My son had been working with a different agent and trying to buy for three months. It became clear that the agent was slow to show houses and make offers, and that just doesn't work in a red-hot seller's market. On January 18th, I drove out to Dallas from our home in Georgia to help my son look for a house. He was starting a two-week period of working up to 12 hours a day and couldn't get away to see houses. The market was moving so fast that we didn't want to lose out on any opportunities. My son notified his agent that I was coming. I contacted him to arrange to look for houses and got no response. I sent emails to two other agents who advertised as buyers' reps and also got no response. So I searched online for real estate agencies in Garland with good reviews, found Westshore Realty and on January 19th just walked in. All the agents were out and I end up talking with the owner. I'm a small-time real estate investor and in thirty years have bought and sold rental houses in California, Maryland and Georgia. It only took a few minutes to realize that Eduardo was a first-class professional at the top of his game. Three days later my son had an accepted offer. Now, I certainly can't guarantee that Westshore will reproduce this miracle for everyone else. Too many buyers are chasing too few houses, and no one can fix that. Eduardo just had the resources to find two parties whose interests coincided. It was so clear to me that Eduardo is trustworthy that we did something we would not normally do. Eduardo was actually the seller's rep in this transaction, but we let him handle both ends. Of course, he was very conscientious about giving us the warnings that TREC recommends in these situations. In the following days, I got to know other members of Eduardo's team. Eduardo seems to be the Garland Spanish-speaking community's go-to guy for help with buying or selling a home. All of his agents are bilingual. But it really doesn't matter if your language is English, Spanish, or bilingual with another language. These folks will move fast for you. If inattention, incompetence or unresponsiveness are hampering your search for a home, you won't find any of that at Westshore. The people I met on Eduardo's team are honest and very capable. Beyond honest, and I know it sounds old-fashioned to say this, they are honorable people, their-word-is-their-bond kind of people. In something so important as real estate, a little bit of old-fashioned is a good thing.

These screenshots demonstrate lack of response after the original inquiry as well as a concluded response to your second agent's inquiry. This includes the original conversation with Kelsie that shows I specified ESA pets, plural. We discussed the issue with insurance which is clearly covered under US Code: 42 U.S.C. 3604 (f) (3) (B) and elaborated on in US Department of Housing and Urban Development's FHEO-2020-01 Guidance, both of which would supersede any homeowner's policy and require the homeowner to make reasonable accommodations or show that there is no equivalent policy that would cover the breed in question. It should also be noted that the business owner's response to my update on Yelp still has untruth and still tries to portray us as an unresponsive and uncooperative party. Rebecca and her associates made no attempts at trying to contact us over phone call or over phone in general besides Kelsie's original text messages and that documentation can be provided as well. While it is completely our fault that we initially misspoke when trying to convey the proper code which was provided above in our response to Kelsie, this still does not justify the lack of communication and blatant disregard for the information provided upfront that both of our pets were mentioned as ESAs. Furthermore, after seeing the business owner's response and essentially trying to portray us as an unfaithful party, I can not in good faith genuinely say I would recommend this company as they do not seem to have the best interest ethically and the owner's response does not rectify the situation. I advised that we were in fact still interested but would like more clarification when it came to the pet policy as we were unsure if pets would be allowed due to conflicting information. I provided the information that both of our pets were ESAs immediately before going any further and did not receive a response for two days until I reach out again. When following up, Kelsie advised to me that "owner's insurance does not allow aggressive breeds." When I educated Kelsie that ESAs were exempt from breed restrictions, information that I would already expect a licensed realty professional to know, she further decided that apparently, we would not be doing business together as she ceased all communications again. I am not interested in doing business with a company, more so, someone who claims they are a professional, that lacks communication and knowledge of their own profession. I wish I could comment further about the business as a whole, but unfortunately, Kelsie made sure that we would no longer be interested in dealing with the company in general after one simple inquiry into a property. Rod and his team did so much, and Ashlea was an integral part in keeping me updated every single day and answering any of my questions. She did so much work to ensure the process was as smooth as possible. Of course selling is sometimes stressful, but this experience was one of the best I've had with people who genuinely care about being great people and helping as much as they can. Jodi Vinson (an amazing interior designer on the team) came out and took a look and gave her recommendations on what should be updated. We followed her advice and took a couple of months preparing the house. She gave us great info to all the resources for the estate sale (Chris Johnson did an amazing job), repairmen, etc. I don't know where I would be without this team. The house went on the market and sold within the first week. By far the one of the easier experiences in my life. Like I said, they are genuine people who care and take heart in your home. My family and I purchased 8.6 acres in Terrell, but when we went to file for permits right after closing, we learned that the land was not subdivided appropriately by her and her client. As a result, we lost 1.3 acres...1/6 of our property. The laws of Hunt county clearly state that the seller has a responsibility to provide a platt that follows certain guidelines (including a road dedication) that must be filed and approved by the county PRIOR to selling the property. The Realtor failed to guide her client in this process, and as a result, my family lost 1/6th of our property and we now have to pay hundreds of dollars in fees to file the platts with the county, as well as move the perimeter fences (another hefty expense.) Although the laws have been in place for over 18 years, Patty Turner denies any knowledge, and turns a blind eye as my family suffers a significant loss. We NEVER would have bought 7.3 acres for the price we paid, especially since most of the trees now fall outside of our new property line. In addition to selling us 1.3 acres that should never have been sold with our property, she and her client asked our neighbor (part of the subdivided property) to pay MORE money when their survey revealed that the property they were purchasing had more acreage than first thought. (Shouldn't that standard go both ways? )She speaks highly of her integrity and character on her webpage, but I guarantee that way she handled this situation, claiming absolutely no responsibility for the situation although Hunt county CLEARLY states this is to be done before selling the property, demonstrates an extreme lack of character and integrity.
