CRITICAL WARNING: Hostile, Unsafe, & Predatory Management - Breach of Tenant's Right to Quiet Enjoyment
I am posting this review as an urgent warning about the hostile and unsafe living conditions at Bold Lofts under the current Property Manager, Natalia Angeloni, and owner, Jesse Bitner. Management's actions constitute a severe and actionable breach of the Covenant of Quiet Enjoyment, turning the complex into a stressful and fearful place. My father, a long-term resident, is leaving due to this environment.
1. Systemic Breach of Safety and Quiet Enjoyment:
The environment is not just unpleasant--it is unsafe and intentionally hostile, in violation of the spirit of the lease which prohibits residents from disturbing others' "comfort, health, safety, or convenience".
* Predatory Towing Scheme: We allege Natalia Angeloni operates a predatory and aggressive towing scheme, leveraging her role for unethical gain (kickbacks). This policy weaponizes a simple amenity and subjects residents to constant financial threat, directly violating the Covenant of Quiet Enjoyment.
* Deliberate Safety Negligence: The main vehicle access gate is chronically broken, facilitating the alleged towing scheme and compromising security. Furthermore, management ignores serious safety hazards, such as common stairwell lights being out for weeks despite being reported, forcing residents to use flashlights in dark, unmonitored areas. This breaches the owner's duty to make "all reasonable repairs" 7and comply with safety laws8.
* Managerial Harassment: The Property Manager's targeted, hostile conduct toward residents she "doesn't like" is a form of harassment that creates a gastapo dictatorship atmosphere, severely undermining the right to peaceful possession that the lease contract is legally required to provide.
2. Unlawful Shifting of Financial Liability:
Management is demanding that residents pay for major damages (e.g., water intrusion, mold) that are the fault of defective original building construction and poor sealing. The lease clearly states a resident is not responsible for damages caused by the owner's negligence or fault (§12), making these demands an illegal and unethical breach of contract.
This pattern of financial predation and managerial hostility (which you can verify by checking the manager's history at The Crossings at Palm Air) requires immediate legal intervention. I have filed a BBB complaint stating all the above and I am currently working with an attorney on a potential class-action lawsuit with multiple other residents.
