I have lived here for a little over a month now. When I moved in, I had to clean my own apartment since they did not clean between tenants, I currently have toilets that do not flush properly, a furnace that rattles likely because the blower needs to be serviced or their a loose panel, they initially tried to make me sign a fee replacement for ADA related items that was four times the normal price, and I've unfortunately realized at this point with a dishwasher/disposal system that doesn't work correctly, a stove that I have to Jimmy to turn off etc that the reason why the workforce and mpdu housing for this complex is always available is because they treat us like we don't matter since we don't pay as much in rent. They also advertised this as a two bedroom but there are no windows or other egress in the second bedroom and no heating elements in the bathroom. It's definitely not a good feeling to know they were willing to sacrifice safety for those of us working class folks. I moved here after leaving a rental that flooded. I should have done more research. Lesson learned, this year can't be over fast enough.

A great LEED Certified building with all concrete construction that is very solid, private and quiet. They recently redecorated the lobby and lounge with all new furniture and finishes. They just replaced all the treadmills, ellipticals, stair climbers with new state-of-the-art equipment in the two story high fitness center, and even added two Peloton bikes with free membership for residents. A huge rooftop terrace includes tons of seating options, three gas grills, a gas fireplace and a gas fire pit, and community herb gardens, all overlooking the incredible skyline of Bethesda. The Flats is in a perfect location in Bethesda Row, close to everything, with a WalkScore of nearly 100! We rarely drive our car, there are just so many great restaurants, cafes, shops and parks nearby. Bozzutto does a great job managing the building and scheduling special tenant events. The Flats is a very social building, and a great place to live. It's not cheap, but in my opinion, well worth it. Highly recommended!

The apartments are clean- and although the appliances are slightly older their cleaning service does a spectacular job deep cleaning prior to your move in. At one point I decided to move to a smaller apartment and Britta made everything super easy to transition and was communicative and helpful. The front desk staff are delightful and helpful- they always have a smile and are always willing to help. My kids loved them as well! I still go back and say hi sometimes when I am in the area- and definitely recommend this apartment if you are looking for a safe, clean, affordable, and conveniently located home in the city.

I rented a studio which seemed pricey, $1495 per month, but it was all about LOCATION LOCATION LOCATION. I didn't have a car, so location was important. It was only a 7 min walk door to door to go to work which was why I chose the apartments in the first place. But it had a great mixture of safe downtown feel close to the metro (8 min walk) and the neighborhood feel with locals walking their dogs around the capital crescent trail. I also loved that it only took 5 min to walk to Target or Trader Joe's, I'm jealous that I left right when the new Anthropologie was opened. The space and size were just perfect for me too. All the other competitive studios were either pricier or much smaller. I had awesome lighting with a breathtaking view of DC. At first it seemed annoying not having curtains or blinds, but I grew accustomed to waking up with the sun. With such great lighting I ended up being a plant lady and lining up the ceiling high windows with house plants. The best part was definitely the front desk and leasing staff. They were always smiling and saying hi and knew my name right away. Often I would go up to the elevator and Kevin would run out reminding me I had a package. They are all so thoughtful and like a second family, it made me feel safe and comforted in my new home. I am thankful for such a great experience in my year in Maryland.

Management is friendly and attentive and seek to resolve issues as they arise, maintenance repairs are handled on the day of said request, great seasonal landscaping and lovely blooms! Location, location...echoing other reviewers as having a Whole Foods and a Metro stop only an elevator ride away is amazingly convenient. The building is very quiet, especially at night. I highly recommend the units with a western view (i.e., facing the Geico lot) to guarantee plenty of natural light and incredible sunsets. The building was initially slotted as a condo property, hence the superior proportion and quality of the units. I especially love the large soaking bathtubs and spacious closet space! As with everything, there is always a bit of room for improvement. The front desk staff changes pretty often - it's hard to let go of those relationships when they unexpectedly disappear overnight. (Best of luck to Marilyn and Theo who were such assets to WP!) As the community allows for furry friends, expect some daily pees right outside the front entrance and the occasional accident in the hallway. Also, at WP tenants pay for all of their utilities + separately for Pepco; so if your budget is very tight, you may not enjoy the monthly Conservice bill that appears on top of your rent which includes things like hot/cold water consumption, sewer, pest control...utilities that are typically already factored-in the cost of monthly rent in other communities. A two-month notice is required to move-out without any penalty, even when an annual lease is in place. But even in light of the above, we have been very pleased with our experience and recommend Wisconsin Place 100% to anyone looking for a rental apt. in the DMV!

I wanted to like this place and for a long time, I did. The Good: The location is genuinely great. The neighborhood is safe, quiet, and well-connected to Metro and bus lines. If you're not looking for nightlife, the area is convenient and walkable with nice parks nearby. The front desk staff deserve a specific shout-out. They're consistently friendly and helpful, which is honestly rare for large managed buildings in this area. As a managed building, it's what you'd expect: expensive, but relatively maintenance-free living. The Bad: Over the last year or two, there's been a noticeable decline. When I transferred to a new unit within the building, it was poorly cleaned, the dishwasher and dryer didn't work, outlet covers were missing, and drywall patches hadn't been painted over. Getting these basic issues resolved took repeated follow-ups, escalation to the property manager, and more pushback than any resident should need for move-in-ready basics. Management is pleasant enough face to face but tends to deflect and divert rather than actually address concerns. The most recent issue is packages. The building replaced its prior system with a single open room where packages for what must be hundreds of units sit on unsecured shelves. There's no logging, no delivery notification, and every resident has access. The room is fob-accessed, but it's unattended -- if someone gets through that door late at night, there's nothing stopping them from walking out with whatever they want. It doesn't feel secure. My Recommendation: I used to genuinely enjoy living here and would have recommended it. At this point, I doubt I'll renew my lease. The customer service and attention to resident safety have slipped enough that the premium rent doesn't feel justified. If you're considering Wisconsin Place, the location is excellent, just go in with realistic expectations about management responsiveness and building security. Maybe shop around to the other managed buildings on Willard Avenue or North Park.

Contractors left our home in disarray -- I have photos of shoes on our bed, our TV laid flat with items stacked on it, and our bathtub filled with personal belongings. A centerpiece plate was broken in the process, which I reported with photos to the service manager, but nothing was ever addressed. * The elevators are unreliable. It's rare for all three to be working at once, and many times I had to call the concierge just to get one moving -- sometimes with no response at all. The "After Move-Out" team was dismissive and unwilling to work toward a fair resolution. Bottom line: Don't be fooled by the 4.4 rating -- this property doesn't deserve it, and even they know it. I'll be checking to make sure my review remains visible, and if it disappears, I'll resubmit it.

We're also genuinely fond of the building. The location is great, the amenities are nice, and the maintenance team is excellent. They're responsive, kind, and always go above and beyond. Kiara in leasing was also incredible to work with and made the moving experience great. That said, our experience following a fire in our apartment on July 5, 2025 raised serious safety and accountability concerns. Afterward, we learned from Samsung that our range was part of a CPSC-issued recall from August 2024 due to a fire hazard. Despite that, the building initially downplayed the issue and stated the recall "only involved knobs." We first notified Montgomery County due to concerns for other residents, and only after filing that report did the building formally acknowledge the recall and begin scheduling building-wide safety work. We're thankful that no one was injured, but it's alarming that it took county and state involvement for corrective action to occur on a known fire-risk recall affecting many units. Safety should always be the top priority, especially in a high-rise building where a single incident can impact hundreds of residents. If you choose to live here, make sure you have strong renters insurance with a low deductible. It's not uncommon to get notices that pipes have burst, flooding multiple floors (see past reviews). Elevators are frequently out of service, and any time there are water issues, whether internal or from nearby construction/water main breaks, the HVAC systems must be turned off, which can leave you without air conditioning or heat for extended periods. It's smart to keep extra water stored for yourself and your pets just in case. We share this experience not to discourage anyone, many residents are happy here, but to emphasize that accountability and safety communication from management have fallen short. It shouldn't take government intervention for resident safety to be prioritized.

I hate to write this review, as I've loved living here for 5 years and the building has been awesome, but I'm at my wit's end right now. Highland House accidentally double charged me on rent for Nov 2023. I paid the correct amount that I owe and emailed management *SIX* times about the issue. They even admitted over email that it was their mistake and promised to fix it. However, they've still failed to fix the mistake in the system and I just received an *eviction* notice on my door today, even though I've paid every penny I owe on time! It's absolutely impossible to get ahold of anyone in management and they basically never respond to emails. Yet they can find the time to walk up to my door and leave a letter full of "eviction help resources." INSANITY.

I remember first meeting Mr. Smith when he started working here. He is sincere, friendly, accommodating, resourceful, and excellent as a Front Desk Concierge. He's organized and goes above and beyond to help the residents, and I must say especially me. I have a medical condition that oftentimes affects my ability to walk. He is aware of it and has opened many doors to make sure I make it to my rides, helped me with my packages, personalized messages delivery of perishable items and flowers, and dies it with joy!! I consider him a significant part of my support system, especially in my healing journey. I love living at The Highlands of Chevy Chase, and am very thankful for Felix Smith.

    Overpriced and terrible management. Look somewhere else!…read more Don't let the nice rooftop or the amenities fool you. We pay a premium rent for what is supposed to be a 'luxury' apartment, but AIR Communities doesn't care about their tenants at all (as you can imagine). This is the second time we've had a mouse problem here. The first time lasted for months when we moved in, and now we've been dealing with it again for the last 3 months. I've found dead mice on our sofa and live ones in the kitchen while my kids are playing. It's completely unacceptable. Every time I complain, they just send pest control to do the bare minimum. They literally look around, say 'everything is sealed, I don't know how they are getting in,' and just stuff some copper wire in the holes. A few days later, the mice are back. Management flat out refuses to adjust our rent or offer any compensation for this. On top of the mice, it feels like there is always something broken or wrong because it's just a very old building full of issues. We constantly deal with sewage smells, AC breakdowns, elevators that don't work, and leaking windows. The bathrooms have zero ventilation so they always have mold issues, the floors are old, and the walls have deep cracks. The appliances are cheap, the cabinets peeling, and the kitchen doesn't have proper ventilation, so it gets covered in grease no matter how much you clean it. Even the common areas are neglected--there are mosquitoes all over the gym, the lobby, and the social lounge balcony, and there are always issues with the BBQs in the penthouse. To make it worse, I checked their website and they are listing our exact same floor plan for $400 less than what we are currently paying. They are completely ripping us off--and probably would do the same to you. Remember there are 500 apartments, they don't care about you. All they care about is collecting rent, but they'll leave you living with mice, cracks, and mold issues (among so many others). Don't waste your money here, look somewhere else.
