Do not live here unless you enjoy being scammed!!! I have never been so upset with a business in my life. I created a Yelp account to write this review because I want to help prevent people from being scammed. * First of all, the good reviews that Bosque has online are fake. They bribe their residents to write good reviews for a chance to win money. * Ants everywhere. No matter what we did to get the ants to leave, the ant problem is so bad that nothing worked. We have had to throw out hundreds of dollars of food because ants were infested EVERYWHERE. * The hallways smell like weed 7 days out of a week. At one point the cops were in the hall arresting a group of people from their apartment room, I assume for drugs because of the sent of weed. Other than that ONE time the police came, no one did anything about the weed during my whole lease. Management didn't care that people were blazing up. So if you need an apartment to blaze up in, this one might work for you. * The rent is $775 and the pet fee is $25 a month. That is what we were told when we signed the lease. But when we went to Bosque to pick up our key they said we owed them $500 for a pet deposit. NO ONE mentioned the deposit to us. They held our key until we could give them the money. We had traveled 2 hours away from our hometown and didn't have the $500 on us, we had to get someone to deposit the money into our account so we could get a money order of $500 to get our key. * One day I was in my room and management comes knocking at my door with an eviction notice. I was very thrown off because I have the automatic payments set up on their shitty website. I had to prove that I paid them with pictures of the money taken from my account. They claimed that I have never paid a month of rent, and this was 4 months after my move in. IF I DIDN'T PAY ANY RENT, WHY ARE YOU JUST NOW DEALING WITH THIS FOUR MONTHS LATER? They gave me 2 days to leave the apartment but on the lease it says they have to give you 30 days to leave. It was a major inconvenience and honestly it was very stressful considering they were trying to evict me because THEY didn't have their shit together. I honestly believe they were trying to scam me. * After the eviction scare I wanted to keep a record of EVERYTHING. We email them THREE times to request an invoice of everything they had on file about my lease and payments. It took them 3 weeks to respond. * Nothing worked when we moved in. The closet door was broken. The dishwasher is stagnant water in it. The shower head didn't work so I bought a new one. Black mold growing in the bathtub. Two of the lights were out when we moved in. Nails in the carpet we're sticking out from them replacing it, cut my foot. Sink garbage disposal would stop working multiple times. The paint on the walls are so cheap. * Maintenance had access keys to ALL of the rooms. If we were not home they would come into the room to change air vents or do something else. Very alarming. * The fire alarms go off for the smallest things. * Dogs are only allowed in your room or in the dog park. And if you have a friends dog over in your room they will charge you $100 a day for the extra dog. My friend was in my room dog sitting my dog and she brought her dog over too, I was taking exams. Management made a surprise visit to my room and told my friend to get the dog out or they would charge me $100. * Laundry is $1.25 for washer and $1.25 for dryer per load. Credit cards only, and the card readers NEVER work. I would have to swipe my card for at least 5 minutes to get my laundry started. * Walls are soooo thin. Anyone who walks in the hall near my room can be heard from my bed! This is a issue if you have a protective dog, my dog was always on edge because she thought people were in our apartment. You can hear everything through the walls. * Dog barking is ridiculous. I understand that people need to leave their dogs at home while they are at work or class. But because the walls are so thin and cheap, you can hear almost every dog bark in the apartment. * At first we were told if we lose the garage key the replacement key is $15. ITS ACTUALLY $100!!! And you literally cannot get into the building or he parking garage without it. It's a huge scam because they know that you have no choice but to pay it. I'm telling you. Do not sign to lease here. It's a scam. I regret even CONSIDERING living here. The only positive thing I can say about this place is that it was a roof over my head, an expensive and shitty one, but it was a roof over my head. read more

If you decide not to live here, they charge you a termination fee of $1290!!! Shame on them for taking advantage of our young college students who have no clue how they are being ripped off... UPDATE: NO/HORRIBLE AIR CONDITIONING IN 4 BED/2 BATH. I would not recommend living in the 4 beds as the airflow is really bad. Moved in May 2019. First day impressions: Bed frame is broken and request a new one and they simply replaced it ASAP. Carpet was heavily stained on day of move in. Toilet seat is not sealed to the GROUND, moves when you get off the toilet, laundry room didn't have dryer hose connected which made it dirty and dusty, a hazard and created extra heat for no reason. The front door still needs a new seal on the top portion to prevent AC leaks and privacy. Yes you can see through it with a chair. Bedroom window panel is detached but still usable, creates loud sound when wind blows through it. Apparently there was a dog living in this room I received because I had to scrape dried dog shit off the carpet with my knife. Stay tuned for a move out review and living review. I loved living here! It is very close to campus. They lease by the bed, so you don't have to worry about your roommate paying rent. The pool area is definitely my favorite area! Very pet friendly and has a dog park. The parking garage is nice especially during the winter or when the weather is bad. They also host events monthly, which some of them you can win money off rent. Closets are very big as well and the rooms are fully furnished. Electric is the only bill that is separate. Very student friendly! read more

The Bosque Crossing staff were so helpful and attentive to the 80 some people and I on move in day. They made the move in process seamless. When I applied for housing here I had an apartment locked in and a confirmation in the same day. Super friendly staff, tons of perks to living here, and the apartments themselves are awesome. They're in great shape, fully furnished, and really clean upon move in. The best part to me is how close they are to campus, saves money on gas and parking. Most definitely recommend to anyone coming to or transferring to Tarleton! read more

This place is atrocious. They try and take advantage of students especially if they are out of state. They continuously go into peoples room I felt like I had no privacy. They never answer your questions straight forward. In all do not live here. There are better options around stephenville. If you put a deposit down best believe you will never see again. Bosque Crossing is a wonderful place and their staff is super helpful and always tries their best to accommodate your needs. Since it has been under new management, the place has really taken a turn for the better. This community is also super close to campus with a parking garage at your reservation at all times (which means no fighting with on campus parking). The community is pet friendly & service animal friendly as well! Visitors are always welcome & the amenities offered are super fun and always clean. My favorite is the game room & the immaculate fitness center. I give Bosque Crossing 5 stars! read more

You have a choice. Choose wisely are else! Options are limited for clean and affordable housing in Stephenville. Bosque Crossing was once operated by Tarleton State University. Since the transition, the property has received a few improvements. HOWEVER, the Marquis Management group is a problem! These incompetent managers and staff fail to listen to the residents creating days of delays. The online system has been inoperable for over 6 months and by the way... make sure to get a receipt for everything! We received an eviction notice for nonpayment and had to produce the written and electronic copies as proof. No "I am sorry" and no reason as to how they arrived at the erroneous amount. This happens multiple times a year. The mysterious departure of the previous manager may be an indication of misappropriation of funds. Parking violations are rampant as nonresident frequently park in the covered parking garage. Maintenance is helpful, but overwhelmed. Over a week to get a dryer fixed, leaks in the bath tub, no Freon in the air conditioner, and on and on. The past three years have been a blur of incompetence and blame of all negative on "corporate" in Dallas. Enough is enough! Campus housing is better. Pay more somewhere else until you see a sign in front that reads "Under New Management "! read more

Eh, it was a decent place to be when I was in college. Only complaint is that some guy tried to....do harm to himself and ended up bleeding copious amounts from the top of the parking garage all the way to the front gate. He lived, but the only thing the apartment did to clean up the biohazard was soak it with either bleach or hydrogen peroxide, can't remember which, let it sit for 24 hours, and called it a day. I am currently watching crime scene cleanup and I gotta say, that seems slightly incorrect. read more

If I could give 0 stars I absolutely would. I've lived in multiple apartment complexes and I've never dealt with one that wants to up charge you for every little thing. I got a $25 charge for trash cause I left it at my front door (2 mins tops) while I ran in to grab my books for class. I got charged for pest control, yet not one person has come to my apartment for it. And to top it all off they want to charge me for the month of August, when I signed a lease that ends in July. My daughter moved here in August with the premise of adequate parking. Over the Christmas break in December management decided to reserve many of the parking spots in the garage, and start charging for those reserved spots. This has left a shortage of non-reserved spots for tenants who did not want to pay extra for a parking spot. For the amount we pay, she should be guaranteed one parking spot. Why should we have to pay extra for a guaranteed parking spot, when that wasn't included in the lease to begin with? She came home late one night this week and there were no available non-reserved spots. So, she parked in a reserved spot that she had never seen a car in. The complex had her car towed. We had to pay over $200 to get her car back. Management also tried to force tenants to sign an addendum to the lease. A lease is a legally-binding contract and can only be changed if both parties agree. So, why would tenants want to sign an addendum that only benefits the company. This is a clear case of corporate greed, and the company is taking advantage of young working college students.Very unethical business practices. I am very disappointed in these apartments, and do not recommend them to others read more

As noted elsewhere, the only advantage to the Bosque Crossing apartments is the close proximity to the TSU campus. While the apartments themselves are in reasonably good repair, service/maintenance is slow and uneven. Worse, they have annoying tendencies of doing things like the latest stunt, changing the parking garage access parameters right at the end of the last fall semester/beginning of the spring semester. Most students who went home for the holidays were caught off guard by this late change and were unprepared for the reduction in availability of multiple parking slots on each floor, UNLESS they were willing to pay an additional $40 or $50 per month for a guaranteed group of spaces on a given floor $40/month). Or better yet, an assigned dedicated space ($50/mth) . With those spaces already marked as subject to a tow if used without the associated sticker, students arriving for the new semester and unaware of the change were significantly impacted in their ability to park and unload, or even find a space at all. Had I known ahead of time, I would have arranged for my daughter to go back earlier over the weekend where I could help her. As it was I could not get off work and make the drive that Monday. The image of my daughter, weighing in at just under 90 pounds, having to make multiple trips up several floors to move her gear back in still has me furious. The local staff were inundated with complaints and were more than happy to provide me with the contact information for the Marquis Group, who have yet to respond. I am totally unimpressed and cannot recommend this as a place for someone to reside. read more

I rarely take the time to write reviews, however, the staff at Bosque went so far above and beyond that I just had to. My son received an athletic scholarship after he was already attending another university. My husband and I were panicked. How do we afford this while paying somewhere else and even worse, what if no one will rent another apartment to us while in a lease? That is when a faculty member actually referred us to Bosque Crossing. First, it is beautiful and literally right across the street from the campus. Secondly, Kennedy immediately made all of our fears go away. They worked with us and got my son moved in after only 2 days. I really can't believe how wonderful they all were. I know things aren't always perfect as is life but I could never say a cross word after how we were treated. I would and will recommend Bosque Crossing to anyone willing to listen. This is where my baby will be until he graduates. It really is not just a home but a family! read more

LOOK SOMEWHERE ELSE! Read your contract carefully! The staff of Bosque Crossing as well as Marquis Group are unethical in their business operations. As the parent of a student and lease co-signer, I had to call and raise hell to get anything done with these people. Regardless of what the tenant states on the profile upon completing the application, you are likely to get a drug user, or someone with an "alternative lifestyle" as a roommate. We experienced both. They don't mention that you're required to use a third party website to pay the rent and utilities - checks not accepted. Our payments through this service were supposed to be until lease expired. They charged an extra month's rent 6 days before the lease expired. I was told the reason this happened is because I had the monthly payment date set before the rent is due. I had multiple problems with payment through this service and the late fee is $10 per day so duh!!! It has been 6 weeks since that payment was made and no refund yet. There is only one reason to choose to live at Bosque Crossing Apartments, and that is only because of how conveniently close to campus it is. Otherwise it is a horrible place to live. -My apartment door was left unlocked by staff at some point during Christmas break and it took 3 WEEKS of constant badgering of staff to find out why and when it had happened which I only learned after asking for their corporate number. Thankfully nothing had been taken but there was no apology given. -One of the electric bills was double the normal amount with probably half the use of the electricity, which my roommate and I were told happened to quite a few residents and that management was trying to find out what had happened with the electric company and we would be told what was found out. We never heard anything about it in the rest of the 6 months we were there. -They don't give notice about maintenance entering your apartment (I don't blame maintenance, just office staff not giving a written notice), which is illegal. -It took 99 days for me to receive my deposit back, which is illegal. Deposits are supposed to be returned within 30 days of the lease ending. - The manager is hardly ever taking calls or in office, which makes it difficult to get questions answered because staff will take messages but you'll never hear back unless you call or go in 4-5 times. If you do decide to rent/lease with this apartment complex, your best bet is to ask for corporate information when management is refusing to acknowledge any problems and make sure you read up on Texas tenant rights. read more
