This is my second and final year living at Seminole Village on Richmond Street. I am moving because of the property management company's failure to enforce the alleged rules for the apartment complex. My neighbors consistently violate the no smoking policy. Something about the shitty ventilation system means that my apartment constantly reeks of their cigarettes. The cigarettes get disposed of on the grass below their balcony. Repeated reports to the property management company have gone nowhere. The most assistance I received was a suggestion to get a new air filter. The people at the office are personable, but do not expect any actual assistance from them. Maintenance requests are never completed within a reasonable timeframe. More than once I have come home to find the maintenance man cutting a hole in my bathroom wall to search for the source of an imaginary leak. My unit's balcony was soaked in animal urine when I moved in, and there was dried feces in the cracks between the wooden floorboards. Wood damage around the sliding door suggests that the previous tenants were keeping a pet out there, and the property management company had no qualms renting the unit to me without cleaning it. Seminole Village by Richmond street is a pretty average place to live. Compared to some of the other places in Tallahassee, I think it is not bad especially for the price. It's a very quiet neighborhood with decent conditions. The biggest problems are how dirty and moldy the apartments can get. I've had one incident where a piece of my ceiling caved in because of the water heater and conditions in the apartment upstairs. Maintenance responded and patched the hole in about a weeks time (never painted over it though). For other things, the office responds relatively quick. Like I said, not a bad place to live for the price, just have to deep clean when you first move in and although the outside of the building isn't perfect the inside is okay. read more

Benchmark is, by far, the worst company I have ever dealt with. After living in my unit for a few days, I developed an uncontrollable cough due to mold exposure. When I expressed my concerns to Benchmark's staff through several emails and phone calls, they thought it would be best to completely ignore me. They kept telling me that my property manager was not available and that he would get back to me. Luckily, I managed to get out of my lease under Florida law, but Benchmark refused to return my security deposit. I filed complaints with the BBB and FDACS, but Benchmark claimed that I didn't exit my lease properly and that they would send me to collections. read more

If I could leave zero stars I would. I live at the Adams Place Condominiums, they have absolutely no regard for the residents. They act as if it is a community center and they are giving us a place to live for free. WiFi outages for days with no communication whatsoever, as if more than half the residents aren't student and rely on a steady internet connection. The trash piles up religiously, and they stop taking packages and delivering Mail at random, WITH NO COMMUNICATION! Do not live at any of there locations. There are plenty of other places to live in Tallahassee that are either the same price or less. Lots of places offer a two bedroom for their one bedroom price. Save yourself the heartache, take your money where you'll be respected. read more

I wish I could give them ZERO STARS!!! They are the worst property managers ever. The workers don't know how to talk to their tenants. They have rodents in their properties and will not let you out your lease. They don't fix anything. They overcharge you when you move out of the property to cover the cost to remodel the property. One star is too generous of a rating for this company. Benchmark is THE WORST. They took over 830 E Park in the middle of my lease. Our air conditioning went out twice in the middle of the summer and it took them 4-5 days to get it fixed each time. Another time, someone came and removed all the washers and dryers from the laundry room, with my clothes in them!! When I contacted the property manager, she had no idea what happened. Speaking of the property manager, she is worthless. She NEVER returns phone calls and takes days to return emails. When you call the office, they refuse to help only saying you need to contact her. She's never on site either which leads to a filthy property. Lastly, their move out request list is INSANE. The list of things asked of the residents before they move out is more than I've ever seen at a property. We left the apartment extremely clean and with no damage and only received 1/3 of our deposit. I can't speak to the other properties managed by Benchmark, but 830 E Park is a dump and the property manager is worthless. Do yourself a favor and do not move there. read more

I contacted the company about one of their properties I saw online and scheduled a time with someone to come out and view the property. I arrive at the property at the arranged time but no one showed up. I called the phone number for the business but no one answered and so I had to leave a message which was never returned. If the property was no longer available that is understandable, but the professional thing to do would be to contact me and let me know instead of setting up an appointment and not bothering to show up. Benchmark answers my questions when I have them, makes repairs when I need them, has autopay on their site for my rent. They are prompt, courteous, and efficient. I have enjoyed renting from them, and I look forward to continuing to do so. read more

RUN from them!!! Sleep in a tent before renting from them. (If you are a property owner, and they manage your property, look in on your property,) Every negative review on this site is spot on. 1. They LIE 2. The office staff is inept. 3. They will take a message, promise to check on the matter, then never get back to you. You can call every day, leave numerous messages...crickets!!! 4. They LIE 5. Arrived on my move-in date to a apt with dirty floors, kitchen and bath. I spoke with the previous tenant and found that they withheld a non-negotiable "cleaning fee" from her deposit. 7. Maintainance.....what's that?!? 8.Two month's out notified office on not renewing lease. They immediately started showing apt 3-4 times a day 8:00am-6:00pm without the courtesy of prior notification. 8. Move-out: cleaned my apartment, mopped, cleaned kitchen, bath and walls. It was CLEAN!! 9. It's now 30 days after move out and I am still waiting on my deposit to be returned to me..... 10. THEY LIE!!! Tallahasse is the home of FSU, TCC, and FAMU. The universities provide the slum lords of Tallahassee an unending supply of college students. Students often haven't lived independently and accept this type of treatment as the norm. It is not normal and it should be stopped. Stand up...Speak Out...Stop the Slum-Lords!! If you are not familiar with our FL Statutes pertaining to rental property here are some highlights. The complete Chapter can be found at www.leg.state.fl.us Florida Statutes at Part II, Chapter 83, the Florida Residential Landlord Tenant Act. Excerpt: A tenant is entitled to the right of private, peaceful possession of the dwelling. Once rented, the dwelling is the tenant's to lawfully use. The landlord may enter the dwelling only in order to inspect the premises or to make necessary or agreed upon repairs, but then only if the landlord gives the tenant reasonable notice and comes at a convenient time. If an emergency exists, the requirement for notice may be shortened or waived. The landlord is required to rent a dwelling that is fit to be lived in. It must have working plumbing, hot water and heating, be structurally sound and have reasonable security, including working and locking doors and windows, and it must be free of pests. The landlord also must comply with local health, building and safety codes. If the landlord has to make repairs to make the dwelling fit to live in, the landlord must pay. If the landlord requires the tenant to pay a security deposit,....the landlord must return the full amount of the deposit within 15 days after the tenant leaves the dwelling or give the tenant written notice of why some or all of it won't be returned within 30 days after the tenant leaves the dwelling. The tenant then has the right to object in writing within 15 days of receipt of the notice. Under some circumstances, the tenant may receive the security deposit plus interest. Hello all, i would not trust these people. I've signed a lease in March of 2020 and paid my deposit within a week. I called two months later to ask a question about the apartment and i was told one of the accommodations wasn't offered and their website had false advertisement. The 1/1 study online says it comes with balcony. But unfortunately the regular 1/1 has them. They were suppose to be refunding my despiser 3 weeks ago and I'm still getting the running around. No tracking number. The communications sucks there. The manager never follow up as well. read more

Never rent from them they are awful, rude and never do repairs. They lie and cheat people out of their money and raise rent yearly. Capital village is the worst managed property I've ever lived in. This is the worst company in Tallahassee. I lived in an apartment they managed and we had mold, Major roof issues, the company refused to do repairs allowed people to live in extremely unhealthy living condition. I went without an AC unit for over a month in July heat of summer and then the repairs were never finished. Roof leaks and damages cause mold and water damaged that was unlivable coming back daily. One woman was put on oxygen after living here, another had a two foot hole in her ceiling for almost two years, 18 people vacated the property. I had rust and mud coming out of my hot water for two years I asked 6 plus times to get repairs and had to bath and wash dishes in rust for two years!!! They never responded to work orders and I was told in person by the manager they stopped checking orders over a year because they had too many work orders to look at. They refused to give me back my deposit due to all the issues that were reported and she was let go and unable to defend my case. She lied about submitting any work order request wouldn't answer the phone and only used a text system they wouldn't use as evidence. Do not trust these people and do not rent from them! If I could put negative stars on here I would. I warn all people to not use this company and report to local health departments and business companies. They allowed a meth dealer to live in our complex. Another person with mental health issues has a large dog off leash and is very scary. The cops are there all the time and it is unsafe and unhealthy. The mistreat long term residents and never fix things or update anything. They will never give you back your deposit either. This company is the most unprofessional and fraudulent group of realtors I have ever met. They promised a unit for my daughter we called over and over they stated the unit was ready. When we got to Tallahassee it was not. I received ra a refund on deposit but not on rent. It's been over 2 months and the check has not been issued. He avoids calls and the office personnel are dangerously shorting with him. My suggestion is to get real names and file complaints against their licenses. I enjoy using the portal to manage my account and repairs, but Ms. Angela Barr has been the best part of renting from Benchmark. She is always pleasant, down to earth, and she gets the job done! There have been times when I've seen her interact with other tenants when I am in the office so I know she treats others as nice as she treats me and my husband. DO NOT USE THIS COMPANY!!! They are unprofessional and extremely careless in how they handle their renters' matters. I used to live in one of the properties they manage; however, since I have moved out, they have made ridiculous claims to retain my deposit after I left the rented unit in immaculate shape. They never pick up their phones and when you finally get someone on the line (usually Chad), he lacks any knowledge of the happenings of the company and WILL NOT relay your message to the appropriate person. My fiancé and I (now my husband) chose Benchmark during a very stressful time needing affordable yet comfortable housing leading up to our wedding. We were in need to find something very comfy for us that would accept large dogs. Moving in had some challenges, items I reported from the move in sheet never initially got addressed and I had to report them more than once. The staff at Benchmark has worked with us thru this and payment challenges with the tenant portal and mistakes at our bank that were not our error. Angela Barr is great and Lisa has been helpful in some significant ways. However, I must be truly honest: maintenance sucks & half the office staff can't even get what you need done and they don't follow up they say they will call you back. I have a plumbing issue that's only been patched and isn't fixed after three months! I still don't have full water pressure on my washing machine over this issue. Additionally my parking area right in front of my door floods everyday it rains and two maintenance requests to ask for a solution have been ignored. The landscaping guy is nice but does a mediocre job only coming once per month. I truly love my neighborhood, the area and my home but I wouldn't recommend benchmark cause I constantly spend half my time hearing excuses and never get resolution to anything easily. It's not been the most ideal situation as a tenant to have to constantly go by the office for issues. read more

They attempted to withhold part of my $795 deposit. The problem with that is Florida State Statute allows 30 days for them to notify me of a claim on my deposit. Their certified mail was dated 10/19/2017 13 days past the 30 day time frame allowed by the State of Florida. So they have forfeited all claims to my deposit. But they are still trying to keep it. They managed my property for me for 10 years. They started off nice but the last couple of years were simply horrible. Rarely ever responded to my email, and took days to respond to my phone call. I switched to a different management company. Now I found out that my backflow prevention assembly was removed without my permission during their management, and it will cost me $800 to replace it. read more

AWFUL. They never fill any work orders. Any time you call no one can answer a question so they put you on hold for 20+ minutes to ask the one manager that works there. They've messed up our security deposit and mismanaged our rent payments multiple times. I would not recommend living at any property that they manage. read more

I've been renting from benchmark for the last year and in the summer alone I've had to deal with benchmark 4 times 3 of which gave me a headache. 1 a pipe broke under our house and they had to repipe the entire house. Its been about 7 months since then and we still have a 2 foot by 4 foot hole in our hallway wall exposing pipes that was never repaired. 2nd a huge tree branch fell on the side of our house and was resting on powerlines connected to our house and me and my roommates bike. It took over a week for them to come remove it even though I told them a city worker saw it and threatened to cut our power off if it wasn't remove soon. The 3rd was when they came to show off my house. I left to work and locked my front doors top lock when I came home at night the bottom was locked (only 1 of my roommates has a key for it but I was the only one in town for the summer) I called their emergency service line 5 times and got no answer after 30 minutes I called a locksmith $65. The next day I went to benchmark and explained how they locked me out of my own house and was outside for 30 minutes and they told me it wasnt their fault and they couldn't reimburse me.
