Anytime I had an issue that needed to be taken care of, she was and cold and twice she failed to have a maintenance guy come to my apartment. She set up my time for move out, and when I came in with my keys, she told me that I would have to wait another day. When I asked her how long it would take to get my deposit back, me that IF I get my deposit back, it can take at least 30 days. She was snotty and disgusting. As far as the apartment goes, there was a roach issue. I also found fleas in my apartment, and when I contacted the office to let them know that the carpets needed to be cleaned, they completely I had to hire a professional carpet cleaning company. They either were from the previous tenants or From out in the grass. Constantly, the lawn service was neglected, most of the time the grasp being dry and crusty as they were not watering. I cannot count how many times the pool was shut down and we were not allowed to use it for days if not weeks on end.

Well add all that to the pile of lies this management tells people to get them to sign. I'm paying $60 for nail holes I could have just done myself and $270 for a new carpet. Renter beware! I was there one year and this was consistently my experience: The pet area was hardly ever manicured, so it gets infested with flees easily (they'll blame the dogs digging). The gates malfunction basically weekly so you're either trapped in/out or they're just left open. Same with the pedestrian gates. The water feature in the lake stopped working for months (was still broken when I left) so the water just sat there rotting and started to smell. People stopped picking up after their dogs in several areas and nothing was done about it. This past summer the pool was open regardless of several health and safety violations, so the FD showed up midday to shut it down (suspiciously opened like a day later). The amount of bugs I had in my apartment on the THIRD floor was puzzling. Forget 24 hours notice for entering your apartment, several (at least 3 I know of) tenants experienced maintenance men using their key and just walking into their homes while they were home! I was completely disappointed in every aspect of this apartment complex, and they couldn't even separate gracefully. I don't love being 'that person' to leave a negative review, but after I received my bill today (10/27/25) less than one month from move out from COLLECTIONS no less (they didn't even send an original to me?? I have perfect credit?? In this economy?! Plz.) I genuinely feel the need to protect people from this place. There are WAY better less expensive places than this establishment. Absolutely disappointed and happy to be out of there!

What TM…read moreDOESN'T tell you is that they choose the HOA manager that is in place until the HOA turns over to us (estimated June 2021). That HOA manager is Pope Properties. Pope, which is nothing more than a non-co-owned extension of Taylor Morrison, has been so incredibly pathetic in terms of maintenance. How pathetic? So much so that the entire community of homeowners was a whisker away from a mass revolt just a couple of months ago. Don't believe me? Drive around the community, find folks outside, and ask them. Why have we been up in arms? Common areas have looked like crap more than they've looked decent. The area in and around the Amenity Center has multiple problems with filth and disrepair. A group of homeowners has given a huge laundry list of needed fixes to Pope and Taylor Morrison... not once, but twice. Not even half of the action items have been addressed. Contractual requirements mandating that Pope/TM do monthly and semi-monthly landscaping duties have been ignored until enough of us yelled loud enough. There has NEVER been enforcement on the many workers who speed through our community every day (15 MPH-posted) on their way to the job site. Construction trash piles up (see photo), which creates a health hazard when critters gather to eat the remains of workers' lunches. I left my personal issues with Pope/TM for the end. I've been here for 2 and a half years. My lawn looks like crap. Know how long my lawn has looked like crap? Two years. We have had FOUR Pope Community Assn Managers in my time here. One was worth his salt and at least tried. The other three have been worse than useless. Again, if you think I'm the only one who thinks so, please visit the community and ask around. The newest CAM promised me way back in the spring that my lawn issues would be fixed. By the way, I wish I had ten bucks for every time I've heard that in 2 1/2 years. The Taylor Morrison person who supervises Pope Properties at Bellacina, told me MORE THAN 1 1/2 years AGO that I'd have a lawn to be proud of and we'd have beers to celebrate that fact. Needless to say, there's been no alcohol poured. Look at the other photos I've posted. Isn't that a lawn to be proud of? I could have taken 10 more pictures of other gross-looking parts of my lawn, but I think these make my point without overkill. Finally, my lanai was graded unevenly and water collects in a big way in one corner during moderate to heavy rains. I informed our Community Assn Manager. He said I'd have to take it up with the warranty people...despite the fact that my warranty expired A YEAR AND A HALF AGO. He said he would not bring it up with anyone at Taylor Morrison. Why have I gone to the time and trouble of writing such a long and detailed litany? Because I want any prospective Bellacina residents... any prospective residents at ANY Taylor Morrison community... to know what you're in for. And you need to know that TM's claims of being the best homebuilder around come with a GIANT asterisk.
