Mike returned my call within minutes and asked me to text pictures of the areas in need of repair. Once received, he texted a competitive quote and said he could take care of our job the same day (light workload that afternoon). His men arrived ahead of schedule, walked around our home to double-check areas in need of repair, masked work areas to protect pavers, worked efficiently, and completely cleaned up after themselves. The lead installer showed me their work prior to leaving to make sure I was completely satisfied with the outcome. I texted Mike afterwards, made payment, and asked a question afterwards about dry time prior to painting the patches. He was super responsive throughout this same-day process. Unfortunately, they are not properly informed by the owner who conveniently forgets to tell them to paint areas included in the estimates, even after collecting the money for the job. The problem is with the owner Frank who, either because of old age or because of too much partying, is neglectful, forgetful and scatter-brained, to the point where four times, I had to bring back the crew because Frank (and no one else) forgot to tell them to do a segment that was included in the contract. And so, I recorded our conversation and took pictures and films of the areas to do last summer only to...come back and find that Frank forgot once again to tell the crew to do a whole side of the house that was left unpainted. Frank called it "miscommunication" even after I showed evidence it was included in our agreement, and said "we'll do it for sure "next time". Problem is, I already paid for a job that was incomplete and, because of Frank's lack of professionalism and consistency, I decided there won't be a "next time", because I'm sure he'll forget again this time and blame it on too much wine or not enough sleep. And what's worse is the insistence to do what was supposed to be done another time when I decide to do another segment, and he'll "throw this last one in too". I now completely veer away from this company, will never use again, and totally advise against using by ANYONE as too many mistakes, too many recalls and too many times did he simply "forget" to tell his crew to do one or other side, or other segment, one or other fascia, one corner etc... I'd rather avoid the headache and the argument and go somewhere else, even though he still owes me for a corner that was included in the previous estimate and bill, that was paid for, but was never completed. I would definitely not recommend this company, end of story. Frank does however, get an A+ at being a BS artist and salesman, not so at being consistent and professional.

Blue Line Stucco did a great job on a leaking window problem I had. It was an odd problem because the window would leak a small amount around the rough opening during very intense rain. So it was a problem with the exterior of the house rather than the window itself. I had multiple contractors look at it, and most wanted to do extensive repairs, like pull out the whole window, or cut into the interior walls and then spray test the whole exterior of the house to try to find the leak source. Needless to say this would be expensive and disruptive. Vince was the only one who suggested a much simpler plan: remove the stucco around the window and inspect the rough opening to see if there was any sign of water coming from higher up on the house. This was also the lowest-cost option, and made a lot of sense to me. Sure enough, Vince removed the stucco and found no signs of a larger leak. The problem was just a failure of the original construction sealing around the window itself. He re-sealed everything, re-flashed the window, repaired the stucco, and it's been perfect ever since. Thanks Vince for fixing a mysterious problem on the first try! I will definitely be using Blue Line in the future. read more

I called Vince because I had water damage in my home that I thought might be an issue with the stucco. He scheduled an appointment for that afternoon-even calling and letting me know he was on his way. (nice) In looking at the stucco, he determined that it was in good condition and let me know that in his honest opinion, he did not think it was an issue due to faulty stucco. I applaud his integrity as that has not always been my experience in the construction business. He is prompt, he answers his calls/texts, is professional, up front and honest in determining what you need. He also gave me a tip on painting vs fog coating stucco. We had substantial patchwork that needed to be done after replacing all of our windows/sliders, removing some wood paneling and also completing a small addition to our home. In general, I was REALLY nervous about someone being able to match our current texture. After searching Yelp, I found Blue Line. I needed ground in dirt removed from the stucco on the second floor of my house and well as cosmetic work done around the bottom front and side ends. Vince, the owner quoted me a price for power washing the dirt and advised that it might be necessary to "fog " the spot if necessary. He quoted his fees for those services at the site. Vince personally did the job well enough that the "fog" was not necessary which reduced the potential bill by more than half. He also advised against painting the stucco. I had some fairly large stucco patch work in several locations on my home. Vince came to my house and after looking over the situation said, "you can do this yourself." Vince not only walked me through the stucco process, he made a list of the tools and products I would need. I even called him with questions while at Home Depot gathering the materials. No bill came, piles of trash bags were left. Then a company rep came to the door demanding money! I asked for porch beam to be replaced and patio furniture to be put back and trash to be hauled away. THEY REFUSED. The owner came pounding on the back window threatening legal action after i had to bill just 4 days. EXTREMELY UNPROFRESSIONAL. Way overpriced.

During the huge rains we had in Oceanside we developed a leak in our second floor bathroom in the area below a window. Various companies I called were not interested in trying to figure out the source of the problem and just blamed the windows. When I called Joseph however it was a different story. He is extremely detail oriented and took the time to investigate the potential causes. He determined it was from cracked stucco near the window, but not the window itself. Which made perfect sense with the location and behavior of the leak. He meticulously started opening up the stucco to see the extent of the damage. He found the paper under the stucco had deteriorated pretty severely on that wall due to the extreme sun exposure over the years. He continued to open it up until he was comfortable that he had exposed all the issues. After replacing all the damaged areas, stuccoing the entire wall and repainting, you couldn't even tell the whole side had been opened up. He even took the time to examine all the windows above the area of the leak for any damage, and thoroughly cleaned them and even resealed them. We also had Joseph remove a statue from an alcove and re stucco the area. And again, his work was impeccable. Paint matching was perfect. He took pictures of everything as he worked, he explained all of the things he was doing and why he was doing them. His pricing was very fair and communication was very good. On a personal note, he was a pleasure to work with. I appreciate his attention to detail, and his quality work. But he was also just a kind and friendly person to talk with. He would even offer to pick up food or supplies for us if we needed anything when he was on his way or getting supplies. I highly recommend Joseph in all regards.

Had this company scheduled for today and they were a no call no show. Ask for a quote offered…read morephotos and accuate sqft of work to be completed and the person based their qoute on photos unknowingly excuding effort that was to be completed. I asked for an updated quote 2 days ago to inckude that work and they did not provided it only offering excuses. I seems to me this company would rather nickle and dime you on stuff they excluded from the bid because they dont even come out to see the site, then use the "extra little" stuff to add cost to the project. Warning warning in my opion this person does not act like a professional.

He gave us 3 different options based on our needs and he was able to work with us a bit on our needs / pricing so we booked him a week after our discussion. Even though I spoke to Jeremy about the process, I realized I was still naive about the work being done because when Kyle came on time on our scheduled day, I was surprised to see him pulling a huge tank full of water on a trailer flatbed with all these hoses and gadgets. I just assumed he'd hook up to our water house but it made sense once I started to see the tools he needed. Kyle immediately went to work and we watched from the inside as waves of sludge came pouring off the roof. It has been 22 years since this house was built and we've managed to maintain every other part of the house but I never thought about the crud that would accumulate up there. It gave me the creeps thinking that we would've never thought to do this unless our insurance threatened to drop us. I have to say, the process of scheduling and working with Jeremy was painless but the clean up was far from easy. We have a 4500 sq. ft house and an additional 2 car detached garage so a lot of surface space to cover. 22 years of crud, that sludge has to go somewhere. Kyle did an AMAZING job washing everything down around the house but the red coloring of the roof stained our concrete in areas so we to go over it several times with our own pressure washer after Jeremey left to get that coloring removed. We have a long drive way so that was the area of most concern. Had I known this would be the case, I would've paid to have the sidewalks done as well. So, if your roof is red, I'd suggest paying a bit extra for a thorough cleaning of walls of your home AND the concrete. We are so pleased with the service that Washed Out provided and would highly recommend. Several of our neighbors came by and were amazed at the work done so we were happy to share Jeremy's information. We will definitely add them to our list of regular home maintenance vendors and hope you consider Jeremy and his team for your pressure washing needs.
