It bums me out to write this review but I simply cannot keep quiet about our ongoing pest and bug experience at Blossom Hill Apartments. We lived in our 1-bedroom apartment for 1 year and within a few months, small coackroaches started to show up. This was new to me, as I have never experienced anything more than occasional ants and spiders due to seasonal shifts. After our first pest treatment, I found out that the bugs were not only disturbing our home, but multiple apartments within our building. Apparently, the family below was evicted due to..lack of cleanliness and hygiene which is where the bugs came from and they began to spread. I think we had a total of 5 pest treatments within the year and unfortunately the pests never actually left. They definitely lowered in numbers, but were still popping up when you least expected it. Well, moving out of that apartment didn't solve our issue. All it takes is ONE pesky bug to find its way into our moving boxes or lay an egg on our bigger furniture and here we are, in the same situation, in our new apartment, miles and miles away. Orkin Pest Control came up with this reasoning and are currently treating our issue. Being a clean-a-holic like myself, I never anticipated dealing with this. Luckily, my cleanliness has helped our situation, but unfortunately it is still not resolved. I would never recommended living in these homes unless you could get actual proof that the building was treated for pests and the problem was resolved. Unless you've lived in a crazy weird apartments your whole life, you'd know that it is rare to have a fully staffed apartment complex with a maintenance and rental office like the Blossom Hill's Apartments. They are constantly going around the entire complex fixing every little thing and most people still complain. They must not realize how great it is to be able to call in a leaky faucet and actually getting it fixed. Other reviews have complained about the manager's adding fees and what not to rent - but let's be real... they don't make up these rules and fees, they just enforce it. So, the whole head of the snake in the last review... basically, it's bullshit. It's not their fault that you either don't read the fine print or are trying to slip by without paying what everyone else has to. Fair is fair. And of course, our economy isn't the greatest, living costs are going up and apartment complexes have to follow suit. So, stop being crazy and blaming people that are just doing their JOB. I give 4 stars because the fact that these apartment employees have to put up with all the shit that the 200+ renters throw at them and still come to work with a smile on their face is amazing. (+ they've got parks for kids, free programs year-round for kids, pool, rentable recreation room, multiple laundry rooms, beautiful landscaping and they do what they can with parking because believe it or not you're not the only one who lives at that apartment complex.) read more

It doesn't even deserve one star for me. It's way too expensive for a unit with no central heat, no patios/balcony, dishwasher and you still have to pay for water and trash. This is a BIG WARNING: because the apartments are infested with COCKROACHES they actually had to spray like every 6 months but it is not effective. They have a small swimming pool and it's not heated by the way, their laundry room are pretty SMALL. One parking space per household like the Desiree said people would park their car in your parking space this happens a lot. I wish we read the reviews first before we signed the lease here. My boys and I lived on the property for a little over 4 years and I can honestly say our time spent there was Amazing. We grew to know All of our neighbors both up & downstairs. The kids park was cleaned daily. The landscaping and areas surrounding the property were meticulous. There was always a security around once evening set which added to the ambiance of knowing we resided in a safe community. Maintenance responded quickly. The property managers are easy to speak with, very professional and actively engaged in the upkeep of the property as well as the community they serve. My life circumstances changed so we had to move otherwise we would have STAYED until we were ready to purchase. The apartment complex is well mantained. Most importantly, both management and maintenance are absolutely wonderful. They are really friendly, helpful, and quickly respond to all requests. The three I have mostly dealt with are Angela, Jeffrey, and Curtis. They are very professional, and friendly. I've lived here for nearly 3 years, and am sad to leave. I am a current tenant of the apartments and noticed a large for rent sign outside with balloons and multiple listings online. I have been here since March 2017 in a 2br that was clean and simple. The units come with old fashion wall Heating/AC units and no dish washer. The apartment community seems to have a pest problem (Roaches) that they are/have been fighting. I have been fortunate enough not have had any, but at night i do see them running around the premises near bushes and plants and laundry rooms. The parking here I do have to say is very difficult if you have more than one car in your family. The community does offer 3br apartments that I believe have been occupied for sometime now and with multiple families which have taken up the street parking. I strongly suggest that you request a 2nd spot if you decided to lease here for $35 a month more, cuz a ticket on the street is $60 dollars and my poor mother has gotten two and according to management the wait list for a second spot is a year long or more. Oh and one more thing that I frowned upon was the "Pest Control Treatment of Your Apartment" that was scheduled without out our consent, mind you it had not been 3 months yet that we had moved in and already the notice. Also if you do not prepare your apartment in time for the pest control visit or need reschedule you will be held for rescheduling costs. I do agree that the management team is friendly and I'm sure they do what they can or whats in there limits. I also want to share if you happen to consider an apartment in front of a playground or the mail boxes it is rather noisy due to the kids that are playing on the playground and playing soccer in front of the mail boxes (they're kids) but if you prefer the quite I do not recommend anywhere near the playgrounds or mail boxes. Also water and garbege are not included in the advertised rental price, which they estimate based on your family household so keep that in mind. I hope my review will help others ask better questions and really think about your decision to rent here. read more

I'm 16, & Man can i say, these are the worst apartments to live in, Unless your okay with roaches running around everywhere. The first time I moved here i had seen 1 or 2 coach roaches but I didn't think It'd be such a big deal until now. there is so many roaches invaded within the walls, floors, cabinets, oven & ect. Now they continue to live in our furniture, table & anything else they can get into to. Would you ever want to sleep knowing there is roaches in your room somewhere? Disgusting right? The inside of the apartments look nothing alike as the pictures shown on here. One of the things I dislike the most about this place is the pool. It is such a small pool for an apartment full of a various amount of people. As of right now, summer 2015, they had closed it for "cleaning". The management people here are horribly heartless. They do not care about anything that goes on. This place isn't gated, I've seen drives by's that happen right in the parking lot & a lot of drug deals. There was also this one dude in his early 20's who would go around in the apartments to steal people's properties to sell for a cheap price just so that he can buy weed. all 3 of my mom car tires have been slashed about 4 times already, also got broken into twice. and the car was parked in the parking lot in front of our place. Our car has been targeted the most out of all the other cars parked near us. We never really had a problem with any one but the management people at the office because they kept raising the rent higher. So I'm assuming it was them who kept harassing us. I've went around the apartment going door to door asking people about their problems with this place and they have the same opinion I do on it. I had lived here for about 3 years from 2011 to 2013. The biggest problem with this place is that it is not gated. It is not a safe area anymore. I have had a situation where my girlfriend and I went to the laundry room on a Sunday mourning. When we opened the door, there was a young couple sleeping in there. They even had blankets and pretty much made themselves at home. There was an awful smell like they were having sex in there all night. I looked at my girlfriend, looked at them and we were in awe of what was going on. They took their stuff and quietly left. I believe that they were high school kids since they looked young and there is a high school down the street. I told the leasing manager Angela but she seemed very apathetic to the situation. She assured me that the laundry room always has a automatic lock at 11pm but of course I knew she way lying. There have been plenty of times when I noticed someone placing a rock or something to keep that laundry door open for later than 11pm. I have also noticed other young kids going in there to smoke drugs. Sometimes I cannot go in there because I do not feel safe because there are shady looking kids inside. To those of you that are skeptical, why would teenagers hang out in a unmonitored laundry room? It is obvious they are there to get high on drugs. To make matters worse, there are a lot of children in these apartments exposed to this. If you are charging so much for rent, couldn't you at least make sure that the residents are safe? I have also had a situation where people were illegally parking in my space. I came home one late night and I noticed a car was parked in my spot so I called the number for the tow truck company that is listed on that property. When I called them, the rep told me that he could not do anything because it is not an emergency. He also informed me that only the leasing office has the power to request a tow but their hours are 9-6 so basically anyone could illegally park there after the leasing office closes since there will be no one there to enforce the parking rules. There is a Mexican gentlemen named Ignacio that used to come around the apartment. If you have lived around this area for awhile, these are the guys that walk around with push carts selling snacks. When I was buying some food from him, he told one of my friends that speaks Spanish that he was recently robbed and that there is a new gang that just moved into this neighborhood. If you do not believe me, look up the crime rates in San Jose for 2013. There was a murder about 5 minutes from this area at the Jack in the Box parking lot down the street. Lastly, since this place is not gated you also need to deal with solicitors. They of course come in when the leasing office is not open. I have never had an issue with roaches like the other people on these posts. I have seen a few but there are probably more than what I have seen, we all know how roaches are. I have asked other residents that lived there about this stuff and they have told me that these types of things have been going on for awhile and the leasing office still does nothing. So if the high flux of gangsters, teenagers having sex and doing drugs in your laundry room, people going on drunken rants late at night, people illegally parking in your paid parking spot, and solicitors are not a problem for you, than go ahead and rent. I have complained all the way up to the top to Debra at G&K management which is the company that owns this property about all these matters. I never got a response. I am writing this review on Blossom Hill Apartments located on Blossom Hill Road and Lean Avenue in San Jose, CA. What an amazing property Management Team they have there and going to miss them. In the two years I lived at this place both Angela and Jeff along with their staff were AMAZING, Professional and most of all provided the best customer service! Due to a loss in employment I had to move out, but would have stayed if I could of continued on. I'm going to miss Blossom Hill Apartments my HOME for two years! My grandparent been living at the property for many years. Lots of good changes the last few years. The neighbors are a lot better than it was before, more friendly and nice. They cleaned up the property by getting rid of the bad tenants. Good job to the office management! The floor plan is decent size. Big living room. I took a look at the apt next to my grandparent's as the maintenance was working on. The new flooring looks great with the gray walls. Looks really modern. The property is big and it's hard to find parking on the street. Only one parking per apartment and if you want another one you have to be on a waiting list. The Maintenance guys are nice. They try to fix our requests within the same day or the next day. Curtis, the maintenance manager, goes beyond his duty to help us with any maintenance in the apartment. He even repaired our lights when he noticed it's not working and I forgot to put the request in. Management has improved a lot compared to 5 years ago. Any problems we have, they try to help us as much as possible. After reading the reviews, I have to disagree about people on here complaining about Angela, the manager, and her staff. They are so helpful and will try the best of their ability to help you. I feel comfortable going to Angela to complain any issue we have and she's there to help us. Jeffrey is hilarious, funny guy. He's helpful as well. I believe people would say "they don't care" or "she doesn't care" because people are mad that they can't do whatever they want. The staff enforce the rules. Do's and don't. If you don't follow the rules, they will ask you to leave. It's that simple. If they don't enforce the rules, the complex would be like it was before where everyone did whatever they want. read more

This was a terrible living experience. The apartment was infested with roaches. There were two murders in the neighborhood, one in the complex parking lot. The wiring is bad, I had to turn on my living room lights to get the kitchen outlets to work. The sink leaked as did the garbage disposal. Neighborhood is loud at all hours and with the high school nearby if your apartment faces the road, like mine did, you end up with teenagers looking in your windows and throwing garbage on your lawn. I had sewage filled with maggots boil up into my tub. The 24 hour tow phone number does not work so people park in your reserved space and there is nothing you can do about it. Laundry rooms are expensive and often closed for weeks or months at a time for maintenance. If this place was at least dirt cheap I could have given it a two, but it's not, for the size of apartment you get it is actually rather expensive for your own private maggot infested roach motel, you have to pay for water and trash as well, so the apartments are actually more expensive then they seem. The only good thing I have to say is that they did respond quickly to maintenance issues, although often that response was to come out, walk around my apartment for a bit, then say they can't do anything. read more

unless you enjoy having cockroaches as neighbors I suggest you don't live here. Their rent is so high just to live in a cockroach infested apartment. They're constantly spraying to get rid of all of the bugs but that doesn't even help. My neighbor even got the city involved because of how disgusting it was to live here. A couple weeks before I moved, the main street Lean got shot up 3 times and the police blocked off the entire block one time due to a different shooting. It's beyond ghetto. This is no place to raise children. At one point all of the cars parked on the main street got their windows smashed in and broken into. Its NOT SAFE to live here. I paid an additional $35.00 to park in the parking lot just to have other people constantly park in my parking spot, but I refused to park on the street because of all of the vandalism and burglaries. I had the most crazy neighbors, they're either drug dealers or drug addicts. You're better off living in a motel than living here. read more

Blossom Hill is 1 of the best places I lived the office management is great Angela always resolved my problems and always listen to my concerns and fix them right away. Also Jeffrey always help me too with any concerns. and resolved my concerns asap. Maintenance staff always fix my damages on my apartment right away even on the same day. I really recommend this place to rent. the exterior always clean. Office and maintenance stuff always walk around to fix or repair any issues right away. I think that when people talk bad about their place where they live is because they broke some kind of rules that the apartment has and office pay they attention to be a better place and they don't like to follow rules. that's why they so upset and make bad comments about it. To my self blossom hill is a great place to live and office and maintenance staff is great they always resolved all my issues or concerns. Roach infested apartments. There literally everywhere. Laundry rooms large oriental ones out side your door. And when you call to get sprayed they try to blame you. It's not gated so people just drive up and dump there trash. So who had to pay for it? The tenants do. You get a bill ever month for water and garbage. $80+ and at the end of you lease since the market price are so high they just ask you to move out. so the next person moving in at a jacked up price of $500 more. They charge me for rent at the market price, they charge me for a second parking space which is $35, they charge me water and trash which is $42. But they do not charge people who share the same building on section 8. The lady that run the complex never there she hired second management to do the dirty work for her. How did they end up charging me for water and trash, well it start out what they call credit check, look through the paper work it's there, they will not tell you if you don't ask. They are good at a scam. Their maintenance worker look very much like they are illegal worker. These illegal worker will also do the dirty work, like they will pop your tire, break your car window, leave trash by your window, that when they want you to move after you complaint. They will charge you illegal late fee if you rent 1 day late. Neighbor talk about how they have roaches in their building, almost everyone there have dogs illegally and them dogs poops everywhere on grass. These people are not entitle to work there, they act like they own the building, they think they know the law, yet they do not really. WORST PLACE EVER!!! I dont even know where to start! I have been living her for more than a year and three months, for the past 15 months I have had so many problems here. First of all they have the worst management! Anytime I report a problem either it is outside of my unit or inside of my unit, they take at least 2-3 days to fix it and that is the best they can do! Sometimes they do not even fix it and just keep saying we will deal with it or it is in process for example MOST of the lights that they have on the property do not even turn on and they have been telling me for the past 15 months that they have ordered the lights and they will replace them which I do not think its true!! Second of all, every time I walk into the laundry rooms they are dirty. There is trash all over the place and some of the machines do not even work! Third of all, the trash cans in the parking lots. They get full very fast and no one is there to clean up the area around them and as the result there is trash all around them and NO ONE CARES!!! This can be a health problem as well, which I am very scared for my kids to go outside and play! Fourth of all, this property has no security. I see people walking through the property all the time and I have never seen a security guard or anyone walking around and making sure that no one is trying to break into the cars or harming other people living on this property. Lastly the mail boxes. Most of them are in a very bad shape and look very bad from the outside. It looks like they have been there for at least 20 years and no one has ever replaced them. I wish I could get BETTER service here for the amount of rent I am paying every month. I am looking to move out as soon as I find a better place with a reasonable rent. Before you move in please take all these things under consideration, and make sure that you REALLY want to live in this place!!!! read more
