Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

We have had agents try to show up with only 15 minutes' notice, and have even shown up with NO confirmed appointment at all. I've even been harrased at 9:00 PM on a Saturday night to schedule showings. On top of the intrusion, there are now unresolved health and safety issues that they refuse to address until we vacate. The property manager is also the listing agent. Potential buyers come into the house and see the ceiling repairs that need to be done and have been neglected. They see the spray paint that is used to cover 14 months of water damage due to hurricanes and ice storms that we have experienced in the area since June of 2024. When you stand up for your legal rights, they respond with retaliation in the form of notices to vacate rather than fixing addressing the issue. We are now forced to handle this through the court system. Owners: be aware that THRM's management style creates legal liabilities and hostile environments that stall sales. Buyers should be aware they could be walking into a legal dispute and a property with documented maintenance failures.

We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. They absolutely do background checks and I even approve all tenants. In one case, one tenant was accused of being a drug dealer. That is false. The tenant has a son that was not on the lease and the son was suspected of that and after going through proper procedure they were evicted. They have teams to help with repair work and maintenance service at competitive prices. We are not slumlords. I am very offended by anyone that would call me that. I spend a lot of money monthly to do repairs on my units but unfortunately the HOA dues in this particular complex are crazy high and keep going up and there were months that I was taking a loss. Kathy and Rich did the best they could to help everyone involved even though it was an impossible situation. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. She never had our best interests in mind and constantly pressured us to buy a Highland Home simply because her husband works there. It was obvious her priority was making extra money for her family, not helping us find the right home. When we raised concerns or asked questions during the buying process, Fabiola made us feel like we were being unreasonable. She never supported us and sided with the builder every single time, prioritizing her relationship with them over us as her clients. We had to negotiate everything ourselves--she was no help at all. Even when it came to selling our home, she tried to list it way below market value so she could sell it quickly and brag about closing in less than a week. Her focus was on making a fast sale, not getting us the best price. When we refused her lowball strategy, she went as far as threatening to cancel our contract, forcing us to either comply or find a new realtor and pay higher commissions. Fabiola is dishonest and manipulative, bringing in false information from the builder and constantly pushing us to buy a Highland Home, even when we clearly didn't want to. Anything we shared with her was immediately relayed back to the builder, destroying our ability to negotiate fairly. If you're considering working with Fabiola Dueñas or Forza Real Estate, stay far away. She's unethical, biased, and will not represent your interests. She'll only protect the builder and her own profits. We had a terrible experience, and I wouldn't wish it on anyone else. Avoid at all costs!
