We spent a month at Regency Towers this winter, booking through Book that Condo. This review specifically applies to our experience with the property and with BTC. First off, our particular unit was updated and had very modern and luxurious finishes. For what I suspect is a full-time rental, the unit was incredibly well-stocked and had more in unit amenities than our previous rentals (we've had extended stays at Laketown Wharf and Watercrest). That being said, this particular building is older and shows it's age. This was our second time booking with BTC, the first being at Laketown Wharf in 2021. They were friendly and easy to work with - we communicated primarily through email and everything was pretty simple. They did quickly address a minor issue in our condo - I probably wouldn't have even mentioned it but they gave us a courtesy call to check in after our arrival. I would book with them again in the future, but probably not this unit or building again. *** CANCELLED OUR RESERVATION 24 HRS BEFORE CHECK-IN *** We booked 6 weeks out for a beachfront home large enough to fit our family of 7. We had been receiving emails of confirmation, final payments, and check-in procedures all along the way, including the day before check-in. Then about 24 hrs before check-in, we received an email that our beachfront home would NOT BE AVAILABLE due to extensive renovations that were not completed in time! This left us 24 hours from check-in on a holiday weekend without a place to stay. They offered to move us from a house to a condo that wouldn't fit our family, or to a townhome that was across the street from the beach. They did refund our stay, since these were not satisfactory replacements. I know things happen with private contractors, but if the renovations were significant enough to keep us from check-in, we should have been given more than 24 hours notice. This is not a good way to do business, and we will not rent with them again. read more

Rented a condo in Panama City Beach at the Commodore Unit 707 and have never seen such a horribly outdated and quite frankly, a gross condo. The kitchen cabinet doors are falling off, the counter has dropped away from the trim, the bathroom doors are filthy, rusty hinges, the couch was disgusting and no one sat on it for the 5 days we were there. the day bed in the bedroom is broken and the box spring or frame is missing so there is a mattress in it which is sitting on the floor. This is just a few of the issues. This was not as advertised. please don't waste your money if you are looking for a nice family friendly condo. It would be suitable for a fraternity spring break rental. When I contacted Book That Condo to report the concerns at check in they offered someone to come clean which does not remedy and then never responded to me again. First time using Book that Condo and disappointing but not sure if it was the condo owner or Book that condo to blame for non-responsivenes. read more

We only stayed one night on July 2nd 2021, and I am glad that it was only one night. We had another condo through another company that we were going to the next day. The condo was an Edgewater Golf Villa and it was terrible. Obviously Book That Condo does not review the properties that they book. The photos that were shown online were very deceptive. I did ask Book That Condo to at least return some of the rental fee for that day, but was told that it would have to go through the general manager. Never heard back from Book That Condo... This condo was in pitiful shape. 1. Upon arrival, the hall toilet was stuffed with toilet paper. In order to flush the toilet, we had to keep lifting the lid off the back of the toilet to flush it. 2. Kitchen walls were dirty and splattered with grease. 3. Red stains were on our master bedroom white bedspread. 4. Ceiling in master bedroom and family area had large unfinished and unpainted patched areas. 5. Serval pieces of furniture were marred and in disrepair. I will not ever recommend or do business with Book that Condo ever again. read more

OWNERS BEWARE! If you own a property at the Shores of Panama, please, go see your condo and make sure its being taken care of. We rented a condo for our honeymoon, and upon arrival were shocked by how poorly managed and maintained the property was. I have stayed at the shoes of Panama many times in the past, and it was wonderful, but this time was a TOTAL DISASTER. We rented an no pets non smoking condo, only to be met by the stench of stale cigarettes and wet dog upon opening the door. The condo was filthy and in disrepair. every piece of furniture was stained, white/cream curtains were covered in what we hope was chocolate ice cream finger springs from children. They also featured some cigarette burns. pictures had been taken off was and left on the floor, the condo itself was very dirty. Even the card that says "Your room was proudly cleaned and sanitized by...." was filthy and unsigned. We were quickly helped by management and were given several other condos to choose from, sadly each was just as disappointing as the first. They featured unfinished house keeping, rusted out doors, missing numbers above units, stained/ruined Carpets and couches, sand still on the floors etc. I am so sad that this property has been allowed to deteriorate this far... it was once my favorite place to stay. As someone who has their own rental properties and experience with management companies, my heart breaks for anyone who has purchased here and had their investment so poorly managed. I am however grateful to the management company for realizing that their available units were not up to par, and for providing an immediate refund. They may have ruined the first day of our honeymoon, but thank GOD we were able to find a nice place in San Destin. read more

This was a fabulous condo, 1810, great view, luxurious interior and full kitchen and all the gear. Used Book That Condo- no real issues. Since the Boardwalk deals with so many different booking companies, some were a bit naive on how we get in-but told we could not get in till 4, would get a call when ready. So we got some seafood and beer and waited and got in by 330. Sunny day, great view and kids went to the beach and I wanted to wait for wifi support- simple fix, just didn't know what to fix. Place had flat screens in all rooms, big kitchen and pantry, laundry room . My experience with BTC was great. They were helpful and available when needed, and when we left, the boys did do some damage and we were charged. I wasn't aware of some but all fessed up so for this condo, I would recommend a family who won't trash it. Its a perfect condo for the more well kept together! Thanks guys for a good week and no worries about the charges. Not your fault- but BTC is who billed me. Was very nice to provide itemized items. Good staff. Went on spring break so know it had to be hectic. PCB on spring break is nuts for anyone to go taking their kids but at least our building had easy access, nice positioning on the beach, and the Boardwalk Condos we booked had its own seafood, bar, by the pool- nice way to start. This is the worst experience I have ever had with booking a condo online. I signed everything they needed online and received a call on the day we were arriving that we needed to go by their office to sign paper copies! An office which was at least 10 miles away from the beach front condo we were renting. A pretty crappy condo as it turned out. A/c barely worked. We replaced a nasty filter and had to hang a sheet over a west facing sliding door because the blinds didn't work. Good thing we brought a fan. Carpet looked nasty as well. read more

We had so many issues that is hard to know where to start. No dresser, no hangers, no hairdryer, kitchen short of utensils, pans old and unusable, torn furniture in bedroom, no extra blankets or pillows for sofa bed. Some of this was fixed by day 4-5 of a 30 day stay. After a week, parking garage was moved to approximately 2 blocks away with spotty shuttle service with no notice from Book that Condo. No water for one entire day. Building speaker system testing for two entire days was disruptive. Unit was old and tired and needs and remodel desperately. The good part was being right on the beach but I would search for another building to experience Panama City Beach. It seems Book that Condo had not visited the unit to check out the premises especially when we were staying for 30 days. Also, we were moved 3 times to this unit from the original one we had booked. I did not choose this unit for us, the management did. The building was Emerald Beach Resort in unit 1227. We will not book with BTC again. Period! read more

Where to begin........ Prior to our arrival in Florida the communication seemed very good. After our arrival in Florida it was terrible. We called 3 times to see if our condo was ready and finally on our 3rd attempt at 6:10pm the very unprofessional woman gave me the condo door code. After arguing with her for 15 minutes it suddenly occurred to me that I was wasting my time and getting absolutely no where with her...... people just don't care these days. I was clearly bothering her with my continued attempts to get the bottom of the lack of communication issue......She lied to me numerous times and even tried to say BTC tried calling me to say our condo was ready...... first she said the condo was ready 10 minutes prior to my 3rd call. Then she said it was actually ready 30 minutes prior..... who really knows.... I felt super ripped off having to pay for an entire day when we weren't allowed to access our condo until after 6:15pm...... Do they really expect people flying in to wait for them to call from 4-6 to let them in the condo they rented...... What are families supposed to do for 2 hours? Also, check out time is at 10:00am so what on earth takes 8 hours to get a condo ready? I know it wasn't because they were cleaning the condo because it was nasty!!!!!!! Rugs were filthy with dried food and sand on them, we found glass pieces on the kitchen floor and best yet dried throw up on the foot board of the master bed. Not to mention the baseboards were so gross and there was sand on the couch........ While in the condo we placed 4 service calls via BTC app for no internet service and never heard back from BTC once...... We happened the find the condo owners email address in the guest log book and emailed her about the internet. She had it fixed that day! Will never use Book That Condo again! read more

We currently have a reservation for the second week of June. We paid ALOT of money to have a condo with a pool (for the little kids). We were informed about two weeks ago that the pool will be closed during our stay there. They will not discount our rate or compensate us in any way. It is now to late to cancel because there isn't any way we can find another condo for 3 weeks from now. We paid for a full week.... $3,000! We booked this condo in January. We are staying in one of their houses now and there has been no wifi for four days. We booked a large house for 7 adults and 3 kids. No one has been able to work remotely and kids have been unable to attend school. There is no cell signal in the house so we can't even hotspot. We've tried to speak to customer service, maintenance, house management - anyone and everyone who would listen but no one has offered any help, blaming it on the internet provider. I understand that this is not their fault but our contract is with them and they should at least be TRYING to make things right - they don't even have the decency to at least communicate regularly and keep us in the loop, let alone offer some actual compensation for the inconvenience. ​We were told they have empty houses that have wi-fi and asked for access to one of them during the day but they refused. We have business owners in our family who are literally losing money from not being able to work. They simply do not care. Worst property management company we have ever worked with - STAY AWAY!!!!!!! p.s. Management - We are still here for 4 more days and would LOVE to hear from you with some solutions. read more

THE SERVICE THAT THIS COMPANY PROVIDES IS AN ABSOLUTE NIGHTMARE!!! Our friends and family planed several months ago a trip to stay at the Grand Panama Resort ROOM 2202. We knew that check in was not until after 2 but we arrived at the hotel a little before lunch letting the office know we were early but being told the room was not ready; we understood. It was not until 6 PM that we finally given the news that our unit had suffered a water loss with a large amount of damage... almost 6 hours after we notified them we had arrived early. We were told that they would find another room for us but the options were only a 2 bedroom condo, a downgrade from the 3 bedroom condo we had already booked and paid the deposit for. They would not even offer a room that would compromise what we had paid for they would only be able to offer a room much smaller and significantly downgraded. They then advised us that since we would not be able to comfortably sleep all of us in the rooms they offered that they would have to have us stay in the damaged hotel. Very upset and not having any other place for all of us to stay we were forced to stay in the damaged unit. The condition in which the unit is in is beyond words. They have drying equipment running in the rooms. The carpet is completely soiled and to meet any building code would be deemed not salvageable, needing to be completely ripped out and replaced due to all the thick black and green mold. The unit was never cleaned since the property management company was made aware of the water loss. There is dirt and hair all over the floors, the kitchen sink still had food in it, the bathrooms had mold around the toilet rings, one tub in the room where the loss took place had hair and all kinds of debris in the bottom of it. Half the lights in the unit are blown and bulbs not replaced. There was red spots, resembling blood, in one corner of the kitchen floor, the stove top looked as though someone had friend hamburgers on it and grease was still caked on the it. When we went to get in the bed it was like someone had made a sandcastle in the sheets and I had to get up and wash them myself. The sink in the 2nd bath had food crumbs and toothpaste still in it. All of these items are completely unsafe and unhealthy. After 3 days of trying to make the best out of it and not ruin our fairly and friends vacation we decided to call and speak with the property manager. That lead to another nightmare and disappointment, The service and lack of respect the company has for anyone is over the top. My first call ended up with me being transferred around 3-4 times. The second call I was placed on hold for over 22 minutes. The next call was when a lady named Melissa started talking to me and stating that we had agreed to stay in the condo and also accepted a Dolphin Tour for compensation; not taking any responsibility and almost giving herself Kudos for us having a place to stay in. She never once was talking to me with any intent to make me happy or come up with another plan of action to make sure we were happy renters. I then told Melissa that I was told I needed to speak with Michelle and Melissa became almost offended and in a child like mannor said "well, I was going to help you but not now. I will have Melissa call you back", I then asked her when she would call and her response was that she did not know. Trying to narrow it down I asked her would it be today, tomorrow or a week from now and she said she did not know and to have a great day! Needless to say, I am here in this unit up and frustrated that I have yet to be contacted. I am true to my word am I will take every minute of the rest of this awful vacation and make sure my story is heard. That every news station is contacted, every vendor, every company who refers this company is aware and every rating on social media has my nightmare posted along with the photos that were taken the first night we arrived. This company will be known as thieves, liars and will do nothing but deceive anyone who unknowingly uses them for rental assistance. read more

We came to Panama City for Spring Break with our kids, and we had a great time at this condo. It has a great view of the beach and a very large balcony with plenty of seating. This resort has quick and easy access to the beach and a Tiki bar with food and drinks that is very convenient as well. Our room had beach chairs we could use if we didn't have our own, fewer things for us to pack. Our 12 and 13-year-old girls loved the bunk beds in the hallway, they felt like they had their own space. We would definitely stay at this condo again in the future. read more

My condo was booked for the weekend of May 21st - 24th at Majestic. I received an email stating my condo was changed to Emarald Resorts due to exiting the program. I received this email April 19th were I confirmed this was fine I will take the new room. No response back. I called April 26 for an updated itinerary. The person I spoke with said they will email pictures of the new unit as well as my itinerary. No email, pictures or intinerary. I called again May 1st  for the same info as well as dropping Monday night due to my son final day on the 24th. The lady I spoke with said no problem she will get me pictures plus the updated itinerary displaying the new cost and refunded day. As of May 10th my reservation had to be refunded because the new room was booked to someone else. My email to manager on May 10th has not been returned as of May 14th and still waiting on my refund. I am not one to leave bad reviews or any at all but this one has me a tad upset. I basically promised my son we were going to the beach on these dates now everything that's available are either super high or terribly rated. We loved the layout of the condo with the bedrooms away from the living area so we could sleep if others were up watching tv.  The pool was simply amazing!  Loved the condo.  Had everything we needed to cook meals for the family, which saved money.  The only negative I have is that the Wi-Fi is not very good at all.  The valet and parking attendants were super nice! read more

The condo we rented through this service was lovely. We had no complaints about the condo itself! However, we weren't happy with the rental service. First, we rented a 4 bedroom condo for 9 people for $1200 for 4 nights and only received ONE parking pass for the garage (is there even a car made that holds 9 people?). They charged us $25.00 for another one and threatened us with towing if we didn't buy it. Second, they only provided one wristband per person for the entire stay and the security guard insisted they be worn (not just brought down to pool with us). We were in town for a wedding and couldn't wear bright purple wristbands all four days. Last, the check-out time is 10:00 am and the maids were knocking on our door at 9:45 AM. There was nice, but they began cleaning before we finished getting our stuff out. No one at their office answered the phone, so we could not discuss any of our issues while they were happening. When we return to PCB, we'll book through another service. read more

The worst service out there. I booked my stay in one of their resort condos through Expedia and received a confirmation. I called Book That Condo to confirm my dates and was told they can not confirm my reservation since Expedia did not charge me some fees they require. The long story short, after long phone calls between BTC and Expedia nothing was resolved (even though I was willing to pay additional fees) and at the end was told that the condo is not available on my dates anymore. I arrived to the condo with 7 other girls this past weekend and felt like the communication and customer service was lacking immensely. A lot of unessary time was spent on our trip trying to figure things out, and that should never be the case. It first started with the access code to get into our room. It took about 1 1/2 hrs to finally get into the room because the on call customer service representatives were unaware as to which building the actual condo was in. There are 2 condo buildings to Grand Panama, and they couldn't direct us to the right building. The customer service itself was short and rude. Secondly, they wanted us to provide the basic ammenities to the condo such as Tissue Toilet paper, Dishwashing detergent, sugar & coffee filters, Paper towels /napkins, Ziploc bags, and Garbage bags. Usually, those things are provided through the renting services we used in the past. So we left some of the stuff we bought from the grovery store and left it at the condo for the next visitors. Third, the instructions for parking was very vague. The wrist band and parking permit information was hard to find in the email sent because it was surrounded by text errors. I recommend fixing the email to make it easier for guests to read. Overall, I feel like the communication needs to improve to allow future guests a smoother stay. We would rather not choose this service again. read more

About 2 years ago I was traveling to PCB for my honeymoon and when we got there the individual who we were 'renting' from started to come up with stories about things going wrong and our condo would be delayed a few hours. A few hours turned into two days. I kept in contact with the man and he was full of crap and I knew it. I went to the front desk of the building that we were supposed to be staying in and asked about the specific condo... the woman behind the desk looked confused and said, "honey...that's my unit." So there I was...looking like an idiot and out about $1500 smackaroos. So the guy who came clean....gave me Book that Condos number and said they would be able to help....I guess he was having some remorse. So I went to their store front and they literally heard my story and took me and my husband into an office and sat us down. They brought us drinks and a box of tissues for my flowing tears. We told them about how we had been married just a few days before and they were SO angry that we had been done this way and promised me and my husband that we wouldn't spend another dime on a crap hotel that we had been staying in because we had no where to go...this was June after all. Everywhere was booked. They gave us a room key to the most beautiful condo I have ever seen. It was huge and super clean! I could finally breath. We stayed in the condo for the first three days by only paying the deposit and they let us stay until we could get the bank to clear a large transaction. (It was a sunday). We were so relieved and finally had a place to relax. We will use them everytime we need a condo. :) read more

The parking is a nightmare at Shores of Panama and there were tons of high school kids running around at all hours of the night. Me and my husband with two little kids (1&4) and my parents booked Shores of Panama through Book that Condo. Our room was ready around 10-11am! It's the start of May so maybe it's not a very busy time. We were amazed by how clean, spacious and convenient the room/location was. I booked one bedroom with a queen bed, a sofa bed and a bunk bed. But I actually got a two-bedroom with king bed, sofa bed and bunk bed. Our room has everything from utensils to cookwares to pretty much all the small kitchen appliances a household would normally have. All other things a hotel would have and more. After we checked in, we found out one of the bath tub was clotted, and there was no hot water. We called for maintenance and they came to look at it shortly after. The water heater needed a new part and they even came back after 9:30pm to have the things fixed. I appreciate that very much. Our room was facing the ocean with a BIG balcony all the way from living room to the end of bedroom. Everything was just sooo great and was way more than what I imagined. Definitely coming back again for a longer vacation. read more

My family rented paradise by the C! We stayed for 5 days. The moment we got there, we discovered it was not worth the price we paid for it. The pool was disgusting(filter did not work), food was splattered on the wall, the refrigerator wouldn't cool (my husband had to fix it cause no one ever came to look at it after I called), the pull out couch was completely broken, my bedsheets and bedskirt were inside out (which leads me to believe there were just flipped, there were not near enough dishes or cooking pans to make food for that size of a condo, and when I turned the jacuzzi on black flecks came out everywhere. There was sooo much wrong. When I expressed how unhappy we were with the rental they refunded $200. Not good enough for the condition of that place! Don't rent Paradise by the C! read more

The staff sounds very nice in the comment sections and prior to giving them any money. Otherwise, they are complete and total sociopaths. You are probably better off dealing with an individual landlord vs this company. I feel the company was extremely inconsiderate to me my entire stay. They overall made my life very difficult while there. Constantly checking in, waking me up when I'm not dressed, acting like a police sergeant, etc. Very money focused and not customer oriented. Even if the unit looks nice, I would avoid Book That Condo at all costs. You can easily find better run units on Homeaway or VRBO. read more

Charged me twice instead of refunding me. I had to cancel a spring break reservation. When I called to cancel the customer service rep charged my account again instead of refunding which caused more than a dozen overdraft fees. My bank refunded what they could but I still had numerous fees associated with the double charge. They did eventually refund both charges but not until weeks later. I called book that condo several times in regards to the overdraft fees and was told each time that all the managers were in meetings and that they were extremely busy due to the travel ban but someone would call back. Never happened. I thought I'd be patient and let the virus situation calm down a bit and call back, which I did. Funny enough, they were all in meetings once again. I called back 2 1/2 hours later and spoke to Stephanie. She stated that my bank should refund the fees and not them. I explained that they did what they could but was still left with several fees due to their mistake. She continued to state that it's not up to them that it's up to my bank and that they refunded me the same day the charge was placed, which is false. If that were the case I would not have received any overdraft fees. I even stated I would take half the amount ($204) of the fees instead of the full $408. They would not even consider that as a resolution. After being patient and months of trying to get resolution, I gave up. Book that condo has no consideration for their customers and refuses to take responsibility for their mistake that cost me over $400. It's no surprise to me they aren't accredited with BBB and their score of an F is very accurate. read more

I don't care who is free or the activities you "offered", I didn't plan to go do any of those activities in the first place. Bottom line, Michelle does not know how to deal with customer service! I am a manager myself and never would I ever speak to someone the way her and the rest of your staff did me and my husband, nor would I rock back and forth in a chair shaking acting like I'm ready to fight a customer, so while you're explaining your side of the story, can you explain WHY SHE WAS DOING THAT?!?!? I'm sure the entire world would love to read about that one. By far not good customer service and bad for business on her end. Just FYI for anyone who would like to book any of the properties, I highly suggest go straight through the condos themselves or the ACTUAL OWNERS, it's WAYYYYY CHEAPER.... that's coming from someone who rents directly through them quite often! My family rented a 5 bedroom townhouse so our large family could come together and split the cost. The townhouse itself was lovely, but there were multiple small things wrong that all added up. The elevator didn't work (I really needed it due to health problems). There was a broken shelf in the fridge that cut my husband's arm. The number 2 button on the microwave didn't work. The upstairs bathroom wouldn't lock. I'm sure there are more but I can't think of them at the moment. Basically, with what we paid to rent this unit, I would expect everything to be in working order, especially the elevator. That's a major selling point for me and to my knowledge we have not been offered any sort of discount even though it is listed in the description. I definitely will not be renting through this company again. read more

I have used BTC for my last 3 stays in PCB and have enjoyed every experience thus far. Most recent, 2/2017, I worked directly with Taylor and she was very thorough in explaining all the details necessary for enjoying my vacation to the fullest. BTC sent me a couple emails prior to check-in that had details about my stay including little things not to forget - such as dish soap! Every question I had was met with an answer so I felt very prepared. I always arrive in town early and have been lucky enough to gain early access to my condo which is always a plus. I am not a morning person so I always ask for a late check-out, too. As long as there is not another person waiting to get in, that's usually possible. Taylor was very professional and listening to her describe the condo's got me excited about my stay just while reserving it! She had given me a couple of different options of locations and described some plus and minuses to each so as to help me choose the best location for whatever I had planned. We booked our reservations for the Shores of Panama. The condo, room 622, was fine. The view was gorgeous. However, I recommend you don't forget anything. You'll never see it again. The communication skills are very lacking. We rented a condo May 21-27. It wasn't the cleanest, but we made do. The view was the best part. When we checked out we left behind a couple of items. I called them the next morning (May 28)and told them exactly where to look for those items and that we would pay to have them shipped to us. I have had to call them back repeatedly because communication is one area they seriously lack, and just today (June 17th) they finally say they have never found those items. I told them exactly where I left them. But of course, 3 weeks later I should've not expected anything from rude service people with major attitude problems but poor customer service.
