Literally always have problems at the duplex I stay. I'm always at work I'm hardly home but when I'm home there's something always going on with this house. All the way from the drainage from the pipes in the sinks in the front yard pipes to electrical issues. More I look around Many things get fixed with duct tape and quick coverups it looks like Had to pay more than 300$ for a water pipe that broke in my front yard out of my own pocket!! The people who work here are pleasant; however, that is about all I can say that is positive. It is next to impossible to get BP to move on repairs. Definitely do not rent from them without a thorough examination of the premises, and do not sign a contract with them unless you are satisfied with everything as is. The rental office will tell you they are arranging for repairs. They are likely not doing any such thing. Other reviewers have mentioned vermin infestations that are not being attended to. STAY AWAY, My husband and I had so many issues with this rental company we moved from NY to Al and walked into a very dirty home. The toilets were moldy with feces on them. Food and feces on the wall holes in the wall floors stripped fences severely broken. After my father looked at the place and we expressed our concerns before we arrived we were assured that everything would be fixed and cleaned. Once we arrived and called Bickerstaff about the issues. We were told Since it was a holiday they could not get anyone out. No one came for 5 days, i had already cleaned and changed toilet seats. Now that we have moved out and turned over the place cleaner than what they gave it to us even after having a cleaning crew come in after I already cleaned, they took $200 of our deposit for cleaning and carpet cleaning. We had proof pictures and emails to prove how it was given to us and that a lot was not fixed. We noted that the carpets smelled like animal urine and had stains. I made a service order about the electrical wiring as the lights kept going off no one came. Mind you when my father went to look at the place the microwave was on fire. Worst rental experience of my life. It took 3 days to get a response to a mice infestation in my unit -- I caught almost 2 dozen mice per day and had to throw away over $200 of cast iron cookware which was covered in mice feces. I did not receive any response to calls or emails about a raccoon living in the attic. When I moved out I saw an animal trap in the attic and asked my neighbor who told me the raccoon was a problem since before I moved in. I had to move out early due to a work transfer, BP charges $100 to relist the apartment, however they did not charge my account so they did not list the property for the first month I was out of the home. They also charged me the entirety of my remaining lease upon move out and threatened to have me referred to debt collections with late fees if I did not pay immediately Also charged me $150 for 4 light bulbs and a set of drip pans for the stove. After I questioned this it took a few days for them to decide it was actually a cleaning fee. Terrible experience, totally unprofessional. Rent at your own risk. read more

Do not recommend this rental company. Save your money , time and patience. There are some great staff that works there, but I wish I had never been rented through them. Had multiple work orders for a fan that was only fixed once the owner of the house, one of their employees, decided to sell the house with a sixty day vacate notice ( was in the contract ). I was originally told that I would be rent responsible for the full sixty days. The home owner did reconsider after I was asked if I would be out within 30 days. Once I decided to move early they called/ texted multiple times for me to give them a date so that the home owner could close on the house. During this ordeal had multiple maintenance/ "venders" show up with no notice. I was told that Bickerstaff gave me 24 hours for all work order notices. I was also notified on a Thursday that home owner decided to put house on market. The next day Skip, one of their realtors, called me to want to show the house the next day. Skip had a bad attitude with me , mine was not great either do to the short notification, and saying I had to show the house with 24 hours. He also disclosed personal information about the home owner that he should not have. Also told I would be provided detail information on move out inspection. After receiving a statement, without details found out not all the repairs I was charged for were done. UPDATE: Inspector notified me that I was charged for a floor repair that was never done, so the original home owner (one of their employee's) will refund the money. I will have to review all the repairs and bills to see if the rest of the work was complete once they send me the paperwork . Don't waste time or money with this company. read more

I have lived here for a year and have tried so hard to take care of my home. I have called nonstop since August to try and take care of everything, and they always say that they have sent a vendor, who never ends up showing up. They are terrible with work orders and at this point I have given up on having them fixed. There used to be holes in my roof that animals were getting in. These animals would die in my walls, creating a stench so awful that I couldn't stay in my own home for weeks. I asked bickerstaff to come remove the animal and they said they couldn't do anything because they would have to cut into the walls, but they couldn't do that because it is a historic home. The dead animals attracted hundreds of flies and it was an unlivable condition, not to mention a serious safety hazard. Also, there are giant cracks in the wood in my floors that fleas from these animals were getting in. After about 8 months, the holes were patched, but that's about the only thing bickerstaff has done. And it definitely was not in a timely manner, nor did I get any compensation for what we had to endure. The cracks in the floor I see have been filled and renailed in the past, yet they only tell me that someone will come out and they never do. There is terrible water damage in the bathroom upstairs that is ruining the ceiling of the downstairs. Bickerstaff sent someone out that came out and said "yep. That's water damage" and didn't do anything about it. I only have one AC unit that is downstairs and is ancient. My upstairs is constantly scorching in the summer, and I have asked to get another unit upstairs. Because the upstairs doesn't cool very well, we always have to have the AC very high, making my power bill astronomical. I also was told that the owner specifically denied that request, so I cannot look forward to AC in my room in these 90°+ temperatures. I called about mold on my windows, and no one ever came for that either, which is another serious health concern. My entire downstairs has no blinds or privacy screens on the windows where anyone can look right in. The upstairs has blinds, and I have called many times because of someone getting arrested recently for being a peeping Tom, and they said that the owner specifically refused to do anything about this after I expressed how unsafe I feel. I chose this company after carefully considering many others. It seemed like they had systems in place that would ensure the success of my rental properties. They have good software and seemingly qualified staff. I also thought they'd be a good place to help me identify future investment properties since they managed more properties than the half dozen I analyzed. Here's my major issue. I am adding my voice into the chorus of negative reviews about Bickerstaff & Parham. I inquired about a property November 13, 2018 to their agent Tammy Pierce. She took multiple days to respond regarding simple questions about a property. When my assistant called her office to see why it has been four days without a response I was told she passed away and another realtor tried to setup the showing behind her back. I know this isn't Beverly Hills or New York City where I am accustomed, but why would an agency take this long just to respond and setup an appointment so I can fly in to see a home? I knew I wouldn't want this company to represent me, I could only imagine the mistakes they would make if they were this callous. I looked online and saw a realtor representing a neighboring property. Her name was Lisa Pound and she was AMAZING! She responded within minutes, was extremely professional and within minutes I booked a flight to Georgia so I could see the property. My banker sent her proof of funds the next day and when I landed into Georgia my assistant received a call from Lisa just to confirm my flight was on time and that she would meet us outside the property. She was right on time! I emailed Allen Parham to complain about Tammy Pierce's lazy work ethic and within hours I was receiving email after email from other agents that work with his agency (I privately emailed them my complaint letter). Their own agents were sharing stories about how lazy their brokers are and told me this wasn't their first time hearing about a dissatisfied potential client. One agent told me "Have you seen our reviews posted from Military families?" that made me look and read all the sad experiences peoples had with the agency. PLEASE BE SMART AND READ THEIR REVIEWS. How sad it must be for Allen Parham to know all he will be leaving behind to his loved ones is a disreputable company that has only 2 stars on YELP and 3 stars on Google reviews. Over 150 innocent and hardworking people took time out of their day to share their experience with Bickerstaff & Pharam. My families restaurant in New York City has over 600 reviews and is 4.5 Stars. We thrive on proper customer service, making sure everyone has a good experience. In fact, the very next day after a contractor looked over the home in Georgia for me, both him and his wife flew to New York City to meet me for dinner and go over plans about the property. He was referred from Lisa Pound, she is this amazing! Managing partner, Reynolds Bickerstaff, clearly has time to upload frivolous youtube videos of him driving around in fancy cars but has no time to even reply to emails regarding customer complaints. He has more complaints written from people than viewers who watched his videos. My email was sent to him late December and he has yet to reply about a complaint to a company that shares his name. After posting my review online, Waddell contacted me right away to try and get the issue resolved. I really wasn't expecting such a nice reply. Mr. Matt from maintenance advised me he and the owner reviewed my case and helped me get my issue resolved a little better; not 100% exactly what I wanted but it is definitely more than what I expected. I have learned they are a good hardworking company doing a lot of business with a lot of "different" types of people (property owners), and they honestly made a great effort to resolve my issue. Waddell was awesome. I moved into an older house knowing that there were some problems. I also skidded into time just in time to start an Army school with no idea how long I would be there. Waddell was awesome in advising me on getting a place. We found a great spot at a good price. There were definitely some problems (it was an old house) but we got them resolved. I will tell you that some of the problems were monumental: unusable HVAC system, improperly keyed doors, and numerous other things. All of which were just because the house was old and I had to move in quick. They took care of everything within a matter of days. It was great. There were also things that arose during the term that were taken care of in no time flat. Fred Greene was great to work with, and he made sure that everything was taken care of. It is my belief with property managers that we should have very little interaction unless there is a problem. That was perfect, I paid rent, they fixed things in a timely manner. It was perfect. Please think twice before hiring this company to manage your property. They will forge documents without your consent or signatures, you will never receive your full monthly payment as they will find extravagantly priced work to be completed (most recent was a $155 shower handle), most staff is nice but some are very rude, prices and home management rules differ depending on who you speak to, and they will breach clearly written lease agreements. Never in my life have I experienced the kind of service I have today. We are a military family coming from Oklahoma City, OK and signed a rental agreement based off of pictures that are a complete misrepresentation of the property. We arrived today to an animal piss covered home, filthy carpets, holes and screws in walls, missing shingles, overgrown yard and a list of other issues with a home that was supposed to be move in ready. We tried all day to have our issues addressed and told them over and over we had a uhaul full of our belongings and have to leave in the morning only to be told that we were out of luck on getting our money back and all they would do was have someone come clean the carpets. I don't recommend this company who has zero compassion for their tenants especially a military family. read more

I rented for about nine months in Columbus and I have nothing nice to say about Waddell. Their staff is unprofessional, rude, and almost impossible to get a hold of. Don't waste your time calling, they will never answer or return your call. They treat everyone like they're dead beat tenants who can't wait to ruin a house and run out on a lease, regardless of how well your credit or rental history is. Unfortunately, Waddell has the best housing inventory so it might not be possible to avoid them. Pay online so you can avoid the nasty attitude in the office. I rented a house that the previous tenants were kicked out of. Waddell said they would have it professionally cleaned before we moved in so it would be nice... except the 'cleaners' told me that they don't scrub marks on the wall because the paint isn't high enough quality, don't clean dusty ceiling fans because they're too tall, don't mop floors, or wipe down the dirty blinds because they can't reach the top of the windows. But don't worry, Waddell definitely checks on those things when you move out! I also rented a furnished corporate apartment for a month. I got a few notices in the mail from GA Power saying that the electric bill was past due (utilities were included in the rental price) and I sent all three of them directly to Waddell and followed up with several phone calls. 'Don't worry, it's taken care of', they said... until I came home after a 12 hour workday and my power was out. Although they paid for me to stay in a hotel for a night they didn't replace the spoiled food in my fridge. I didn't even get a call from a manager, just the same person who told me I was OK saying that he was sorry. I wasn't expecting the royal treatment from Waddell, but as a professional tenant with great credit and rental history I didn't appreciate being treated like a worthless dead beat. If you can, take your business elsewhere. If not, know what you're dealing with. read more

I'll make this easy to read. - The first two months of our lease, my roommates and I went without hot water because the maintenance crew took weeks at a time to come out only to say "we'll have to order a part." This happened about three times. TWO MONTHS without hot water. Cold showers. - We weren't compensated for our two months without hot water. - Our refrigerator has permeated the house with this wretched smell for about a month now. After two deep cleanings with bleach and baking soda, we finally reached out to maintenance to get someone out to look at it. It has been two weeks and nothing so far. - The back porch is rotten and has been poorly taken care of over the years. There is now a large hole on the back porch from erosion. - At the beginning of the summer, the AC is out. - The walls were disgusting and the paint was chipping when we moved in. Though we knew this signing the lease, after dealing with all of these issues, that's just another example that supports the fact that Waddell/Bickerstaff does little to manicure, clean and update the property in between leasing agreements. - Representatives have been very rude on the phone when confronted with these issues. read more

We went in to get a key to look a house and they were happy to provide us with multiple keys in the area for houses that were similar. We have been renting from Waddell for several years now. We were renting from a private owner who let the property go into foreclosure with no notice to us. When we found out we only had 19 days to find a place to live and get moved. Everyone was so helpful and nice during the process. We are currently in our second property with them. We had some issues with the first house after living there for 2 years and they went above and beyond to get us out of there and into a new house! Sure we have encountered a rude employee or a bump in the road along the way but that doesn't change our over all experience with Waddell. STAY AWAY! Don't rent from this company or use this company to manage a property you own. We own a home in Columbus - for 5 years had great renters working with a neighbor to manage the property. That neighbor moved and we, as military, used this company to find renters. They were not helpful to the renters or neighbors when managing the property. As the owner they charge extra fees to any repair costs you may have (something other companies do not charge). The second set of renters they put into our property cost us $30,000+ in damages to the house. All the floors had to be replaced due to unreported maintenance issues. I can only assume that because many Yelp renters had trouble getting them to reply to maintenance requests that our renters gave up on this awful company. We moved back into our house and were given a move-out inspection saying all systems were in good working order. That was far from the case. Floors were dirty and damaged beyond repair, walls had to be mopped (seriously mopped!). In the kitchen all the cabinets had to be replaced.  Appliances were left broken and unusable - the dishwasher, range and microwave all had to be replaced. I just PCS'd here after driving down from Alaska, and someone recommended I go through Waddell. Big mistake. I looked at right around 10 of their properties, and all but one was utterly trashed. There was one property I liked, but they wanted me to wait a week just to see it. Coincidentally it was the same property that another poster on here said was rat infested, so good thing I didn't move in. Basically, they wasted a week of my time with nothing. They said they would "call me back" about a property. That was five days ago. In the mean time, I went to Remax, looked at one property, loved it, and moved in within 24 hours. It's our policy to engage Licensed & Insured and even Bonded Contractors to perform work on behalf of owners, when necessary. We often find price disparity between Licensed vs. Unlicensed Tree Service Companies. It is discouraging to learn of your recent experience with us. Your feedback helps us improve and we would like to learn more about how we can make this better. May one of our owners contact you?" The company I went with for tree removal was licensed, insured, and bonded. The biggest difference in cost is I didn't have a third party (Bickerstaff) absorbing any of the costs. Regarding the contact question, I'm still going back and forth with Mr. Greene and others in the rental department, but to no avail. My wife and I have since reached out to JAG for guidance. The worst experience I have ever had with a property management company. When we conducted the move in inspection the house was dirty, the lease states that the home has to be professionally cleaned when moving out. The previous tenant also left things behind (small furniture, pans in bottom of stove, etc.). There was also mold growing on vents. We had nowhere to stay while the property manager remedied the issues, and when we inquired about being accommodated due to their mistakes their response was "we will have to see if the owner is willing to pay to accommodate you." How is the house being unkept the owners responsibility? This is why the company was hired, and they failed to do their job. Furthermore, they failed to communicate the timeline for the problems to be fixed. We had to call to ask when would they be fixed and they gave us the times, just assuming we were willing to stay in a filthy, possibly mold filled home. It gets better...they only gave us one house key, and asked that we leave it under the mat for the teams to come and fix everything. They noted that everything would be taken care of the next day. We returned two days later and the home was still dirty. Nobody had been out to clean the home STILL. The cleaning team came the day after (total of three days after initial move in date). As a renter, look elsewhere if possible. They just don't seem to care. Outside of our frustration, if I were the homeowner, I'd be upset at the condition of my home. They don't seem to have anyone's interest at heart but their own (and only care about the bottom line). I wouldn't utilize them again for anything even if they were the last business on earth. read more

We were advised by another military family to stay away from them, but we foolishly didn't listen, and we got screwed over so badly. I didn't listen to all the People that told us not to rent from them and went out on a limb well we are paying for that now!!!! If you need a fantastic company to rent from in the area try ERA they are very reasonable, they care not only for the owners but for the tenets as well! They always keep in contact! Waddell took good care of me and my family while I was renting from them. All work orders were promptly handled. However, when I moved out I got a different inspector than when I moved in. The house was not in top shape when I moved in and the grass was dead due to it being winter. When I moved out I was charged almost $300 for pet odor which didn't exist. I bleached the house for 5 days in a row and went back prior to leaving columbus to ensure the smell was gone and it was. I was also charged $120 for the lawn needing to be mowed in December. I mowed it two weeks before I moved out and the grass wasn't more than 4 inches tall at most. The house was exceptionally clean when I left and I feel that the charge for "pet odor" was far to high. read more

Waddell realty rented my house over four years. After being charged outrageous maintenance fees for them to send repairmen out, I told them I didn't want them to rent my house any more. The tenants moved out and I sent an experienced realtor to view the home for selling purposes. At that time, pictures were taken for things needed to be done to sell the home. I was sent pictures of trees growing in my gutters, noticed a horrific smell of dog urine in the home, bent and damaged blinds, water intrusion from the rubber seal at bottom of garage being cut to allow for dogs which has damaged the inside wall and created mold, paint on garage floor and door from black paint, excessive nails and screws in walls, damaged hardwood flooring from dog urine and the home wasn't clean and oven was dirty. I contacted Waddell that said it's wear and tear and wasn't giving me anything for my property. I spoke to management and he second the inspector and said they will do a few things. However, if your a home owner your house is only more income for Waddell they don't care about your property. Saying I'm out of over 2,000 and counting due to replacing carpet and padding from dog urine and I have pictures, 250.00 for gutter clean out and debris removal, 250.00 for general cleaning, 42.00 for blind replacement and 1 still needs replacing, 500.00 patching and painting walls from excessive nails and screws in wall, I don't know the cost to repair garage rubber seal which was cut, clean black paint off garage door. In an effort to save the carpet I put Armor Hammer odor killer down for 24 hrs but the house still was strong of pet urine and carpet and padding replaced. My biggest complaint, is the company was negligent in managing my home and when I asked about these things they were my fault but they were paid to mange the house. All soldiers and new comers to the area go to Remax they may treat your better because once you sign a contract rather renter or owner they won't answer your calls and they prefer e-mail to use against you. Horrible, horrible company! My husband and I trusted our home to Waddell for nearly two years- to say we were disappointed with their management would be an understatement! Not only was our home destroyed- which granted was not their direct doings but my tenants, they were supposed to be doing regular inspections and enforcing corrections for violations of the lease, neither of which were done! We received photos of our after the tenants had already renewed their lease.. come to find out they multiple non-housebroken dogs and we're smoking inside my home!! Repairs cost my husband and I in the thousands!! And that was just what we paid to Waddell, only to switch to another management company to receive thousands more in repair estimates- FOR WORK THAT WE AREADY PAID WADDELL FOR!! When we initially reached out to Waddell about the discrepancies they told us that each management company will have its own standards.. I'm pretty sure our gapping fence is not a standards issue. And while we left Waddell this past summer, this past week had been the first time my husband and I were in the state to see the home since the management change.. heartbroken is an understatement. This is our home. My husband and I married in this home, welcomed our first child in the home, and to see it in the condition it was absolutely crushed me! And to add insult to injury, we will be paying again for repairs that we have already paid Waddell for once in order to have them not even done correctly- just done in general! This company really needs new management. I used them to represent my home to lease. It's very hard to get a return call when you leave a message. The communication is not there. The tenants had a 12 month contract and Waddell failed to notify us of an extension the tenants had put in for. The only way I found out was because I called Waddell to ask if the tenants had moved out, since we didn't get a notification. Please do yourself a favor do not go to Waddell should you wish to rent your property out. They do not communicate. They are a failure in my book and the business's really should just shut down. I lived at 423 2nd Ave, and I have never had so many problems with the owner of the house and Waddell...The second week I'm there the smoke alarms go off at 3am and didn't stop for 35 minutes, and this continues for the next two weeks..Finally the owner of the house comes by 2 months later and replaces the alarms with 2 new ones..I complained to Waddell many times about the oven having a funny smell when I turned on the oven to bake something...I could only use the top burners at this time..Finally after 10 months, Fred Greene and the owner come by and turn the oven on and I guess they finally believed me that something was wrong with the oven, what I saw was disgusting when they dismantled under the heating element...Rats had made a nest in the heating insulation and had urine and feces everywhere!!! This is what was stinking the whole house when I turned on the oven..all they did was clean it with Windex and paper towels...the next day I turn on the oven and it still smelled...Waddell and the owner said they would replace it but didn't say when...On Dec 23, they replaced the oven with a dirty, filthy one and never sent me a 24 hour notice or phone call saying that they would come by when I wasn't home...I believe that this is illegal and stated in my rental agreement...The owner would come into my house many times when I wasn't home without notification...He said he replaced my faucet 3 times when I wasn't home after the original was never replaced, it had the same broken handle for 10 months!!! Also the shower stall in the half bath leaked and he came by 3 times to put a sealant on it...it never worked...also, the house was broken into when I was away and he accused me of breaking the door handle...I would recommend anyone wanting to rent property from Waddell, make sure the owners aren't responsible for repairs, because they never know what they are doing...This house is close to the highway and can get loud with traffic and crime is common in this area... read more

This has to be one of the most unprofessional real estate companies in the city of Columbus, GA. PLEASE DO NOT WASTE YOUR TIME OR MONEY WITH THESE PEOPLE. They are extremely nice up until you sign your lease. There were MULTIPLE things that need fixing in my apartment, and they have done absolutely NOTHING. First, they had a $99 move in special and told me specifically how much money was needed to move in and I thought this was a great start with Waddell. A few days later, I get email notifications that I was being charged a late fee for the full price of the rent and not the $99 move in special, but you need to pay both the deposit and 1st month's rent at the same time when you get the key to move in.....?? OK moving on...... The price to move in changed during my walk-through in the apartment, and they had to redo my lease like 4 times just to get this money situation right. I let this go and still moved in because the apartment was really nice and so is the actual owner of the apartments.Then I found out some of the girls in the office that were super sweet took the wool off their faces and had the nastiest attitudes. Don't think for a second you can place your concerns on them and they get the job done. I'm having a major problem with parking spots in my apartment complex, it's a very small complex, and I get off work really late. I have 2 babies and when we arrive home late at night, there are absolutely no parking spots and I have to park my car down the street and walk home with my 2 babies late in the night. This is too dangerous for me and my children, so I called them about this issue for the second time. The chick that answered the phone in their office acted as if she did not care at all, and in that moment, I realized I made a horrible decision to deal with their company. I am making arrangements to go elsewhere due to their inability to satisfy their tenants. I never have the time to place reviews on any company, but Waddell needs to be reevaluated for the services they provide in their Columbus office. I've seen a couple of tenants go into their office to complain about their problems while I was in the office looking for a place. I should have took those upset tenants as a warning sign and went elsewhere. If you are reading this review, take this as a warning sign and go elsewhere, or you will be placing a review out here as well.... read more
