Berry Shoals is a wonderful apartment complex, my wife and I are extremely happy being here for the last two months. The complex is well kept up. Carlos and Tom are up on their game at keeping everything taken care of, they are on it as soon as possible. People seem very nice and hoping to meet more as the weather gets warmer. Michelle and Nellie are warm and inviting and expertise about anything you need to know, Leasing Professionals. Just awesome ladies! Berry Shoals is what we find to be a great place to call home. Good apartment complex. Wish there were assigned handicap parking spaces.They are either too far or taken. I don't have any issues with dogs. But, people need to clean up after them. All building should be better labeled. Where people can get packages or food delivered to them. This place used to be beautiful outside. Bushes trimmed. read more

Managers are ridiculous and this place is disgusting. Charges for moving out even though we paid already, roaches not ever taken care of, mean woman in the office that other workers agree doesnt belong here. Save yourself the trouble. Fake reviews in every site other than Yelp. Our dogs kept going inside because the carpet was gross. It was a nightmare. And so, so many roaches they never took care of and we tried to ourselves. Also they come in unnanounced. Also they come to your place and knock to insult you with something fake. We have the receipt for already paying the moveout fee. We even left them gifts before leaving such as a bottle of wine and more. I hope the lady that worked there finds happiness someday. The experience was awful. The apartment wasnt ready for us, they had a bad attitude even on the phone with that saying they had to have us wait to clean the apartment, and mentioning many dwellers keep dirty toilets. Who wants to know or hear this stuff is basically nobody. She is also afraid of dogs and mentions you have to have the dog in the apartmrnt alone while you leave and sign the contract. So inappropriate. There was something wrong with the air whether it was the floor ir something else that got us very sick at this place and we were exasperated. This place is unclean. I moved to the best apartments in the area after this. Never again will I ignore Yelp reviews, because its the only one without fake reviews!!! We kept a clean apartment. The issue was the roaches and quality of the air and floor. Whatever part of that was bad, made us very ill. Also people break into stuff here, the grills break, the pool closes often, the gym is dusty, and the laundry machines dont work and steal your money-and Im talking $20. Never got my money back from overpaying fir that, unecessary charges and ALSO move out charges that were doubled when we had a receipt. Didnt want any trouble so paid it anyway because there was so many red flags you need to run, not walk, away from here. Theyre not even professional. Beautiful landscaping, apartment selection offers something for everyone. Great school district & growing area to live in.

The apartments are decent, some bugs here and there but we are also on the first floor so while it is a little annoying, its not too bad. The real issue is the management here. Southwood Realty is an absolutely horrible management company and I encourage anyone who wants to move into an apartment complex, whether its this one or any other one, to make sure it is NOT run by Southwood Realty. They do not care about their residents and are only worried about getting people moved in to collect money. They will let residents break parts of their lease and let them continue to live how they want. If you want management that respects you and respects the lease that you are upholding and does the right thing, stay far away from this company. MORE INFO: We have upstairs neighbors that is a family of 5 and a dog (one parent, 4 kids- I know, im not sure why the management company wouldn't move them into a bottom floor apartment either when there are several available!) and the kids are constantly running around, stomping, screaming and jumping off of furniture. When they aren't home, which is very rare, their dog barks and whines the ENTIRE time they are gone. So needless to say, around 7AM - midnight the noise is CONSTANT- it NEVER stops. My apartment shakes and I work from home and manage clients and they can actually hear my upstairs neighbors on the phone and over my zoom meetings. This is unacceptable, especially after the fact that I've probably made 25+ different complaints about noise over these last few months. I thought the management team was being helpful by saying they would "Call them and let them know to keep it down" and I thought that the upstairs neighbor would be understanding and control his children. But even after 25+ times of the management "calling", the noise continues with not even a second thought. The management started telling me to call the courtesy officer, which I did, no problem. After two or three times of calling, he tells me that "Kids are going to be kids" and that there is nothing he can do about it. The upstairs neighbor feels invincible because he realizes that the management is not going to do anything nor punish him for it even when hes breaking policies on the lease, we just receive a "Sorry" and "Calling is all we can do". I believe he thinks its funny because anytime I bang on the ceiling to let him know his kids are being too loud, he stomps back and the noise continues. If you can get lucky with good neighbors, a third floor apartment, and no maintenance issues, you might enjoy it here, but the bad definitely outweighs the good with the horrible management. read more

Worst management I have ever seen. They do not care about the tenants and the condition of the apartments. When I first moved in the walls were have painted. Old carpet they tried to shampoo but had mildew on it . Spider webs along the edges of the ceiling in every room. Mold in the creases of the counter tops. Sink leaks. Charges for trash when we have to take our trash to the dump charges for pest control monthly but they only come out upon request. These folks are making a killing off of these project built apartments. Building are not sound proof you can hear your neighbors getting ice, taking a poop, having intercourse. It's ridiculous!!!! Management ignores complaints as well as phone calls and emails. A bunch of young people on the staff who Just ride around on golf carts all day. Maintenance comes in with no slips. Won't even knock will walk right in. I would never ever recommend this establishment to anyone!!!!!! read more

Best complex in Duncan! With our area growing rapidly by the minute, I've looking into the other complexes being thrown together near by but have not found a staff or complex that makes me feel like I am home quite like Berry Shoals. I love it here and plan to renew my lease in the next few months to continue living somewhere I feel comfortable and happy. Thanks guys!! read more

The complex is beautiful and well maintained. The grounds are kept pristine and upgrades on interior/exterior are constant. The front office is extremely accommodating and on top of their game. Beautiful pool and playground. My kids have lots of friends. They do cute little events, in the year and a half that I have been here, we had two pool parties (with a DJ and awesome raffles), 2 Chick Filet Back to school breakfasts, a wine/paint party, Ice cream party for kids, a huge bounce house/game party in the parking lot for the kids and countless other things that I can't go on and list. Maintenance is incredible, they come within hours and you can easily fill out a maintenance request online and indicate priority and if they have permission to enter. They always fix everything on the spot and it is included in rent. I can't imagine how much I would have paid a handy man in a house over the past 18 months for the things that they have promptly and expertly attended to. The exterminator comes every Tuesday and you can request for him to come if you need. They do regular check ins on fire extinguishers and other safety precautions. The front office is very good with privacy and also tending to issues but for the most part, they give you your space and privacy unless, of course, there is an issue that needs to be addressed. I came to stay here for a few months while house hunting and I have to admit that I have been here for almost a year and a half because they have made it so comfortable. I have everything that I need and I can be super selective while searching for my dream home because of it. Interior choices are both stylish and updated as well. I also rent a garage across from my patio so between that and the HUGE closet off of my patio (that I can access from both my living room and bedroom), I have so much space and a place to house my car. The layout in my 2 bedroom is perfect for our family and couldn't be better. Some of my favorite features: crown molding, attractive doors, huge master bathroom with garden tub. Big mirrors in bathrooms with lots of drawers and cabinets. Kitchen island has a high part that makes it easy for meal prep and the open concept lets me chit chat with friends or watch kids that are in the living area. Pool is beautiful. Playground is right in the center with beautiful rolling landscape around where the kids can come and play (if you have an apt overlooking playground and your kids are a bit older, it is easy to watch them while you are in house, mine are still too young for this). 2 doors to patio. Washer dryer in pantry room with lots of storage space, fridge, dishwasher, double sink. Thermometer in room. Package pickup in lobby. Taking walks around the complex with my kids. It really is just a beautiful little community. It's just a pleasure to live here and the front office does an amazing job of keeping it that way. read more

Amazing apartment community! The staff goes above and beyond for all residents and they are always super friendly. The apartment is huge! My one bedroom is almost 800 square foot! Open concept living/kitchen area makes is easy to host dinner parties/game nights with my friends. Any time I have had to put in a work order/maintenance request it has been taken care of in usually less than a day. The grounds are always so pretty and the pool and gym area are amazing- I use the pool almost daily in the summer. I would recommend these apartments to all my friends! read more
