I've been renting apartments since 2017, and The Reserve at Venice, has been the best community i've lived in by far! The ladies at the office, specially the Manager Cheryl, are so professional, and prompt to answer your questions and concerns. The maintenance team is so good and friendly! I found my apartment perfectly ready when I recently moved in, and every time I see one of the guys driving in the golf carts, they always have a big smile, and even stop to say hi to us residents! My neighbors are so amazing, kind and friendly! They always offer to help if they see me with my hands full going upstairs, and always say hi. Absolutely stunning community! Blown away by how nice the unit finished are, they have great views, a beautiful pool, and 24 hour fitness center and much more. Gabby was so professional and sweet. I even had the pleasure of speaking with Andrew during my visit. I can't brag enough about the professionalism of all of the staff during my visit. Nice apartments. Very clean when I moved in, smelled nice. Pool area is relaxing and inviting. Office area in the clubhouse is useful, staff is responsive and helpful. The negatives here are no fault of management, biggest one being many do not clean up after their dogs. Walls are thin and can hear everything. read more

Since the Florida Department of Agriculture and Consumer Services has been short staffed there was a slight delay in contacting The Reserve at Venice. To my knowledge they should have receieved a letter from the state attempting to resolve the issue. They have until January 6 to respond. If they don't, guess I'll be taking them to court. read more

I wanted to update my review now that I've been living here for a few months. I absolutely love it! I've lived in a dozen different apartment complexes and this is the best, by far. Having a small yard for my dog has been amazing. The landscaping is well maintained and the grass is mowed every couple days. The staff's been wonderful both in person and over the phone. Everyone picks up after their dogs so the whole community is very clean. My neighbors are super friendly and everyone has a dog which is so fun; I love seeing all the neighborhood pups! My dog loves going with me to get a treat at the office. I can't wait till the weather cools off so I can enjoy the pool and the resident events. read more

The apartment at first had a broken bath tub because the turn to the upper shower was gone, and I had to shower on my knees the first night. The dishwasher didn't work for most of the time I was in the apartment. The sink on the counter had a leak in it. There were stains and scratches everywhere on the outside of the apartment and on the front door, a big scratch. Also, the floors are not insulated at all, I lived on the first floor and I had to hear every single step that the upstairs neighbors had and unless they are walking on their heels all the time, I don't know why it was so loud when they moved each time. I even heard the chairs being moved every day. I heard everything the upstairs neighbors did and it was very ennoying to say the least and uncomfortable. Not only is this apartment complex is hugely overpriced but also needs alot of maintenance calls. I moved out as soon as I could. And the initial deposit was not sent to me within 30 days as it said it would on the lease agreement. I moved out June 10th and I still haven't received my deposit to this day. I kept calling the reserve leasing office 7 times until they actually picked up the phone. I asked why it is taking so long to get my deposit money, they have no idea and say it is everyone that is not getting their money back. I will not stay here again. read more

Take my advice and stay away from this place. I am born and raised in the area and would recommend anywhere other than here. Moved in August of 2022. After having lived there for a few days I had one of the staff members with a potential resident just barge into my apartment, no knock, no announcing, nothing! Staff made the comment "you haven't moved out yet", I responded, "I just moved in". She apologized and went on her way. I, of all people are not perfect so didn't think much of the error. The property offers garages and carports for rent, if available. Upon move in I had inquired about renting such space as parking is a nightmare for my building. I was informed by office staff that nothing was available however they would put me on the waiting list. In October, 2 months after move in, I received an email blast (one that went to the entire community) that said they had spaces available. Again, mistakes happen so I contacted the office immediately of my interest, although I was on the waiting list. Office informed me they had two spots available in front of my building but I had to sign the lease and pay the rent in order to "hold it for me". I was at work so did everything electronically. Drove home after work that day and found the spots they said were in front of my building were actually three buildings away, in the opposite direction. I went to the office to inform them of my findings, and they apologized for the error and would put me back on the waiting list. Fast forward to May, and a complete staff change. I inquired to the current manager about two carport spaces that have been empty for roughly 6 months that are located in front of my building. I was informed that they did have them available, and that the assistant manager would be in touch with me about getting one rented. AGAIN, I was on the waiting list. A few days go by and no communication. I reached back out to the manager. Was reassured that it was on their radar and they hadn't forgotten about me. That was May 31st. It's August 3rd and still no contact from anyone at the office and still the spaces are empty. You would think management would want the revenue. The community promotes a "benefit" of living there. That benefit includes package acceptance. There is a mail room onsite with "lockers" that house packages. Unfortunately, if the delivering provider doesn't place them in the lockers, AND MOST DON'T, you've got to dig through more than 30-40 packages to find yours. They are just thrown on the floor or on a small table in the mail room. This is not a benefit. They shouldn't sell the benefit unless they manage it and can ensure the residents get that benefit the way it is supposed to work. Just hope there are all honest people living here and won't just walk away with one of your packages. No matter what I've tried to do the delivering vendors WILL NOT deliver to my door. I've got a better chance of it not walking away at more door than I do at the "Package" reception center on property. Not to mention there is a gated door that should prevent anyone from the street just walking in and stealing the packages, however the lock on the door hasn't worked since I moved in. Let's move on to the "gated community" benefit. The voicebox is at the front of the property entrance. You receive a code to provide to anyone visiting you so you can open the gate utilizing your mobile device. After many complaints, I have simply stopped reporting. You are unable to hear the person at the speaker box. They claimed it was my reception on my phone but have tried in other states, multiple locations, and nothing works. It's not my phone. I am on the third floor and don't hear any noise that other residents have written reviews about. I don't hear anything from my connecting neighbors nor my downstairs neighbor so IF you choose to not heed the warnings of living here, I would recommend a third floor apartment. There are no elevators so you must be physically capable of climbing three flights of stairs. Having said all that, what I do hear, is doors slamming. The doors are equipped with gadgets that must assist in keeping the door closed. This almost always causes it to slam, if you're not holding it and assisting the closure rather than just letting go. It can be quite annoying when you've got 100 bags of groceries in your hand. You've got no choice but to let it slam. The breezeways in the buildings are almost always filthy. Spilled items, empty juice bottles, just garbage in general. Someone from the community should be walking around daily to keep this community as nice as they promote it to be. This property is beautiful and a convenient location. The amenities are beautiful, especially the pool area it's like living in your own little resort oasis. The management and leasing agents are always friendly and great with communication which is A huge plus! I've lived in several apartment communities over the last 20 years and this one is on the top of one of my favorites. read more

Sometimes in life we make mistakes that lock us in for a year. This is one of those mistakes. Avoid this place like the plague or you will be sorry. Don't take my word for it, come live here. You'll see. Make sure to get an apartment on the top floor though or you will hear your neighbors moving around at all times of the day and night. There is no insulation in the floor and since they aren't carpeted you will hear everything going on upstairs. I work from home and the person upstairs must be home all day too and they are just as loud as can be making it impossible to work without headphones in. Office management is ineffective with the noise issue, I've tried. There's nothing you can do but wait until the lease is up and move out. I'm embarrassed I signed a lease here and would not recommend this place to my worst enemy unless they absolutely needed a place to live to be near Venice and don't mind paying an arm and a leg for it. I will literally be celebrating when this lease is up and I'm out of here. There are better apartments around, my advice is to avoid this place or you will be sorry. read more

Unless they start carrying out the lease agreement rules full throttle, this place is going to go to the swamps fast. Do some walk throughs throughout the day in every hallway. Don't look the other way when you know certain people are taking advantage or being ignorant socially. Renters are counting on this leadership. read more

This is a great community. The leasing managers are always willing to help and answer any questions I have. The amenities available are great- the gym has plenty of equipment and the pool is very relaxing. The apartments are beautiful with modern appliances along with quartz counters. read more

The units offer functional layouts and the pool and recreational areas were very well appointed. I was impressed with the level of professionalism I experienced from the staff.
