the worst place to rent your home from, they send out maintenance people that don't know what they're doing, Melinda Epps also will never take the blame and always blame it on the owner when she is the property manager she is the worst property manager I've ever had the misfortune of knowing. They have little to no integrity and will not help you whenever needed, when I first moved into the house it had mice they chewed through the ventilation system but I was told that I didn't know what I was talking about and they proceeded to add Freon into my AC system which then broke it then they began to blame it on me. I encourage everyone to beware and be very careful when working with this agent. Even if homes do not appraise or appraise for hundreds of thousands of dollars less than listing price, she tries to take the earnest money from buyers and leaves sellers houses on market for months. Be sure that if you don't get timely responses from her (it took days during negotiations and offerings well over appraisal) that you withdraw your offer. She will drag it out and become unresponsive, making it very hard to sell a house. Be sure to ask if the properties have had appraisals and how much they appraised for as well, hopefully will save some of the headache. It was all very crooked and unfortunate that honesty and timeliness is not prioritized. read more

I had to sell my Mom's house she lived in for 52 years. Belinda was so knowledgeable on what needed to be repaired and the presentation of the yard. She arranged all the work inside and outside for an extremely reasonable price. As a result, the first showing resulted in an offer at full asking price. She and Micheal were so helpful throughout the inspection and appraisal - there were a few surprises, not from the buyers, but from their side of the ledger - as we proceeded through the process, but I always felt I had the absolute best advice and representation possible! Epps reality, Belinda and Melinda are the worst people to deal with. They are rude and talk down to people like they are not human. Not only that but they are lazy , and will put off any needs that their clients express until they feel like it. They are liars and will say anything they want about the people they deal with. his is the worse compnay i have ever dealt with! they are rude and treat customers as if they are less than human. i recently brought a home and the company was the seller's agent! they have no morals and are very under handed as a company. brenda and the rest of this team are awful business people! they gave me and my husband the run around on repairs they were suppose to make prior to costing which they didn't and than refuse to close them. during the buying process they were rude to my loan officer and my family! my husband and i are both veterans and have never been treated to horribilty! i would never work with these people again and advice anyone looking to seel or buy a home to stay for away from them read more

I agree with Kay. My husband and I put in an offer on a home where Epps was the listing agent. After their agent took the bid to the office, Brenda called us and laughed at our offer and told us if she could get it at the price we offered, she'd buy it herself. Our offer was market value, not ridiculous. They never presented the offer to the seller. Brenda was one of the most arrogant, condescending people we have encountered in the real estate business and most other business transactions. read more

I have sold two properties thru this agency. I have nothing but good things to say about Belinda an Melinda and their entire staff. Belinda handled the sales in a very professional manner, listing, reviewing offers and giving me the best advice on accepting the best offer. My first property sold within 15 days at a price above asking. They also handled everything in getting the houses ready with cleaning, repairs, utilities and staging and everything else all thru the process, and I really appreciated that since with my job and travel it would have been extremely difficult for me to get them sale ready. My second property was a bit of a challenge but they were very helpful in getting the sale closed in a difficult situation as well. Belinda and the office staff are very responsive and kept me updated on everything. Very satisfied and highly recommended. read more

Stay away from this agency. Last year my father decided to retire and we were going to sell his business and building. Belinda Epps got in contact with him and talked him into signing a real estate contract for the property (for sale or rental). As she presented herself as a broker and my father is elderly he was confused as to what he signed. He thought he was dealing with a broker for the business as well. The contract was extremely one sided and unfair to my father and prevented us from engaging a broker for the business. As I have a power of attorney for my father I called Ms Epps to discuss the contract. She was hostile, argumentative and verbally abusive and repeatedly threatened a lawsuit. Per a real estate attorney and other agents, a reputable/ethical agent would have declined the contract at that point. The contact was for 6 months and during that time she did not bring one potential buyer. I cannot imagine any circumstance under which she could be trusted. read more
