He came to the door spoke very nicely gave me information that I didn't know and was very respectful. I am so glad that he came to that door which he didn't have to but he did and he actually listened instead of saying you have to have appt. Over the last couple weeks every time I messaged he messaged back. I have to say the reason I am still in my appt is because he took the time to explain things throughly and actually listened. I rented a property, their "Carriage House" at 628 West Main Street, Lexington, KY, 40508. Upon entering, we flipped on the light and immediately encountered a spider that we killed. as we inspected further, we found evidence of extreme infestation in the Residence. There were spider webs everywhere - even in the shower. The property was extremely dirty - the layers of dust on the shower head (where there was a spider web) was so old and caked on that it didn't budge when I swiped my finger over it. As well there were pubic hairs on the floor in the bathroom, stairs were dirty, the kitchen sink was dirty with tons of gritty dirty, etc.... BUT that wasn't the worst part. The worst part of this situation is that even though I communicated very clearly that night upon our arrival they we would not be staying, would consider a replacement property and otherwise would want a refund, they REFUSE to resolve the situation fairly. $4000!! Thank you AMEX for having my back, the foul is on this rental company. I urge you to steer clear for your own sanity - unless you love giving away money or truly love living among spiders.

    No communication at all-- I'm talking, after they purchased our place it took four phone calls to…read morejust have a method to pay rent, which they *insisted* they would have gotten us before the first/when it would be late... but the official notice wasn't even delivered until the first. And mind this wasn't an instance of the mail delaying, they did drop it on our doorstep. Multiple instances of having to make 2+ phone calls, leaving voicemails, 2+ emails, and texts all on the same subject to get a reply days later from someone who isn't even our property manager. All of this has been within the first month of them acquiring this property. Killing myself would be preferable to having to deal with these people for the full extent of a lease. Thank god they didn't buy my apartment until I was two months off from leaving. Now if only they would ever follow up on/confirm my moveout upon lease expiration... I guess it's back to spam calling and emailing.

For any current tenants, just know that Kentucky state law requires that both the tenant and landlord perform an inspection prior to move-in and a signed agreement regarding the condition of the rental unit. Any damages assessed during move out must be verified against the move in list. **IF they don't perform a move in assessment, they cannot legally keep your security deposit** Do not rent from this company if you can avoid it

During my time at the complex, my car was stolen, my building was reportedly broken into (according to one of my roommates), and I've had packages stolen from outside my door. These incidents, along with the general location of the complex, have made me feel unsafe on more than one occasion. One major concern is the lack of visible security. It would be extremely beneficial for the management to increase on-site security that does more than just monitor for unauthorized parking. Additionally, I believe incidents like vehicle thefts and break-ins are not adequately communicated to residents. Aside from the occasional email, there seems to be little effort to keep tenants informed about these safety issues. More timely updates through email or social media could help residents stay aware and take necessary precautions. Another major inconvenience is the strict parking policy. Visitors are not allowed to park at Newtown at all, which makes it incredibly frustrating to host friends or family. It's one of the more unreasonable policies I've experienced at an apartment complex. While Newtown was originally recommended to me for its proximity to the University of Kentucky and what seemed like reasonable pricing, I've come to feel that the rent is significantly higher than what the experience is worth. If I had the chance to do it over, I would have looked into other options.
