Has huge fire pit, nice grills, fire place with TV to watch your favorite sports teams. The kids love playing on the white sand beach, fishing in the lake, etc. Large grass area for kids to play kickball, soccer, etc. If you have any fur babies, they also have a nice dog wash room and dog park! Property also offers a nice car washing area and a gym, that's probably one of the best apartment gyms I've seen! Highly recommend this property!

An eviction was filed against me before my lease had even ended, which was both confusing and unfair. I had already given a verbal notice a month in advance that I would be moving, and I followed up with a written notice on March 3rd. I officially moved out on February 27th, while my lease did not end until March 27th. During this time, I had to travel to Virginia due to a serious family emergency--my sister was in the ICU fighting for her life after losing her baby. Because I was out of town, I was unable to immediately return my keys. Despite my situation and prior notice, the eviction was still filed just one day before I returned to Georgia. I ended up paying to have the eviction removed, even though this situation could have been handled differently with better communication and understanding. On top of that, I am now being charged for damages that did not occur. I take pride in keeping a clean home. I even paid out of pocket to have holes patched from mounting my TV before leaving, simply because that's the type of tenant I am. I have also never been late on my rent, so these additional charges feel completely unjustified. Unfortunately, my experience living here was already negative before all of this. I dealt with ongoing issues with the courtesy officer, who repeatedly harassed me about parking, even though parking was extremely limited due to other residents or guests having multiple vehicles. During my very first week of moving in, there was also an incident where she attempted to enter my apartment late at night, which made me extremely uncomfortable. In addition, there was an ant/bug infestation early on, which I will be providing pictures of. The overall condition of the property is also concerning--my daughter was not even able to safely enjoy the playground. There is duck droppings everywhere, the playground equipment is outdated, and bees have taken over the area, making it unsafe for children. Overall, this has been a horrible experience. Between the lack of communication, the way the eviction was handled, the unfair charges, and the ongoing issues during my stay, I would strongly advise anyone considering this complex to be cautious, document everything, and fully understand what you may be dealing with. I am not overly concerned about this situation, as I make it a priority to thoroughly document everything. I take photos before move-in, throughout the duration of my lease, and after move-out to ensure there is a clear and accurate record. My intention in sharing this is simply to encourage others to remain diligent, as some apartment complexes may not always operate transparently and could take advantage of situations if proper documentation is not maintained.

I also enjoy the recently installed state-of-the-art coffee machine that offers plain coffee, lattes, macchiatos, and espressos. and hot chocolate for the young uns. Since I do a bunch of work from home, I go to the clubhouse and use their wifi, or sit on the screened-in veranda with ceiling fans. While not cheap, the rent is quite competitive for the area. I get a whole lot for my rent, including DirecTV and "free" wifi. Not that I use it a lot, but the gym is spot on.

SERVICE MEMBERS BEWARE!!!…read more Lullwater Apartments in Columbus GA is not friendly for service members working at Fort Benning. As many of us now, we are often cut orders last minute. I was cut orders on the first of the month, and was ordered to move on the 6th. Lullwater took my entire rent for the month I was moving, and took my entire security deposit to "cover my lack of 30 day notice" I talked to the assistant property manager (manager was not present) and was told she can't help me. I was referred to the regional manager, who I have called at least twice a week for a month and never got an answer or callback. I understand that Lullwater is a business that needs to make money. However, they did not need to take my entire security deposit and a whole months rent. I had no control over when my orders were cut. During my stay at Lullwater, my truck was also broken into. Fort Benning/Moore PCSers - look elsewhere.

The renters are a mix of families, students, singles and retirees. New management/owner took over about a year ago and the communication with the front office is not great. They rarely call you back and they don't email and communicate well in regards to things happening to and with the complex. The pool area is great. The grounds are clean but the new owner is letting the landscaping go. Too many dead bushes and weeds growing. It is a safe area and the people are very nice. The office can't seem to keep maintenance staff, though. The pet fees are expensive like all other apts. Overall a good place to live though.
