Door knob in 2nd bedroom comes off in hand on the inside of room. Vacuum handle broken. Sink in master bathroom does not drain, stopper does not work. Pull out couch was unusable could feel springs through mattress. Had to buy an air mattress to accommodate one of the guests. Dirty silverware and tongs in drawer. The facility advertised an Arcade. It was never open. We were told by staff it was just used as a selling point. One of the pools and lazy river was shut down 2 days. No ramp going to beach could not use a wagon, had to carry everything to beach. Fire department had to be called because elevator smelled of burning wires. Fire alarm did not sound. We had to evacuate. Positive things are bathrooms were roomy, staff was kind and helpful kitchen was fully stocked. Enjoyed the back porch with amazing views.

I booked a property through Blue Swell Rentals in February 2026, for a June 2026 bachelorette vacation (over four months in advance). The home accommodated a large group, and I planned this trip carefully for 13 guests during peak summer season in 30A. A bridesmaid noticed me yesterday that the link to the listing wasn't working and that blue swell had pulled the listing from their website. It was sketchy. I had received no communication from Blue Swell so I wasn't aware what was going on. I reached out to Blue Swell directly to investigate. After initially being told that they saw my reservation in their system, but that they would verify with the manager and call me back, I received a callback confirming that the property owner had not renewed their contract with Blue Swell and that the listing had been removed. As a result, my reservation no longer existed. At no point prior to my call was I notified that my booking was at risk or had been canceled. I was then told there was a note in their system claiming they planned to contact me "that afternoon." I called at 1:30 PM and had received no outreach. Given what I later learned, I find that explanation difficult to believe. Their proposed resolution was either a refund or relocation to a significantly smaller property that accommodates only 9 people. This is not a reasonable alternative given that my original booking was for a much larger home and group. A refund at this stage, less than two months before peak season travel, does not come close to covering the cost of securing a comparable property now, when prices have increased significantly and availability is extremely limited. Blue swells let me know that the property owner is renting out the property independently and sent me his Vrbo link so I can see his availability. To better understand what happened, I contacted the property owner directly. I was informed that the home had been removed from Blue Swell's platform and that the dates I had originally reserved were rebooked approximately TWO WEEKS AGO!! This means that both the property owner and Blue Swell were aware (at least two weeks in advance) that my reservation was no longer valid. Despite this, I was not notified. I only found out by chance. Had my bridesmaid not caught the broken link, I could have arrived for my trip in June with no accommodations. Additionally, the property owner stated they could not contact me because Blue Swells did not release guest information without additional payment. That is an internal business issue and should not impact a confirmed customer reservation. At a minimum, Blue Swell should have proactively notified me once they were aware the listing was no longer valid. The lack of communication, accountability, and meaningful resolution is extremely disappointing. A generic apology and refund do not address the financial and logistical impact this has caused especially given the timing and the size of my group. This situation was entirely avoidable with basic communication and proper handling. Instead, it was managed POORLY. Based on this experience, I will be filing a complaint with the Better Business Bureau and strongly caution others to think carefully before booking through Blue Swell Rentals.

First off, our particular unit was updated and had very modern and luxurious finishes. For what I suspect is a full-time rental, the unit was incredibly well-stocked and had more in unit amenities than our previous rentals (we've had extended stays at Laketown Wharf and Watercrest). That being said, this particular building is older and shows it's age. This was our second time booking with BTC, the first being at Laketown Wharf in 2021. They were friendly and easy to work with - we communicated primarily through email and everything was pretty simple. They did quickly address a minor issue in our condo - I probably wouldn't have even mentioned it but they gave us a courtesy call to check in after our arrival. I would book with them again in the future, but probably not this unit or building again.     *** CANCELLED OUR RESERVATION 24 HRS BEFORE CHECK-IN ***…read more We booked 6 weeks out for a beachfront home large enough to fit our family of 7. We had been receiving emails of confirmation, final payments, and check-in procedures all along the way, including the day before check-in. Then about 24 hrs before check-in, we received an email that our beachfront home would NOT BE AVAILABLE due to extensive renovations that were not completed in time! This left us 24 hours from check-in on a holiday weekend without a place to stay. They offered to move us from a house to a condo that wouldn't fit our family, or to a townhome that was across the street from the beach. They did refund our stay, since these were not satisfactory replacements. I know things happen with private contractors, but if the renovations were significant enough to keep us from check-in, we should have been given more than 24 hours notice. This is not a good way to do business, and we will not rent with them again.

We booked "Sand Piper," 320 Pompano St., Inlet Beach, FL 32461 USA. Their local property manager is Paradise Properties. Sand Piper is also advertised on hotels.com, RedAwning and VRBO. The fees vary wildly with each one. My fiance had a medical emergency that put him in the hospital for 3 days a few days prior to our Saturday departure date (May 4). Upon receipt of my fiance's "ER doctor's note," the owners agreed to let us reschedule but ONLY within the same month (May)--the available dates for which were very limited. At this point, my family from Nashville would be gone, but we could not afford to lose our $1,600. We also needed some sun and relaxation after his hospital stay. So we accepted their new dates of May 12-15. Extreme weather was forecast for the area and arrived on May 12, as predicted, making it unsafe in our opinion to travel there. Rather than letting us reschedule again to ANY month of THEIR choosing in 2024 (the off-season was FINE with us), they refused to refund a dime of our $1,600. We even suggested they keep their fees and just refund the lodging. The owners wouldn't budge. I will never book through hotels.com, RedAwning or Paradise Properties again, and I will tell everyone I know NOT to rent Sand Piper. My advice is to purchase trip insurance when booking ANYTHING. Lesson learned.

From now until April/May 2024, 30A is closed between the areas of Watersound and Seagrove making it 100% impassable - no cars, bikes, or walking. This is a locally well-known, pre-planned road construction project. When we asked them why they didn't give us a heads up, we were told that we should have done our research. We are from Michigan and would have no way of knowing about a pre-planned road closure in Florida. Of the 18 miles of bike paths, we could only access 2 miles. Not one time during our discussion did this company take ownership that their renters have a right to know something this important to a 30A vacation. Other than horrible mattresses, Seacrest 6 had a great ocean view and for us on the wrong side of the road construction. Transparency is everything.

Our home in PCB was intended to be a home we returned to after retirement, so we needed someone to look after it while we were gone. Patty went above and beyond every.single.day while managing our property. I was NEVER surprised by something I didn't know about, or unclear on the details of a tenant moving in. She is an epic and talented manager. She knows how to get things moving and how to put the right people in the right places to get things done. When Hurricane Michael hit, we were in the middle of a military move to another state. It was very stressful, but I knew that Patty had it, like she always has for 7 years without fail. Her work brought us so much peace in that we knew we had an amazing advocate on our side protecting our investment. Her communication is the very definition of excellence, and her attention to detail makes all the difference in the world. Our retirement plans have changed to us now living in a different state nearer family. Because the house was in such PRISTINE condition at all times, we had ZERO issues getting it sold. We literally couldn't have done it without her. The hardest part of the whole selling process was saying goodbye to her. She became a dear friend and honest confidant through the years. I knew no matter what that I could trust her. You will never have to worry about your place, its condition, who is being placed in it to rent from you, or whether or not someone is keeping an eye on things! Companies and people like this are gems, and we are so thankful for the years we've gotten to work with them. There are mixed reviews online, and the complaints are almost always from tenants. I will say that as a renter in multiple states that Florida has some of the most stout rules for tenancy; which is a GOOD thing. Those who don't follow them, or don't bother reading their "rule book" when renting generally end up pretty annoyed. As a homeowner there is no comparison to Smith. As someone who has seen "behind the curtain" to what they require to live in one of their properties, I am thankful. They raise and keep the absolutely attainable standard of great tenancy.
