourself. read more

We used Expedia.com (same as Hotels.com) to book a trip. Our experience is below. Expedia and Hotels.com were little to no help to rectify the situation for us. We were left to pay for 2 hotels for the same vacation because they did not go to bat for us! We booked Mistral unit #15 offered by Benchmark Management on 30A. All we can say is run!!!! The unit was completely different than the pictures, and in an abused and gross state. There was a massive love bug infestation inside of the unit because the windows and doors were not sealed properly. We had them come clean it, then 30 minutes later it was infested again! There were bugs ALL OVER, even in the BED sheets!! We could not even stay one night, the customer service kept telling us that management would call us, they NEVER did! We were forced to scramble in the dark after our 6 hour drive to find and pay for additional lodging. We nearly had to sleep in our car. But the worst part is that Benchmark Management, as well as, Hotels.com (also Expedia) refused to refund us because the stay was labeled "non-refundable". Look we are reasonable people, we were willing to overlook that the place was a 2 star place in person even though it showed pictures looking like a 4 star. But when the unit is not habitable and is unsanitary with the love bug infestation INSIDE the unit, that is another story and I believe to be a breach of what is acceptable under the term non refundable. We reached out to Benchmark Management through numerous phone calls, emails and texts to rectify the problem or to provide us another unit to stay in, but unfortunately, we did not hear back from them. Even now after we have gone back home days later they have not called us back! I am normally not the person to leave many bad reviews, I don't like the negativity of it, but this experience was the worst product/ customer service experience we have had in memory. read more

VACTION RENTERS BEWARE! ONE STAR IS TOO GOOD FOR THIS COMPANY! THEY HAVE A "F" RATING THE THE BBB. On Thursday, May 15th my wife and I arrived at our VRBO rental property at 71 Tresca Lake Court in Seagrove Beach, Florida at 4:00pm. Upon arrival we were shocked to see the major construction of a new home (20 ft from the front porch of the rental). Jackhammers, hammers, saws, Spanish workers yelling back and forth. We checked in and then left for dinner. When we came at 6:30 the construction had ceased for the day. However, bright and early Friday morning we were awaked by the same construction noise. At that point I contacted benchmark and told them the situation and requested a "refund". They responed that they would notify the team of my request. Shortly thereafter responded that they were not aware of the construction and it was "beyond their control", which is total BS. As you can see by the attached pics this has been going on for at least 60 days. Today I was informed that they would not be providing my requested "refund" citing their rental agreement policy (line 22). I also own properties that utilize VRBO, AirBnB, etc. so I know what is fair and just for my renters. As a "host" you have an obligation to inform a renter if there is something that would prevent them from enjoying the full benefit of the rental property ("fair enrichment"). I have posted a review with VRBO, but I'm also going to file a lawsuit against Benchmark for "unjust enrichment". Renters BEWARE and NEVER rent a home HOSTED by this company. read more

Avoid any properties this company manages. We spent last week at 15 Greenwood Ave, which is a property managed by Benchmark. The house was dated, but large enough to accommodate our family. Its location to the beach is its selling point, and it worked out well for our family. Unfortunately, this is where the positive points of the review end. I'll save you the gore details and give you the low points: - Instructions to access the house were at best unclear. After spending 10 minutes looking for a "keypad," my wife found an unlocked door that we used to get into the house - Pool gate lock broken, reported multiple times with no resolution - 3 ice makers in the house, none of them worked - WiFi was unusable, reported multiple times with no resolution - 3rd story observations deck door missing external door handle and several folks were stuck outside, reported multiple times with no resolution - Power went out for 45 minutes, no breakers were tripped, and others had power in the area. The management company arrived, took a picture of the meter, and the electricity was restored within 20 minutes. I do not believe Benchmark is concerned about the safety of its guests based on my experience last week. read more

VRBO and benchmark are going back and forth and telling us that they are not at fault for our case and will not give us a full refund. We tried to book a house and the confirmation declined 4 times. So we moved on and ended up getting another vacation home. The next day the payment from the first house came out of our bank account. VRBO does not have the confirmation and benchmark has still charged us the full amount. We are shocked at how the management will not figure this out for us. read more

This management company is a absolute joke. They are in the turn and burn business. Do not, I repeat do not rent a unit from them. I rented "the mirage" at the end of August. What was supposed to be a beautiful beach front home with a pool. It was a disaster of a home. The property was dirty upon arrival. The pool was never cleaned. The house did not have WiFi so none of the tv works the entire trip. Without WiFi the adt alarm for the doors was not working (a blatant code violation since the home had a private pool) we had 4 kids under the age of 5 and this was a issue for us. No Wi-Fi meant relying on our phones to keep track of a potential hurricane. We were told that the homes WiFi wouldn't be working until 4 days after our stay was over. I'm sure the next guests loved coming into the issues we had. When we where leaving with a 10am check out. we had cleaning crews and golf cart deliveries for the next guest show up at 9am. At the end of the day I received a credit for $550 for the inconvenience of the unclean property. $11,500 vacation and all of these issues warranted a refund of only 5%. The owner of this property also owns the two houses next to this unit. Roughly $30 million dollars in real estate and the one they chose to rent out is being poorly managed. I'd assume they have no idea. Lesson learned red reviews because this company has no idea what they are doing. read more

Too many text messages/forms to fill out days before my rental date. This I wouldn't complain about normally but it was something that stood out. When we got to the condo there were big black roaches in the kitchen. That night I put my wine glass on the counter and turned around to see a giant roach on the glass. Killed that one and sent a picture to management. No reply. In the morning, the glass beside my bed had a giant roach INSIDE the glass. Reached out again to ask if someone could spray. It wasn't until I copied my request on VRBO that management answered. They said they could not come spray that they had a call into pest management. This is a huge company with many properties in the area. Please don't tell me that you could not send someone out to spray. So we stayed three nights with roaches crawling. In the end they gave me $113 off my total rental of approx $800 rental. Would have rather to not have roaches all over and no one cared but oh well, will NEVER rent from them again. read more

This is hands down the WORST rental property group we've ever experienced in our 10+ years of renting in the area. We come to Seagrove every year for Thanksgiving with our family... this year we noticed the bed in our unit #27 at the Emerald Hill did not smell very clean and it felt like there was "sand" in the sheets. Ok... we thought, it's still covid and they may be short-staffed... there is a washer and dryer on-site, we'll just wash the sheets and be good. So we washed the sheets and slept for a few nights... aside from the bed being the most uncomfortable night's sleep you could ever imagine, that "sand" was actually BEDBUGS. My wife and I both had to have our luggage professionally cleaned and double wash all of our clothes. Not to mention that I was covered in bed bug bites and had to visit the dermatologist to get some treatment. (PICTURES INCLUDED) When I called Benchmark about this and asked for a partial refund to cover medical and prescription expenses, they said they would "have someone inspect the unit" and call us back. They called us back less than an hour later and said: "We had a manager go over and thoroughly inspect the unit and there is no sign of bedbugs, we cannot offer any refund or compensation whatsoever, we're sorry" First of all, a rental property manager is in no way qualified to inspect for bedbugs, you need a pest control service to do that... didn't realize I was dealing with a rental property manager who also does pest control in their spare time? Secondly, there is no way that someone "thoroughly" inspected the unit from the time we called within 45-60 minutes... my guess is they didn't even check the unit. We will NOT be renting from this place EVER AGAIN, renter BEWARE - you and your family are not safe in this companies property, thank god it was only bed bugs this time, it could be scabies or worse the next time... this company doesn't care about anything but their bottom line and it shows in the shoddy cleaning services they have working in their units and the lack of customer service. read more

DO NOT USE THIS COMPANY!!! We stayed 5 weeks in a Nature Walk house that had several problems during our stay. I'm only going to list the two worst. First, small roaches on the island and larger ones on the floor in the kitchen/dining room area. After reporting this problem they assured me their "Operations Team" was working on it. After numerous contacts with them, the response for the delay was they had to get permission from the owner before they could schedule it. What??? Seriously?? They finally call to let us know the day and will contact us with a time. Had to call to find out the time the day before the appointment, so no follow through. Second, no primary TV for 3 of the 5 weeks. TV went out, we called Mediacom per the instructions on the TV and tried to have it reset. Didn't work. Called Benchmark to ask if they had someone to help us. The woman who answered said, I don't think so, but I'll check and someone will get back with you. Didn't hear anything so we continued to work with Mediacom to get a technician out because the cable box was dead. Scheduled an appointment but was later informed that it was canceled because only Benchmark could schedule an appointment. Called and texted Benchmark and they kept assuring me that their "Operations Team" was working on it. Since I was able to reach someone and get an appointment scheduled in 1/2 hour, why their "team" was unable to get something scheduled in 3 weeks is beyond belief. All I got from them were apologies for the inconvenience. On the day we left the TV was still not working and we had more insects the morning we were leaving. During all of this I asked for the manager's name which I will not include in this review. I was also given the assistant manager's name. I asked to speak to one of them and was told I would receive a call. Never got one from either of them, so clearly the poor customer satisfaction goes all the way to the top in Benchmark. We have used many different companies for vacation rentals over the years and this was by far the absolute worst company we've ever experienced. NEVER AGAIN!!! read more

We had a three night stay at Pinewood at 30A which is managed by Benchmark Management. Upon our departure, I failed to grab my fully loaded toiletry bag and accidentally left it in the bathroom. I called five hours after our check out when I noticed that I'd forgotten it. I was told that they would check with lost and found, and that I would hear back the next day. After several days of communication, it was admitted - via text message, so in writing - that the cleaner had the bag but did not turn it in upon finding it (as per company policy) but was not answering the company's calls nor responding to messages left. It was only after I threatened legal action (because I do have the admission in writing) that they miraculously found my bag and offered to ship it back to me at my cost. I provided a UPS label per their instruction over a week ago. I finally got my bag today. However, it was missing several items, and the remainder items had been used. This company is full of thieves and liars, and has a complete lack of customer service. Stay far far away from any property managed by Benchmark Management. Giving one star, ONLY because I had to give some sort of rating to post this review. read more

Benchmark & Room Security, Roaches, 18 Year Old Mattress Benchmark associates allowed a contractor into my rental without notifying me and tried to cover it up saying they thought we checked out. The contractor was given my door access code and even after that Benchmark did not notify me to make a change to my room access code to ensure my wife and I were secure in the rental. Benchmark tried to work around me to get pest control into the space. Benchmark associates did not notify me or attempt to contact me regarding pest control holiday schedule on 12/23. Benchmark associates gave pest control our door access code and did not tell us. We saw pest control pull up at about the same time an associate from Benchmark left the parking lot. I saw that the pest control man had written down our room access code as he was about to enter the room. I had to contact Benchmark to have the code reset due to it being compromised and given to the pest control person. We feel that our security was compromised so that Benchmark could access our space without contact instead of them being up front regarding holiday schedule of pest control. This is unacceptable as anything could have happened with our access code after it was given out while we were still occupying the space. It's hard to understand why Benchmark associates would not have just called and discussed the matter instead of the underhanded way it was handled without communication. Security should never be compromised and in this case it was. Bugs continue to plague the room due to owners not fixing the door sweep along with poor pest control measures. Also, the mattress is hard and causes body aches and back pain. The owners were notified of this issue and their response is "comfort is a personal preference". I suppose the past two years of guests complaining of the same hard uncomfortable bed is not compelling enough to purchase a mattress topper or change the mattress. I notified Benchmark associates of both issues with neither being resolved since our previous visit on 12/19/22. I'm not sure what values associates are required to have to represent Benchmark Management, but in this case it seems lacking. read more

three friends joined me on this four day trip to the beach. We all work hard and wanted some time together and to relax. The unit we rented was immaculately clean. The beds were very comfortable and the kitchen was well equipped if we wanted to prepare meals(but as I said we wanted to relax) We had a spectacular view of the gulf, and could hear the waves rolling in and out whenever we turned the AC off and left the doors open. The management was extraordinary! I don't think I've ever had such a great prompt replies to any questions we had including recommendations for meals. They responded via text messaging, which made the whole process seamless from securing the condo several months ago to check in and check out they were constantly available. The one issue we had was that two of us have physical limitations, and the very steep and numerous stairs to and from the beach made navigating that a little difficult. The other small issue was the pool. It was perfectly clean and beautiful, but much smaller than expected. It was round, and as I said quite small. read more

I rented Our Blue Haven in Seacrest. Upon arrival, the house had a STRONG smell of mildew/mold- throughout entire house. A couch was broken. Mattresses are complete trash. Floors are so filthy that your feet turn black. No air at all on third floor. Big box fan that is not advertised. Broken blinds on 2nd floor, unclean sheets with stains on second floor and door that won't shut or lock on second floor. This place is utterly disgusting. Benchmark states in their contract about not holding them responsible if something is different than advertised. Hmmmm. Benchmark cannot grossly mislead consumers. It IS against the law. I've read the responses from Benchmark on Yelp. I'm sorry- but you can not ruin vacations and expect 5% refund or a discount on a future stay would suffice. You have way too many complaints here. This is an older property in a fantastic location. I thought we needed dog friendly at the time so that factored into the plainness of the interior. Gulf front cannot be duplicated- the sound, the breeze, the easy walk to the sand is all special and why we go to the Beach! The 3 bedrooms and baths are fine. The kitchen is stocked appropriately. Everything is clean and neat, just older. Parking is limited but close by and safe. Bring your own beach towels, chairs, and umbrella! Shopping, grocery, and restaurants are close by. This company took over for the original rental company that I initially booked with. The original rental company called me to tell me about the change & to expect contact from "Benchmark" the new rental company. Nobody from Benchmark told me of any changes to amenities nor that there were new owners. We rented this house over several others due to included elevator usage as the property was 4 or 5 floors with tall ceilings and lots of stairs. We also rented it due to an advertised game room which included both a ping pong table, foosball table, sitting table for games, and just another large area for our multi family group to have for the kids to play, especially if it rained. (Guess what, it rained all but one day of our stay). The rain is nobody's fault but we paid extra for the playroom as an insurance policy. My first encounter with the new rental company was shortly before our stay where they asked me to sign a new billing statement with their information which stated I had not paid a single payment yet for the rental when in fact I had paid in full to the previous rental company. I called and spoke to a lady and explained I would not sign something saying I owe the full amount when in fact I had already paid the full amount. The lady explained they had just taken over the rental and that accounting was working on transferring over all of the paperwork and they would send me an updated statement in the few days and I could wait to sign until then. A day or so later I then got another email telling me I had to sign it and that they were waiting on my signature. I once again called and told them what I had told the previous lady a few days before and they told me accounting would not have the invoice fixed in time but to accommodate me they would note that I was already paid in full and I could go ahead and sign it even though it showed I had not made a single payment I signed it as agreed after. We arrived at the rental on Saturday after the 4 PM check-in time and shortly there after we noticed we had no access to the elevator nor to the game room. We called the rental company before they closed and we were told that the property manager was not there but that they would work on the issue and call us back on the following day which was Sunday. instead of keeping their word and calling they sent me a text message thanking me for my understanding for both the game room and elevator nor longer being offered due to new owners and blaming the original rental company for not informing me what amenities changed once the new rental company took over. (Why and how would the old rental company know what new owners told the new rental company what to use/do?) This was the first time anybody mentioned that there were new owners with new rules. I responded back that there was no understanding from me for this loss of use and again asked why nobody made me aware of this prior to the stay. They again blamed the original rental company and asked what they could do to make it right. I said we paid extra for these rooms and features and would need to be compensated for the loss of use since we didn't get what we paid for. They said they would handle it after our stay and put it on the checkout issue log. We checked out on Saturday and I responded via text on Sunday reminding them of the issues. They said to give it a week to respond and I said ok. Four days later they responded via email with 10% off a future stay at some listings for some dates. I called them that Thursday morning as soon as that slap in the face offer came through and they said the manager would call me back that afternoon or Friday. No call Thursday, Friday. Their promised deadline passed. No call Saturday, Sunday, Monday. I called them Tuesday and they promised a call by Wednesday. Today is Thursday and no call. I called again and they said I'd get a call by 3pm today. Instead I got a final decision email offering 10% off and no call still. AVOID THIS COMPANY. They lie. Look at their TERRIBLE Better Business Bureau reviews as well. UPDATE: Read Melanie M's reviews from a couple of weeks before mine. She clearly had the same rental and same complaints and BENCHMARK still didn't think to notify future renters like me after her about all of the changes in accommodations. Instead they tried to blame the old rental company (see my attached texts where they twice try to blame someone else for their failings). I will be posting a negative review a day on every site possible until they finally call me (over 5 promises of a callback with no call back to date) and provide proper compensation for the bait and switch. We paid nearly $10,000 for this rental so they are just being greedy and unreasonable. Offering 10% off of a future rental (which also can't be used certain dates or on certain rentals) is unprofessional. Not honoring 5+ promised callback times is also unacceptable. I checked into the benchmark home to begin my vacation to only be met with very unclean and unsanitary conditions. The first hallway bathroom to start was undeniably dirty and never cleaned. There was urine on the toilet seat as well as hair. The tub floor is black with dirt and soot. An old and used plastic shower curtain was left for my family and I to use during our stay. The bathroom floor has tracks of dirt from someone's sneakers or boots. There seemed to be some sort of dark brown residue in the first bedroom on the remote (which is broken). It is also the same residue found on the bathroom door near the door handle. The refrigerator door handles were sticky and dirty. In the master bathroom the shower drained was filled with hair. I thought there was a large spider in the shower, but it was only a large web of hair. The soap caddy was filled with the soap scum from the previous person who occupied the home I assume. Nail clippings were found on a small bathroom carpet that's directly in front of the master toilet. These are just a few details to demonstrate the horrifically unclean manner this has been kept for an incoming family. This home was clearly not cleaned prior to my arrival. I was billed $230 in cleaning fees to arrive with this home in total disgust. Now I have been left to visit Walmart very late in the evening time to clean a home that was supposed to be cleaned upon my family's arrival. read more

NEVER rent a place from benchmark!!! we rented a place near Panama City bench Called vintage waves bc it was closer to the beach and it had a washer and dryer which was big to us for staying a week. welllll we get there and no washer and dryer like it said, we tried contacting them and no answer for 2 days. All week we was killing spiders and bugs that was inside the house and the tv was locked onto one channel. the outside has no lights out front to see the walkway or the steps at night. So they finally call and we tell the maintenance man what's all wrong with this place and his response was " you know it's called Vintage Waves for a reason". yes we are from Missouri and know there is a difference between Vintage and Broken!! this was our first vacation to Florida and it was very nice trip but we will NEVER book a place that has benchmark managment name on it. We tried leaving a review on booking which we went through but benchmark has took the reviews off their properties on booking. Sounds to me like they're trying to hide Reviews. read more

Horrible experience - company is non-responsive. We reported issues with a non-working under-the-counter ice machine (only ice maker in the house) on the first day and reported that the Gas oven was inoperable on day two - after three more phone calls a rep came out 4 days later - issues not repaired and remained inoperable for the rest of the week. In fact the oven repair was turned over to a 3rd party and Benchmark told me they had no ETA and it was not their issue, it was the 3rd party company issue. So we had to buy ice daily and cook in a toaster oven - great for a party of 16. House and location was fantastic - but house needs maintenance. Yard was a total disaster, don't think they have had a pest control treatment ever as the kitchen was full of 2" roaches and the rats would come up on the pool deck at night! Biggest concern was the mold on the 3rd floor - visible, horrible smells .... had to take a kid to the urgent care with a sinus infection. I would avoid booking through this company at all costs! read more

The 3 stars in this review are strictly for the home, The Hidden Gem. The house was beautiful, well maintained and well appointed. As far as Benchmark management is concerned, I give them 0 stars! None of the emails I received had the code for the lock box which housed the key to open the house. Called when we were about 30 minutes away and was told to call when we got there and someone would meet us at the house. Did just that, and they decided to give me the code! No problem. Then we get in and start settling in only to realize we don't have the "welcome" packet containing the wristbands for the pool and private beach. I called and was told it was in the house. We searched everywhere but it was not there. I called back and was told they had to call management. First thing in the morning, I called and was told they'd be delivered that day. We went to Rosemary Beach and walked around for awhile. Went back to the house and no welcome packet. Called again and was told they'd call me back. Waited a couple of hours and called again. They told me they had to call the HOA to get the wristbands. I offered to pick the wristbands from their office. Was told that wasn't possible, that an "inspector" had to deliver them. Called again around 4:30 and was finally told why I couldn't pick them up! They had to go to the HOA office to get the wristbands. In Gulf Shores! They also told me that someone was on their way back from Gulf Shores with the wristbands but was stuck in traffic. They assured me they would be delivered that day, Friday. We left for dinner and 1 person in our party had to go back to the house to get something around 7:30 and the wristbands were delivered. In a trash bag on the handle of the front door! In all, I called at least 5 or 6 times about the wristbands before I finally found the real reason for the delay. Totally unacceptable. We lost a whole day of pool use and beach access of the 2 full days that we were there. I'll go back to 30a but will never book with Benchmark again! read more

This is an unscrupulous property management company. DO NOT RENT FRoM THEM! I was warned by a 30A realtor (not working for a competitor) about known complaints to by the 30A real estate community. I didn't initially heed this warning and had a VERY eye opening negative experience with them. I wanted to rent one of their properties in middle of COVID pandemic and I read terms of contract online when I signed up and paid deposit I then received actual contract by email that I was asked to sign. And Benchmark had CHANGED CONTRACT TERMS. The changed contract term Allowed them to bring into my condo at any time anyone wanting to view it. This was added as I learned the condo was UP fOR SALE! While this is inappropriate at any time, it was really inappropriate during peak COVID. This was NEVER openly disclosed to me upfront by Benchmark, either verbally or in writing. I later found out when I complained about the contract change and a Benchmark employee let it slip. Manager subsequently left me a NASTY voicemail that she had canceled me for failure to agree with CHANGED contract terms! I actually was quite thrilled as I'm sure they would have kicked me Out had the condo sold prior to or while I was renting ! Disgusting company. read more

We stayed at their Emerald Pearl property in Miramar Beach. The pool was so poorly managed that we had to fill it up ourselves above the skimmer line. Mold was growing in corners of spa. Deck was sand covered from ant hills. Fire ant mounds in the knee high weed filled grass. The cart keys were missing and took up one of our parking spots. They did give us a credit for that portion. Inside the house was very nice and clean. Outside was very poorly managed. I spoke with the company multiple times and even texted photos. They denied knowledge and hoped my next stay was a good one. Do not risk your time and money!! This management company is classless and greedy. On March 31, 2024, I made a reservation for June 15-19th, 2024 for 4 nights. On May 18, 2024 I received an email notifying me they made a mistake in my reservation. The condo I booked requires a 7 night minimum stay, and we booked for only four nights. I had two options. Either pay an additional 3 nights or they would cancel our reservation! Ridiculous!! I explained how we budgeted for this trip, and we would not find a similar property (location, size, cost) with such short notice. They did not even apologize only stating "this is the property managements policy". I explained that it is not stated anywhere in the contract I signed and their response "there was an error, it should have been stated." I asked if it was more important to them to acquire 3 nights of pay rather than honoring a customer's contract.... I will never book again with benchmark. read more

Great place to stay in spite of a few issues. - benchmark has to work they HOA which isn't great - no ice maker and it needs a deep cleaning - it took 5 days to get a new gate fob- But it's been remodeled and has a nice king bed We are booked for next year. I booked a vacation rental through VRBO and ended up with Benchmark Management. It was a reservation for 25 days. Upon arrival we noticed that their was no first floor bedroom. My husband is handicap and walks with a walker and is a patient of Hospice. We called the Benchmark to see if they could help with this situation a few times to no avail. You were never allowed to speak to anyone with authority. They only said that we signed a contract and we had no insurance. They were not willing to relocate us, give us our money back to find another place. My husband tried to walk up the steps but unfortunately the steps were not up to code and there was no access to a handrail for the 3 top steps. After 3 days there we could no longer risk ourselves to a fall. We made a decision to leave the property without a refund. We notified Benchmark and still no response to help with the situation. Poor management skills as they hide behind the staff and never had any empathy for our situation and help to resolve a very dangerous situation. read more

We had such a wonderful time at 171 seacrest. It is like a cozy beach cottage tucked away, quiet and very private. The house was very clean and perfect for our family of 5. the beach was such a short walk and we enjoyed riding bikes close to alys and Rosemary beach! My only suggestions would be that curtains In the bedrooms would be nice to block out light, the bathrooms could use updating and the house needs more towels for guests! Other than that the house had everything we needed including beach chairs and such. Would definitely stay here again. read more

We arrived at our rental just before 5pm which we booked through booking.com with a confirmation number and a code, called the customer service to check in only to be told my name was not in the system and she hung up on me. Luckily I went to the office for help, met Alaina, she was very helpful and accommodating. She confirmed that my room has a guest already who checked in the day before, she called someone at benchmark, also was very helpful and friendly, found us another rental which was an upgrade and much cheaper.
