The apt complex says no smoking but allows smoking outside...not happening, cigarettes, MJ and vaping. No one goes to the smoking areas outside! Many, many retired residents, I am one. If you choose a 2nd floor "You will have noise from above". I just asked mgt to talk to the resident above...No, they want me to record and video the issue. I cannot do that...no help from Mgt. Maint is the best part of the property. Asked about getting a Concept 2 rowing machine...I was put on ignore. Gym is nice. All carpet is going away...plank flooring coming...My apt is wall to wall carpet, I love it. Look at Pine Valley or Liberty Lake for your place to live, near shopping and Pine Valley has no traffic and close to shopping...No Traffic at all Forget River House...Pine Valley is the best...listen to me!

We agreed that o pay their fees associated if they didn't rent the apt with the grounds knowing that they have to make a valid attempt to rent it out. Once it was rented out, we were not informed. Also received and itemized break down of cost associated with our security deposit and showed we should receive $45 back. However after they rented the apt they mysteriously had more fees associated. Also they will not refund the last 2 days of rent while the new tenant had already moved in. They made sure to soak up all of the deposit to fit their needs for more money obviously. Greedy and self servicing narcissists run this place IMO

Some tenants have 3-5 animals in unit. lucky I live on 3rd floor, I still am suffering air quality. watch where you walk, dog shit all over building, don't think in the sommer you can enjoy the green grass. I have gone to management several times offering to help with some of these problems. They don't want help. Oh when it snows they don't shovel or use salt on walk ways, so use caution.

We showed up just before 5 PM-which is their closing time-and she happily showed us around the property. She was personable and knowledgeable, and as a former resident was forthcoming with us about what it's like to live there. It was great! We loved the spacious layout of the 2b2b, all the amenities, and especially the gym! We still had other apartments to tour the next day, but we ended up going back to Bella Tess back the next morning to see the third-floor, vaulted ceiling option. The other associate was there and once again quickly took us to view the unit. We spent the rest of the day touring places. In total, we toured 17 complexes all over Spokane and the Valley. But we couldn't stop thinking about Bella Tess! We went back that evening-showing up near the closing time again (because we're terrible people apparently). But Carissa, once again, was super nice! She took us back through the show unit, helped us select an option that was ideal for what we wanted (south-facing, third floor with a good view), and she showed us how to go through the application. We are super excited to be moving to the Spokane area from LA and Bella Tess was the perfect option for us! The commute to downtown Spokane is nothing, we're right off the Centennial Trail, we have views of the mountains and a beautiful apartment. I hope it lives up to our expectations and that I can eventually update my review with more good experiences!

This year the office gave a random man who does contract maintenance a key to our apartment in error and had a stranger walk in on me unannounced. All I got from the staff when I called was a 'all we can say is sorry'. Not good enough. Parking is a major issue and instead of changing a useless grass round-about into proper parking they leave as is and tow vehicles at 8am every day if you've parked there. Our front door is rusted out and completely freezes over in the winter on the inside. Zero maintenance assistance after several requests and instead a pompous arrogant maintenance worker argued with my boyfriend about how "when it's cold outside and warm inside it creates humidity which freezes", gee thanks you ninny! Still doesn't change that we literally cannot open our door on this shitty made building. Pool closes early in the season around September when it's still 85+ degrees and opens late into the summer season. This spring they gave notices to everyone with a grill or bbq to be removed off premises immediately just as we are going into bbq season. They have an outdoor grill area at the clubhouse but it's always filthy and never maintained. Garbage is always overflowing. The grass outside our building has had a pylon sitting on it for over 2 years and there is no replanting of dead shrubs or grass. We will be getting out of here as soon as humanly possible and will absolutely recommend no one ever lives here.

What I have appreciated most of late is the quickness and courteously of the maintenance team. I have had a couple of typical issues come up in my apartment, and they were both addressed swiftly, e.g. calling to set up a time to come out within hours of submitting a service request and diligent workers that get the job done as fast as possible.
